Best Bank Statement HELOC Program for Funding a Wedding From Home Equity

Best Bank Statement HELOC Program for Funding a Wedding From Home Equity

The Quick Read: A bank statement HELOC lets a self-employed homeowner borrow against equity by documenting deposit income instead of tax returns, and the best program for your situation depends on occupancy, credit score, combined leverage, and how much of the line you will actually spend on the wedding. A wedding is an ordinary use of funds under these programs. Lenders underwrite the home, your credit, and your documented income, not the occasion.

  • Self-employed borrowers typically document income with 12 to 24 months of personal or business statements, depending on the program.
  • On a primary residence, the top combined loan-to-value tier reaches 90%, but only at a 720 credit profile and a line up to $500,000.
  • On an investment property, the ceiling is 70% combined loan-to-value, with a 700 minimum credit profile.
  • At least 75% of the line is drawn at closing, so size the line to the wedding budget, not to your maximum equity.
  • The home is the collateral, and a wedding does not build equity.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit where income is proven through deposit history instead of tax returns. The product is the same line of credit. Only the paperwork changes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Self-employed owners often show low taxable income because of business write-offs. Their bank deposits tell a fuller story. A lender reviews the statements, strips out what is not income, and averages the rest into a monthly qualifying figure.

Everything else still applies. The lender checks credit, combined leverage, debt-to-income ratio, title, and the property. Statements replace one kind of income proof with another. They do not remove proof.

Lendmire is a mortgage broker, not a lender. It places these files with select wholesale partners and matches the scenario to the program whose guidelines fit best. Lendmire’s HELOC placement runs in 16 full-service states, which is narrower than its 41-market DSCR footprint, so confirm availability for your property early.

How Does It Compare With Other Ways to Pay for a Wedding?

The main trade is flexibility against collateral. A line secured by your home usually reaches larger amounts than unsecured options, but you pledge the house. The table shows the structural differences.

Factor Bank statement line Traditional line Unsecured loan
Income proof Deposit history Tax returns, pay stubs Varies by lender
Collateral Your home Your home None
Best for Self-employed owners W-2 borrowers Smaller amounts
Main risk Losing the home Losing the home Higher cost per dollar

CNBC Select notes that if you must borrow against equity, a line of credit may make more sense than a lump-sum loan. It also says home equity borrowing is not a fit for a small wedding loan. For a modest budget, savings or an unsecured loan keeps the house out of it.

How Does Underwriting Treat a Bank Statement File, Step by Step?

Underwriting follows a fixed path from statements to a final combined-leverage check. The steps below describe how the deal works through the wholesale network’s programs.

1. Pick the statement type. Personal statements usually skip the expense factor, but deposits must be identifiable as business income. Business statements carry an expense factor, which removes a percentage of deposits for operating costs.

2. Gather the lookback. Most programs want 12 or 24 consecutive months. Expect to add a year-to-date profit-and-loss statement, a mortgage statement, and proof of about two years of self-employment.

3. Screen the deposits. Transfers between your own accounts, loan proceeds, and one-off deposits are removed. Gift money from family is not business income, so lenders do not count it.

4. Average the income. Seasonal earners benefit here, because strong and slow months blend across the lookback period.

5. Run debt-to-income. The program maximum is 50% (DTI is your monthly debts divided by your monthly qualifying income). It drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The payment is calculated on the interest-only payment at the maximum draw.

6. Check combined leverage. Combined loan-to-value, or CLTV, adds your first mortgage and the new line together and divides by the home’s value.

7. Value the property. Lines at or below $500,000 ordinarily run an automated valuation, with no traditional appraisal. A higher CLTV may require a secondary valuation, and you may request a full appraisal in any case.

That DTI test matters more than most borrowers expect. The qualifying payment assumes you borrow the whole line, even if you plan to use half of it.

What Leverage and Credit Do These Programs Allow?

Leverage depends on occupancy and credit. Ceilings differ sharply by property use, so quote the one that matches your home. All figures below are typical network ranges, subject to lender guidelines and full file review.

Occupancy Credit tier Max CLTV Max line
Primary residence 720+ 90% $500,000
Primary residence 700+ 85% $500,000
Primary residence 640+ 80% $500,000
Second home 720+ 90% $500,000
Investment property 700+ 70% $500,000

Primary-residence lines also run at lower credit tiers, with a 600 program floor. A single-bureau score model keys to the primary wage earner, so in a couple, one partner’s score drives the file. Second homes start at 640, and investment properties start at 700.

A line above $500,000 is for primary residences only. It requires 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. The maximum line is $750,000, and no wedding budget needs one.

Property type matters too. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

Title matters as well. The borrower must be an individual or an inter vivos revocable living trust. An LLC or an irrevocable trust cannot hold title on these lines.

What Makes a Program Right for a Wedding?

The right program for a wedding is the one whose draw rules match how the spending actually unfolds. Wedding costs arrive in stages. Vendors want deposits early, and final payments land near the date. Most of the “best program” question is really a structure question.

The network offers two draw structures on primary residences and second homes:

  • Shorter-draw program: a 3-year interest-only draw, then a 17-year fully amortizing repayment.
  • Longer-runway program: a 5-year interest-only draw, then a 25-year fully amortizing repayment.

Investment lines run only the 5-year draw and 25-year repayment structure. On both programs, pricing floats during the draw and the repayment period and never converts to fixed.

Criterion Why it matters for a wedding
Draw share at closing At least 75% is drawn upfront
Later draws Longer-runway minimum is $1,000 after closing
Repayment length A longer runway means a lower payment each month
Valuation route Automated valuation applies to many lines at or below $500,000
Documentation load Statement lookback and expense factor vary by program
Credit history Tradeline and housing-history rules differ by program

The 75% draw rule is the detail that surprises people. A line is not a spending account you can leave untouched until the florist calls. Most of it is drawn when the loan closes, and interest-only payments begin on that balance. That is why right-sizing comes first.

How Does the Draw-to-Repayment Transition Work?

The line has two phases, and the second one costs more per month. During the draw period, payments are interest-only on your balance. When it ends, the balance amortizes over the repayment term, so payments rise even if you never borrow another dollar.

The CFPB describes the same pattern for HELOCs in general: a draw period, then a repayment period, with default putting the home at risk. Treat that warning as the center of the decision, not a footnote.

Plan the exit before you sign. Decide what pays down the balance: business income, a bonus season, or a fixed monthly amount above the minimum. A line you only pay interest on for the full draw period leaves the whole wedding bill waiting for you at the transition.

Who Qualifies, and Who Should Skip It?

Borrowers with documented, steady deposits, a credit profile at or above the program tier, and real equity beyond the first mortgage fit these lines best. Skip the idea when the wedding budget is small, when your deposits are thin or irregular, or when your equity is already needed for a bigger goal.

NerdWallet cautions that it is probably not worth mortgaging a home for expenses that do not appreciate, and it names weddings. That is a fair read. A wedding adds no rental income and no resale value.

Credit history can also block the file. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program: one seasons a foreclosure at seven years, while the other declines that history entirely.

A Worked Scenario: Self-Employed Couple, Primary Residence

Run through this illustrative picture. A couple owns their home as their primary residence. One partner runs a design studio and has two years of business statements. Their credit profile sits around 700, and the first mortgage is about 60% of the home’s value.

The lender averages the studio’s qualifying deposits after an expense factor. It stays under the 50% DTI cap on the maximum-draw interest-only payment. The couple wants a line that lifts combined leverage to roughly 75%, well inside the 85% tier available at 700+ on a primary residence up to $500,000.

The smart move is a line sized to the budget instead of the full equity. Because at least 75% draws at closing, a line sized to the wedding means most of the money gets used on purpose. A larger line draws more interest for no reason, and leaves less equity for later.

Depositing a parent’s wedding gift into the business account before applying would muddy the statements. The lender will screen it out, and an unexplained deposit invites questions. Keep gifts in a separate account.

What About Couples, Title, and Divorce?

Couples face a few structural questions that no rate comparison answers. A line is secured on the property, so everyone on title shares the exposure. If only one spouse is on the loan, lenders still look at who holds title.

If the marriage ends while the line is open, the debt stays attached to the home. A family attorney can tell you how it would be handled where you live. That is worth a conversation before you draw, not after.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

When Does DSCR Make More Sense Than a Line?

If you own rentals, a DSCR cash-out refinance is a separate route with different rules. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV on standard rentals across most of the network, with about six months of seasoning as the common expectation. One more detail: 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation.

Pulling a rental’s equity for a wedding mixes personal spending with a business asset. Many investors prefer to keep that equity for the next purchase. The complete DSCR loans guide explains how those programs work.

What Is a Practical Timeline Before the Wedding?

Start before the first big deposit comes due. The order of steps matters more than the calendar. Gather statements, check credit, pick the amount, apply, and only then sign vendor contracts that depend on the funds.

Stage What to do
Prep Pull statements, clean up deposits, check credit
Size Set the line to the budget, not the maximum
Apply Submit the file and respond to condition requests
Close Funds draw at closing per program rules
Plan Set a payoff schedule before the draw period ends

  • Draw period: The stretch when you can borrow from the line and typically pay interest only.
  • Expense factor: The percentage a lender removes from business deposits to cover operating costs.
  • Lien position: Whether the line sits first or second behind an existing mortgage.
  • DTI: Debt-to-income ratio, your monthly debts divided by your monthly qualifying income.

Frequently Asked Questions

Can I use a bank statement HELOC to pay for a wedding?

Yes, subject to lender guidelines. Lenders underwrite the home, credit, and documented income, and they do not restrict the funds to certain purposes. The real question is whether pledging your home for a one-time expense is wise.

How many bank statements do I need?

Most programs ask for 12 or 24 consecutive months, depending on the program, plus a year-to-date profit-and-loss statement. Statements that prove income are separate from statements that show reserves. Your broker confirms which lookback the matched program uses.

Can I use an investment property for a wedding line?

Sometimes. Investment-property lines run at a 70% CLTV ceiling with a 700 minimum credit profile and a $500,000 maximum line. Title must sit with you as an individual or a revocable living trust, not an LLC, so a rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Will gift money from family hurt my application?

Not if you keep it separate. Lenders screen transfers and one-off deposits out of qualifying income. Gifts deposited into the account you document can create questions you then have to answer.

What happens if I sell the home before the line is paid?

The line is generally paid off in full at sale. The CNBC Select wedding-financing article also warns that spent equity is gone when you sell. Plan the payoff before you draw.
