Best Bank Statement HELOC Program on a Delisted Rental

Best Bank Statement HELOC Program on a Delisted Rental

The Quick Read: The best program depends on whether the rental clears two separate clocks (the listing look-back and ownership seasoning), whether it is titled personally or in a revocable trust, and whether your deposits support the income. Pulling the listing does not reset anything in your favor.

  • On an investment property, a bank statement line tops out at 70% CLTV and a $500,000 line, with a 700 minimum credit score.
  • Network guidelines for rental lines screen out a property listed for sale in roughly the prior 2 months, and a withdrawn listing can still trip that screen.
  • Ownership seasoning is a separate clock, about 6 months after a purchase or refinance. Passing one does not cure failing the other.
  • An LLC cannot hold title on this product. An LLC-titled rental needs a vesting change or a different loan.
  • If the rental is not eligible yet, a DSCR cash-out is sized on rent and is often the practical alternative.

A self-employed owner pulls a listing, then wants cash from the property without handing over tax returns. The product exists, but the delisted rental is the hardest version of it. This guide explains how the file is reviewed, in order.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a revolving line of credit secured by the rental, qualified on deposit history instead of tax returns. The income is still verified. Lenders read consecutive statements, strip out what is not true earnings, and average the rest. It is reviewed on documented income under the applicable program, subject to lender guidelines.

Across the wholesale network Lendmire works with, the product is a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period, and that is the only structure available on investment property. Pricing floats and never converts to fixed. Most of the line is drawn at closing.

It is a different tool from a DSCR loan. A DSCR loan compares rent to the full monthly obligation and is built around the property. A bank statement HELOC is built around the borrower’s deposits. Lendmire’s complete DSCR loans guide covers the property-income side in full.

Why a Delisted Rental Is Different

Lenders treat a recent listing as evidence the owner meant to sell. A line of credit secured by a property that may sell soon is a collateral-risk problem, so most programs screen for it at the property level.

Two clocks apply, and they are independent:

1. The listing look-back. In the network’s rental-line guidelines, a property listed for sale in the prior 2 months is excluded. A withdrawn or expired listing can still read as recent marketing activity.

2. Ownership seasoning. If the property was bought or refinanced, about 6 months of ownership is expected, measured from title recording.

A property that cleared the look-back but was bought three months ago still fails. A property owned for ten years but listed last month also fails. Delisting does not make you eligible immediately.

Some states add their own overlay. In the wholesale programs behind this product, a property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. Availability is also narrower than the DSCR footprint: these lines are offered only in Lendmire’s 16 full-service states.

Treat the 2-month figure as the typical screen and confirm the exact look-back for your file before you plan around it.

Where Your Rental Sits: Listing-Stage Matrix

Stage Typical read Best path
Actively listed Excluded Wait, or finance another property
Recently delisted, inside look-back Usually excluded Wait out the screen, document the end date
Delisted past look-back, seasoned Generally reviewable Bank statement HELOC, if title and credit fit
Delisted, bought or refinanced under 6 months ago Excluded for seasoning Wait, or consider other collateral
Never listed No listing screen Standard eligibility review

Expired is not the same as cancelled in a lender’s eyes. Get a terminated listing agreement and an MLS status that matches it. Mismatched records are a common reason files stall.

The Delist-Refinance-Relist Problem

It is technically possible to delist, take the line, and relist. It also invites scrutiny, because the file reads as a sale in waiting with a lien added. If a sale is still a real possibility, the honest question is whether you need a line at all. A line with a freeze risk is a poor bridge to a sale.

The CFPB HELOC booklet notes that HELOC lenders can generally freeze or reduce a line if the home’s value falls or the borrower’s finances worsen. On a rental you may be counting on, that risk deserves weight.

Eligibility Checklist for a Delisted Rental

For an investment property, the network parameters work out like this, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV maximum on an investment property. A 720 score and a 700 score reach the same ceiling, so a higher score buys eligibility, not leverage.
  • Credit: 700 minimum. There is no tier beneath it.
  • Line size: up to $500,000 on an investment line. Lines above that are primary-residence only.
  • Valuation: because the cap is $500,000, an investment line normally runs on an automated valuation with no traditional appraisal, though a borrower can request a full appraisal.
  • DTI: 50% maximum, qualified on the interest-only payment calculated on the maximum draw, not the amount you actually drew.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: up to three lines per borrower, and a borrower with more than 15 financed properties is not eligible.
  • Title: personal name or an inter vivos revocable living trust.

Business bank accounts need a 680 minimum for the deposit analysis, but investment already floors at 700, so bank statement income is never the binding constraint here. Credit uses a single-bureau score, no more than 90 days old at closing, with no rescores.

Why Title Decides Many of These Files

Many rental owners hold property in an LLC for liability reasons. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. This is the sharpest structural difference from a DSCR loan, which commonly accepts entity ownership, subject to program terms.

If the rental is already deeded to an LLC, you have two realistic paths. Retitle to yourself or a revocable trust, which brings its own insurance and lender-notification questions to work through first. Or choose a DSCR cash-out refinance, which replaces the first mortgage and is sized on rent.

How Deposits Become Qualifying Income

The lender builds income from your statements in a set order:

1. Collect consecutive statements, personal or business. Network programs typically use 12 months, and the broader market runs 12 to 24. 2. Remove transfers between your own accounts, loan proceeds, refunds, and one-off deposits. 3. Average what remains. 4. On business accounts, apply an expense factor and prorate by your ownership share. 5. Compare the result to the debt-to-income limit.

The expense factor is set by the lender. A profit-and-loss statement prepared by a CPA or a tax professional’s expense statement can substitute where the program allows. The Federal Register ATR rule treats a P&L prepared or reviewed by a third-party accountant as a third-party record, which is one reason accountant-prepared statements carry weight.

A commonly quoted 50% expense factor is an example, not a rule. Two lenders can reach different incomes from the same statements.

Rental income deposits need care. If you ran the rental as a short-term rental, platform payouts that land in a personal account alongside everything else are harder to isolate. Keeping rental deposits in a dedicated account makes the average cleaner. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Sizing the Line

The math is simple. Take the property value times the CLTV ceiling, subtract the existing first-mortgage balance, and cap the result at the program line.

Picture an owner whose rental carries a modest first mortgage. At a 70% ceiling, the available line is whatever sits between the existing balance and 70% of value, and the $500,000 cap rarely binds on a typical rental. Now picture an owner with a first mortgage near 65% of value. Only a thin slice remains, and the line may not be worth the cost of setting it up. At that point, a DSCR cash-out, which tops out around 75% LTV on a standard rental, can free more cash because it replaces the first lien. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Use any calculator as an illustrative estimate only.

Bank Statement HELOC vs. DSCR Cash-Out vs. Full-Doc

Factor Bank statement HELOC DSCR cash-out Full-doc line
What is tested Borrower deposits Property rent vs. payment Tax returns, W-2s
First mortgage Stays in place Replaced Stays in place
Investment leverage 70% CLTV Around 75% LTV (standard rental) Varies
Title Personal or revocable trust LLC possible, per program terms Usually personal
Seasoning About 6 months About 6 months Varies

DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.

How to Choose the Right Program for Your Situation

There is no neutral ranking of programs, and no honest way to name one. The right fit depends on your file. Lendmire is a broker that shops multiple wholesale lenders, so the matching is the work.

A bank statement HELOC tends to fit when:

  • The rental is titled personally or in a revocable trust.
  • Your first mortgage is low relative to value and you want to keep it.
  • Your tax returns understate your real cash flow.
  • You hold a 700 or better score and are past both clocks.

A DSCR cash-out tends to fit when:

  • The rental is in an LLC.
  • The first mortgage is large relative to value.
  • You want leverage above 70%.
  • Rent comfortably covers the full payment. DSCR programs typically start at 1.00 on select programs, with stronger ratios opening better pricing, and a select-lender path takes coverage below 1.00 with leverage and terms adjusted.

Neither is the answer when:

  • The listing is inside the look-back and you may still sell. Waiting costs less than a refused file.
  • The score is below 700 and the property is an investment property.

Availability is also tight in the wider market. NerdWallet notes that investment-property HELOCs are not offered by all lenders and carry strict qualification requirements, which is why a broker that sees many programs matters.

Timeline: Before, During, and After the Wait

Before:

1. Get the terminated listing agreement and confirm the MLS status matches.

2. Confirm the recording date of your purchase or last refinance.

3. Confirm how title is held.

During:

1. Keep deposits clean. Avoid moving money between accounts without a trail. 2. Gather 12 months of statements and a CPA-prepared P&L if you have one. 3. Collect liquid-account statements for reserves. Seasoned, sourced funds are preferred. 4. Request a fresh insurance quote and pull the mortgage statement and tax bill.

After:

1. Expect the lender to review the line against the property’s value, your first-lien balance, and your DTI on the full-line payment.

2. Remember the line can later be frozen or reduced.

Why Files Get Declined, and the Fix

  • Listing inside the look-back. Wait it out and document the end date.
  • Under 6 months of ownership. Delayed financing is a cash-out seasoning exception for documented all-cash buyers. It is not a HELOC route, and a loan recorded at purchase kills the exception.
  • Property in an LLC. Retitle or switch to DSCR cash-out.
  • Combined leverage above 70%. Pay down the first mortgage or reduce the request.
  • Score under 700. Rebuild credit first.
  • Messy deposits. Separate rental and personal flows going forward.

Key Terms Defined

CLTV: Combined loan-to-value, the first mortgage plus the new line divided by the property’s value.

Seasoning: The time you have owned the property, or held its current loan, before a lender will lend against it.

Look-back: The period before application in which a property cannot have been listed for sale.

Vesting: How title is legally held, such as in your name, a revocable trust, or an LLC.

Expense factor: The percentage of business deposits a lender treats as operating costs when calculating income.

DSCR: Debt service coverage ratio, the property’s rent divided by its full monthly obligation.

Frequently Asked Questions

Can I get a bank statement HELOC right after I take my rental off the market?

Usually not. A 2-month listing look-back is common in the network’s rental-line guidelines, and a withdrawn listing can still count. Ownership seasoning of about 6 months is a separate requirement. Confirm the exact look-back for your file before applying.

Does a higher credit score raise my leverage on a rental line?

No. On an investment property, a 700 and a 720 score reach the same 70% CLTV ceiling. A higher score helps eligibility, not leverage.

Can my LLC-owned rental qualify?

Not as titled. This product requires title in your name or a revocable living trust. A vesting change is one option, and a DSCR cash-out is another, subject to program terms.

Is a DSCR cash-out a better route for a recently listed rental?

Sometimes. It replaces the first mortgage and is sized on rent rather than your personal income, but most programs also want the property off the market and some add their own look-back. The right choice depends on the first-mortgage balance, title, and how much cash you need.

Do bank statement HELOCs mean no income verification?

No. Deposits are screened, expense-factored, and averaged. The program reviews the file on documented income under its guidelines, subject to lender review.

Tax treatment varies; consult a qualified professional before relying on any deduction.
