Best Bank Statement HELOC Program on a Home With an FHA Mortgage

Best Bank Statement HELOC Program on a Home With an FHA Mortgage

The Quick Read: The best program for your situation depends on three things: how the home is occupied, how much combined leverage you need, and whether your deposits support the debt ratio after both payments. A private lender writes the line behind your FHA loan, and the bank statements only replace the income document. Everything else on the file is still tested.

  • Occupancy sets the ceiling: a primary residence can reach 90% CLTV at a 720 credit profile, while an investment property tops out at 70% CLTV.
  • Title matters: the home must sit in an individual name or a revocable living trust.
  • Rental plans change the tool: once the home is rented, a DSCR cash-out refinance can fit better, subject to lender guidelines.
  • Exit planning: a later refinance means paying off the line or getting the junior lender’s consent, so decide that before you open it.

Key Terms Defined

Bank statement income is a way to document earnings for self-employed borrowers by reading business or personal deposits over a set window, rather than reading tax-return net income.

HELOC is a home equity line of credit, a revolving loan secured by your home that you draw on as needed.

Second lien is a loan recorded behind your first mortgage, so the first lender gets paid first if the home is sold or foreclosed.

CLTV is combined loan-to-value: your first mortgage balance plus the new line, divided by the home’s value.

DTI is debt-to-income: your monthly debt payments divided by your monthly qualifying income.

DSCR is debt service coverage ratio: a rental’s income divided by its full monthly payment, used on investor loans instead of personal income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Add a HELOC Behind an FHA Mortgage?

Yes, in most cases. FHA does not issue HELOCs, so the line comes from a private lender and sits in second position. That lender decides whether it will accept the junior spot.

Two ideas get confused here. A second FHA loan is a different thing, and it follows its own narrow rules. A second lien is simply any loan recorded behind your first mortgage. A bank statement HELOC is the second kind.

The HELOC lender will look at the FHA loan documents and title. It wants to confirm the lien order, the balance, and that the home is held in your individual name or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Most FHA homes are in an individual’s name already, so this rarely blocks the file.

Lender availability is narrower than most people expect. Lendmire arranges these lines through select wholesale partners in 16 full-service states, which is fewer than the 41-market DSCR footprint. Lendmire is a broker and never the lender.

How Does a Bank Statement HELOC Underwrite on an FHA-First File?

The underwriter documents your income from deposits, adds the FHA payment and the new line payment to your monthly debts, and checks that combined leverage fits the program table. Each step has its own pass-fail test. Passing the income test does not rescue a failed leverage test.

Here is the sequence from a broker’s desk:

1. Collect statements. The borrower supplies consecutive months of personal or business statements. Scotsman Guide describes 12 to 24 months as a common window across the non-QM market. The exact window varies by program.

2. Clean the deposits. The underwriter removes transfers between your own accounts, loan proceeds, and refunds. Only true business revenue counts.

3. Apply an expense factor. For business accounts, the lender subtracts an assumed share of deposits as expenses. The same trade-press article uses 50% as an example. That is an illustration, not a universal rule, and the lender sets the factor. A lower factor generally needs support, such as a CPA letter or profit-and-loss statement.

4. Divide by the months. The result is your monthly qualifying income.

5. Run the debt test. Your FHA payment, including its mortgage insurance, goes into the ratio along with the HELOC payment. Across the network, the DTI ceiling is 50%. Profiles from 600 to 679 are held to 45%, and any ratio above 45% needs a 680 score at minimum.

6. Qualify on the maximum draw. The line is underwritten on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

7. Check combined leverage. The lender adds the FHA balance and the full line, then divides by the appraised or valued home price. The CFPB’s HELOC booklet shows the basic idea: a percentage of the home’s value, minus what you still owe.

What Leverage Can an FHA Homeowner Expect?

It depends on occupancy, and the gap is wide. A primary-residence line can reach 90% CLTV, but only at a 720 credit profile and on lines up to $500,000. An investment-property line tops out at 70% CLTV with no exceptions.

Because an FHA loan starts as an owner-occupied purchase, the home is usually a primary residence when the line is written. That is the table most FHA borrowers face today.

Occupancy Minimum credit Top ceiling Maximum line
Primary residence 600 90% CLTV at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Investment property 700 70% CLTV $500,000

Lower credit tiers on a primary home step down from there. A 700 or 680 profile reaches 85% CLTV up to $500,000, 640 reaches 80%, and 600 sits at 60%. A primary-residence line above $500,000 needs a credit profile of 700 or better (720 on the longer-runway structure described below), caps at 75% CLTV, and requires a full appraisal. Lines at or below $500,000 ordinarily use an automated valuation, though a borrower may request a full appraisal.

All of this is subject to lender guidelines and full file review. A few states add their own rules, such as homestead limits on primary homes.

Worked Example: One FHA Home, Two Occupancies

Run the numbers on an FHA owner who is self-employed with a 700-plus credit profile. These are modeled assumptions, not market data.

Say the FHA balance equals 80% of the home’s value. The owner wants a line worth 5% of value. Combined, that is 85% CLTV. On a primary residence at 700 or better, the 85% tier on lines up to $500,000 fits. After the income and debt tests, this file is plausible.

Now the owner moves out and rents the home. The same 85% CLTV exceeds the 70% investment-property ceiling. The file no longer works as structured. The FHA balance alone already exceeds 70%, so no line fits, and the owner would need to pay the first mortgage down or look at a different tool.

Timing matters. Take the line while the home is still your primary residence, and be accurate about occupancy. Misstating how the home is used on any application creates serious risk for the borrower.

What Does “Best Program” Mean for Your File?

The best program is the one whose rules fit your property, credit, leverage need, and documents. Across the network, two wholesale structures exist, and they differ in meaningful ways. One runs a 3-year draw, the other a 5-year draw. Lendmire shops them for the match.

Factor What to compare
Draw structure 3-year draw, 17-year repayment, or 5-year draw, 25-year repayment
Lien position Standalone line in first or second position
Statement window Varies by program
Property type 2-4 units need a 640 score on the longer-runway structure
Foreclosure history One structure seasons it; the other declines it
Credit history Tradeline and housing standards differ

The longer-runway structure is the 5-year draw with a 25-year repayment. Investment lines run only that structure. Both structures are interest-only during the draw and fully amortizing afterward. At least 75% of the line is drawn at closing on both, so this is not a dormant safety net. Pricing floats during the draw and repayment periods and never converts to fixed. That matters next to a fixed FHA payment.

Other limits apply. A bankruptcy needs four years from discharge or dismissal. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not eligible. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are.

Which Route Fits: HELOC, Cash-Out, or DSCR?

A bank statement HELOC fits when you want to keep the FHA loan and borrow against equity on top of it. A cash-out refinance fits when you want to replace the first loan. A DSCR cash-out fits once the home is a rental and the rent can carry the payment.

Route What happens to the FHA loan Income proof Main watch-out
Bank statement HELOC Stays in place Deposits Two payments; floating pricing
FHA cash-out refinance Replaced Standard full-doc Resets the whole first loan
Conventional cash-out Replaced Standard full-doc Tax returns may undercount income
DSCR cash-out Paid off Property rent Rental use only

The CFPB notes that a HELOC is open-end credit you can borrow against repeatedly, so compare full terms against a cash-out, not headlines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on the property’s rental income covering the payment, subject to lender guidelines.

Here is how that looks once the FHA home is rented. DSCR cash-out refinances top out around 75% LTV across most of the network, with roughly six months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Most programs want a score near 660, a 620 floor exists in parts of the network, and 700-plus opens the strongest tiers. Reserves commonly run around six months of PITIA, though they vary by lender, leverage, loan size, and transaction type. Loans typically run from about $100,000 up to $3,000,000. Lendmire’s complete DSCR loans guide covers the full picture.

One caution: clearing 1.00 does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the number.

What Does the HELOC Do to Your FHA Loan Later?

The HELOC leaves your FHA loan alone today, but it complicates a future refinance. When you refinance the first mortgage, the second lender generally has to agree to stay behind the new loan, unless the refinance pays the line off. That consent step is called subordination.

A move to a DSCR first mortgage works the same way. Plan the exit before you open the line.

A line is also not guaranteed to stay open at full size. As the CFPB explains, a lender may freeze additional draws if home value falls significantly. Falling behind on either loan puts the home at risk.

What Can Bank Statements Not Fix?

Statements fix an income-document problem. They do not fix credit, leverage, or property problems.

Reason a file struggles Do statements help?
Tax-return income looks too low Yes
DTI slightly over the limit Partly, if deposits support more income
Credit below the tier No
Combined leverage too high No
Ineligible property type No
Home titled in an LLC No
Home listed for sale (in some states) No

A property listed for sale, or listed within the past 60 days, is ineligible in a handful of states. Ask before you list and borrow in the same season.

How Should You Prepare?

Start with clean accounts. Keep business and personal deposits separate where you can, and mark transfers so they are easy to exclude. Gather your FHA mortgage statement, a current insurance declaration, and a recent credit report. Credit reports must be no more than 90 days old at closing, and no rescores are allowed.

Confirm how the home is titled. Decide whether you plan to move out soon, and say so up front, because occupancy sets the leverage table. A broker that shops multiple wholesale lenders can match your statements, credit, and occupancy to the right program before anything is submitted.

Frequently Asked Questions

Does the FHA offer its own HELOC?

No. FHA insures first mortgages and has no home equity line product. Any line you add comes from a private lender willing to take second position.

Do I have to refinance my FHA loan to get a HELOC?

No. The line is a separate loan recorded behind the first mortgage, so your FHA payment and terms carry on as before. A refinance later is its own decision, and it would involve the line.

Is a bank statement HELOC harder to get behind an FHA loan?

Slightly, mostly because the FHA balance leaves less equity. The debt ratio also carries both payments. The leverage tables apply the same way whether the first loan is FHA or another type, subject to lender guidelines.

Can I use a bank statement HELOC if I rent out the FHA home?

Often, but the leverage ceiling drops. An investment-property line tops out at 70% CLTV with a 700 minimum score, while a primary home can reach much higher. Many owners compare a DSCR cash-out refinance at that point.

Does a bank statement HELOC mean no income documentation?

No. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Statements, sometimes with a profit-and-loss statement or CPA letter, stand in for tax-return net income.
