Best Bank Statement HELOC Program on Loan-Out Deposits

Best Bank Statement HELOC Program on Loan-Out Deposits

The Quick Read: The best program for loan-out deposits is the one that counts the cash that actually reached your accounts, handles the entity’s expense factor sensibly, and fits your title and occupancy. No single program wins for everyone, because the answer depends on your credit, property type, and equity.

  • Qualifying runs on documented deposits under the applicable program, subject to lender guidelines. It is not a no-income loan.
  • Deposits that land in the loan-out’s account are treated differently from deposits in your personal account.
  • Title matters: the loan-out entity cannot hold title on these lines.
  • Investment-property lines are the tightest tier. Primary residences get the most room.
  • Lendmire is a mortgage broker. It shops select wholesale partners and matches the file to the program.

Key Terms Defined

Bank statement HELOC: A revolving line of credit secured by home equity, where income is documented from bank deposits instead of tax returns.

Loan-out: A personal-service company, often an S corporation, that contracts your services, collects the pay, and pays you.

Expense factor: A lender-set percentage by business type that reduces business-account deposits to usable income.

CLTV: Combined loan-to-value, meaning every lien on the property divided by its value.

Eligible deposits: Deposits that represent real, repeatable income, after transfers, loan proceeds, and refunds come out.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Makes a Program “Best” for Loan-Out Income

The right program treats the loan-out’s money flow honestly and does not force you into a worse structure. Across the wholesale network, a few criteria separate a workable fit from a bad one.

Criterion Why it matters
Account types accepted Personal, business, or both changes your income
Statement window 12 or 24 months changes how lumpy pay averages out
Expense-factor treatment Business deposits are cut by a percentage
Title rules Entities cannot hold title
Occupancy and CLTV ceiling Investment lines cap lower
Draw requirement at closing A large share of the line is drawn up front

The best program for your situation is the one that clears all six. A strong credit profile with a thin equity cushion can still fail on CLTV. Strong equity with messy deposits can still fail on income.

How a Bank Statement HELOC Works

A bank statement HELOC is a standalone line in first or second lien position. The federal consumer-finance regulator explains that a HELOC is an open-end line of credit allowing repeated borrowing against home equity, with a draw period followed by a repayment period. It also notes that some plans require an initial draw when the line is set up. That matters here, because the programs in Lendmire’s network require at least 75% of the line to be drawn at closing.

Pricing floats through both the draw and repayment periods and never converts to fixed. Plan for payment movement.

Two structures exist on primary residences and second homes. One has a 3-year interest-only draw and a 17-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only. Tennessee shortens both structures.

One point of confusion: a standard HELOC application may ask for a couple of months of statements. A bank statement program reviews a much longer window, commonly 12 or 24 months.

How Loan-Out Money Reaches Your Account

The chain is simple. A payer pays the loan-out. The loan-out pays you, usually as salary, then distributions or transfers to a personal account. Each step creates a deposit somewhere.

That creates two risks. The first is double-counting: the same dollars show up in the business account and again in your personal account. The second is the reverse, where a reviewer discards the personal deposit as a mere transfer and you lose income you earned.

A clean file picks one account path and shows it. If the money mostly stays in the corporation, personal statements understate your income. If you submit corporate statements, the expense factor applies.

How Deposits Become Qualifying Income

Reviewers do not simply total deposits. The sequence runs like this.

1. Choose the account type. Personal, business, or a combination.

2. Pull the statement window. Typically 12 or 24 months.

3. Strip non-income items. Transfers between your own accounts, loan proceeds, line draws, refunds, and one-time lumps come out. Large or unusual deposits usually need a written explanation.

4. Apply the expense factor to business-account deposits.

5. Average over the months. Eligible deposits, reduced by the factor, divided by the number of months.

6. Run the debt test. DTI tops out at 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw.

The expense factor is a lender-set percentage, so two programs can reach different income from the same statements. That is a main reason to shop the file.

What Gets Stripped Out

Counts Excluded Needs sourcing
Recurring pay from the loan-out Transfers between your accounts Large one-time deposits
Regular distributions Loan proceeds and line draws Residual or royalty lumps
Steady contract receipts Refunds Third-party payments

Strong contract billings or K-1 profit do not count as income unless the cash is in a statement. Retained earnings sitting in the loan-out are the entity’s money. Guaranteed contract money that has not been paid does not show up as deposits at all.

Salary Versus Distributions

Loan-outs taxed as S corporations face a pay-structure question. Nolo notes that an S corporation must pay a shareholder-employee reasonable compensation, subject to employment taxes, before distributions. The Tax Adviser adds that the IRS may recharacterize distributions as compensation if reasonable pay is missing, and calls the 50/50 split idea a myth.

For underwriting, a zero-salary, all-distribution pattern draws scrutiny. Reviewers may check that you draw a defensible salary. Tax treatment varies, so consult a qualified tax professional before relying on any deduction.

Title and Vesting: The Sharp Edge

The entity cannot be the borrower or hold title. Title must be held in fee simple or leasehold by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Income can come from the loan-out. The collateral cannot.

A property already deeded to an LLC needs a vesting change first. Otherwise a DSCR cash-out is the cleaner route, since that loan reads the property’s rent. Lendmire’s complete DSCR loans guide covers how those files differ.

Leverage by Occupancy

Occupancy sets the ceiling. Quote the one that matches your property.

Occupancy Credit floor Ceiling Max line
Primary residence 600 90% CLTV (720+ only) $750,000 (only at 75% CLTV or below)
Second home 640 90% CLTV (720+ only) $500,000
Investment property 700 70% CLTV $500,000

Lower credit tiers carry lower CLTV caps. On a primary residence, 700+ reaches 85% up to $500,000, and 640+ reaches 80%. A line above $500,000 is primary-residence only, needs a 700 credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. Texas primary residences cap at 80% combined.

The network figure for an investment line is 70%, with no tier above it.

Lines at or below $500,000 ordinarily use automated valuation, though a borrower may request a full appraisal. Minimum credit is 600, using a single-bureau score keyed to the primary wage earner. Eligible properties include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

12 Versus 24 Months for Irregular Pay

A residual-heavy or project-based year is lumpy. Picture a performer with one large payout in month three and thin months after. A 12-month window can work if the recent year is strong. A 24-month window smooths the spike but drags in an older, weaker stretch. The right window depends on which period looks more like your future income.

Show the pattern, explain the spikes in writing, and let the program that averages your pattern best take the file.

When Another Route Fits Better

Situation Better fit
Property is deeded to an LLC DSCR cash-out
Rental property, loan-out income is thin DSCR, which reads rent
Need above the line limits Super jumbo cash-out
Keep the first mortgage untouched Bank statement line in second lien

A line has real tradeoffs. The CFPB HELOC brochure says payments can change even without new draws, and that you generally must pay off the line in full if you sell. For investors weighing a replacement first lien, Lendmire’s piece on a bank statement cash-out against a super jumbo for irregular deposits covers that comparison.

Document Checklist

  • 12 or 24 months of personal or business statements, matching the account path you chose.
  • Proof of loan-out ownership and your salary history.
  • Written explanations for large or unusual deposits.
  • Property and title details showing you or your revocable trust as owner.
  • Mortgage and housing history on all financed properties.

Where Files Break

Borrowers must have no more than three lines, and anyone owning more than 15 financed properties is not eligible. A bankruptcy needs 4 years of seasoning. Foreclosure history splits by program on primary residences and second homes. One seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. The other declines the history regardless of age. A property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Frequently Asked Questions

Is a bank statement HELOC a no-documentation loan?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. Verified amounts must come from third-party records, and bank statements are those records.

Do loan-out deposits count as income?

They can, when the cash reaches an account you submit. Business-account deposits take an expense factor. Personal-account deposits are reviewed after removing transfers, proceeds, and refunds.

Can the loan-out own the property?

No. The loan-out cannot hold title. Title must sit with you or a revocable living trust.

Should I submit 12 or 24 months?

Choose the window that best reflects your steady income. A strong recent year favors 12. A volatile one may favor 24 to smooth spikes.

What is the highest line on an investment property?

Investment-property lines top out at 70% CLTV and $500,000, with a 700 minimum credit score. Every figure is subject to lender guidelines and full file review.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
