Best Bank Statement HELOC Program to Buy Rental Property

Best Bank Statement HELOC Program to Buy Rental Property

The Quick Read: The best program depends on your situation, because a bank statement HELOC never buys the rental itself. It supplies cash, usually for the down payment, and a separate loan or an all-cash close completes the purchase. The program that fits you depends on which property secures the line, how you hold title, and how your income is documented.

  • A bank statement HELOC is a documentation method. It is reviewed around deposits instead of tax returns, and it is still underwritten.
  • Lines secured by an investment property reach 70% CLTV (combined loan-to-value) at most, up to $500,000, with a 700 minimum credit score.
  • Lines on a primary residence can reach higher leverage, but only at stronger credit tiers.
  • Title matters first: an LLC cannot hold title on these lines.
  • The HELOC payment sits outside the DSCR ratio on the rental, but it hits your real cash flow.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders, so the right program is the one that matches your property, equity, credit, and income. Availability for this product is limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does a Bank Statement HELOC Actually Do in a Rental Purchase?

It gives you cash and nothing more. The line is secured by a property you already own, and you draw from it to fund a down payment, closing costs, or reserves. The purchase itself runs through a second loan, commonly a DSCR purchase loan, or through an all-cash close.

“Bank statement” describes how income is documented. Instead of tax returns and W-2s, the lender studies 12 to 24 months of deposits. That is why self-employed investors with heavy write-offs use it. It does not change what the line can be used for, and it is not a no-questions loan. Credit, property value, and ownership are all still reviewed. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines.

Key Terms Defined

CLTV: Combined loan-to-value. It adds your first mortgage and the new line together, then divides by the property’s value.

Draw period: The stretch when you can borrow from the line. On a revolving line, the CFPB uses a 10-year draw as its example, followed by a repayment period.

DSCR: Debt service coverage ratio. It divides a rental’s rent by that property’s own monthly payment, including principal, interest, taxes, insurance, and any HOA dues.

Vesting: How title to a property is held, such as in your name, in a trust, or in an LLC.

Seasoning: A waiting period or history a lender wants to see, such as how long borrowed funds have sat in your account.

How Do You Judge the Best Program?

Judge it on fit, not on a brand. Across a wholesale network, programs differ on the factors below. A broker’s job is to match your scenario to the right one.

Factor What to check
Collateral Primary home, second home, or existing rental
Title Individual or revocable trust vs. LLC
Leverage need Cash required vs. equity available
Credit profile Score tier and housing history
Income type Personal vs. business deposits

Size the line to what you need. That means down payment, closing costs, and reserves. It does not mean the maximum your equity allows. Borrowing more than the deal needs just adds a payment.

Which Property Should Secure the Line?

The usual answer is your primary residence. It carries the broadest menu of structures and the highest leverage tiers. A line on an existing rental is harder to get, and more expensive. Many large retail lenders do not write investment-property lines at all.

Collateral Max CLTV Credit Line size
Investment property 70% 700 minimum Up to $500,000
Primary residence Up to 90%, only at 720+ Varies by tier $25,000 to $750,000
Second home Up to 90%, only at 720+ Varies by tier Up to $500,000

A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-draw structure), caps at 75% CLTV, and requires a full appraisal. Texas primary residences are homesteads and cap at 80% combined.

Investment lines also run one structure only: a 5-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed. That differs from the fixed-rate conversion option some consumer plans offer, per the CFPB.

Do the Title Check First

Do this before you gather a single bank statement. These lines require title held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

This is the sharpest difference from a DSCR loan, which can often close in an entity, subject to lender program eligibility. If your home or rental is already deeded to an LLC, you need a vesting change first. Or you skip the line and use a DSCR cash-out instead. For that path, see Lendmire’s guide to a DSCR cash-out refinance on an investment property. It is a better route when the entity holds the equity.

How Do Deposits Become Qualifying Income?

The lender totals your deposits over a lookback period, usually 12 to 24 months. It then applies an expense adjustment, because deposits are not profit. Methods vary by lender. Business and personal statements are treated differently, and the expense factor is not standard.

Two practical points help. Keep business and personal money in separate accounts, because mixing them muddies the analysis. And know your numbers on debt: the maximum DTI (debt-to-income ratio) is 50%, dropping to 45% for credit from 600 to 679. A ratio above 45% needs a 680 minimum. The payment is tested on the interest-only amount at the maximum draw, not on what you actually borrow.

Business bank accounts require a 680 minimum for the deposit analysis. Investment lines already floor at 700, so bank statement income is never the binding limit there.

How Does the Two-Loan Structure Work?

Think of it as a relay. The first runner hands off cash, and the second finishes the race.

1. You qualify for the line against a property you own. 2. You draw cash. Later draws start at $1,000 (Texas is $4,000), on the program that states a minimum. 3. You move the funds into your own account and let a paper trail form. 4. The purchase lender reviews the file and decides what counts. 5. You close on the rental and carry both payments.

Step four is the biggest swing factor. Whether borrowed funds count toward the down payment, closing costs, or reserves is set program by program. Reserves are the most commonly restricted bucket. Treatment really does vary across lenders. Some accept a line-funded down payment routinely, and others resist it. Ask your broker to confirm this with the purchase lender before you draw.

Bank Statement HELOC vs. DSCR vs. Cash-Out Refinance

These tools do different jobs. Compare them by what they fund.

Most DSCR purchase files land at 75% to 80% LTV, with select programs reaching 85% at roughly a 700+ score. Cash-out refinances top out around 75% LTV on standard rentals. The 1.00 coverage mark is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Our complete DSCR loans guide walks through each of these levers. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What Does the Decision Look Like in Practice?

Match the profile to the tool.

  • Self-employed owner with a paid-down primary home and little cash. A line on the home funds the down payment, and a DSCR loan buys the rental. This is the classic pairing.
  • Investor with equity locked in an LLC. Skip the line. A DSCR cash-out on that property fits the title.
  • Buyer who wants to reuse cash quickly. Weigh prepayment penalties on the purchase loan. Investor commentary describes step-down structures, and those can make a quick refinance costly. Check the terms before you rely on that plan.
  • Buyer with strong cash. Skip the second payment entirely.

Picture a buyer with a primary home and a rental target. The down payment comes from the line, and the DSCR loan clears with rent covering its own payment at roughly 1.2x. The deal looks clean on paper. Yet the buyer now carries three obligations: the first mortgage, the line, and the new loan. DSCR measures only the subject property’s rent against its own payment. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio, and the line’s payment does too.

A larger down payment lowers the new loan’s payment and can lift its DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear two tests: enough equity and enough rental coverage.

What Are the Risks, and Who Should Skip This?

Your home secures the line. CBS News quotes an expert warning that a line raises monthly obligations, so a job loss or market shift could ripple across several properties. The same piece frames a cost test: your return on the rental must beat what the borrowing costs you.

Payment shock is the long-term risk. The line is interest-only during the draw, then amortizes. Pricing floats the whole time. Plan for the step-up before you draw.

Skip this route if any of these apply:

  • Your title sits in an LLC and you will not change it.
  • Your score is under 700 and you want to use an investment property as collateral.
  • Rent would not cover the new payment with room to spare.
  • You would be borrowing the entire down payment plus closing costs, leaving no cushion. Some purchase programs bar that.

What Gets Files Declined?

Common causes include a credit report older than 90 days at closing, a single-bureau score below the program floor, DTI above the cap, or an ineligible property. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not eligible. A listed-for-sale property is ineligible in several states, as is a bankruptcy inside four years of discharge. A borrower is also limited to three lines, and anyone with more than 15 financed properties is out.

Document Checklist

  • 12 to 24 months of personal or business bank statements
  • Credit authorization
  • Proof of ownership and vesting on the collateral property
  • Your first mortgage statement for the payoff figure
  • Purchase contract and DSCR loan details, so the sequence can be reviewed together

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a bank statement HELOC pay for the whole rental?

Rarely, and it is usually a poor idea. The line is built to supply a down payment, closing costs, or reserves. Borrowing the full price stacks payments on your home and leaves no cushion. Some programs also bar plans where total borrowing approaches the purchase price.

Is a bank statement HELOC a no-documentation loan?

No. It is reviewed on documented deposits instead of tax returns. Lenders still verify credit, property value, and ownership, and approval is never assured. Qualification is subject to lender guidelines and full file review.

Can I take the line on the rental I am about to buy?

No. The line must be secured by a property you already own. You cannot open it against a purchase that has not closed.

Does the HELOC payment count in the DSCR ratio?

No. DSCR compares the subject property’s rent to its own payment. The line’s payment still shapes your real cash flow, and the purchase lender may weigh your overall obligations.

What credit score do I need?

It depends on the collateral. An investment property line requires 700. The program floor overall is 600, and the strongest leverage on a primary residence needs 720 or better. Every figure is subject to lender guidelines.
