Best Bank Statement HELOC Program When You’re Self-Employed

Best Bank Statement HELOC Program When You’re Self-Employed

The Quick Read: The best program for a self-employed borrower is the one whose income method, leverage ceiling, and property rules match the file. No single program wins for everyone. A bank statement HELOC reads deposits instead of tax-return net income, so the right fit depends on your account structure, credit profile, occupancy, and equity.

  • Bank statement is a documentation method, not a separate product. Deposits are still reviewed, adjusted, and tested.
  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV only at 720 or better and up to $500,000.
  • Investment and second-home lines must be titled to an individual or a revocable living trust, not an LLC.
  • Availability is limited to 16 states, narrower than the DSCR footprint.

If you want to see where a file lands, Lendmire is a mortgage broker that shops select wholesale HELOC lenders. It matches the scenario to the program. It does not lend directly. Everything below is subject to lender guidelines and full file review, and none of it is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A home equity line of credit is, per the CFPB’s HELOC overview, an open-end line that lets you borrow repeatedly against your equity. Equity is the home’s value minus what you owe on the mortgage.

The “bank statement” label only describes how income is documented. Instead of leaning on a tax return, where write-offs shrink net income, the lender reviews deposits over a set window. It adjusts them for business expenses. It then tests the result like any other file: credit, debt-to-income, combined leverage, title, and the property.

That is manual, guideline-based review. It is not a shortcut. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.

Why Tax Returns Undersell Self-Employed Income

A well-run business often reports modest profit. Depreciation, home-office costs, vehicle expenses, and owner perks are all legitimate deductions. They also lower the income figure a tax-return lender sees.

Deposits tell a different story. They show the cash the business actually moves. A bank statement program tries to translate that cash into a coverage figure without ignoring real costs. The tradeoff is documentation work on your side. The payoff can be a larger qualifying income than a tax-return file would show.

How Underwriting Treats Your Statements, Step by Step

Programs differ, but the sequence is consistent across the network:

1. Choose the window and the account type. Lenders typically want a stretch of consecutive months. Personal accounts are read closer to raw deposits. Business accounts are adjusted for expenses.

2. Strip out non-income deposits. Transfers between your own accounts, loan proceeds, refunds, and one-time items come out. Large unexplained deposits draw questions.

3. Average what remains over the window.

4. Apply an expense factor and your ownership share on business accounts. The formula is eligible deposits divided by months, times one minus the expense factor, times your ownership percentage. The program sets the factor, not you. A CPA-prepared profit-and-loss statement may support a different factor if the program allows it.

5. Run the result through the tests. Debt-to-income, credit, combined leverage, valuation, and title all apply. Across the network, DTI tops out at 50%, drops to 45% for scores from 600 to 679, and is measured on the interest-only payment calculated at the maximum draw.

Non-QM lenders generally set their own income method. As Scotsman Guide’s non-QM coverage explains, a lender can compute qualifying income using a standard expense factor, and some will underwrite DTIs up to 50%. Two programs can reach different income figures from the same statements. That is why shopping matters.

Personal vs. Business Statements

Factor Personal statements Business statements
Expense factor Usually none or light Applied to deposits
Best for Sole proprietors, 1099 earners LLCs, S-corps, partnerships
Common file-killer Mixed personal spending Owner transfers counted as revenue
Ownership share Not needed Counted proportionally

Business accounts that mix personal and company money cause the most trouble. Clean separation helps nearly every file. Asset-heavy businesses, such as equipment or vehicle operators, can find a flat expense factor understates income. That is where a CPA expense statement can help, if the program accepts it.

The Network Parameters That Actually Decide Fit

Equity and income are two separate tests. Strong statements do not erase leverage caps or property rules. Here are the verified figures, by occupancy. Each is typical of select wholesale-network guidelines, not a guarantee.

Occupancy Max CLTV Min credit Max line
Primary residence Up to 90% (only at 720+, up to $500,000) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home Up to 90% (only at 720+) 640 $500,000
Investment property 70% 700 $500,000

On a primary residence, a 700+ score supports 85% CLTV up to $500,000 or 75% up to $750,000. A 640+ score supports 80% up to $500,000. Lower tiers step down to 70% and 60% for scores of 620+ and 600+, with smaller maximum lines. A line above $500,000 is primary-residence only. It needs a 700 credit profile or better (720 on the longer-runway structure described below), caps at 75% CLTV, and requires a full appraisal.

That describes the broader market. On this network, an investment line stops at 70% CLTV.

Draw and Repayment Structure

These are standalone lines, in first or second lien position. Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by a 17-year amortizing repayment. The other, which Lendmire calls the longer-runway structure, runs a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.

That structure matches what the CFPB booklet on HELOCs describes. Some plans allow interest-only payments in the draw period, and payments can change even when you do not borrow more.

Property and Title Rules

Eligible: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning.

Title is the sharpest difference from a DSCR loan. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If a rental is already deeded to an LLC, you need a vesting change or a different tool.

Where the General Rule Breaks

The line can be frozen. The CFPB notes that a lender might not allow more credit if your home’s value falls significantly, or if your financial circumstances change. If you count on the line to close a deal, plan for that.

Investment occupancy narrows the field. The pool is smaller, the credit floor is higher at 700, and the ceiling is lower.

Exposure limits apply. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway one. Owning more than 15 financed properties makes you ineligible.

Derogatory history splits by program. A bankruptcy needs 4 years of seasoning on both. For foreclosure history on primary residences and second homes, one program seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4. The other declines that history regardless of age.

State rules apply. Texas primary residences are homesteads and cap at 80% combined loan-to-value, with waiting and seasoning rules. A property listed for sale, or within the past 60 days, is ineligible in several states.

Valuation varies. Lines at or below $500,000 ordinarily use automated valuation, though a higher CLTV may require a secondary valuation. You can request a full appraisal in any case.

How to Prepare Your Statements

The strongest files usually share a few habits:

  • Keep business deposits in a business account, and stop paying personal bills from it.
  • Document transfers so they can be removed cleanly, rather than leaving them to be questioned.
  • Explain large one-off deposits in writing before the lender asks.
  • Avoid overdrafts and returned items in the review window.
  • Have a CPA expense letter or profit-and-loss statement ready, in case the program accepts it.
  • Pull your credit early. The report cannot be more than 90 days old at closing, and there are no rescores.

Seasonal income is not disqualifying. It just makes the averaging window matter more.

Bank Statement HELOC or DSCR Loan?

They solve different problems. A bank statement HELOC is underwritten on your income and DTI. A DSCR loan is underwritten on the property’s rent against its payment. Many self-employed investors use both, on different deals.

Say you own a rental personally and want to pull equity without touching a first mortgage you like. A line may fit, if the score and leverage work. Say instead the property sits in an LLC, or you want to keep personal income out of the file. A DSCR cash-out refinance replaces the first lien and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that path in depth. Clearing 1.00 coverage also does not mean positive cash flow, since repairs, vacancy, and management sit outside the calculation.

Order matters too. A HELOC payment counts against DTI on later purchases, so plan the sequence.

Risks and When Not to Use It

This is a genuine judgment call, and the answer flips on a few points.

  • Payment step-up. The draw period payment is interest-only. When repayment starts, the payment rises. The CFPB notes a repayment period often runs ten or 20 years after the draw period ends.
  • Home as collateral. You are securing business cash flow with a property.
  • When full documentation is cheaper. If your tax returns already show strong income, a conventional path may carry less friction.
  • When the equity is thin. If the CLTV ceiling leaves too little room, the line may not be worth the effort.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How a Broker Finds the Right Program

Lenders in this space do not write the same file the same way. Statement windows, expense factors, credit tiers, and property rules all differ. A broker that places files with multiple wholesale lenders can compare them against your scenario instead of fitting you to one lender’s menu.

Then it matches the file to the structure that fits. Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Expense factor: The percentage of business deposits a lender treats as costs before counting income.

DTI: Debt-to-income, which compares your monthly debts to your qualifying income.

Non-QM: A loan that uses alternative income documentation and sits outside standard qualified-mortgage boxes.

Frequently Asked Questions

Is a bank statement HELOC the same as no documentation?

No. Income is still documented through statements, and often a profit-and-loss statement. Deposits are scrubbed, an expense factor may apply, and credit, DTI, title, and the property are all reviewed.

Can I use an LLC to hold the property?

Not for this product. You need to hold it personally or in a revocable living trust. A DSCR cash-out refinance is the usual alternative for entity-held rentals, subject to program terms.

What credit score do I need on an investment property?

A minimum of 700 applies on investment lines, with a 70% CLTV ceiling and a $500,000 maximum line. Primary residences can go as low as 600, with lower leverage, and second homes start at 640.

Does the expense factor come from the law?

No. It is a program setting. Federal rules do not fix a single factor, so each program chooses its own, and results vary between lenders.

Is the line guaranteed once approved?

No. Per the CFPB, a lender can freeze or reduce a line if the home’s value drops significantly or your financial situation changes.
