Best Bank Statement HELOC Program With 12 Months of Bank Statements

Best Bank Statement HELOC Program With 12 Months of Bank Statements

The Quick Read: The best program for you depends on your property type, credit profile, leverage need, and how clean your deposits look, not on a brand name. A 12-month bank statement line is reviewed around documented deposits instead of tax returns, but it still tests your credit, your equity, your debt-to-income ratio, and the property. Across the wholesale network Lendmire works with, the real dividing lines are occupancy, vesting, and the credit tier you land in.

  • Twelve months of statements is the short end of the common 12-to-24-month window, and it works best when your recent deposits are steady or growing.
  • A bank statement line tests you, the borrower, through debt-to-income. A DSCR loan tests the property’s rent.
  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit profile and a line of up to $500,000.
  • Title matters. The individual borrower or a revocable living trust can hold title. An LLC cannot.

Most people searching this phrase want a ranked list. Nobody honest can hand you one, because the right program depends on your file. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program that fits. This article explains what those programs look for so you can see where you land before anyone pulls your credit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender documents your income from deposits in your bank accounts instead of tax-return net income. Only the income method changes. The credit, the equity, the property, and the debt ratios are all still underwritten.

The “HELOC” half is simple. The CFPB describes a HELOC as an open-end credit line that lets you borrow against your equity repeatedly during a draw period, followed by a repayment period. The same page notes that a lender may stop further draws if the home’s value falls significantly. On the network Lendmire uses, this is a standalone line, placed in first or second lien position.

The “bank statement” half exists because self-employed income often looks small on paper. Depreciation, interest, and write-offs shrink taxable income, so a profitable owner can look thin on a return. Scotsman Guide reports that bank statement programs let self-employed borrowers qualify on 12 to 24 months of deposits, reflecting cash flow rather than tax returns. Underwriting is described as qualifying on documented income under the applicable program, subject to lender guidelines. It is never a free pass.

How Underwriting Treats 12 Months of Statements, Step by Step

The lender turns a pile of statements into one monthly income number, then runs that number through the same gates as any other equity line. The steps run in this order.

1. Choose the accounts. Lenders want consistent deposits each month. Scotsman Guide notes that borrowers can submit personal accounts, business accounts, or a combination. Which of those a program accepts varies, which is one reason files get steered to different lenders.

2. Total the deposits. The lender adds up what was credited over the twelve consecutive months, with every page included.

3. Remove what is not income. Transfers between your own accounts, loan proceeds, refunds, and large deposits you cannot explain come out. This step shrinks the number more often than borrowers expect.

4. Apply an expense factor to business deposits. Business money is not all profit, so lenders reduce it to approximate operating costs. The size of that factor varies by lender. A CPA-prepared profit-and-loss statement or expense letter can sometimes replace the default, depending on the program.

5. Average across the window. Dividing by twelve produces monthly qualifying income. A shorter window reflects recent performance more heavily, for better or worse.

6. Run debt-to-income. On the network, the maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% requires a 680 minimum. The payment is calculated as interest-only on the maximum draw, so the size of the line you request affects your ratio even if you never draw it all.

7. Check credit and collateral. Credit is a single-bureau score keyed to the primary wage earner, with a 600 program floor. Lines at or below $500,000 ordinarily use automated valuation instead of a traditional appraisal, though you can request a full appraisal.

Notice what is missing: a tax return does not drive the income number. The deposit trail does.

Why 12 Months Works, and When 24 Is Smarter

Twelve months is a program choice, not a federal standard. Lenders use it because a year of deposits covers every season and shows a recent trend. Plenty of bank statement programs also want about a year of self-employment history, so 12 months often matches the minimum anyway.

Twelve months favors you when your income has grown. A business that doubled its deposits eight months ago looks stronger on a one-year average than on a two-year average that drags in the slow period. Twenty-four months favors you when the last year contained a one-time spike or when your deposits swing hard from month to month, because longer windows smooth seasonality.

Your situation 12 months tends to fit 24 months tends to fit
Income trend Rising recently Flat or volatile
Deposit pattern Steady monthly Big seasonal swings
Business age Just over a year Established
One-time windfall Not in the window Inside the last year

What Leverage the Network Allows

The ceiling on your line depends first on occupancy, then on your credit tier. These are maximums on the network, subject to lender guidelines and full file review.

Credit tier Primary residence Second home Investment property
720+ 90% CLTV to $500,000 90% CLTV to $500,000 70% CLTV to $500,000
700+ 85% CLTV to $500,000 85% CLTV to $500,000 70% CLTV to $500,000
680+ 85% CLTV to $500,000 85% CLTV to $500,000 Not offered
660+ 85% CLTV to $500,000 80% CLTV to $500,000 Not offered
640+ 80% CLTV to $500,000 75% CLTV to $500,000 Not offered

The 90% figure exists only at a 720-or-better credit profile, and only on a primary residence or second home. It is never the general number. Investment-property lines start at a 700 credit minimum, and primary residences can go down to a 600 floor with much lower CLTV caps.

A primary residence can also reach a larger line, up to $750,000, but only at 75% CLTV with a full appraisal. Lines above $500,000 are never available on investment properties. A borrower is also limited to three lines and cannot own more than 15 financed properties.

Structures and Variations

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by a 17-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only.

Three features apply across the network:

  • You must draw at least 75% of the line at closing.
  • Pricing floats during the draw and repayment periods and never converts to fixed.
  • After closing, the minimum subsequent draw is generally $1,000, though one structure does not state its subsequent-draw minimum.

That 75% draw requirement surprises people who expect an open credit card. You pay on most of the line from day one. If you only want a small safety cushion, this product may not fit.

Where the General Rule Breaks

Several edge cases change the answer entirely.

An LLC cannot hold title. Title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts are not eligible. Many rental investors hold property in an LLC for liability reasons. If your rental is already deeded to one, you need a vesting change or a different product, and a DSCR cash-out is the usual alternative.

The property type must be eligible. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not offered. Modular factory-built homes are eligible on only one of the two programs. Two-to-four unit properties need a 640 minimum on one of them.

Past credit events carry long waiting periods. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program: one seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines that history entirely. Investment files follow the 7-and-4-year path.

Wage earners usually do not need this. Bank statement programs are built for self-employed borrowers. A W-2 borrower is generally better served by full documentation.

Mixing income and reserve accounts muddies the file. Statements that prove income are a different document set from asset statements that prove reserves. Keep them separate.

Not every state is covered. Lendmire’s HELOC placements run through its 16 full-service states, which is narrower than its 41-market DSCR footprint. A listed-for-sale property is ineligible in several states.

What Gets Files Cut Down or Declined

Most reductions come from the deposit trail, not the credit score. Common causes include:

  • Large one-off deposits without a paper trail, which get excluded from income.
  • Transfers between accounts that make revenue look bigger than it is.
  • Overdraft activity that signals cash-flow stress.
  • Personal and business money mixed in one account, so the lender cannot tell which is which.
  • A requested line so large that the interest-only payment on the full amount pushes debt-to-income past 45% or 50%.

Most of these have fixes. Clean up deposits before you apply, document the large ones, and separate your accounts. If one big client payment inflated a month, a 24-month window may dilute it or hide it.

Bank Statement HELOC vs. DSCR vs. Cash-Out Refinance

A bank statement HELOC and a DSCR loan do different jobs. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Factor Bank statement HELOC DSCR cash-out refinance
What gets tested Your deposits and DTI The property’s rent vs. payment
Title Individual or revocable trust LLC possible per program terms
Investment-property leverage 70% CLTV ceiling About 75% LTV on most files
Structure Standalone line, floating pricing Fixed-term loan, 30-year spine
Typical fit Self-employed owner needing a line Rental investor tapping equity

DSCR means debt service coverage ratio: the rent divided by the full monthly payment, including principal, interest, taxes, insurance, and any association dues. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide covers the mechanics. The practical split is this: if your personal income documents well and you want a flexible line, the bank statement HELOC fits. If the rental is in an LLC or your personal debt ratio is tight, the DSCR route often fits better, since it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out DSCR files commonly expect about 6 months of seasoning.

How to Judge Which Program Is Best for You

Any page that crowns a single winner is guessing. A broker shops several wholesale lenders and matches your scenario. These are the questions that decide the match:

  • Occupancy: primary, second home, or investment. This sets your ceiling before anything else.
  • Credit tier: 700 or 720 can raise your leverage a full tier or more.
  • Vesting: individual or revocable trust works. An LLC does not.
  • Documentation: personal, business, or combined statements, and which a given program accepts.
  • Line size: above $500,000 means a primary residence, a full appraisal, and tighter limits.
  • Draw structure: the 3-year or 5-year interest-only draw, and how much you plan to use at closing.

Run your answers through those six filters and the field narrows fast. That is what a broker does.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and pay interest only.

Expense factor: The percentage a lender removes from business deposits to approximate operating costs.

Vesting: The legal way title is held, such as an individual or a revocable living trust.

DTI (debt-to-income): Your monthly debt payments divided by your monthly qualifying income.

Non-QM: A mortgage that falls outside standard qualified-mortgage documentation, often used for self-employed borrowers.

Frequently Asked Questions

Can I get a bank statement HELOC with only 12 months of statements?

Yes, on programs that accept a 12-month window. The lender averages your deposits over those twelve months, removes non-income credits, and applies an expense factor to business deposits. Credit, equity, and debt-to-income are still reviewed. Whether a given lender accepts 12 months depends on the program and your file.

Can I use a bank statement HELOC on a rental property?

Yes, but with tighter limits than a primary residence. On the network, investment lines require a 700 credit minimum, cap at 70% CLTV, and top out at $500,000, with title held by you or a revocable living trust.

Does a bank statement HELOC count as no documentation?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. The lender swaps tax returns for deposit records, then still verifies credit, property, equity, and debt ratios.

Is a bank statement HELOC the same as a DSCR loan?

No. A bank statement line underwrites you through debt-to-income, while a DSCR loan underwrites the rental property’s coverage. They solve different problems, and many investors use each at different times.

Is the interest tax-deductible?

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
