The Quick Read: The right program is the one that matches your occupancy, credit profile, title and leverage need, because a bank statement line swaps tax returns for deposit history but still reviews everything else. A broker that shops several wholesale lenders can match the file to the program that fits.
- Bank statements change how income is proven. Credit, equity, debts, property and title are still reviewed.
- On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV) with a 700 minimum score. Primary-residence and second-home lines reach 90% only at 720 or better.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
- At least 75% of the line is drawn at closing, and pricing floats for the life of the line.
- Lines run from $25,000 to $750,000, and anything above $500,000 is primary-residence only.
What Does Minimal Documentation Really Mean?
It means a lighter income file, not an empty one. Instead of W-2s and tax returns, the lender studies your bank deposits over a lookback period set by the program, commonly one to two years. Many self-employed owners show low taxable income because of depreciation and write-offs. Deposits often tell the truer cash-flow story.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A typical file still includes:
- Personal or business bank statements, and often a year-to-date profit-and-loss statement
- Proof of about two years of self-employment, such as a business license, LLC papers or a CPA letter
- A credit report, the first-mortgage statement, insurance and a tax bill
- Title work and a property valuation
Here is the catch. Statements prove income, not reserves. Any asset requirement is proven with separate asset statements.
The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Marketing that implies the lender skips verification is misleading. The lender simply accepts a different kind of evidence.
Why Is “Best” Always a Matching Question?
No single program wins for every borrower. Which one fits depends on your occupancy, credit score, how much equity you want to reach, how your title is held and which state the property sits in. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program.
Ask these questions in this order:
1. Is the property your primary home, a second home or a rental?
2. Is title held by you or a revocable trust, or by an entity?
3. Is your score high enough for the leverage you need?
4. Do you want the 3-year or the 5-year interest-only draw?
5. Does the property type qualify?
If the first question points to an investment property, the leverage conversation changes immediately. Most of the real filtering happens before anyone looks at a single bank statement.
How Much Can You Borrow by Occupancy?
CLTV stands for combined loan-to-value. It adds your first mortgage and the new line, then divides the total by the property’s value. Ceilings differ sharply by occupancy on this network, so never carry one number across property types.
| Occupancy | Minimum credit | Highest CLTV | Maximum line |
|---|---|---|---|
| Primary residence | 600 | 90% (720+ only, up to $500,000) | $750,000 |
| Second home | 640 | 90% (720+ only) | $500,000 |
| Investment property | 700 | 70% | $500,000 |
Lower scores step down. On a primary residence, a 700 score reaches 85% CLTV up to $500,000, or 75% up to $750,000. A 640 score reaches 80%, and a 620 score reaches 70%. On a second home, a 660 score reaches 80% and a 640 score reaches 75%.
Run a quick example in percentages. Say your first mortgage sits at 60% of your primary home’s value and you hold a 700 score. An 85% ceiling leaves roughly 25 points of value for the line, still subject to the $500,000 cap and full file review. On a rental with a first mortgage at 50% of value, the 70% investment ceiling leaves about 20 points.
A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway program, the one with the 5-year draw and 25-year repayment), caps at 75% CLTV and requires a full appraisal.
Debt-to-income (DTI) is the share of your gross monthly income that goes to debt payments. The maximum is 50%, and 45% for scores from 600 to 679. A ratio above 45% needs at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw.
How Do the Documentation Paths Compare?
Bank statements are one of several ways to prove repayment ability. Each path fits a different borrower.
| Path | What replaces tax returns | Best fit | Main limit |
|---|---|---|---|
| Bank statements | Averaged deposits | Self-employed, 1099 earners | Messy deposits get discounted |
| P&L-based | Profit-and-loss, often CPA-prepared | Owners with clean books | Needs accurate bookkeeping |
| Asset-based | Verified liquid assets | Retirees, high-net-worth borrowers | Ties up or counts down assets |
| Rental coverage (DSCR) | Property rent against the payment | Investors with titled-in-LLC rentals | Different product, cash-out loan |
Personal and business statements can both work, and the choice often depends on where your money actually flows. Business-account programs typically apply an expense factor, so the lender counts only a portion of deposits as income. Personal-account files usually count deposits more directly but lean harder on proof that the income is yours and recurring.
Which route fits depends on the program. Lendmire’s piece Self-Employed Bank Statement HELOC Documentation on a Primary Home walks through that file in detail.
How Do Lenders Read Your Deposits?
They look for recurring, explainable income and discount what is not. Deposit analysis generally strips out:
- Transfers between your own accounts
- Loan proceeds
- One-off large deposits with no paper trail
Seasonal swings are averaged across the lookback period. Overdrafts and commingled personal and business money draw closer review. If you plan to apply, start cleaning up your statements two to three months ahead. Keep personal and business funds separate, and keep a note for any unusual deposit.
Where Does the Property Itself Disqualify You?
Property rules end more files than income does. These property types are eligible:
- Single-family homes and 2-4 unit properties (the longer-runway program requires a 640 minimum on 2-4 units)
- PUDs, townhomes and condominiums, including non-warrantable condos
- Modular factory-built homes, on the longer-runway program only
These are not eligible on either program: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned property.
Title is the sharpest filter for investors. The borrower must hold title individually or through an inter vivos revocable living trust, which is a trust you can change during your lifetime. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. Investment lenders in the wider market commonly require individual title as well. A rental already deeded to an LLC needs a vesting change first. If that is not workable, a DSCR cash-out refinance is the usual alternative.
Exposure caps apply too. A borrower can hold only three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Owning more than 15 financed properties makes you ineligible. In several states, a property listed for sale or listed within the past 60 days is ineligible.
How Is the Line Structured?
A home equity line of credit is an open-end line with a draw period followed by repayment. On this network the line stands alone and can sit in first or second lien position. Two structures exist on primary homes and second homes:
- A 3-year interest-only draw followed by a 17-year fully amortizing repayment
- A 5-year interest-only draw followed by a 25-year fully amortizing repayment
Investment lines run the 5-year draw and 25-year repayment structure only. Tennessee shortens both structures. At least 75% of the line is drawn at closing, so this is not a line you open and leave idle. Pricing floats through the draw and repayment periods and never converts to fixed. After closing, the minimum subsequent draw is $1,000, and Texas is higher.
Valuation is usually light. Lines at or below $500,000 ordinarily use an automated valuation instead of a full appraisal. A higher CLTV may trigger a second valuation, and you can request a full appraisal in any case. Every line above $500,000 requires one.
Why Can Lenders Set Their Own Documentation Rules?
Open-end credit plans like HELOCs sit outside the federal ability-to-repay framework. The final rule excludes open-end plans from its definition of a residential mortgage loan. That is why lenders can design alternative-income programs for this product. It is also why standards vary so much from one program to the next. Nothing in that rule waives the lender’s own review of credit, equity and title.
What Credit and History Standards Apply?
Credit starts at a 600 program floor. Scoring is a single-bureau model keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. Tradeline and housing-history standards vary by program. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24. It also wants a clean mortgage-payment history across all financed properties. Sub-640 profiles are limited to single-family primary residences with a clean 12-month housing history.
A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. Foreclosure history splits. On primary homes and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4 years. The other declines that history entirely, regardless of age. Investment files follow the 7-and-4-year path.
When Is a HELOC the Wrong Tool?
A line against a rental is thinner than a line against a home you live in. Lender replies on investor forums describe investment HELOCs as a narrower niche, with a closed-end second or a rent-based second as the usual pivot. Look elsewhere in these cases:
- Your rental sits in an LLC. A DSCR cash-out refinance reviews the property’s rent against its payment. It tops out around 75% LTV across most of the network, and about six months of ownership is the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside that math. The complete DSCR loans guide explains the mechanics.
- You want a fixed payment. A floating line that never converts to fixed will not fit.
- Your cheap first mortgage matters more than the cash. A cash-out refinance can replace it. A second lien leaves it untouched.
- You need more than the investment cap. The investment ceiling is 70% CLTV and $500,000. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Key Terms Defined
CLTV: Combined loan-to-value, the first mortgage plus the new line divided by the property’s value.
Draw period: The early years when you can borrow from the line and make interest-only payments.
Repayment period: The later years when you pay down principal and interest on the balance.
Lien position: Whether the line sits first or second in line for repayment if the property is sold.
Revocable living trust: A trust you can change during your lifetime, which can hold title on these lines.
Wholesale network: The group of lenders a broker places files with, rather than one bank’s own products.
What Do You Do Next?
1. Confirm the occupancy and who holds title. 2. Pull 12 to 24 months of statements and flag any unusual deposits. 3. Check your credit tier against the table above. 4. Decide whether you want the 3-year or the 5-year draw. 5. Ask a broker to match the file across several wholesale programs.
Availability is narrower than Lendmire’s DSCR footprint. These lines are arranged in 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA), while DSCR investor loans cover 41 markets, including Washington, D.C. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
Frequently Asked Questions
Is a bank statement HELOC really minimal documentation?
It is lighter on income paperwork but not on everything else. You replace tax returns with deposit history, usually with a profit-and-loss statement and proof of self-employment. Credit, debts, title, insurance and the property valuation are still reviewed.
Can I use my LLC’s bank statements?
Business statements can prove income, but the LLC cannot hold title to the property. The borrower must be an individual or a revocable living trust. A property already in an LLC needs a vesting change before it fits.
Can I use a bank statement HELOC on a rental property?
Yes, within tighter limits. Investment lines require a 700 minimum score, cap at 70% CLTV and 500,000 dollars, and use the 5-year draw and 25-year repayment structure only.
How is this different from a DSCR loan?
A DSCR loan is a closed-end investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC qualifies the borrower on deposits and sits on a home you hold personally. Investors with entity-held rentals usually fit DSCR better.
Why do bank statement HELOC files get denied?
Common reasons are ineligible property types, entity title, scores below the tier for the requested leverage, and deposits that are irregular or hard to source. A listed-for-sale property in certain states also blocks the file.
