Best Bank Statement HELOC Program With No Minimum Draw Requirement

Best Bank Statement HELOC Program With No Minimum Draw Requirement

The Quick Read: A true zero-draw line is not what the wholesale network behind Lendmire offers, because at least 75% of the line is drawn at closing. After closing, later draws carry their own minimum. The program that fits your file depends on occupancy, credit, and how the property is titled.

  • Income documentation and draw rules are two separate questions. Bank statements affect the first, not the second.
  • On the programs Lendmire places files with, at least 75% of the line is drawn at closing.
  • Draws after closing carry a minimum, typically $1,000, and a few states set it higher.
  • An investment-property line tops out at 70% CLTV, and the property cannot sit in an LLC.
  • If the rental is already in an LLC, a DSCR cash-out refinance is usually the better tool.

What “No Minimum Draw” Actually Means

“No minimum draw” is shorthand for three different contract terms, and borrowers often mix them up. Each one lives in the credit agreement, not in the income method.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The first is an initial draw: money you must take out when the line opens. The second is a per-draw minimum: the smallest amount you can pull each time afterward. The third is a minimum outstanding balance: an amount you must keep borrowed to hold the line open.

A line can have none, one, or all three. When a product is advertised as “no minimum draw,” ask which of the three it means. Many borrowers hear “I can leave it empty” when the lender meant only “there’s no per-draw floor.”

Typical lines also have a draw period of five to 10 years, followed by a repayment period of about 20 years, according to Experian. Experian also flags that some lines carry a balloon payment at the end of the draw. A line with a light draw rule can still hit you hard when the draw period ends.

So Does a Bank Statement HELOC With No Minimum Draw Exist?

Not on this network, in the pure sense. Lendmire is a mortgage broker, not a lender. It works with select wholesale partners, and across the programs it places files with, at least 75% of the line is drawn at closing. That is an initial-draw requirement, and it applies across those programs.

After closing, subsequent draws carry a minimum. It is $1,000 on the program that states one, and a few states set it higher. The second program does not publish a subsequent-draw minimum, so treat that figure as one program’s term, not a universal rule.

Here is the part most borrowers miss. Bank statements do not trigger the draw. The draw is a funding-structure term. The bank statements are just how the lender documents your income. A lender can accept deposits as income and still require most of the line funded at closing.

So the honest answer to “best program” is that it depends on your situation: your occupancy type, credit profile, leverage need, and how title is held. A broker shops several wholesale lenders and matches the scenario to the program whose draw terms and guidelines fit it. No single product wins for every borrower.

Key Terms Defined

CLTV is combined loan-to-value: your existing mortgage plus the new line, divided by the property’s value.

Draw period is the stretch when you can borrow from the line, usually paying interest only.

Repayment period is the stretch after the draw ends, when you pay principal and interest and can no longer borrow.

Bank statement income is a way of documenting income by totaling eligible deposits over a set number of months, instead of relying on tax returns.

Qualifying payment is the payment the lender uses to test your debt-to-income ratio. It may differ from what you actually owe.

DSCR (debt service coverage ratio) compares a property’s rent to its full monthly payment. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

How Underwriting Treats the File, Step by Step

Step 1: Collateral and lien position. A HELOC is secured by real property. On this network it is a standalone line in first or second lien position. The CFPB’s HELOC booklet explains the basic sizing logic: a percentage of appraised value, minus what you already owe.

Step 2: Income documentation. Self-employed borrowers often show lower taxable income because of write-offs. Alternative documentation, such as bank deposits, can help. Whether a given lender accepts it, and how it counts deposits and expenses, varies by lender and by file. A file is reviewed on documented income under the applicable program, subject to lender guidelines. Underwriters still remove transfers and non-income deposits.

Step 3: Debt-to-income. The maximum is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs at least a 680 score. Here is the detail that surprises people: the lender reviews your file on the interest-only payment calculated on the maximum draw. Drawing less does not lower the qualifying payment.

Step 4: Credit. The program floor is 600, though investment lines start at 700. The lender uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

Step 5: Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may trigger a secondary valuation. A full appraisal is required on every line above $500,000, and you can request one anytime. If you recently renovated, ask for the full appraisal, because an automated model may miss the added value.

Step 6: The contract. Read the agreement for the three draw terms above, plus annual, inactivity, and early-closure fees. The CFPB notes that minimum-draw rules are plan-specific contract terms, with an example of a $300 minimum per draw. They are not a legal right you can demand.

The Structures That Exist

Ceilings on this network depend on occupancy. They are not interchangeable.

Occupancy Max CLTV Credit pairing Max line at that tier
Primary residence 90% 720+ only $500,000
Second home 90% 720+ only $500,000
Investment property 70% 700+ $500,000

The 90% ceiling on a primary residence or second home exists only at a 720-or-better credit profile, and at that tier the line runs up to $500,000. A primary residence can reach a $750,000 line, but only at 75% CLTV with a 700 or 720 credit profile. Lower credit tiers step down. For example, a primary residence at 640+ reaches 80% CLTV, and a primary at 620+ reaches 70%. Line sizes run from $25,000 to $750,000.

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw with a 17-year repayment. Investment lines run the 5-year/25-year structure only. Pricing floats during both the draw and repayment periods and never converts to fixed. Keep that in mind if the property underperforms.

Eligible property types include single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable). Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible.

Where the General Rule Breaks

LLC ownership. This is the sharpest difference from a DSCR loan. Title must sit with you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title, subject to program terms. If your rental is already deeded to an LLC, you need a vesting change or a DSCR cash-out instead.

Portfolio size. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the other. Owning more than 15 financed properties makes you ineligible.

Recent listings. A property listed for sale, or listed within the past 60 days, is ineligible in several states.

Weaker credit. Sub-640 profiles are limited to single-family homes with a clean 12-month housing history on one program. That restriction reaches primary residences only, since second homes start at 640 and investments at 700.

Derogatory history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program: one seasons it, and the other declines it regardless of age.

State availability. These lines are available only in Lendmire’s 16 full-service states, a narrower footprint than the 41-market DSCR platform.

What the Investor Decision Looks Like

Start with why you want an unfunded line. An undrawn line costs little beyond fees, because you pay only on what you borrow. That makes a zero-draw line attractive as standby acquisition capital. This network’s initial-draw rule works against that goal.

Picture a self-employed owner holding a rental personally with a modest first mortgage. Strong deposits, a 700+ score, and a need for a short-term bridge into a refinance exit fit this product. Equity supports the line, and title is clean. The condition: be sure you can carry the draw and repay or refinance before the draw period ends.

Now picture a landlord with a deed in an LLC and messy personal books. This line does not fit. A DSCR cash-out refinance does, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it accepts entity title. The complete DSCR loans guide covers how coverage ratios work. Many select programs start at 1.00, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

One caution. Clearing a coverage ratio is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation. A line adds a second payment on top of the rental’s own payment.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can I leave the line completely undrawn after closing?

Not on the programs Lendmire places files with. At least 75% of the line is drawn at closing. If you want a line that sits empty, size the line to the amount you actually need at closing, or consider a different product.

Do bank statements cause the required draw?

No. Bank statements document income. The initial draw is a funding-structure term set by the program. The two are separate, and a lender that accepts deposits can still require most of the line funded at closing.

Does a smaller draw lower my qualifying payment?

No. The lender reviews your file on the interest-only payment calculated on the maximum draw. Drawing less after closing does not change the debt-to-income test.

Can I use an LLC on this type of line?

Generally not. Title must be held individually or in a revocable living trust. LLCs, corporations, and partnerships cannot hold title, subject to program terms. A DSCR cash-out is the usual alternative for entity-held rentals.

What is the highest leverage on an investment property?

It is 70% CLTV, with a minimum 700 credit profile and a maximum line of $500,000. The 90% figure applies only to primary residences and second homes at 720 or better.
