The Quick Read: The best program for your situation is the one that reviews your income against your own bank statement deposits, fits your property’s occupancy and how title is held, and keeps combined leverage inside a ceiling your equity and credit can actually meet. No single program wins for every borrower, which is why a broker that shops several wholesale lenders matters.
- Bank statement income is still underwritten. Deposits get scrubbed, and credit, equity, and debt load are all reviewed.
- Occupancy sets the ceiling. Investment lines top out at 70% CLTV, while primary-residence and second-home lines can go higher.
- Title decides eligibility. An LLC cannot hold title on these lines.
- A HELOC leaves your first mortgage alone. A DSCR cash-out refinance replaces it.
- Lendmire is a broker, not a lender, and every figure here is subject to lender guidelines and full file review.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is a home equity line that qualifies a self-employed borrower on documented deposits instead of tax returns. A HELOC itself is a revolving line secured by your home. The CFPB describes it as an open-end line you can borrow against repeatedly, with a draw period followed by a repayment period.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Only the income documentation changes. The line, the lien, and the equity math work like any other HELOC.
Why does it exist? Tax returns often understate what a self-employed person earns, because write-offs shrink the bottom line. A lender that reads deposits sees cash flow your return hides. Bank statement products are a large slice of the non-QM market, about 34% of non-QM volume according to HousingWire’s non-QM guide. Non-QM means a loan that does not follow standard agency documentation rules.
What “Only Bank Statements” Really Means
It means bank statements replace tax returns as the income proof. It does not mean the rest of the file disappears. Think of it as one document swapped, not underwriting skipped.
| Usually not the income proof | Still reviewed |
|---|---|
| Tax returns | Credit report and history |
| W-2s | Equity and combined leverage |
| Pay stubs | Debt-to-income ratio |
| Title, vesting, and property type | |
| Valuation of the property |
A program may still ask for proof that your business exists, such as a license or LLC papers. Some ask for a profit-and-loss statement or a CPA letter, so confirm that before you apply. Qualification happens on documented income under the applicable program, subject to lender guidelines.
How Underwriters Turn Deposits Into Income
Underwriters total your eligible deposits, remove what is not earnings, apply an expense factor, and divide by the number of months. The result is your qualifying monthly income. Here is the sequence.
1. Pick the window. Statement periods typically run 12 or 24 months, personal or business.
2. Total the deposits. Add every deposit across the full period.
3. Strip the non-earnings. Transfers from your own savings, loan proceeds, refunds, and one-time asset sales come out.
4. Apply the expense factor. Deposits are revenue, not profit. The lender haircuts them to approximate what you keep. The size varies by program, and a CPA letter or P&L may support a different factor.
5. Divide by the months. That gives monthly qualifying income.
6. Run the debt ratio. Maximum DTI on these lines is 50%, and 45% for credit profiles from 600 to 679. Going above 45% requires at least a 680 score. The payment used is the interest-only payment calculated on the maximum draw, not what you plan to borrow.
Picture a modeled illustration, not a market figure. Say your statements show 100 units of deposits. Ten units turn out to be transfers and refunds, so 90 remain. The expense factor then cuts those 90 down again. You end up with qualifying income well under your deposit total. That gap surprises many borrowers, so expect it.
A falling deposit trend also pulls an underwriter toward the lower number. A strong recent quarter does not erase a weak year.
Deposit Hygiene Before You Apply
Clean statements make a faster read and a bigger number. You can control most of this before anyone pulls a file.
- Keep business and personal money separate. One account serving both purposes muddies what counts.
- Source every large deposit. An unexplained lump sum gets excluded or questioned.
- Stop moving money between your own accounts. Those transfers inflate deposits, and underwriters remove them anyway.
- Include every page. Skipped pages stall the file.
- Avoid overdrafts. Repeated negative balances raise questions about stability.
Personal statements work best when your business income lands in your personal account. Business statements work when the company account is where revenue sits. A mixed file is the weakest option, so choose one clean path.
Which Bank Statement HELOC Program Is Best for Your Situation?
The right program depends on four things: occupancy, credit profile, how much leverage you need, and how title is held. Across our wholesale network, those four drive nearly every decision, and different lenders weigh them differently. That is the whole value of shopping.
Leverage is where occupancy bites. These ceilings come from the select wholesale lenders in Lendmire’s network, are subject to lender guidelines, and apply only within each occupancy type.
| Occupancy | Top ceiling | Credit pairing | Max line |
|---|---|---|---|
| Primary residence | 90% CLTV | 720+, up to $500,000 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 90% CLTV | 720+, up to $500,000 | $500,000 |
| Investment property | 70% CLTV | 700+ | $500,000 |
CLTV means combined loan-to-value: your first mortgage plus the new line, divided by the property’s value. Lower credit tiers step the ceiling down. On a primary residence, a 640 profile reaches 80% CLTV, and a 620 profile reaches 70%. Second homes floor at 640. Investment lines floor at 700, which is the sharpest gate for rental owners.
Lines above $500,000 are primary-residence only. They need a credit profile of 700 or better (720 on the 5-year-draw program described below) and cap at 75% CLTV. They also require a full appraisal.
Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a second valuation, and you can request a full appraisal anyway.
How the Draw and Repayment Structure Works
You draw from the line during the draw period, then pay it down over a fully amortizing repayment period. Market-wide, Experian reports draw periods typically run 5 to 10 years. In Lendmire’s network there are two structures on primary residences and second homes:
- 3-year-draw program: a 3-year interest-only draw, then a 17-year repayment.
- 5-year-draw program: a 5-year interest-only draw, then a 25-year repayment.
Investment lines run the 5-year draw and 25-year repayment structure only. On both programs, at least 75% of the line is drawn at closing. This is not a pure “borrow only what you need later” product. Pricing floats through the draw and repayment periods and never converts to fixed. The 5-year-draw program states a $1,000 minimum on later draws.
Two risks deserve respect. First, the lender can freeze or reduce the line if your home’s value falls or your finances change, per the CFPB. Do not treat an open line as guaranteed cash for a closing. Second, the payment steps up when the draw period ends. Plan for that day now.
Where the Rule Breaks: Edge Cases
Most self-employed borrowers fit the general pattern. These situations do not.
Rentals held in an LLC. Title must be held by you as an individual or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a different product entirely. A DSCR cash-out refinance is the usual alternative, and it is available through select lenders subject to program terms.
Properties outside the box. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. A foreclosure-family event is a split. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines that history regardless of age.
Portfolio size. A borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program.
Recently listed property. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Availability. HELOC placement runs through Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C.
One Rule That Does Not Exist
Many borrowers assume a single federal standard governs how a lender reads self-employed income on a HELOC. It does not. The federal ability-to-repay rule in 12 CFR 1026.43 covers closed-end mortgages and carves out HELOCs. So each program sets its own documentation method, and two lenders can read the same statements differently. A thorough broker compares those methods instead of assuming one reading.
HELOC vs. DSCR Cash-Out Refinance
Many self-employed investors face this choice. The two products qualify you in opposite ways.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| What gets reviewed | Your documented income and DTI | The property’s rent against its payment |
| First mortgage | Stays in place | Replaced |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Investment-property leverage | 70% CLTV ceiling | Around 75% LTV on most standard files |
| Seasoning | None stated | About 6 months is common |
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.
The HELOC suits you when your first mortgage is worth keeping and your personal deposits are strong. DSCR suits you when you hold many rentals in entities and your personal income is thin. Our complete DSCR loans guide walks through that route in detail.

Frequently Asked Questions
Can I qualify with only bank statements and no traditional personal-income documentation?
Often yes, under programs built for it, subject to lender guidelines. Your deposits are totaled, cleaned, and haircut into qualifying income. Credit, equity, DTI, title, and the property are still reviewed.
Is a bank statement HELOC available on a rental property?
Yes, but it is tighter than a primary-residence line. Investment lines need a 700 credit profile, cap at 70% CLTV, and top out at a $500,000 line. Title must sit with you personally or in a revocable trust.
Do personal or business statements work better?
It depends on where your revenue lands. If business income flows into your personal account, personal statements are cleaner. If the company account holds the revenue, use business statements. Mixed accounts weaken the file.
Does a bank statement HELOC replace my first mortgage?
No. It sits as a first or second lien alongside whatever you already have. That helps if your existing first mortgage is worth keeping. If it is not, a cash-out refinance replaces the first lien instead.
What if my deposits are uneven or my business is new?
Underwriters tend to weigh the lower and more recent figures. Seasonal income and large one-time deposits get discounted or excluded. A broker can match a thinner file to a program whose method reads it more favorably.
