The Quick Read: The best program for you depends on how the property is titled, how much equity sits in it, and how your income is documented. No federal rule sets a waiting period after you buy, so any wait comes from the lender’s own guidelines. On an investment property, the limits that usually matter more than the calendar are combined loan-to-value, credit score, title, and the loan size.
- A bank statement HELOC (home equity line of credit) documents income from your deposits instead of tax returns. It does not skip the equity, credit, or property tests.
- Seasoning is not one clock. Ownership time, the statement window, and credit-event waiting periods are separate tests.
- On an investment property, the network’s line tops out at 70% combined loan-to-value (CLTV) with a 700 minimum score and a $500,000 maximum line.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on these lines.
- Get any no-wait claim in writing before you count on it.
Lendmire is a mortgage broker. It places files with select wholesale lenders and is never the lender itself. Everything below is subject to lender guidelines and full file review, and none of it is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Does Seasoning Mean, and Which Clock Are You Asking About?
Seasoning is a waiting period a lender wants before it will lend against a property or count a financial event. People use the word for several different clocks. A program that waives one clock may still enforce the others.
| Clock | What it measures | Does it apply here? |
|---|---|---|
| Ownership seasoning | Time since you bought or refinanced | Set by the lender, not by law |
| Statement window | The 12 or 24 months of deposits used for income | Yes, on every bank statement file |
| Event seasoning | Time since a bankruptcy or foreclosure | Yes, if you have that history |
| Credit report age | How old the report is at closing | Yes, 90 days at most |
This is why a claim of no seasoning means little until you ask which clock is being waived. A lender can skip an ownership wait and still require a full year of statements. It can also decline a file with a foreclosure that is too recent.
Do Network Programs Make You Wait After You Buy?
The investment-property line in Lendmire’s wholesale network does not publish a general ownership waiting period. The one stated exception is Texas primary residences, which carry a 12-month seasoning rule and a 12-day waiting period. Texas investment properties are non-homestead, so that rule does not touch them.
That is not the same as an open door. Three things can still slow a recent buyer down:
1. Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may call for a second valuation. You can also request a full appraisal. A property bought recently at a price the valuation does not support will not stretch to the CLTV cap.
2. Combined leverage. The first mortgage plus the new line must fit under the cap. Someone who bought with 20% down has little room under a 70% ceiling.
3. Lender review. Individual wholesale lenders can add their own overlays. A broker’s job is to match the file to the program with the fewest friction points.
A wholesale lender’s written guideline is the only proof of no ownership clock. A salesperson saying so on a call is not proof.
How Underwriting Treats a Bank Statement HELOC, Step by Step
Bank statements change only how income is documented. Everything else in the file is tested the usual way.
Step 1: Income from deposits. The lender averages eligible deposits across 12 or 24 months of personal or business statements. Business statements usually take an expense factor. Personal statements must show deposits that trace back to business income. Two programs can reach different income figures from the same statements.
Step 2: Debt-to-income. Total DTI tops out at 50%. The payment used for qualifying is the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
Step 3: Credit. The minimum for an investment line is 700, using a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.
Step 4: Equity and property. The lender checks the combined balance against the CLTV cap and confirms the property type is eligible. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
Step 5: Title. The property must be vested in you or your revocable living trust. This step catches more investors than any other.
Typical documents are the statements, a credit report, the first-mortgage statement, an insurance declaration, and the vesting deed. A rental file adds a lease or other rent evidence.
Large recent transfers between your own accounts can confuse the deposit count. Keep your accounts clean for the full statement window.
What the Network’s Investment Line Looks Like
The investment-property line is a standalone line in first or second lien position. You get a five-year interest-only draw period, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed. A minimum subsequent draw applies after closing.
Occupancy changes the numbers a lot, so keep these figures matched to the right property.
| Occupancy | Minimum credit | Top CLTV | Maximum line |
|---|---|---|---|
| Primary residence | 600 | 90% (720+ only) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% (720+ only) | $500,000 |
| Investment property | 700 | 70% | $500,000 |
A line above $500,000 is available on primary residences only and requires a full appraisal. Borrowers are limited to three lines, and anyone owning more than 15 financed properties is not eligible. These lines are offered only in the 16 states where Lendmire runs full-service mortgage operations, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
NerdWallet notes that a HELOC on a rental is possible but not offered by all lenders. It comes with strict requirements, a smaller lender pool, and lower borrowing limits than a home you live in. Market surveys may show higher CLTV figures for equity lines, but those describe the broader market. On an investment property in this network, 70% is the ceiling.
Why Is There So Little Federal Guidance on This?
A HELOC is open-end credit, so the federal ability-to-repay rule for closed-end mortgages does not cover it. The Federal Register’s final rule excludes open-end plans and bars structuring a closed-end loan as open-end to evade the rule. The CFPB’s commentary adds that a HELOC known to be a simultaneous loan must be counted when underwriting a closed-end first lien.
The practical result is that no regulation sets a seasoning period for these lines. A wait is a lender or investor choice, which is why programs differ so widely. It is also why your broker’s job is reading the guideline, not quoting the law.
Where the General Rule Breaks
Hard-money or bridge purchases. A lien recorded at purchase generally rules out the cash-buyer treatment that some cash-out programs allow. The standard seasoning for that product then applies.
Rehab after a cash purchase. Delayed-financing treatment generally credits documented cost, not the after-repair value. A renovation may support a higher appraised value, depending on comps and underwriter review, but the loan does not treat that value as paid-in.
Property already in an LLC. An LLC cannot hold title on this line. You would need a vesting change, or you would need a different product such as a DSCR cash-out. Check how your lender handles a vesting change on a recent purchase, because it can add its own review.
Credit events. A bankruptcy needs four years from discharge or dismissal. A foreclosure on an investment file needs seven years. A deed-in-lieu, pre-foreclosure, or short sale needs four. These clocks run independently of when you bought.
Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. That matters for a flip you are considering holding instead.
Tennessee. Draw and repayment periods are shortened on primary residences and second homes. Investment lines are not affected.
HELOC, DSCR Cash-Out, or Wait? A Decision Table
Many self-employed investors use both products on different deals. A bank statement line reads your deposits. A DSCR loan reads the property’s rent against its monthly obligation, which covers principal, interest, taxes, insurance, and any association dues. Clearing 1.00 on a DSCR loan does not mean the property cash flows, because repairs, vacancy, management, and capex sit outside that math.
| Your situation | Likely route | Main tradeoff |
|---|---|---|
| Individual title, strong deposits, modest need | Bank statement HELOC | 70% CLTV cap, $500,000 maximum |
| Property in an LLC | DSCR cash-out | About 6 months of seasoning is common |
| Tax returns understate income, rent is strong | Either, depending on the file | Compare equity access side by side |
| Recent purchase, thin equity | Wait for equity | No product beats the CLTV math |
A DSCR cash-out refinance on a standard rental tops out around 75% LTV across most of the network. On a short-term rental, the cash-out ceiling is 70% with at least a 640 score. DSCR coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. For the full picture, see the complete DSCR loans guide. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
A working broker sees one pattern repeatedly. The investors who get stuck are rarely stuck on seasoning. They are stuck on title, combined leverage, or deposits that do not trace cleanly to business income. Asking about those three items before applying saves more time than hunting for a no-wait promise.

How to Confirm a No-Wait Claim
Ask these questions, and ask for the answers in writing:
1. Which clock is waived: ownership, statement window, or credit event?
2. Does the line use my purchase price or the appraised value for the CLTV test?
3. Does my title type qualify without a vesting change?
4. Is the guideline the same for investment property as for a primary residence?
5. Does a state overlay apply to my property?
Key Terms Defined

Bank statement HELOC: A revolving home equity line qualified on deposits in your bank statements instead of tax returns.
CLTV (combined loan-to-value): The first mortgage plus the new line, divided by the property’s value.
DSCR (debt service coverage ratio): Monthly rent divided by the monthly payment of principal, interest, taxes, insurance, and dues.
Delayed financing: A cash-out exception that lets a recent cash buyer borrow against the property sooner than usual.
Revocable living trust: A trust you can change or cancel, which is allowed to hold title on these lines.
Frequently Asked Questions
Is there a legal waiting period before I can open a bank statement HELOC on a property I just bought?
No federal rule sets one. Waiting periods come from lender guidelines. The network’s investment line publishes no general ownership wait, but CLTV, valuation, title, and credit still apply to every file.
Does a bank statement HELOC mean I skip income verification?
No. Income is documented through 12 or 24 months of deposits. The lender still tests credit, DTI, equity, and the property.
Can my LLC take out this kind of line on a rental?
No. Title must be held by you or your revocable living trust. A property deeded to an LLC would need a vesting change, or a DSCR cash-out may fit better, subject to program terms.
How much can I borrow against an investment property?
Up to 70% CLTV and a $500,000 maximum line, with a 700 minimum credit score. A larger line is available on primary residences only.
Do the statement and event clocks restart if I buy another property?
The statement window covers your deposits, not the property. A bankruptcy or foreclosure clock runs from the event itself. Neither restarts with a new purchase.
