Best Bank Statement HELOC Program Without W-2s or Pay Stubs

Best Bank Statement HELOC Program Without W-2s or Pay Stubs

The Quick Read: The best program for a self-employed borrower depends on the property’s occupancy, the borrower’s credit profile, the leverage needed and how the title is held, because a bank statement line qualifies income from deposits, not from W-2s or pay stubs. Lendmire is a mortgage broker that matches each file to a wholesale lender whose guidelines fit it.

  • Income is computed from actual deposits over a statement window, not from pay stubs, subject to lender guidelines.
  • Investment-property lines top out at 70% CLTV and a $500,000 line, with a 700 minimum credit score.
  • The highest leverage tier is reserved for primary residences and second homes with a strong credit profile, and the exact pairing appears in the leverage section below.
  • LLC-held rentals are not eligible, so the title has to sit with an individual or a revocable trust.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

A self-employed investor with heavy write-offs often shows low taxable income and strong cash flow. That gap is why deposit-based qualification exists. This article explains how the underwriting works, which structures exist, where the rules break, and how to choose.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Without W-2s or Pay Stubs” Actually Mean?

It means the lender reads your bank deposits instead of payroll documents. It does not mean no documents. A bank statement HELOC is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, existing debt, equity and the property are all still reviewed.

A home equity line of credit is an open-end line you can draw on repeatedly against your equity. The CFPB explains that available equity is the home’s value minus what you owe on the mortgage. A bank statement version changes one thing: how income is documented.

Nothing in federal law requires W-2s for these lines. The ability-to-repay rule for closed-end mortgages excludes HELOCs from its scope. So documentation is a lender decision, and it varies from one wholesale lender to the next.

How Underwriting Treats Your Bank Statements, Step by Step

Underwriters turn deposits into a monthly qualifying income figure. The exact inputs are program-specific, but the sequence is consistent across most lenders.

1. Pick the window and the account type. Lenders commonly use 12 or 24 months of consecutive personal or business statements.

2. Total the eligible deposits. Transfers between your own accounts, loan proceeds and other non-income deposits come out.

3. Apply an expense factor to business accounts. This is the share of gross deposits treated as operating cost. Each program sets its own factor. Personal-account deposits are generally read closer to face value. Some programs accept a CPA-prepared profit-and-loss statement or expense letter instead of a flat factor.

4. Apply your ownership share. If you own part of a business, only your share of its deposits counts.

5. Average over the window. The pattern is eligible deposits, times ownership percentage, times one minus the expense factor, divided by the months in the window.

6. Review debts and credit. Existing mortgages, auto loans and student loans are measured against that income.

7. Value the property and size the line. Equity is limited by the lender’s combined loan-to-value ceiling.

On the debt side, the maximum DTI is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. Qualification runs on the interest-only payment calculated on the maximum draw, subject to lender guidelines.

How Do You Judge the “Best” Program for Your Situation?

The best program is the one whose limits match your property, credit and leverage need. No single line wins for every borrower, and a broker that shops several wholesale lenders can match the scenario to the program. Use these criteria.

Factor What to check
Occupancy Primary, second home or investment sets the ceiling
Credit tier Higher scores unlock higher CLTV
Line size Above $500,000 is primary-residence only
Title Individual or revocable trust only
Draw structure 3-year or 5-year interest-only draw
Location Must be one of 16 full-service states

Weigh each row against your own file before comparing anything else. A program that fits your title and credit tier beats one with a higher headline ceiling you cannot reach.

What Do the Leverage Limits Look Like by Occupancy?

Ceilings are tiered by occupancy and credit profile, and the gaps are wide. Quote the ceiling for the property you are actually discussing.

Investment property. The ceiling is 70% CLTV at a 700 or 720-plus credit profile, with a $500,000 maximum line and a 700 minimum score. There is no tier above 70%.

Second home. Ceilings run from 75% CLTV at a 640 score up to 90% CLTV at 720 or better, with lines to $500,000 and a 640 minimum.

Primary residence. Tiers start at 60% CLTV at a 600 score. At 720 or better, a line to $500,000 can reach 90% CLTV, and a line to $750,000 is capped at 75% CLTV. Any line above $500,000 is primary-residence only. It requires at least a 700 credit profile (720 on the longer-runway structure described below), caps at 75% CLTV and needs a full appraisal.

Investors on BiggerPockets describe appetite for investment-property lines varying widely by lender. Those are market-wide anecdotes. On this network, an investment line stops at 70% CLTV.

What Structures Exist?

Two draw structures exist on primary residences and second homes. Investment lines use only the second one.

  • Shorter-draw structure: a 3-year interest-only draw followed by a 17-year amortizing repayment. Primary residences and second homes only.
  • Longer-runway structure: a 5-year interest-only draw followed by a 25-year amortizing repayment. Available on every occupancy, and the only option for investment lines.

On both, at least 75% of the line is drawn at closing, and pricing floats through the draw and repayment periods without converting to fixed. The CFPB notes that monthly payments are often significantly higher in repayment once the draw period ends. Stress-test your cash flow for that step-up before you borrow, especially if the line funds a purchase.

The line can sit in first or second lien position. A second-lien line leaves your existing first mortgage in place, while a cash-out refinance replaces it. Lines at or below $500,000 ordinarily use automated valuation, though a higher CLTV may call for a secondary valuation. Above $500,000, a full appraisal is required.

Where Does the General Rule Break?

Several edge cases decide eligibility long before income does.

LLC title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. Only an individual or an inter vivos revocable living trust can. If the rental already sits in an LLC, you need a vesting change or a different product. A DSCR cash-out, which qualifies primarily on property-level rental income covering the payment and is subject to lender program eligibility, is the usual alternative. The complete DSCR loans guide walks through that path.

Property type. Eligible: single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use or agricultural-zoned property. Modular factory-built homes are eligible on the longer-runway structure only.

Credit history. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One structure seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4 years. The other declines the history regardless of age.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage structure and $750,000 on the longer-runway one. A borrower owning more than 15 financed properties is not eligible.

Listing status. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

State specifics. Tennessee shortens both draw structures. Texas applies its own rules to primary residences, including a homestead cap of 80% combined loan-to-value.

Labeling. Lenders in a wholesale network list these requirements up front, which makes the match easier.

How Does This Compare With the Alternatives?

The right tool depends on whether your personal income or the property’s rent is the stronger file. Here is the structural difference.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Deposits plus personal file Property rental coverage
Title Individual or revocable trust LLC possible, per program
First mortgage Stays in place Replaced
Investment ceiling 70% CLTV About 75% LTV on standard rentals
Best fit Equity-rich, clean personal profile Rent clearly covers the payment

Many self-employed investors use bank statements on the home they live in and DSCR on the rentals. DSCR compares rent to PITIA only, so clearing 1.00 does not mean positive cash flow. Repairs, vacancy and management sit outside that ratio.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every loan against the property and divides by its value.

Draw period: The stretch when you can borrow from the line and typically pay interest only.

Expense factor: The share of business deposits a lender treats as operating cost.

Open-end credit: A line you can borrow against repeatedly, up to a limit.

Vesting: How title to the property is held, such as an individual or a revocable trust.

What Should You Gather Before Applying?

Prepare these in advance, and expect the lender to ask for more.

  • Consecutive personal or business bank statements covering the program window.
  • Proof of business ownership, such as a license, entity papers or a CPA letter.
  • Your mortgage statement, insurance declaration and property tax bill.
  • A schedule of other financed properties.

Credit is pulled with a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed. Programs vary on tradelines and housing history. Clean up commingled accounts and unexplained large deposits before the lender sees them, and document any transfers.

Reserves, valuation and payments differ by lender, so ask for the program sheet that matches your file.

Frequently Asked Questions

Can I really get a HELOC without W-2s or pay stubs?

Yes, on programs that qualify income from bank deposits. Federal ability-to-repay rules do not apply to HELOCs, so each lender sets its own documentation standard. You still provide statements, credit, property details and proof of equity.

Can an LLC-owned rental qualify?

No, not on these lines. Title must be held by an individual or a revocable living trust. If your rental is deeded to an LLC, the options are a vesting change or a DSCR cash-out, subject to lender program eligibility.

What is the maximum leverage on a rental property?

Investment-property lines cap at 70% CLTV and a $500,000 line, with a 700 minimum credit score. Higher ceilings apply only to primary residences and second homes, and the top 90% tier requires a 720-or-better profile.

Is the draw period permanent?

No. The draw ends and repayment begins, either after 3 years or after 5 years depending on the structure. Payments typically step up when repayment starts.

Is this available in every state?

No. Lendmire arranges these lines in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Its DSCR investor loans cover a wider 41-market footprint.
