The Quick Read: For a rental property, the right expert is a broker who can compare many DSCR lenders at once, because each program sets its own leverage, credit, and reserve rules. Most purchase files land at 75%–80% LTV. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Boone‘s high prices and short-term rental limits make the coverage math worth testing early.
What Does a Mortgage Lending Expert Actually Do for a Rental Buyer?
A lending expert for an investor does something different from a retail loan officer. A single lender offers one set of guidelines. A broker with a wholesale network sees many, then matches the property to the program that fits.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That matters in a market like Boone. A mountain town with a university, seasonal demand, and high price points produces files that don’t look like a typical suburban rental. Some programs handle them well. Others reject them on property type, rent method, or coverage.
The full mechanics are in Lendmire’s complete DSCR loans guide. This article covers how underwriting treats a rental, step by step, and where the general rules break.
Key Terms Defined
DSCR (debt service coverage ratio): The property’s rent used for lender review divided by its full monthly housing obligation.
PITIA: Principal, interest, taxes, insurance, and association dues, which together form the denominator.
Non-QM: A loan outside the federal Qualified Mortgage box, built for borrowers and properties that standard programs don’t fit.
LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value or price.
Rent schedule: The appraiser’s opinion of market rent for the property (Form 1007 for single units, Form 1025 for two to four units).
Seasoning: How long the borrower has held the property before a cash-out refinance is allowed.
How Does Underwriting Treat a Rental, Step by Step?
Underwriting follows a fixed sequence, and each step can change the answer.
Step 1: The appraisal sets value and rent. The appraiser opines on value, which drives LTV, and on market rent, which drives coverage. Single-unit homes use the 1007 rent schedule. Two-to-four-unit properties use the 1025, which produces a rent opinion for each unit and rolls them up.
Step 2: The lender picks which rent counts. Underwriting typically uses the lower of the appraised market rent or the signed lease. An above-market lease does not lift the coverage figure. On a vacant property, the appraiser’s market rent becomes the entire numerator.
Step 3: The full payment goes in the denominator. Residential DSCR programs generally divide rent by PITIA. Taxes, insurance, and association dues all count. A high-cost market drags the ratio down even when rent looks strong.
Step 4: The ratio meets the program. Across the network, 1.00 is the standard floor. Stronger ratios open better pricing and leverage.
Step 5: Leverage, credit, and reserves tier the file. Purchases typically run 75%–80% LTV, or 20%–25% down. Select high-leverage programs reach 85% LTV with roughly a 700+ score. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA and about 9 months above $1,500,000.
Step 6: Documents confirm the file. Expect the appraisal with rent schedule, a lease if one exists, and a rent roll covering every unit on multi-unit files.
Every figure here is a typical range from select wholesale-network guidelines. Each file is underwritten individually, and none of it is a commitment to lend.
Why Do the Formulas Differ Between Sources?
Because commercial and residential versions treat expenses differently. Commercial texts define the ratio as net operating income divided by total debt service, with loan payments excluded from NOI. Residential DSCR programs generally use gross rent against PITIA instead.
Expense treatment is not a small detail. PropertyMetrics shows that adding reserves and a management fee to an example pushed its ratio down enough to reduce the supportable loan amount. The lesson for a borrower is simple. Ask which definition a program uses before comparing quotes, because the same property can score differently.
Lenders also use the ratio to size the maximum loan on a purchase or refinance. So a weak ratio does not always mean a decline. It can mean a smaller loan.
What Structures and Variations Exist?
The spine is the 30-year fixed. Around it, the network offers several variations:
| Structure | Availability |
|---|---|
| 30-year fixed | Standard across the network |
| 40-year and interest-only periods | Select lenders |
| ARM structures | Available for investors who want them |
| Coverage below 1.00 | Select lenders, leverage and terms adjusted |
| No-ratio | Select lenders, generally for owners of a primary residence |
Loan sizes run roughly up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures. Cash-out refinances top out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
Two clarifications save borrowers frustration. First, a larger down payment lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Second, clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.
Where Does the General Rule Break in a Market Like Boone?
Boone illustrates three edge cases where the standard playbook bends.
High price, modest rent. Boone’s home values run high relative to typical revenue. Rabbu’s Boone market page describes a below-average revenue-to-price ratio for that reason. That price-to-rent gap is exactly what pushes a ratio under 1.00. Sub-1.00 programs are available through select lenders in the network, with leverage and terms adjusted. The question worth asking first is whether the appreciation story justifies the thinner coverage, or whether the submarket is the problem.
Short-term rentals. The standard rent schedule was built for monthly leases. Short-term rental files generally rely on trailing platform income, and the method varies by program. Across the network, STR purchases run to 75% LTV, refinances around 70%, and cash-out 70%. Expect a 640+ score and about 12 months of hosting history. Coverage floors are 1.00 on purchases and 1.00 on refinances.
Legality comes first. Rabbu’s Boone page also flags that HOA covenants in some developments may limit or prohibit short-term rentals.
Property types outside the programs. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs. In a mountain market where cabins are common, check construction type before falling in love with a listing.
Who Should Skip DSCR and Who Should Use It?
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.
For a self-employed investor, or someone with several financed properties, this path often fits better. Qualification rests on the property’s income rather than traditional personal-income documentation, though credit, reserves, and liquidity still matter. Lendmire’s guide to self-employed mortgage lending covers the related borrower side in more depth.
The flip point runs the other way. A W-2 borrower with one rental, strong income, and a home that appraises well may find a conventional loan carries a lower cost. Sorting that out is the broker’s job, and the honest answer sometimes isn’t DSCR.
One more decision point: prepayment terms. Most DSCR loans carry a step-down prepayment penalty, unlike owner-occupied consumer loans. If the plan is a quick refinance, such as a BRRRR strategy, match the term to the hold period. State rules may also limit penalties on some business-purpose loans.
In practice, a broker at this level tests three variables together: appraised rent, full PITIA, and the leverage tier the credit profile allows. If one fails, another can sometimes compensate. A lower LTV can lift coverage. A stronger score can widen the menu. Across the network, one lender’s overlay is often another’s opening.
Frequently Asked Questions
Do DSCR loans use my personal income?
No. Credit score, reserves, and liquidity are still reviewed.
Will a higher lease get me a bigger loan?
Not on its own. A lease above market does not raise the coverage figure.
Can I use Airbnb income to qualify in Boone?
Sometimes, depending on the program. Most short-term rental programs want about 12 months of hosting history, and the method for counting that income varies by program.
How much do I need down on a rental purchase?
Most files land at 20%–25% down, or 75%–80% LTV. Reserves and credit tiers apply either way.
Are DSCR loans the same as agency loans?
No. They sit outside agency eligibility. Fannie Mae and Freddie Mac forms appear only because appraisers use those rent-schedule formats.
