The Quick Read: It depends on the equity left in one property, because a line is sized as value times the allowed combined loan-to-value, minus every lien already on that property, and on an investment property that ceiling is 70% with a $500,000 maximum line, so three doors never add up to one big pool of equity. Bank statements change how your income is proven. They do not raise the ceiling. Each property gets its own line, and your debt-to-income ratio is shared across all of them.
- The formula is property value × 70% combined loan-to-value (CLTV) on an investment property, minus the first mortgage and any other liens.
- An investment line runs from $25,000 to $500,000, and the credit floor is 700.
- A triplex is one property and one line. Three separate houses can carry up to three lines, each sized to its own equity.
- Title must sit in your name or a revocable living trust.
- Better credit above 700 and more months of statements do not increase the amount.
What Is the Formula for the Maximum Line?
The maximum line is value × the allowed CLTV − existing liens, then trimmed by the dollar cap and your own qualification. CLTV is the combined loan-to-value ratio. It adds the first mortgage and the full new credit limit, then divides by the property’s value.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Generally, a HELOC is a lien on one specific property. Bankrate’s HELOC glossary notes that most lenders cap HELOC CLTV at 80% to 90%. That is a market-wide figure built mostly around primary homes. Across the wholesale network Lendmire works with, an investment-property line tops out at 70% CLTV, and nothing sits above that tier. The higher ceilings belong to primary residences and second homes. The 90% tier exists only at a 720-or-better credit profile.
Two limits then trim the answer:
1. The dollar cap. An investment line is $25,000 at the low end and $500,000 at the top.
2. Your qualification. Credit, debt-to-income, and the property itself all have to clear lender guidelines.
Whichever limit is tightest sets your number. For most triplex owners, that is the equity cushion, not the dollar cap.
Do Bank Statements Change How Much You Can Borrow?
No. Bank statements change how a lender confirms you can repay. They never change the CLTV ceiling.
This route is built for landlords whose tax returns show little profit after depreciation and write-offs. The lender reviews a stretch of personal or business bank statements, totals the eligible deposits, and removes transfers and other credits that are not income. Business accounts also get an expense factor, which means only part of the deposits counts as usable income. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Large or irregular deposits usually draw a request for an explanation.
Here is what bank statements do not do:
- They do not lift the 70% CLTV ceiling.
- They do not waive the credit review, the property review, or the source-of-deposit questions.
- They do not turn rent into a larger line. This is a borrower-based product, so your whole financial picture is tested.
On this network, business accounts need a 680 score for the deposit analysis. Investment lines already floor at 700. So on an investment line, bank-statement income is never the binding constraint. Your equity and your debt load are.
One Triplex or Three Houses? The Answer Changes
“Three doors” can mean a three-unit building or three separate rentals. A triplex is one property and gets one line. Three houses are three properties, and each line is sized only against the house that secures it. Equity in one house cannot be borrowed against another.
A triplex. A 2-4 unit building is an eligible property type. The value, the first mortgage, and the 70% ceiling all apply to the whole building. Think of one calculation with one answer.
Three separate houses. You can place up to three lines, one per property. That is also the cap on lines for any single borrower. A free-and-clear house leaves the most room under the ceiling. A house you bought recently with a large mortgage may leave none. Your income and debt are tested once across everything you own, so a thin house drags the whole picture.
Combined exposure has its own ceiling. Lendmire places these files with two wholesale programs, and they differ here. A higher-leverage program caps a borrower’s combined lines at $2,000,000. A longer-runway program, which pairs a longer interest-only draw with a longer repayment period, caps combined lines at $750,000. Investors with more than 15 financed properties are not eligible. Three doors sits well below that count, but the exposure cap matters if you add lines on other properties.
I’ll be direct about one gap. No source describes sizing a HELOC across a three-property portfolio as a single pool, because it does not work that way. Treat each house as its own file that happens to share your credit and your debt-to-income ratio.
Worked Example: Three Mortgage Balances on a Triplex
The three cases below use percentages of value instead of dollars, so you can apply them to your own building. The example assumes a 70% CLTV ceiling and no other liens.
| Existing first mortgage | Room under 70% CLTV | What usually limits you |
|---|---|---|
| 30% of value | 40% of value | The $500,000 cap on higher-value buildings |
| 50% of value | 20% of value | The equity cushion itself |
| 65% of value | 5% of value | Room may fall below the $25,000 minimum |
In the first row, a modest mortgage leaves wide room. On a higher-value triplex, the $500,000 cap would bind before the equity does. The second row is a common middle case, where the equity cushion decides the size. In the third row, almost nothing is left, and the room may not reach the minimum line at all.
This is also where a second mortgage already on the property matters. Every lien counts against the 70% ceiling, not only the first.
What Else Counts Against You? (The Debt-to-Income Catch)
Debt-to-income, or DTI, compares your monthly debts to your income. The maximum on this product is 50%, and a ratio above 45% requires a 680 minimum score. Investment lines already floor at 700, so that second step rarely changes anything.
The catch is how the line is counted. The lender reviews your file on the interest-only payment calculated on the maximum draw. That means the full credit limit weighs on your ratio, whether you draw it or not. Three lines count three times.
A few other mechanics shape the size and shape of the loan:
- Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Experian notes that draw periods commonly run 5 to 10 years across the market, followed by repayment. When the draw ends, the payment steps up. Plan for that before you draw.
- Initial draw. At least 75% of the line is drawn at closing. This is not a pure revolving line you leave untouched. The pricing floats and never converts to a fixed structure.
- Later draws. After closing, the minimum subsequent draw is generally $1,000 on the program that states it.
- Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, the file sits in the automated-valuation lane. It commonly closes without a traditional appraisal. You can request a full appraisal, and a higher CLTV can require a second valuation. When an appraisal is ordered on a 2-4 unit building, it uses the 1025 form, and the 1007 is the rent schedule.
- Credit. The floor on an investment line is 700, and 720 reaches the same 70% CLTV, so a higher score buys eligibility rather than leverage. The score model reads a single bureau, keyed to the primary wage earner. The report cannot be more than 90 days old at closing, and there are no rescores.
- Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure is seasoned for 7 years and a deed-in-lieu, pre-foreclosure, or short sale for 4.
Title: Where Many Three-Door Landlords Get Stuck
Title is the sharpest structural difference between a HELOC and a DSCR loan. The property must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
If one of your three doors is already deeded to an LLC, you have two paths. You can change the vesting into your own name or a revocable trust, which has its own costs and lender-consent questions. Or you can skip the HELOC and take a DSCR cash-out refinance, which can be made to an LLC, subject to lender program eligibility.
Also check the property type. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. Single-family homes, 2-4 unit buildings, townhomes, PUDs, and condos, including non-warrantable condos, are.
One more reality check on availability. Lendmire brokers these lines in 16 full-service states, which is narrower than its 41-market DSCR footprint spanning 40 states plus Washington, D.C. Investment-property lines are also a narrow product across the market, and many lenders do not offer them at all.
How Does a Statement HELOC Compare With a DSCR Cash-Out?
A statement HELOC qualifies you as a borrower. A DSCR cash-out qualifies the property. The right one depends on your title, your credit, and the equity in each door.
DSCR stands for debt service coverage ratio. It divides a property’s monthly rent by its monthly payment, which includes principal, interest, taxes, insurance, and any HOA dues. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide walks through the full mechanics.
| Factor | Statement HELOC (investment) | DSCR cash-out | Line on your home |
|---|---|---|---|
| Reviewed on | Your deposits and credit | Rent versus payment | Your income and credit |
| Leverage cap | 70% CLTV | Around 75% LTV, standard rentals | 90% CLTV only at 720+ |
| Title | Individual or revocable trust | LLC allowed (program terms) | Individual or revocable trust |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs | Up to $750,000 |
| Structure | Draw, then repay, floating | Term loan, 30-year fixed spine | Draw, then repay, floating |
A few notes on the DSCR column. Cash-out on a standard rental tops out around 75% LTV across most of the network. About 6 months of seasoning is the common expectation. The 1.00 coverage level is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better pricing and leverage. Reserves commonly run around 6 months of PITIA, and they vary by lender, leverage, and loan size.
One caution on reading the DSCR number. Clearing 1.00 does not mean the property produces positive cash flow. The ratio compares rent to the payment only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
When a Statement HELOC Makes Sense (and When It Doesn’t)
A statement HELOC tends to fit when a few things line up:
- The property is in your name or a revocable trust.
- Your credit sits at 700 or higher.
- You have a first mortgage well under 70% of value on that door.
- You want flexible money for a down payment or rehab, and you can handle the payment step-up when the draw ends.
It fits poorly when:
- The property sits in an LLC and you do not want to move it.
- Your personal DTI is already stretched by mortgages on the other two doors.
- You need more than 70% of value, because that ceiling does not move.
- You want to leave the line untouched, since 75% of it comes out at closing.
Honestly, this is a close call for many landlords with three doors. The HELOC is simpler when the title is clean and the mortgage is small. The DSCR cash-out usually wins when the doors sit in LLCs or your personal debt load is heavy. The strongest files clear both tests: enough equity and enough rental coverage.
The right program for your situation depends on your property type, credit profile, leverage need, and documentation. Lendmire is a broker that shops select wholesale partners and matches the scenario to the program.
Business Purpose: A Short Note
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z text exempts credit extended primarily for a business purpose from its consumer-credit rules. How a specific line is classified is a lender call, so treat this as context rather than a conclusion.
Key Terms Defined
HELOC: A home equity line of credit, which is a revolving credit line secured by a lien on one property.
CLTV: Combined loan-to-value, meaning all liens on the property, including the new line’s full limit, divided by its value.
Draw period: The stretch when you can borrow and pay interest only, before repayment begins.
Vesting: How title to the property is held, whether in your name, a trust, or an entity.
Expense factor: The percentage of business-account deposits a lender subtracts as business costs before counting the rest as income.
DSCR: A property’s rent divided by its monthly payment, used to judge whether the rent covers the debt.
Pre-Application Checklist
Gather these before you ask for a quote:
1. The current value estimate for each door, and the full payoff on every lien. 2. Title documents showing exactly who owns each property. 3. A stretch of personal or business bank statements, plus explanations for any large deposits. 4. A credit report you expect to show 700 or better. 5. A list of all your monthly debts, including the mortgages on the other doors. 6. A clear purpose for the money, whether down payment, rehab, or reserves.
Then run the formula: value × 70%, minus liens, checked against the $25,000 minimum line and the $500,000 cap.
Frequently Asked Questions
Can I get a bank statement HELOC on a triplex?
Yes, a 2-4 unit building is an eligible property type. The line is sized against the whole building’s value and every lien on it. You also need title in your name or a revocable trust, and a credit profile of 700 or higher on an investment property. All of this is subject to lender guidelines and full file review.
Will more bank statements or higher rents let me borrow more?
No. The CLTV ceiling and the dollar cap set the size, and income documentation only decides whether you qualify. Credit above 700 does not raise the ceiling either, because 700 and 720 both reach 70% CLTV on an investment line.
Can one line cover all three of my houses?
No. Each line is secured by one property and sized against that property’s equity. Three houses can carry up to three lines, and your DTI is shared across them. Combined exposure is capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.
What if my rentals are held in an LLC?
An LLC cannot hold title on this product. You can move the property into your own name or a revocable trust, or you can use a DSCR cash-out refinance instead. A DSCR loan to an LLC is subject to lender program eligibility.
Does an undrawn line still affect my debt-to-income ratio?
Yes. The full limit weighs on your ratio from day one, even if you never use it.
Next Step
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. For three-door landlords, that comparison often includes a DSCR cash-out alongside the line, so the equity and the rent are both tested before you commit to either path.
