How Much Can You Borrow on a Bank Statement HELOC for a Vacation and Home Repairs?

How Much Can You Borrow on a Bank Statement HELOC for a Vacation and Home Repairs?

The Quick Read: It depends on the home, your credit, and your equity, not on what the money is for. A trip and a new roof draw from the same line, and the lender sizes it from combined loan-to-value (CLTV) and the occupancy of the property. Across our wholesale network, lines run from $25,000 up to $750,000, but only primary residences can go above $500,000, and those larger lines cap at 75% CLTV.

  • On a primary residence, the ceiling reaches 90% CLTV only at a 720-or-better credit profile, and only up to $500,000.
  • On a second home, the same 90% ceiling exists at 720+, with a maximum line of $500,000.
  • On an investment property, the ceiling is 70% CLTV, with a $500,000 maximum and a 700 minimum credit profile.
  • Bank statements prove income. They do not raise the equity ceiling.
  • The purpose of the draw changes your risk and your taxes, not your borrowing limit.

Programs change and every file is reviewed individually, subject to lender guidelines. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Limit Actually Calculated?

The limit is your home’s value times the lender’s CLTV ceiling, minus what you already owe against the home. That is the whole formula. Experian lays out the same arithmetic for equity lines in general, and its CLTV explainer defines CLTV as the first mortgage plus the new line, divided by home value.

Picture a home worth $600,000 with a first mortgage that covers a modest slice of it. At a 75% CLTV ceiling, total debt can reach $450,000. Whatever the first mortgage leaves unused is the room for the line, up to the program maximum. Those are modeled inputs, not a quote. Your own file will differ.

Two details trip people up. First, the ceiling applies to value, not to your equity. Borrowing “100% of your equity” is not a thing. Second, the full approved line counts against you in underwriting, not just the part you draw. At least 75% of the line is also drawn at closing, so the line you open is mostly a line you borrow.

Value comes from a valuation product. On lines at or below $500,000, the network ordinarily runs an automated valuation with no traditional appraisal, though a higher CLTV may call for a second look. Any line above $500,000 requires a full appraisal. You can also ask for one on a smaller line.

What Makes It a “Bank Statement” HELOC?

It is a home equity line where income is documented from deposits rather than from tax returns. The lender reviews your statements, totals the qualified deposits, and divides by the number of months reviewed. That figure becomes your qualifying income. It is reviewed on documented income under the applicable program, subject to lender guidelines.

This is common for self-employed borrowers, whose tax returns often show less income after write-offs. Income is only one gate. The lender still checks:

  • Credit. The program floor is 600, though second homes start at 640 and investment properties at 700. The score is a single-bureau score keyed to the primary wage earner. Reports can be no more than 90 days old at closing.
  • Debt-to-income (DTI). The maximum is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680. Qualifying uses the interest-only payment on the maximum draw.
  • Equity and occupancy. These set the ceiling, as covered above.

Do bank statements make the line bigger? No. They get you through the income door. The equity math is the same either way.

How Do You Split One Line Between a Trip and Repairs?

Treat it as one budget with two buckets, and fund the repairs first. Here is the logic.

Say your file supports a line well above what you need. You want a major repair and a trip. Because at least 75% of the line is drawn at closing on both of our wholesale programs, you cannot simply open a big line and leave it untouched. Size the line to your real need, not to the maximum.

A few practical rules:

1. Pick the line to fit the project. A larger line means a larger required initial draw, and interest starts on that draw right away.

2. Put repairs ahead of the trip. Repairs can protect value. The trip is a one-time expense with no collateral benefit.

3. Keep a cushion. After the initial draw, subsequent draws start at a $1,000 minimum on the longer-runway program (Texas is $4,000). Lines can be reduced or frozen if values fall, per the CFPB’s HELOC booklet, so do not count on future draws for urgent repairs.

4. Do not stack the trip on top of a tight budget. Your home is the collateral. A default can cost you the home.

The longer-runway program is one of two wholesale structures in our network. It carries a 5-year interest-only draw followed by a 25-year repayment. The other is a higher-leverage program with a 3-year draw and 17-year repayment on primary residences and second homes. Pricing on both floats and never converts to fixed. Tennessee shortens the repayment periods on both.

How Does the Occupancy of the Property Change the Ceiling?

Occupancy is the first thing that moves the number. Here is how the network’s ceilings look by property use.

Property use Top CLTV Credit needed for top tier Max line
Primary residence 90% 720+ $750,000 (90% tier to $500,000)
Second home 90% 720+ $500,000
Investment property 70% 700+ $500,000

A few details sit behind the table:

  • Primary residence. A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
  • Second home. The minimum credit profile is 640, and the 90% ceiling exists only at 720+.
  • Investment property. The minimum is 700, and the ceiling stays at 70% regardless of tier. Investment lines run the 5-year draw and 25-year repayment structure only.
  • Texas primary residences are homesteads and cap at 80% combined loan-to-value.

For perspective, market surveys report that typical HELOCs reach about 85% of value, per Experian. That is a market-wide statistic. On our network, an investment property tops out at 70% CLTV, and 85% on a primary residence requires at least a 660 to 700 profile depending on the tier.

How Does Credit Change What You Can Borrow?

Credit moves the ceiling in steps. On a primary residence, a 720+ profile reaches 90% CLTV up to $500,000, while a 700+ profile reaches 85% up to $500,000. Profiles at 680 and 660 also reach 85% up to $500,000. At 640 the ceiling is 80%, at 620 it is 70% up to $400,000, and at 600 it is 60% up to $400,000.

Second homes step down more sharply. A 660 profile reaches 80%, and 640 reaches 75%. Anything under 640 is not offered on a second home.

Credit history matters beyond the score. On the longer-runway program, you need two tradelines seasoned 12 months or one seasoned 24, with housing history applied across all your financed properties. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family history splits by program: one seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines the history entirely.

What If the Home Is an Investment Property?

This is where expectations meet reality. Equity lines on rentals are scarce in the broader market, and our network’s ceiling is 70% CLTV with a $500,000 maximum line and a 700 minimum credit profile.

If the line sits against a rental and funds that rental’s repairs, the numbers deserve a hard look. A line is variable, and the payment floats. Make sure the rent can carry it, and plan for the draw period ending.

Also note a structural difference from a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC is reviewed on your documented personal or business income. Title must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

For that second path, Lendmire’s complete DSCR loans guide explains how cash-out refinancing on a rental works. Many investors weigh the two against each other. A line leaves your first mortgage in place. A cash-out replaces it.

What Do Payments Look Like Over Time?

Payments come in two phases, and the second one is the surprise. During the draw period, you pay interest only on what you have drawn. When the draw ends, the balance fully amortizes over the repayment period. That means a payment step-up at the transition, even if you have not borrowed another dollar.

Structure Interest-only draw Repayment
Higher-leverage program 3 years 17 years
Longer-runway program 5 years 25 years

Lenders review your file on the interest-only payment calculated on the maximum draw. That is a lower bar than the amortizing payment you will eventually carry. Plan for the larger one.

What Should You Prepare?

Gather these before you apply:

  • Twelve or twenty-four months of business or personal bank statements, depending on the program.
  • A current credit report check and a clear picture of your tradelines.
  • A mortgage statement for the first lien and a recent homeowners policy.
  • Proof of title. It must be in your name or a revocable trust.
  • A budget split showing repairs and any other use of funds.

Also confirm the property is eligible. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) work. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible. You are limited to three lines in total, and borrowers with more than 15 financed properties are not eligible. These lines are available in Lendmire’s 16 full-service states only.

Key Terms Defined

  • CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the home’s value.
  • Draw period: the stretch when you can borrow from the line and pay interest only.
  • Repayment period: the fixed span after the draw when you pay down principal and interest.
  • Bank statement income: qualifying income built from the deposits on your statements, averaged over the months reviewed.
  • Line cap: the program’s maximum line size, no matter how much equity you hold.

Frequently Asked Questions

Can I use a bank statement HELOC for a vacation?

Generally yes, because the lender sizes the line from equity and credit, not from how you plan to spend it. The tradeoff is on your side. A trip adds no value to the home, uses equity you may want later, and the home stays at risk if you cannot repay.

Is the interest deductible if I spend on repairs?

Possibly, in part. Interest is deductible only when the funds buy, build, or substantially improve the home securing the loan, per IRS Publication 936. Routine repairs may not count, and any vacation portion does not. Tax treatment varies; consult a qualified professional.

Do I have to draw the whole line?

No, but at least 75% is drawn at closing on both of our wholesale programs. Interest accrues on that draw from the start. This is why you should size the line to your actual need rather than the maximum.

What happens if my home’s value drops?

A lender may reduce or freeze a line if the home’s value declines, per the CFPB’s HELOC booklet. That is a real risk if your repair plan relies on future draws. Fund urgent work from the initial draw.

Can I do this on a rental I own?

Sometimes. On an investment property, the network’s ceiling is 70% CLTV with a $500,000 maximum line and a 700 minimum profile, and you must hold title personally or in a revocable trust. If the property sits in an LLC, a DSCR cash-out is the usual alternative.
