How Much Can You Borrow on a Bank Statement HELOC for a Warren MI Landlord With a Duplex?

How Much Can You Borrow on a Bank Statement HELOC for a Warren MI Landlord With a Duplex?

The Quick Read: On a duplex you do not live in, the line is usually capped at 70% combined loan-to-value (CLTV) of the building’s value, minus every lien already on it, and no more than $500,000. Bank statements only document your income, so they do not raise that ceiling.

  • Investment-property ceiling on this network: 70% CLTV, with a $500,000 maximum line.
  • Minimum credit profile for an investment line: 700.
  • If you live in one unit, the occupancy tier changes, and so does the ceiling.
  • The duplex must be titled in your name or a revocable living trust, not an LLC.
  • Michigan lines start at $10,000, and lines at or below $500,000 usually run on an automated valuation.

The sections below show how the arithmetic works, what changes by occupancy, and when a different product fits better.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Line Size Calculated on a Duplex?

The line equals the smallest of three limits: equity room, the program’s dollar cap, and what your income and debt test supports. Equity room is the building’s value times the CLTV ceiling, minus the first mortgage and any other lien. A duplex is valued as one property, so the whole building sets the number, not each unit.

The federal consumer-finance regulator’s HELOC booklet describes the standard method. A lender takes a percentage of the home’s value and subtracts what you still owe. On this network that percentage is set by occupancy and credit, so use the figures below rather than any example percentage from a consumer guide.

Here is the formula with the value expressed as 100 and no dollar amounts:

  • Maximum total liens = value × 70% on an investment property.
  • Available line = maximum total liens − first mortgage balance.
  • Then apply the $500,000 cap, and then the income and debt test.

Run it on three duplexes of equal value.

First mortgage as % of value Room under 70% CLTV Result
40% 30% of value Large line, limited by the cap and DTI
60% 10% of value Modest line
70% or more None No room to add a second lien

Equity binds first on almost every duplex. The $500,000 cap only matters when 30% or so of the building’s value exceeds it, which takes a much larger property than most two-unit buildings.

Does a Bank Statement Raise the Borrowing Limit?

No. Bank statements change how your income is documented, not how much equity the property can support. The CLTV ceiling and the line cap stay the same whether you document with tax returns or with 12 to 24 months of deposits.

For a self-employed landlord the statements still matter. Deposits from a business account are converted to qualifying income, and an expense factor can reduce what counts. Transfers between your own accounts, loan proceeds, and one-time deposits are usually stripped out. Business accounts need at least a 680 score for the deposit analysis. Investment lines already require 700, so the statements are rarely the limiting factor on a duplex line.

Rent from the duplex does not qualify you on a line. Leases and rent evidence are supporting documents. On a DSCR loan the roles reverse: rent against the full monthly payment is the qualifier.

What Credit Profile and Debt Ratio Does the Line Need?

An investment-property line requires a 700 credit profile. Because 720 and 700 both reach the same 70% CLTV on investment property, a higher score above 700 does not buy more leverage here. It only helps with eligibility.

The debt-to-income ratio (DTI) tops out at 50%. It runs at 45% for scores from 600 to 679, and anything above 45% needs at least a 680. Those lower tiers apply to owner-occupied lines, because investment lines already floor at 700.

The test is run on the interest-only payment at the maximum draw. That detail changes how you size the line. A larger limit raises the payment used in the test even if you plan to borrow less. At least 75% of the line is drawn at closing, so the line is not a dormant reserve. Ask for the amount you intend to use.

How Does Occupancy Change the Answer?

Occupancy decides the ceiling. A duplex you rent out entirely is an investment property at 70% CLTV. If you live in one unit, the line can be reviewed in the primary-residence tier, where the ceiling reaches 90% CLTV only at a 720 or better credit profile.

Situation Occupancy tier Ceiling
Both units rented to tenants Investment 70% CLTV, $500,000 max line
You live in one unit, rent the other Primary residence Up to 90% CLTV, and only at 720 or better
You live in one unit, score under 720 Primary residence Below the 90% tier
One unit vacant, owned as a rental Investment 70% CLTV

Two cautions apply. A primary-residence line above $500,000 needs a 700 or better profile, or 720 on the longer-runway program, caps at 75% CLTV, and requires a full appraisal. The occupancy classification is also confirmed against the file, so do not count on the higher tier until a lender has reviewed it.

The two wholesale programs behind these lines differ. The higher-leverage program and the longer-runway program set different credit, tradeline, and exposure terms, so each figure applies only inside its own program. Lendmire is a broker, so it matches the file to whichever program fits.

What Does the Structure Look Like After Closing?

An investment line runs a 5-year interest-only draw, followed by a 25-year fully amortizing repayment. Pricing floats during both periods and never converts to a fixed term. Primary-residence lines also offer a 3-year draw with a 17-year repayment, but that option is not available on an investment duplex.

The CFPB explains that a HELOC is open-end credit, that payments are often much higher once repayment begins, and that missing payments can put the pledged property at risk. For a landlord, the pledged property is the duplex. Plan for the repayment period before you draw, not when it starts.

A line can sit in first or second lien position, so a low-balance first mortgage can stay in place. The borrower can hold up to three lines, subject to combined exposure limits, and a borrower with more than 15 financed properties is not eligible.

Which Titles and Properties Qualify?

The duplex must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. This is the biggest structural difference from a DSCR loan, and it catches many landlords who deeded their duplex into an LLC.

Title holder Eligible for the line? Common fix
Individual Yes None needed
Revocable living trust Yes None needed
LLC or corporation No Change vesting, or use a DSCR cash-out
Irrevocable or land trust No Change vesting, or use a DSCR cash-out

Property-wise, two- to four-unit buildings are eligible, along with single-family homes, townhomes, PUDs, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not eligible.

Valuation is usually light. A line at or below $500,000 normally runs on an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can always ask for a full appraisal.

What Do Market Surveys Say About Investment-Property Lines?

NerdWallet reports that fewer lenders offer lines on investment property and that borrowers can draw less than on a primary home. It also cites a market-wide maximum of 80% at some lenders, with many setting thresholds below 70%. Those are market statistics, not this network’s terms. On this network, an investment line tops out at 70% CLTV and $500,000.

That scarcity is the reason to use a broker. One lender’s guidelines might rule out a duplex. A wholesale network gives access to several sets of guidelines, and the match depends on credit profile, occupancy, equity, and title.

When Is a DSCR Cash-Out the Better Tool?

A DSCR cash-out refinance fits when the duplex sits in an LLC, when you need more than the line cap, or when your personal income is hard to document.

Factor Bank statement HELOC DSCR cash-out refinance
What is underwritten Borrower income and debt Property rent against the payment
Leverage on investment property Up to 70% CLTV Around 75% LTV on most cash-outs
Size $10,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC can hold title, subject to program eligibility
First mortgage Can stay in place Replaced by the new loan

DSCR compares rent to the full payment on principal, interest, taxes, and insurance. Many select programs start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A ratio above 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the calculation. Cash-out files commonly expect about 6 months of seasoning. For credit, the network has a 620 floor in places, most programs want around 660, and 700 or above unlocks the strongest leverage.

Key Terms Defined

CLTV: Combined loan-to-value is the total of all liens on the property divided by its value.

Draw period: This is the stretch when you can borrow from the line and pay interest only, before the amortizing repayment begins.

Vesting: The name on the deed, which determines whether a lender can accept the property as collateral.

DTI: Debt-to-income compares your monthly obligations to your qualifying income.

DSCR: Debt service coverage ratio compares a property’s rent to its full monthly payment.

What Should a Duplex Landlord Prepare?

Gather the documents before you apply, because gaps are what slow a file.

  • 12 to 24 months of personal or business bank statements from the same account.
  • The vesting deed, to confirm the title is in your name or a revocable trust.
  • The current first mortgage statement and the insurance declaration page.
  • Leases for both units if rented, as supporting evidence.
  • A written plan for the amount you will draw, since at least 75% is drawn at closing.

Michigan is among the 16 full-service states for this product. Warren’s own rental registration and inspection rules are a local matter and do not change the lending math.

Who Should Skip This Product?

Skip the line if the duplex is in an LLC and you do not want to change title. Skip it if your first mortgage is already near 70% of value, because there is no room to add a lien. Skip it if you need a fixed payment, since pricing floats for the life of the line. In each case, a DSCR cash-out or a different structure may fit better.

Frequently Asked Questions

Can I get a bank statement HELOC on a duplex I rent to tenants?

Yes, if the duplex is titled in your name or a revocable living trust and you have at least a 700 credit profile. The ceiling is 70% CLTV with a maximum line of $500,000, subject to lender guidelines and a full file review.

Does the rent from my duplex count as income?

Not as the qualifier. On a line, your bank-statement income and debt ratio qualify you, and leases are supporting documents. On a DSCR loan, the property’s rent against its payment is the qualifier.

What happens if the duplex is in an LLC?

The line is not available, because LLCs cannot hold title. You can change the vesting to yourself or a revocable trust, or use a DSCR cash-out, which can accommodate entity title depending on program guidelines.

Do I need an appraisal?

Usually not. Lines at or below $500,000 ordinarily run on an automated valuation, and an investment line cannot exceed $500,000. A higher CLTV can require a secondary valuation, and you can ask for a full appraisal.

What changes if I live in one of the units?

The occupancy tier can change, and a primary-residence line can reach 90% CLTV, but only at a 720 or better credit profile. The occupancy is confirmed during review, so plan around the 70% investment ceiling until a lender confirms the tier.
