How Much Can You Borrow on a Bank Statement HELOC for an Investment Property Owner?

How Much Can You Borrow on a Bank Statement HELOC for an Investment Property Owner?

The Quick Read: Usually no more than 70% combined loan-to-value (CLTV) on an investment property, with a line capped at $500,000, and the smallest of three limits sets your number: equity room, the program’s dollar cap, and what your income and debt ratio support. Bank statements only prove income. They do not raise the leverage ceiling, relax the credit floor, or loosen property rules.

  • These lines are arranged through select wholesale lenders, not made by Lendmire itself.
  • Credit of 700 or better is the floor. Scores above 700 buy eligibility, not extra leverage.
  • Your first mortgage counts against the limit, because the line sits on top of it or alongside it.
  • Title must be in your own name or a revocable living trust. An LLC cannot hold title.

Here is how the number gets built, where it breaks, and when a different loan makes more sense.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Borrowing Limit Calculated?

The limit is value times the CLTV ceiling, minus every lien already on the property, then trimmed by the dollar cap and your debt-to-income (DTI) ratio. DTI means your monthly debts divided by your monthly income. Whichever limit is smallest wins.

A HELOC is an open-end line you borrow against repeatedly, and equity is the property’s value minus what you owe. The CFPB’s HELOC booklet shows the standard sizing logic: take a percentage of appraised value, then subtract the mortgage balance. Its 75% figure is only an illustration. On this network, the investment-property ceiling is 70% CLTV.

Run it as a sequence:

1. Value the property. On an investment line, valuation is ordinarily automated, with no traditional appraisal. A full appraisal is required only above $500,000, and you may request one anyway.

2. Apply 70% CLTV to that value.

3. Subtract all existing liens, including the first mortgage.

4. Check the $500,000 cap. An investment line cannot exceed it. Lines above $500,000 are for primary residences only.

5. Test DTI. The maximum is 50%, and the payment is qualified on the interest-only payment calculated on the maximum draw.

Picture a rental with a modest first mortgage and plenty of equity. The 70% ceiling leaves real room, and the $500,000 cap may bind first. Now picture a rental already carrying a heavy first mortgage. Equity room runs out before any cap matters, and the answer can be little or nothing.

Do Bank Statements Increase How Much You Can Borrow?

No. Bank statements change how your income is documented, not how much leverage the program allows. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

Typically the lender totals 12 to 24 months of deposits and averages them. Business statements get an expense factor applied, and transfers between your own accounts come out. Expect to prove self-employment as well. A self-employed investor with heavy write-offs may show more usable income on deposits than on tax returns, and that can help the DTI test.

Here is the catch. On an investment line, the credit floor is already 700. Business bank-account analysis requires a 680 minimum, so statement income is never the binding constraint on this product. Equity and the 70% ceiling are.

What Does the Credit Score Change?

Credit sets eligibility, not extra leverage, on an investment line. A 720 profile and a 700 profile both reach 70% CLTV up to $500,000. Below 700, an investment line is not available.

The program’s general floor is 600, but that applies to other occupancy types, not rentals. The score model is a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Derogatory history matters too. A bankruptcy needs 4 years of seasoning from discharge or dismissal, and investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

What Else Can Stop the Line Before the Math Matters?

Title, property type, and exposure limits can end a file before the arithmetic is ever run.

  • Title. Title must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If the rental is deeded to an LLC, you need a vesting change or a different loan.
  • Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered.
  • Exposure. You can hold up to three lines, and you cannot own more than 15 financed properties. Combined exposure caps differ by program, at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.
  • Availability. These lines are written only in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint. Lendmire brokers through select wholesale partners and is never the lender.

NerdWallet notes that rental HELOCs come with a smaller lender pool and stricter requirements, and that multiple appraisals may be required at some lenders. That is the broader market. A broker that shops several wholesale lenders can match the file to the program that fits.

How Does the Line Work After Closing?

It is a standalone line in first or second lien position, with an interest-only draw followed by full amortization. Investment lines run one structure only: a 5-year draw followed by a 25-year repayment. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to fixed.

Two cautions apply. The CFPB booklet notes lenders can freeze or reduce a line if the home’s value drops materially. And the CFPB’s own HELOC explainer warns you could lose the property if you cannot repay. The line also generally comes due in full when you sell. Plan the exit before you draw.

HELOC or DSCR Cash-Out: Which Fits the Rental?

A bank statement HELOC underwrites you. A DSCR loan reviews the property’s rental income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR means debt service coverage ratio: the rent divided by the full monthly housing obligation (principal, interest, taxes, insurance, and any HOA dues).

Factor Bank Statement HELOC DSCR Cash-Out
Underwrites Your income, credit, DTI Property rent vs. payment
Investment ceiling 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC possible, per program terms
Structure Revolving line, floating Closed-end loan
Size $25,000 to $500,000 on rentals Up to $3,000,000 on standard programs

DSCR cash-out generally wants about 6 months of seasoning and a 660-ish credit score on most programs, with 700+ unlocking the strongest tiers. A 620 floor exists in parts of the network. Coverage of 1.00 is where many select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation. For the full picture, see the complete DSCR loans guide.

The LLC question often decides it. If your rental sits in an LLC, a DSCR cash-out is usually the cleaner route, subject to program terms. If you hold title personally, have a low-balance first mortgage you want to keep, and need flexible draws for rehab or down payments, the line may fit better.

Worked Examples: Which Limit Binds?

Think in three profiles, described by ratios rather than dollars.

  • Light first mortgage, strong equity. The 70% CLTV leaves wide room. The $500,000 cap or the DTI test is likely the binding limit.
  • Free and clear. The full 70% CLTV is available as equity room, so the cap and DTI again decide.
  • Heavy first mortgage. Existing liens already sit near 70% of value. Equity room is the binding limit, and no income documentation can fix it.

The strongest files clear both tests: enough equity and enough income. If you are weighing options, Lendmire’s piece Top Bank Statement HELOC Providers for an Investment Property Owner Who Can’t Show Salary explains how a broker matches the file to a program.

Key Terms Defined

  • CLTV (combined loan-to-value): all loans secured by the property, added together, divided by its value.
  • Draw period: the stretch when you can borrow and typically pay interest only.
  • Repayment period: the stretch after the draw ends, when principal and interest are both due.
  • DTI: monthly debt payments divided by monthly income.
  • Vesting: the legal name or entity under which title to the property is held.

Frequently Asked Questions

Can I get a HELOC on a rental at all?

Yes, though the pool is smaller. NerdWallet says investment-property HELOCs are possible but limited. Availability depends on the property, the vesting, and the lender’s guidelines.

What documents replace tax returns?

Typically 12 to 24 months of bank statements, proof of self-employment, a first-mortgage statement, an insurance declaration, and the vesting deed. A lease may be requested. The file is reviewed on documented income under the applicable program.

Will a higher credit score raise my limit?

Not on a rental. Both 720 and 700 reach 70% CLTV up to $500,000. Credit above 700 is not a leverage lever here.

Can I use the line if my rental is in an LLC?

Not as titled. LLCs cannot hold title on these lines. You would need a vesting change or a DSCR cash-out, subject to program terms.

Do I pay interest on the whole line?

You pay on what you draw, but at least 75% of the line is drawn at closing. Qualification runs on the interest-only payment calculated on the maximum draw, so size the line to what you will actually use.
