How Much Can You Borrow on a Bank Statement HELOC for BRRRR Investors Recycling Equity?

How Much Can You Borrow on a Bank Statement HELOC for BRRRR Investors Recycling Equity?

The Quick Read: It depends on which of three limits is smallest for your property: a 70% combined loan-to-value ceiling on an investment property, a $500,000 maximum line, and a 50% debt-to-income test run on the full line. Bank statements prove income. They do not raise any of those limits.

  • On an investment property, the line is capped at 70% CLTV and $500,000, with a $25,000 minimum.
  • Credit of 700 or better is the floor, and 720 buys no extra leverage on a rental.
  • The line must sit on a property you already own, not the BRRRR property you are buying.
  • DTI is tested on the full line, not on the amount you draw.
  • For needs above $500,000 on a rental, a DSCR cash-out refinance is the usual tool.

What Sets the Limit on an Investment-Property Line?

The smallest of three numbers sets your line on an investment property: equity room, the dollar cap, and DTI. Equity room is the 70% CLTV ceiling times the property’s value, minus every lien already recorded against it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Limit What it tests Investment-property figure
Combined loan-to-value Total liens vs. value 70% CLTV
Line size Dollar range $25,000 to $500,000
Debt-to-income Borrower’s obligations 50% maximum, tested on full line
Credit Borrower profile 700 minimum

Across the wholesale HELOC lenders Lendmire works with, investment lines are a two-tier table. A 720 score and a 700 score both reach 70% CLTV. Credit above 700 buys eligibility, not leverage, and nothing sits below 700. These are typical network guidelines, subject to lender review of each file, and not a commitment to lend.

Picture a rental worth $500,000 with a first mortgage at 66% of its value. A 70% ceiling leaves only 4% of value as line room, so the line stays small even though the property may carry substantial equity on paper.

The comparison with a primary residence matters here. Primary and second-home lines can reach 90% CLTV, but only at a 720 or better credit profile, and only up to $500,000. Lines above $500,000 are primary-residence only, capped at 75% CLTV, and require a full appraisal. None of those tiers apply to a rental. Market surveys report investment-property equity lines in a similar 70–75% band, as Helocpedia’s summary of investment HELOC requirements shows. The network figure for an investment line remains 70%.

How Does Bank Statement Income Fit In?

Bank statements change how income is documented, not how much you can borrow. A self-employed investor whose tax returns understate income can document earnings through deposits, and the borrower then is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, equity, and DTI are still reviewed on every file.

Business bank accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the deposit analysis is never the binding constraint on a rental line.

The DTI step surprises people. The 50% maximum is tested on the interest-only payment calculated on the maximum draw, not on a smaller balance you might prefer to carry. Because at least 75% of the line is drawn at closing, the payment you qualify on is close to the payment you will actually owe. Credit profiles from 600 to 679 face a 45% ceiling on primary lines, though investment files start at 700, so that tier rarely applies to a rental.

Which Property Can Secure the Line?

The line must sit on a property you already own. For a BRRRR investor, that means an existing rental or your primary residence. It cannot be placed on the property you are buying.

Collateral Eligible? Note
Existing rental you own Yes 70% CLTV, $500,000 cap
Your primary residence Yes Higher tiers, but occupancy rules apply
The BRRRR target property No Line must sit on an owned property
Property deeded to an LLC No Needs a vesting change or a DSCR cash-out

Title is the sharpest structural difference from a DSCR loan. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the line. If your rentals are LLC-owned, the line is likely off the table, and a DSCR cash-out is the path to look at, subject to program terms.

If the property already has a DSCR mortgage, count both liens against the 70% ceiling. Eligible property types include single-family, 2–4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not offered. The program is also available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Investment lines ordinarily run on automated valuation with no traditional appraisal, because the cap sits at $500,000 and full appraisals begin above that size. A higher CLTV may trigger a secondary valuation, and a borrower may request a full appraisal in any case.

Key Terms Defined

  • BRRRR: Buy, rehab, rent, refinance, repeat, a strategy that recycles the same capital across deals.
  • CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.
  • Draw period: The stretch when you can borrow from the line before repayment begins.
  • Interest-only draw: A period when payments cover only the interest on what you have borrowed.
  • DSCR: Monthly rent divided by the full monthly housing payment (principal, interest, taxes, insurance, and dues), used to qualify the next rental.

How Does the Line Work Through a Full BRRRR Cycle?

A HELOC is an open-end line of credit that lets you borrow repeatedly against home equity, with a draw period followed by a repayment period, as the CFPB explains. On an investment property, this lender network runs a 5-year interest-only draw and a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to a fixed structure, a point the CFPB’s HELOC booklet also makes about variable pricing in general.

That last detail changes the BRRRR math. Because most of the line is drawn up front, you carry interest on most of the line from day one, not only on what you deploy. Size the line for the cycle you plan to run.

A typical loop looks like this:

1. Open the line on an owned rental and draw the funds for the next down payment or rehab. 2. Buy and renovate the new property, and place a tenant. 3. After about 6 months of seasoning, run a DSCR cash-out refinance on the new property. 4. Use the proceeds to pay down the line, which frees equity for the next loop.

A DSCR cash-out typically tops out around 75% LTV on a standard-rental property. A short-term-rental property sits lower, around 70% on cash-out, with a 640 or better score and about 12 months of hosting history expected. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.

One practical note: the purchase-side lender will want the source of the HELOC funds documented. The money is borrowed, and the file should show a clean paper trail.

Your DSCR coverage also matters at the exit. DSCR compares rent to PITIA only, and a DSCR of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. A ratio above 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. Stronger coverage can open better pricing and leverage, but it does not remove caps on the loan itself. Lendmire’s complete DSCR loans guide covers how the coverage number is calculated.

Line vs. DSCR Cash-Out: Which Tool Fits?

The line fits short gaps and smaller needs, and the cash-out refinance fits recycling capital after a property has stabilized. Neither is better in the abstract, because the right choice depends on how long the money sits and how much you need.

Factor Investment HELOC DSCR cash-out
Max leverage 70% CLTV About 75% LTV (standard rental)
Max amount $500,000 Up to $3,000,000
Reviewed on Borrower: credit, DTI, deposits Property rent vs. payment
Title Individual or revocable trust LLC-eligible, per program terms
Structure Variable, interest-only draw Fixed spine, 30-year typical

The line’s advantage is flexibility. Interest accrues on drawn funds, and you can redraw as the line replenishes. If the down payment would sit idle for a year or more, a cash-out refinance often makes more sense. If the need is small and short, the line can be the cleaner tool.

What Are the Risks and Exit Failures?

The main risk is that the refinance exit slips while the line stays open. A HELOC is variable, so payment pressure can rise during a long rehab. HELOC agreements also generally let a lender freeze or reduce the line if the property’s value falls.

Equity stacking is the second risk. Every loop adds liens, and the 70% ceiling on each property tightens as balances rise. If a refinance appraises low, you may be left holding the line balance with less equity than planned.

Third, selling the collateral property usually requires paying off the line in full. If your exit strategy includes selling the collateral, plan for that payoff.

Fourth, a DSCR cash-out only pays down the line if the new property is reviewed on its own rent and the lender accepts the file. Test the coverage ratio before you draw, not after.

Common Misconceptions

Bank statements raise my limit. They do not. Deposits prove income, and the caps stay where they are.

A higher score buys more leverage on a rental. At 700 or 720, an investment line tops out at 70% CLTV.

I can borrow 90% like on my home. The 90% tier is for primary and second homes at 720 or better.

The line goes on the property I’m buying. It sits on a property you already own.

BRRRR is no money down. You still need capital for the first deal, and the refinance only recycles it.

Who This Fits, and Who Should Skip It

Investor profile Likely fit
Self-employed, personally titled rental, needs under $500,000 Strong candidate
Rentals held in LLCs DSCR cash-out is the likelier path
Credit under 700 Not eligible on a rental line
Needs more than $500,000 against a rental DSCR cash-out
Down payment may sit idle for a year or more Compare cash-out first

Frequently Asked Questions

What is the largest HELOC I can take on a rental property?

The cap is $500,000 on an investment property, and the minimum line is $25,000. In practice, the 70% CLTV ceiling often limits the line sooner, because existing liens count against it. Lines above $500,000 are available only on primary residences.

Does a bank statement HELOC let me borrow more than a standard HELOC?

No. Bank statements change how income is documented, not the leverage caps, credit floors, or property rules. The advantage is access for self-employed borrowers whose tax returns understate income.

Can I put the line on a property owned by my LLC?

No. A property already deeded to an LLC would need a vesting change, or a DSCR cash-out may fit better, subject to program terms.

Is DTI based on what I draw or on the whole line?

It is based on the whole line. The 50% maximum is tested on the interest-only payment calculated on the maximum draw, so a large undrawn line still counts against you.

What happens when I run the cash-out refinance?

The refinance proceeds pay down the line, and the available credit is restored for the next deal. Plan for about 6 months of seasoning on the new property, and expect the DSCR lender to document where the down payment funds came from.
