How Much Can You Borrow on a Bank Statement HELOC for Investment Property Rental Units?

How Much Can You Borrow on a Bank Statement HELOC for Investment Property Rental Units?

The Quick Read: Through Lendmire’s wholesale network, an investor can borrow up to 70% combined loan-to-value on an investment property, minus every lien already on it, with a maximum line of $500,000. A 700 or higher credit score is required, and lender guidelines apply. Bank statements change how your income is measured. They do not change how much equity you can use.

  • Formula: Maximum line equals property value times 70%, minus all existing liens, then capped at $500,000.
  • Credit: A 700 score is the floor, and a 720 score reaches the same 70% ceiling, so a higher score adds eligibility rather than leverage.
  • Title: The rental must be held by you personally or by a revocable living trust, not by an LLC.
  • Qualifying test: Your personal deposit-based income and debt-to-income ratio decide the file, not the rent the property earns.
  • Availability: Lendmire arranges these lines in its 16 full-service states only, which is narrower than its DSCR footprint.

How Is the Maximum Line Calculated?

The maximum line is the lesser of two numbers: 70% of the property’s value minus what you already owe on it, and $500,000. The minimum line is $25,000. Personal qualification can reduce the result further, but it cannot raise it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the sequence in plain steps:

1. Take the property’s value and multiply it by 70%. That is the most total debt the property can carry. 2. Subtract every existing lien. That usually means the first mortgage, and any other loan secured by the property. 3. Compare the result with the $500,000 cap. Whichever number is lower is the ceiling. 4. Test the result against your income and debt ratio. Personal qualification may trim it further.

One detail surprises many investors. The lender counts the full credit limit in the combined loan-to-value test whether or not you draw it. An undrawn line still uses up leverage on that property.

On a rental with a sizable first mortgage, the 70% math binds first. On a high-value rental with little debt, the $500,000 cap binds first.

What Do Three Worked Examples Look Like?

The three examples below are illustrative modeled assumptions, not market data or a quote. They show which limit binds in each case.

Scenario Value Existing liens 70% CLTV room Result
Free and clear $400,000 — $280,000 $280,000 line
Leveraged rental $400,000 $220,000 $60,000 $60,000 line
High-value, low debt $1,200,000 $300,000 $540,000 $500,000 cap binds

The second row shows how fast a first mortgage eats the room. A rental worth $400,000 with a $220,000 first mortgage leaves only $60,000 of line, even though the owner may hold plenty of paper equity. The third row shows the opposite. The percentage math would allow $540,000, but the dollar cap stops it at $500,000.

Investors who want more than $500,000 against a single rental should look at a different product. A DSCR cash-out refinance is the usual alternative, and it is covered below.

What Moves the Number and What Doesn’t?

Property value, existing liens and the $500,000 cap move the number. Credit above 700, rental income and the documentation method do not. The table separates the factors that raise or lower the line from the ones that only affect eligibility.

Factor Changes the amount? What it actually does
Property value Yes Sets the 70% ceiling
Existing liens Yes Subtracted from that ceiling
$500,000 cap Yes Limits large, low-debt properties
Credit above 700 No 700 and 720 reach the same 70%
Rent collected No The line underwrites you, not the lease
Bank statements No Changes income measurement only
Debt-to-income Can reduce it May shrink the line, never enlarge it

The credit row deserves a second look. Many borrowers assume a stronger score unlocks more leverage. On an investment property, 700 is a hard floor with no tier beneath it, and 720 reaches the same 70% ceiling.

For contrast, primary-residence lines can reach 90% combined loan-to-value, but only at 720 or better. That ceiling never applies to a rental. When occupancy is the rental, 70% is the number.

How Do Bank Statements Fit In?

Bank statements are an income method. They translate your deposits into qualifying income when tax returns understate what the business actually earns. They sit entirely on the income side of the file. The equity side is untouched.

For self-employed landlords, the appeal is clear. Write-offs and depreciation can shrink taxable income while deposits stay strong. A bank statement program looks at the deposits instead of the net line on a return.

The mechanics follow a pattern across the programs in the network:

  • Statement period: Lenders typically review 12 to 24 months of statements, depending on the program.
  • Screening: Transfers and other non-income deposits are removed from the total.
  • Expense factor: An expense factor is applied to business-account deposits, then the total is averaged. The factor varies by lender and program, so confirm it before you plan around it.
  • Supporting items: Expect to show about two years of self-employment history and a year-to-date profit and loss statement.

“Bank statement” does not mean no documentation. The lender still reviews credit, title, equity and the property. The file is reviewed around documented income under the applicable program, subject to lender guidelines.

Deposit-derived income is then tested against your debts. The maximum debt-to-income ratio is 50%, with tighter limits for credit profiles below 680. The test uses the interest-only payment calculated on the maximum draw, so a large undrawn line still weighs on the ratio.

NerdWallet’s explainer on HELOCs for investment properties notes that these lines are stricter than home-equity lines on a primary residence. It also reports market-wide maximums that reach as high as 80%. The network’s investment-property ceiling is lower, at 70% combined loan-to-value.

Which Rental Units and Which Title Qualify?

Single-family homes, 2-4 unit buildings, townhomes, PUDs and condominiums, including non-warrantable condos, are eligible. The title must sit with you individually or in a revocable living trust. Rental income does not qualify the line, so unit count affects eligibility, not the amount.

That means a fourplex does not borrow more than a duplex of the same value and debt. The value, the liens, the cap and your personal qualification set the number.

Several property types are not offered on these lines: manufactured homes, co-ops, condotels, log homes, commercial properties, mixed-use properties and agricultural zoning.

Title is where many portfolio investors hit a wall. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. This is the sharpest structural difference from a DSCR loan, which can be made to LLC-titled borrowers, subject to program terms. A rental already deeded to an LLC needs a vesting change before a line is possible. Otherwise a DSCR cash-out is the practical route.

Some structural limits apply to larger portfolios:

  • Line count: A borrower can hold up to three lines.
  • Portfolio size: A borrower with more than 15 financed properties is not eligible.
  • Listed properties: A property listed for sale, or listed within the past 60 days, is ineligible in several states, including Texas and Washington.
  • Property already encumbered: Because the line can sit in first or second position, a first mortgage does not block it, but it does shrink the room.

Valuation is usually automated. Because an investment line caps at $500,000, the file ordinarily runs on an automated valuation with no traditional appraisal. You can still request a full appraisal. Larger lines above $500,000 exist only on primary residences and require one.

Key Terms Defined

HELOC: A home equity line of credit, which lets you borrow against equity up to a limit, repay, and borrow again during a draw period.

Combined loan-to-value (CLTV): All the debt secured by the property, including the new line at its full limit, divided by the property’s value.

Bank statement income: Qualifying income built from average business deposits over a set number of months, after non-income deposits are removed and an expense factor is applied.

Vesting: The legal form in which title is held, such as an individual or a revocable living trust. It decides whether a property is eligible for this product.

DSCR: The debt service coverage ratio, which compares a rental’s income with its monthly obligation (principal, interest, taxes, insurance and any HOA dues). It drives DSCR loans but does not drive a HELOC.

What Happens When the Numbers Don’t Fit?

A bank statement HELOC fits when you own the rental personally, have a 700 or higher score, and need a moderate amount. Switch to a DSCR cash-out when the property sits in an LLC, when the need exceeds the cap, or when personal income can’t carry the debt-to-income test.

A DSCR cash-out refinance reads the property’s rent against its payment. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, cash-out tops out at about 75% LTV on standard rentals, and about six months of seasoning is the common expectation. Short-term-rental collateral is more conservative, with cash-out at 70%.

Lendmire’s DSCR programs reach 41 markets, including Washington, D.C. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside the calculation.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Your deposit income and DTI The property’s rent
Title Individual or revocable trust LLC allowed, per program terms
Investment ceiling 70% CLTV About 75% LTV, standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Payment behavior Floats, draw then repayment Fixed-term structures available

Choose the HELOC if the deposits are strong, the need is modest and the property is in your own name. Choose the cash-out if the rent is strong, the title is an entity or the amount is large. Lendmire’s piece on whether a bank statement HELOC or a cash-out refinance fits a rental goes deeper on that choice. The complete DSCR loans guide covers the DSCR side in full.

One further workaround exists. Some investors draw on a line against their primary home to buy rentals. It is often easier to qualify for, but the home then becomes the collateral at risk.

What Are the Cash-Flow Risks?

The two risks are a payment that floats and a payment that steps up when repayment begins. Both can strain a rental that cleared the debt-to-income test on the interest-only payment.

The Consumer Financial Protection Bureau explains that a HELOC has a draw period, when you can borrow repeatedly, followed by a repayment period, when borrowing stops. It notes that monthly payments are often significantly higher in repayment. Its HELOC brochure describes interest-only options during the draw.

On the investment structure in this network, the draw period runs 5 years, followed by a 25-year repayment. At least 75% of the line is drawn at closing, and the payment floats throughout. It never converts to fixed. That is why the line suits borrowers with comfortable margin, not investors stretching to make a purchase work.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does higher rent raise how much I can borrow?

No. Rent does not enter the calculation because the line underwrites your personal credit, income and debt-to-income, not the lease. A stronger rent roll can help show the property is stable, and leases are commonly requested. The amount still comes from value, liens and the cap. A DSCR cash-out is the product that reads rent against the payment.

Can I use an LLC-owned rental?

Not on this product. The network requires title in your own name or a revocable living trust, and an LLC cannot hold title. If the rental sits in an entity, the options are a vesting change or a DSCR cash-out, subject to lender program eligibility.

What credit score do I need?

A 700 score is the floor on an investment property, and there is no tier beneath it. A 720 score reaches the same 70% ceiling, so the higher score adds eligibility but not more leverage. The report must be no more than 90 days old at closing. It is a single-bureau score keyed to the primary wage earner.

Can I hold lines on several rentals?

Yes, up to three lines, within exposure caps, as long as you own no more than 15 financed properties. Each line counts at its full limit in the combined loan-to-value test and in your debt-to-income ratio. Stacking lines can use up your capacity before the next acquisition.

What if I need more than $500,000?

Investment lines stop at $500,000. Larger lines, up to $750,000, are available only on primary residences, with a 700 or better score (720 on the longer-draw program), a 75% CLTV cap and a full appraisal. For a larger need on a rental, a DSCR cash-out refinance is the more practical path.

Where to Go From Here

The right program depends on the title, the equity, your credit profile and how you document income. If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote. Lendmire is a mortgage broker, not a lender, and every figure is subject to lender guidelines and full file review.

Before you plan around any number, subtract your existing liens from 70% of the value, then check that answer against the $500,000 cap.
