The Quick Read: It depends on three limits, and the smallest one wins: on an investment property, the line is 70% of the property’s value minus what you already owe, capped at $500,000, then trimmed further if your debt-to-income ratio runs too high. Bank statements change how your income is documented, not how high the ceiling sits. The most you can borrow is also not the amount you should put into stocks.
- Investment property ceiling: 70% combined loan-to-value (CLTV), with lines from $25,000 to $500,000, subject to lender guidelines.
- Credit: 700 is the floor on an investment line, and a score of 720 or higher adds eligibility but no extra leverage, since the ceiling stays at 70% CLTV.
- Debt-to-income: up to 50%, tested on the full line, not just what you draw.
- Title: the property must sit in your name or a revocable trust, not an LLC.
How Is the Maximum Line Calculated?
The line is the smallest of three numbers. Take the property’s value times 70% on an investment property. Subtract every lien already on it, including your first mortgage. Then compare the result to the $500,000 maximum and to what your debt-to-income ratio supports.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Occupancy sets the percentage. Across the wholesale network Lendmire works with as a broker, an investment line tops out at 70% CLTV. Lines on a primary residence or second home can reach 90% CLTV, but only at a 720-or-better credit profile. Those higher tiers do not apply to a rental, so don’t plan around them.
Credit above 700 buys eligibility, not leverage. A 700 and a 720 both reach the same 70% on an investment property. Below 700, this product is not offered on a rental.
Valuation is usually light. Because an investment line caps at $500,000, it commonly closes on an automated valuation with no traditional appraisal. You can ask for a full appraisal if you want one. Every program is subject to lender guidelines and a full file review. None of this is a commitment to lend.
What Does the Bank Statement Part Change?
It changes the paperwork. It does not change the leverage. A bank statement line is reviewed on documented income under the applicable program, subject to lender guidelines. It is not a shortcut around credit, equity or property review.
Trade press describes the usual non-QM setup the same way. A self-employed borrower supplies 12 to 24 months of statements, and the lender applies an expense factor or accepts a profit-and-loss statement from a third-party tax professional. The exact statement count and expense factor depend on the program sheet.
Here is how the underwriter works through the deposits:
1. Transfers between your own accounts, loan proceeds, refunds and one-time deposits come out.
2. Business accounts take an expense factor.
3. Income is prorated by your ownership share.
4. The total is divided by the number of months.
Business bank accounts need a 680 minimum for this deposit analysis. An investment line already floors at 700, so the income method is rarely what limits you on a rental. Equity, debt load and the dollar cap do that.
Worked Sizing Examples (No Dollar Math Needed)
Percentages tell the story. These examples use modeled inputs, not market data.
| Rental situation | Mortgage vs. value | What binds |
|---|---|---|
| Owned free and clear, high value | 0% | $500,000 cap |
| Long-held, moderate balance | About 50% | CLTV room (about 20% of value) |
| Bought recently with a small down payment | About 65% | CLTV room (about 5% of value) |
| Bought with a down payment of 20%-25% and little paid down since | 75% or more | No room at 70% CLTV |
On a paid-off rental, 70% of value can exceed the $500,000 cap. Once it does, extra equity adds nothing to the line. On a recent purchase, the percentage binds long before the dollar cap. A line that small may not even clear the $25,000 minimum.
Debt-to-income is the third check. The program runs up to 50%, and it is reviewed around the interest-only payment calculated on the maximum draw. An undrawn line still counts against you, so asking for a bigger line than you need can shrink what you get approved for.
One more note on how the numbers stack. You can hold up to three equity lines, and a borrower with more than 15 financed properties is not eligible.
Which Rentals Qualify as Collateral?
Eligible: single-family homes, 2-4 unit buildings, PUDs, townhomes and condominiums, including non-warrantable condos. Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned property.
Title is the sharpest catch for investors. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on an equity line. The property must be held by you personally or by a revocable living trust. If your rental already sits in an LLC, you need a vesting change or a different product, which is where a DSCR cash-out comes in.
The equity line product is also available in fewer places than Lendmire’s DSCR investor lending, which spans 41 markets, including Washington, D.C. The equity line is offered in 16 states, so confirm availability first.
How Much of the Line Should Go Into Stocks?
Far less than the maximum, for most investors. Borrowing capacity measures what a lender will extend. It does not measure what your finances can absorb if the market falls while the debt stays.
Start with the structure, because it is less flexible than people expect:
- You can’t draw lightly. At least 75% of the line is drawn at closing. A $25,000 line is a small commitment. A line near the cap is a large debt you start carrying immediately.
- The runway ends. Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment. Payments are often significantly higher once repayment begins, and the CFPB notes this too.
- Pricing floats. It moves across both the draw and repayment periods.
- The line can freeze. If values fall significantly, the CFPB says a lender may stop further draws. A drawdown plan that assumes you can buy more stock at lower prices can fail at exactly that moment.
Then set a stock-related cap well below the borrowing limit. A simple test is a combined stress case: the portfolio drops, your payments rise, and the line freezes. If you cannot carry the debt through all three at once without selling the rental, the draw is too large.
Tax treatment can depend on how the funds are used and how the property is held, as IRS Publication 936 explains for home mortgage interest; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
HELOC vs. Margin Loan vs. DSCR Cash-Out
These tools fail in different ways, which matters more than the headline limit.
| Factor | Equity line | Margin loan | DSCR cash-out |
|---|---|---|---|
| Collateral | Your rental | Your portfolio | Your rental |
| Reviewed on | You: credit, DTI, equity | Account holdings | Property rent vs. payment |
| Failure mode | Debt owed; line can freeze | Forced sale | Debt owed on the property |
| LLC title | Not accepted | n/a | Subject to program terms |
| Typical leverage | 70% CLTV (investment) | Varies by brokerage | Up to about 75% LTV, standard rentals |
FINRA says a margin firm can sell your securities without notice. A home equity line has no market-triggered call. The trade-off is that the debt remains owed whatever the portfolio does, and the home secures it. Stacking the two, with line proceeds posted as margin collateral, compounds both risks.
A DSCR cash-out refinance is a different animal. It is a business-purpose investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most programs we place files with start at 1.00 coverage, and stronger ratios open better terms. A cash-out typically tops out around 75% LTV on standard rentals, with about 6 months of seasoning commonly expected. Reserves are commonly around 6 months of PITIA (principal, interest, taxes, insurance and association dues), though they vary by lender, leverage and loan size.
Two cautions apply. A 1.00 coverage ratio compares rent to that payment only. It does not mean positive cash flow, because repairs, vacancy, management and utilities sit outside the math. And a HELOC draw does not enter the DSCR calculation directly, but it adds personal debt that can thin your cushion on later files. For the full mechanics, see the complete DSCR loans guide.
The Opportunity Cost Nobody Prices In
Every dollar of equity sent into stocks is equity the next rental can’t use. A line sized to the maximum eats the same CLTV room and debt-to-income capacity that a down payment or renovation on your next property needs. Purchase leverage on most DSCR files runs 75%-80% LTV, so the next deal usually wants that cash.
A rental’s income is tied to an asset you own and can manage, such as the lease, the tenant and the rent you set. Stock returns depend on the market, not on your decisions. That is not a verdict. It is the comparison to run before you draw.
Who Should Skip This?
Skip it, or shrink it, if any of these fit:
- Your income swings season to season and the interest-only runway ends before your income stabilizes.
- The rental is your only meaningful asset.
- You would draw the line to chase a market that already fell.
- You could not carry the payments if the line froze and the portfolio dropped together.
- Your rentals sit in an LLC. The product does not fit, and forcing it means retitling.

Key Terms Defined
- HELOC: a home equity line of credit, a revolving line secured by your property that you draw on up to a limit.
- CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.
- DTI: debt-to-income ratio, your monthly debts divided by your monthly income.
- Draw period: the early years when you can borrow from the line, here interest-only on investment lines.
- Automated valuation: a computer-generated value estimate used instead of a full appraisal.
- DSCR: debt service coverage ratio, the property’s rent divided by its monthly payment.
Frequently Asked Questions
Can I borrow all of my equity?
No. Lenders hold a cushion back. Market surveys cited by the CFPB’s home equity guide say lenders typically require 10% to 20% of the home’s value to remain as equity. On an investment property in this network, the ceiling is 70% CLTV, so at least 30% of value stays untouched.
Does a higher credit score get me a bigger line on a rental?
No. A 700 and a 720 both reach 70% CLTV and the $500,000 maximum on an investment property. The higher score helps with eligibility and flexibility, not leverage. Scores under 700 are not offered on a rental line.
Can I put the money in stocks?
Many investors use equity this way, but the borrowing is yours to carry whatever the portfolio does. The home secures the debt, so a falling market does not erase what you owe. Size the draw to what you could repay without selling the rental.
What if my rental is held in an LLC?
An equity line cannot be written on an LLC-titled property. You would need to retitle to yourself or a revocable trust. A DSCR cash-out refinance accepts LLC title, subject to program terms, and qualifies primarily on rent covering the payment.
What should I have ready?
Gather 12 to 24 months of consecutive statements for the accounts being counted, a note explaining large or one-time deposits, ID, your current mortgage statement and proof of insurance. A third-party profit-and-loss statement can help if the program allows one.
