The Quick Read: Usually the line is the smallest of three limits: the equity left under the program’s combined loan-to-value ceiling, the program’s dollar cap, and the debt-to-income ratio your documented income supports. Bank statements change only how that income is documented, not the ceiling or the cap.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a line of up to $500,000 and a 700 minimum credit profile.
- On a primary residence, the ceiling reaches 90% CLTV only at a 720-or-better credit profile, and only for lines up to $500,000.
- Lines above $500,000 are primary-residence only, cap at 75% CLTV, and require a full appraisal.
- Debt-to-income (DTI) tops out at 50%, and the lender tests it on the interest-only payment on the full line.
- Every figure is subject to lender guidelines and full file review. None of this is a commitment to lend.
Who Counts as Having Non-Traditional Income?
Non-traditional income is money that is real but does not show up cleanly on a tax return. Think of a 1099 contractor, a seasonal business owner, a commission earner, a creator, or a gig worker. Self-employed owners whose returns show heavy write-offs are the classic case.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
For these borrowers, the lender reads deposits instead of tax-return income. The deposits are still reviewed and tested. A bank statement program reviews the file on documented income under the applicable program, subject to lender guidelines. It is not a shortcut around underwriting.
The statements prove you can repay the line. They do not set its size. Size comes from equity first, then program caps, then your debt ratio.
The Sizing Formula: Equity Comes First
The line starts with a simple formula. Multiply the home’s value by the allowed CLTV, then subtract every existing lien. What is left is the most the line can be, before the dollar cap and the income test.
The CFPB’s HELOC explainer defines available equity the same way: the home’s value minus what you owe on the mortgage. Lenders then lend against only a share of that value, never all of it.
The first mortgage uses up CLTV room first. A smaller balance means a bigger possible line.
Here are three modeled scenarios, shown as shares of the home’s value. These are illustrations, not market data.
| Scenario | First mortgage | CLTV ceiling | Room before caps |
|---|---|---|---|
| Investment, 700+ credit | 45% of value | 70% | 25% of value |
| Primary, 720+ credit | 60% of value | 90% | 30% of value |
| Primary, 700+ credit, large line | 30% of value | 75% | 45% of value |
In the first row, the line is limited by the 70% ceiling and the $500,000 investment cap, whichever bites first. In the second, the ceiling is generous, but the line still stops at $500,000. In the third, the room is large, so the $750,000 primary-residence maximum, the full appraisal requirement, and the debt ratio decide the result.
The Network Ceilings by Occupancy and Credit
The ceiling depends on what the property is and how strong your credit profile is. Across the wholesale network Lendmire places files with, the tiers are occupancy-based. This table shows representative rows.
| Occupancy | Credit tier | Max CLTV | Line cap |
|---|---|---|---|
| Primary residence | 720+ | 90% | $500,000 |
| Primary residence (larger line) | 700+ (720 on the longer-runway program) | 75% | $750,000 |
| Primary residence | 700+ | 85% | $500,000 |
| Primary residence | 640+ | 80% | $500,000 |
| Primary residence | 600+ | 60% | $400,000 |
| Second home | 720+ | 90% | $500,000 |
| Investment property | 700+ | 70% | $500,000 |
A few details sit behind the table. The minimum credit profile is 600 on a primary residence, 640 on a second home, and 700 on an investment property. A second home at the 640 floor sits in a lower tier than the 720+ row shown, with a 75% CLTV ceiling instead of 90%.
On a Texas primary residence, the cap is 80% CLTV because it is a homestead. Second homes and investment properties follow the standard tables.
Reports from other parts of the market describe higher CLTV figures on investment lines. Those describe the broader market, not this network. On an investment property here, 70% is the ceiling.
How Deposits Become Qualifying Income
Lenders typically review 12 to 24 months of deposits. A longer window can smooth out seasonal swings. If you are on a business account, the lender subtracts an expense factor to estimate overhead. What remains is the usable income figure.
The expense factor depends on the business type, the number of employees, the use of contractors, and the operating structure. A business with heavy contractor costs gets a larger haircut than a sole proprietor with few expenses. The same deposits can produce very different qualifying income under different factors.
Not every deposit counts. Transfers between your own accounts, loan proceeds, and one-time windfalls generally get stripped out. Personal-statement and business-statement treatment varies by program, so the exact method is program-specific.
Rental income is its own case. A HELOC looks at you, meaning credit, DTI, and equity. A DSCR loan looks at the property. Do not assume rent counts the same way in both.
Where Income Becomes the Binding Limit
The DTI cap is 50% at most. It drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
That means a large approved line carries a large assumed payment, even if you intend to draw little. Lenders size the debt burden of a line conservatively, and the same logic shows up in federal mortgage rules, which treat a simultaneous line as a mortgage obligation when assessing another loan.
So there are two ways to hit the wall. On a thin-equity file, the CLTV ceiling binds first. On a high-equity file with heavy existing debt or modest documented income, the DTI test binds first. Cleaning up statements helps only in the second case.
Why an Approval Can Come in Under Your Equity
Equity is not a promise. A few things shrink the line below what the math suggests.
- Valuation. Lines at or below $500,000 ordinarily run an automated valuation. A higher CLTV may require a second valuation, and anything above $500,000 needs a full appraisal. You can also request a full appraisal at any size.
- Credit tier. A lower tier lowers both the CLTV ceiling and the dollar cap.
- Exposure. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on one wholesale program and $750,000 on the other. Owning more than 15 financed properties makes you ineligible.
- Income haircuts. A heavy expense factor or stripped deposits can lower qualifying income and push DTI over the line.
The fixes are practical. Pay down a revolving balance before applying. Consolidate deposits into one clean account. Document the source of large deposits.
Structure: What You Are Actually Borrowing
The product is a standalone line in first or second lien position. Lendmire works with two wholesale programs, which differ in draw structure. One has a 3-year interest-only draw followed by a 17-year repayment. Investment lines run the 5-year structure only.
At least 75% of the line is drawn at closing. Pricing floats during both the draw and the repayment period and never converts to fixed. Minimum later draws are $1,000, with Texas at $4,000, as stated by the longer-runway program.
The CFPB also warns that a lender may freeze or reduce a line if home value falls significantly or your finances change. An approved line is access, not guaranteed cash. Plan for that.
What Doesn’t Qualify
Some structural limits stop files before the numbers matter.
- Title. The individual borrower or an inter vivos revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead, subject to lender program eligibility.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Modular factory-built homes are eligible on the longer-runway program only.
- Credit history. A bankruptcy needs 4 years of seasoning. After a foreclosure, one program seasons it for 7 years and a deed-in-lieu or short sale for 4. The other declines the history entirely.
- Listing status. A property that is currently listed for sale, or was recently listed, is ineligible in NC, PA, TN, TX, and WA, and how recent counts as “recently” varies by lender and file.
The credit requirement for a line above $500,000 is 700 or better (720 on the longer-runway program).
HELOC or DSCR Cash-Out for an Investor?
A bank statement HELOC is underwritten on you. A DSCR cash-out is underwritten on the property. If your personal income is thin or irregular, the property-based route may fit better. If you hold the property in an LLC, it may be the only route.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| Underwritten on | Borrower income, DTI, equity | Property rent vs. payment |
| Investment ceiling | 70% CLTV, $500,000 line | Around 75% LTV on standard rentals |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Structure | Variable line, interest-only draw | Closed-end, 30-year fixed spine |
DSCR cash-out files commonly expect about 6 months of seasoning. Select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. A ratio above 1.00 does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Lendmire’s complete DSCR loans guide covers the full mechanics.
One Regulatory Note, Briefly
Home equity lines sit outside the federal ability-to-repay rule. The rule’s text applies to dwelling-secured credit except open-end plans. Bank statement underwriting on a line is therefore lender and investor policy, not a regulatory safe harbor. That is why guidelines differ from program to program, and why a broker who sees several programs is useful.
Before You Apply: A Statement-Prep Checklist
1. Choose the statement window, 12 or 24 months, that shows your income most favorably and honestly. 2. Separate personal and business deposits where you can. 3. Flag transfers, loan proceeds, and one-time deposits so they do not look like income. 4. Pull a current first-mortgage balance, since it sets your CLTV room. 5. Check your credit report. It cannot be more than 90 days old at closing, and the program does not allow rescores. 6. Confirm title is in your name or a revocable trust. 7. Tally your debts so you can estimate DTI against the 50% cap.
Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
Key Terms Defined
- CLTV (combined loan-to-value): All liens on the home, including the new line, divided by the home’s value.
- DTI (debt-to-income): Your monthly debt payments divided by your monthly qualifying income.

- Draw period: The stretch when you can borrow and pay interest only, before repayment of principal begins.
- Lien: A lender’s legal claim on a property as security for a loan.
Frequently Asked Questions
Does a bank statement HELOC let me borrow more than a regular HELOC?
No. Bank statements change how your income is documented, not how much equity you can tap. The CLTV ceiling and dollar cap still set the line. On an investment property here, that means 70% CLTV and up to $500,000.
What is the most I can borrow on an investment property?
Up to $500,000, at 70% CLTV, with a 700 minimum credit profile, subject to lender guidelines. Lines above $500,000 are primary-residence only, so an investment property cannot exceed that cap.
Can my LLC hold title to the property?
Not for this product. Title must sit with you individually or in an inter vivos revocable living trust. If the property is in an LLC, a DSCR cash-out may fit instead, subject to lender program eligibility.
Do all my deposits count as income?
No. Transfers between your own accounts, loan proceeds, and one-time deposits generally get excluded. On business accounts, an expense factor is also subtracted. The result is your qualifying income, which is often lower than raw deposits.
Can the lender reduce or freeze my line after approval?
Yes. The CFPB notes a lender may freeze or limit draws if home value drops significantly or your finances change. Treat the approved limit as access that can change, and do not build a plan that depends on every dollar being available.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
