The Quick Read: It depends on the smallest of three limits: on an investment property, a bank statement HELOC on this network caps at 70% combined loan-to-value (CLTV) and a $500,000 line, while the bank statements only prove income and never raise the equity ceiling. Borrowing room equals property value times the maximum CLTV, minus every lien already on the property. The lowest of the equity room, the line cap and the debt-to-income test sets the amount.
- Investment property line: 70% CLTV, up to $500,000, with a 700 minimum credit score.
- Income test: debt-to-income of 50% at most, measured on the interest-only payment for the maximum draw.
- Title: an LLC cannot hold title on these lines, which matters for most rentals.
Lendmire is a mortgage broker. It places these lines with select wholesale lenders, so every figure below is subject to lender guidelines and full file review, and none of it is a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Key Terms Defined
Six terms come up in every file, so it helps to pin them down first.
- HELOC: a revolving line of credit secured by property equity, drawn during one period and repaid in another.
- CLTV: the first mortgage balance plus the new line, divided by the property’s value.
- Draw period: the stretch when you can borrow and pay interest only.
- Bank statement income: qualifying income built from 12 to 24 months of deposits instead of tax-return income.
- Automated valuation: a data-driven value estimate used instead of a traditional appraisal.
- DSCR: a ratio of a rental’s income to its full monthly housing obligation (principal, interest, taxes, insurance and any association dues), used on a different loan type.
What Are the Three Limits That Set Your Number?
Three limits apply at once, and the lowest one wins. The first is the equity ceiling, the second is the maximum line size, and the third is your debt-to-income ratio. Bank statements feed only the third.
Equity. Forbes Advisor describes the standard sizing method: multiply the property’s value by the lender’s maximum ratio, then subtract what you still owe. Forbes also notes that the final amount depends on the lender and factors such as income and equity. That is a market-wide figure and not this network’s. On this network, an investment-property line stops at 70% CLTV.
Line size. An investment line cannot exceed $500,000.
Income. Debt-to-income can run to 50%. It drops to 45% for profiles from 600 to 679, and a ratio above 45% needs a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to use. That detail matters because at least 75% of the line is drawn at closing. You carry most of the payment from day one.
How Does the Equity Math Work on a Real File?
Subtract what is already owed from the CLTV ceiling, and the remainder is your room, expressed as a share of value. The examples below use percentages only, because the calculator converts them to dollars for your property.
| Scenario | Owed on the property | Room under the cap |
|---|---|---|
| Rental, low balance | 40% of value | 30% of value |
| Rental, moderate balance | 55% of value | 15% of value |
| Rental, high balance | 68% of value | 2% of value |
| Home at 720+, moderate balance | 60% of value | 30% of value |
The rental rows use the 70% investment ceiling. The home row uses the 90% primary-residence ceiling, which exists only at a 720-or-better profile.
The high-balance rental shows the problem most self-employed investors miss. Large monthly deposits do nothing here. The equity ceiling binds first, and no amount of income documentation reopens it.
The investment tier is also simple. Both 720 and 700 reach 70% CLTV, so a higher score buys eligibility and not extra leverage. A 700 is a hard floor, with no tier below it.
Which Property Should Secure the Line?
A bank statement HELOC for an investment purchase can sit on two different properties, and the choice changes the ceiling. You can borrow against your own home and use the cash for the purchase, or you can borrow against the rental itself.
| Collateral | Max CLTV | Min score | Max line |
|---|---|---|---|
| Investment property | 70% | 700 | $500,000 |
| Primary or second home | up to 90% (720+ only) | varies by tier | $750,000 (primary) |
When the line sits on your primary residence, the ceiling is higher and the line can be larger. A Texas primary residence is a homestead and caps at 80% combined loan-to-value, so the top tiers never apply there. New Mexico and Ohio set CLTV caps that depend on the credit profile.
When the line sits on the rental, the borrower still needs a lien position. The line can be a first or second lien, so it works as a standalone line behind an existing mortgage. Some banks and credit unions decline investment-property lines altogether and steer borrowers toward a cash-out refinance instead, as one BiggerPockets discussion describes. A broker with several wholesale lenders can check which ones write the scenario.
How Do Bank Statements Count Toward Qualifying Income?
Bank statement qualification reviews 12 to 24 months of consecutive deposits and turns them into a monthly income figure. Lenders do not count deposits at face value. They remove transfers between accounts, refunds and one-time items, and business accounts typically get an expense factor applied before the remainder counts as income.
On this network, business bank accounts need a 680 minimum for the deposit analysis. An investment line already requires 700, so the bank statement piece is never the binding constraint on a rental line. Equity or the debt-to-income ratio will limit you first.
Clean deposit history still shortens the review. Label large transfers, keep personal and business accounts separate, and gather a CPA letter if you claim a lower expense ratio than the lender assumes. The file is reviewed on documented income under the applicable program, subject to lender guidelines.
Credit review is single-bureau and keyed to the primary wage earner. The report must be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure or short sale follows 4.
What Property and Title Rules Can Stop a File?
These lines can be vested only in the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.
That is the sharpest structural difference from a DSCR loan. A rental already deeded to an LLC would need a vesting change before it could secure one of these lines. For that property, a DSCR cash-out is usually the cleaner route, subject to program terms.
Property types that fit include single-family homes, two- to four-unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. These do not fit:
- Manufactured homes
- Co-ops
- Condotels
- Log homes
- Commercial or mixed-use properties
- Agricultural zoning
A property that is listed for sale, or was listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington. Texas properties are also limited to 10 acres.
Exposure limits apply too. A borrower can hold three lines, and a borrower with more than 15 financed properties is not eligible.
These lines are available through Lendmire only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than Lendmire’s 41-market DSCR footprint.
The $500,000 cap keeps them in the automated-valuation lane, though a higher CLTV may require a secondary valuation and a borrower can request a full appraisal in any case.
Can the Line Fund the Whole Purchase or Just the Down Payment?
The line can fund either, but the sequencing decides whether the rental financing works. Borrowers who pull from the rental itself are usually refinancing a property they already own.
A purchase loan against the new rental is a separate file. Select programs reach 85% LTV with 15% down, generally with a score near 700 or better. How a lender treats borrowed down-payment funds varies by program, so ask before you structure it that way. Ask about any prepayment structure on the purchase loan too, because paying it off early can be costly.
Piling a HELOC payment on top of a new rental also changes your own debt-to-income picture. The new line’s payment is tested on the maximum draw, and that is a real obligation if the rental sits vacant.
HELOC or DSCR Cash-Out: Which Fits the Rental?
A bank statement HELOC qualifies you, and a DSCR cash-out qualifies the property. The first leaves your existing mortgage in place and adds a second claim. The second replaces the mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| What is tested | Borrower income and equity | Rent versus full obligation |
| Existing mortgage | Stays in place | Replaced |
| Max leverage on a rental | 70% CLTV | Around 75% LTV |
| Vesting | Individual or revocable trust | LLC allowed, per program |
| Structure | Variable pricing, draw then repay | Fixed 30-year spine |
The DSCR side has its own ranges, drawn from the wholesale network. Cash-out tops out near 75% LTV on a standard rental, and about 6 months of seasoning is the common expectation. Short-term rentals run lower, with cash-out at 70% for that collateral. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage. A 620 credit floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers. Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. The network offers the 30-year fixed as its spine, with extended terms and interest-only periods through select lenders.
One caution on the DSCR math: clearing 1.00 does not mean the property produces positive cash flow. The ratio compares rent to the full housing payment only. Repairs, vacancy, management, utilities and capex sit outside it.
The complete DSCR loans guide covers those programs in full. A separate piece covers using a bank statement HELOC to buy a real estate investment.
What Are the Risks Before You Draw?
The biggest risk is that the debt is secured by property you own. If the rental underperforms, the line still has to be paid, and the lien sits on the collateral.
The Consumer Financial Protection Bureau describes a HELOC as an open-end line you can draw on repeatedly, with a draw period followed by a repayment period. It adds that HELOCs usually carry variable pricing, so payments can change from month to month, and that payments are often significantly higher once repayment starts. Some plans can even require full repayment when repayment begins.
On this network, the structure is specific. Primary and second-home lines offer a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Tennessee shortens both. Investment lines use the 5-year draw and 25-year repayment only. The minimum draw after closing is $1,000, except in Texas, where it is $4,000. Check which structure the quoted figures belong to before comparing offers.
Keeping the rental purchase funded by a clean, separate draw also makes the paper trail easier to follow.
Frequently Asked Questions
How much can I borrow against a rental with a bank statement HELOC?
On this network, an investment-property line goes up to 70% CLTV and $500,000, with a 700 minimum score. Your room is 70% of value minus everything already owed. If your mortgage sits near that level, there is little or nothing left to borrow.
Do higher deposits increase how much I can borrow?
No. Deposits only establish qualifying income for the debt-to-income test. The equity ceiling and line cap are separate limits, and on an investment line the 700 credit floor already exceeds the 680 bank-statement minimum, so income documentation is rarely the constraint.
Can I put my LLC’s rental property behind one of these lines?
Not directly. A rental already in an LLC would need a vesting change, or a DSCR cash-out may fit better, subject to program terms.
Can I use a line on my home as the down payment for a rental?
Often, yes, but sequencing matters. The home line can reach 90% CLTV only at a 720-or-better profile, and the lender tests payments on the maximum draw. How a DSCR purchase lender treats borrowed down-payment funds varies by program, so confirm it before you structure the deal.
Does an investment line need an appraisal?
Usually not. Lines at or below $500,000 ordinarily use an automated valuation, and investment lines cap at $500,000. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal. Any line above $500,000 requires one and is primary-residence only.
