How Much Can You Borrow on a Bank Statement HELOC With a VA Loan in First Position?

How Much Can You Borrow on a Bank Statement HELOC With a VA Loan in First Position?

The Quick Read: It depends on three limits, and the smallest one wins. Your combined loan-to-value ceiling minus the VA balance sets the room. The program’s line cap and your income test can shrink it further.

  • The VA loan stays first, so the new line is always a second-position lien.
  • On an investment property the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit profile.
  • On a primary residence or second home, the ceiling reaches 90% CLTV only at a 720-or-better credit profile.
  • Bank statements prove your income. They do not raise the leverage ceiling or change lien position.
  • A recent high-leverage VA purchase often leaves little or no room.

Everything here is subject to lender guidelines and full file review. It is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated?

The maximum line equals the CLTV cap times the property value, minus what you still owe on the VA loan. Then the program’s line cap and your debt-to-income test can trim it. The lowest of those three numbers is your ceiling.

CLTV means combined loan-to-value. It adds the VA balance and the full new line, then divides by the home’s value. Here is the part people miss: the full line commitment counts, not just the amount you draw. Borrow nothing today and the whole limit still sits in the math.

A HELOC is a revolving line you can draw on repeatedly against home equity, as the federal consumer-finance regulator describes it. The same page defines equity as home value minus what you owe on the mortgage. Lenders do not lend against all of that equity, only up to a percentage of value. That gap is why “I have lots of equity” and “I can borrow lots” are different statements.

One more detail from the wholesale programs Lendmire places files with: at least 75% of the line is drawn at closing. You are not opening an empty safety net. You are taking most of the money on day one, and the payment follows.

Key Terms Defined

Bank statement HELOC: a revolving line of credit where income is documented from bank deposits rather than tax returns or pay stubs. HousingWire’s non-QM guide lists it as a revolving second lien that documents income from statements.

CLTV (combined loan-to-value): all loans secured by the property, including the full line commitment, divided by its value.

Second lien: a loan recorded behind the first mortgage. If the property is ever sold or foreclosed, the first lender is paid first.

Subordination: the second lender’s written agreement to stay behind a new first mortgage if you refinance the first one later.

Draw period: the stretch when you can borrow from the line and pay only interest, before the repayment period begins.

DTI (debt-to-income ratio): your monthly debts divided by your monthly income. It tests you, the borrower, not the property.

Why a VA First Means the Line Sits Second

A VA first mortgage stays in place, so the HELOC goes behind it. Nothing about the VA program stops that. The VA does not offer a HELOC product, so the line is a private loan with private underwriting.

The federal consumer-finance regulator says a HELOC taken while you have a mortgage is a second mortgage, paid in addition to the first. Across the network, a line can be written in first or second position. A first-position line on a mortgaged property would pay off the existing loan. That would retire your VA loan, which is usually the opposite of what you want.

Lien position follows what is recorded on title. It does not follow your income documentation method. Bank statements do not turn a second lien into a first.

The original VA purchase came with an occupancy certification, so a VA-financed home that is now a rental is a former primary residence. The HELOC lender underwrites it by its current use, and that choice drives the ceiling.

What Ceiling Applies to Your Property?

Your occupancy picks the ceiling table. The network does not have one CLTV number. Investment lines stop at 70% CLTV. Primary-residence and second-home lines go higher, and the top tier needs a 720-or-better credit profile.

Occupancy Top tier on the network Max line
Investment 70% CLTV at 700+ $500,000
Second home 90% CLTV at 720+ $500,000
Primary residence 90% CLTV at 720+ $500,000

Primary residences run a ladder below that top tier. At 700+, the ceiling is 85% CLTV up to $500,000. At 640+, it is 80%. At 620+, it is 70% up to $400,000. The credit floor is 600 on a primary and 640 on a second home. Investment lines floor at 700.

A primary residence can also borrow above $500,000, up to $750,000. That takes a 700 profile (720 on the longer draw structure), caps at 75% CLTV, and requires a full appraisal.

If you are a veteran still living in the VA-financed home, the primary column applies. If you moved out and rented it, the investment column applies. Do not borrow against the wrong one. The line is documented and recorded as the occupancy it actually is.

How Much Room Does Your VA Balance Leave?

Subtract the VA balance, as a percentage of value, from the ceiling. What remains is your room before the line cap and income test. These are modeled assumptions, not quotes. All figures are percentages of property value, so the calculator can turn them into dollars.

Scenario VA balance Ceiling Room
Rental, VA paid down 50% of value 70% 20% of value
Rental, mid-balance 60% of value 70% 10% of value
Rental, newer loan 68% of value 70% 2% of value
Rental, high leverage 80% of value 70% —
Primary, 720+ credit 80% of value 90% 10% of value
Recent zero-down VA 100% of value 90% —

Two patterns show up. First, a newer VA loan, often written at high leverage, can sit at or above the investment ceiling on day one. Second, even a generous ceiling gives nothing back when the first mortgage already uses all of it.

Then the line cap trims the top end. A home worth a lot with a small VA balance can show room above $500,000 on paper. The investment line still stops at $500,000.

An existing second lien reduces the room further, because it counts in CLTV too. A property that already carries another junior loan may leave little space for a new one.

What Do Bank Statements Change?

Bank statements change how your income is proven. They do not change the lien structure, the CLTV ceiling, the line cap, or the property rules. Many borrowers expect the documentation method to unlock more leverage. It does not.

Factor Changed by bank statements?
Income proof Yes, deposits replace tax returns
Lien position No, set by what is on title
CLTV ceiling No, set by occupancy and credit
Line cap No, same maximum
DTI limit No, still tested

Bank statement files commonly average qualified deposits over 12 or 24 months. Business statements may carry an expense factor, which reduces the usable income. Those mechanics vary by lender and program, which is where a broker comparing several wholesale lenders earns its keep.

The market has noticed this product. HousingWire, citing Optimal Blue data, reports that bank statement loans make up roughly 34% of non-QM volume.

Does Your Income Support the Line?

Income is a separate test from equity, and the VA payment counts in it. A HELOC underwrites you, not the rent roll. The first-mortgage payment and the new line’s payment both go into your DTI.

The network’s DTI limit is 50% at most. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw. So a larger line can fail the income test even when the CLTV math passes.

Picture a self-employed veteran with 70% leverage room on paper. Heavy business write-offs cut the deposits the lender can count. The income side then limits the line before the equity side does. Equity and income are two gates, and the smaller opening sets the size. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

That is the sharp line between this product and a DSCR loan, which looks at the property’s rent against its payment instead.

What If You Refinance the VA Loan Later?

A later refinance of the first mortgage generally needs the HELOC lender’s cooperation. The CFPB notes that taking a HELOC can affect your ability to refinance the first loan. If the second lienholder will not subordinate, the new first cannot take first position.

Plan for that before you sign. The line stays behind whatever first mortgage sits on the property. Refinancing it means asking the second lender to agree to stay behind the new loan.

There is also a risk during the draw. A lender may decline further draws if the home’s value falls significantly. Do not count on an undrawn balance being there in a downturn.

How Does a DSCR Cash-Out Compare?

A DSCR cash-out refinance replaces the VA loan and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It does not test your personal income or your occupancy status. The tradeoff is that the VA loan goes away.

Factor Bank statement HELOC DSCR cash-out
VA first mortgage Stays in place Paid off
Reviewed on Your documented income Property rent vs payment
Typical leverage 70% CLTV on investment Around 75% LTV
Entity titling Individual or revocable trust Often LLC-eligible*

*Subject to lender program eligibility.

The DSCR side runs on its own ranges. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. A 1.00 coverage ratio is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors start at 620 in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, and capex sit outside it.

So the choice is about your first loan. If your VA loan carries a cost you want to keep, a second-position line leaves it untouched. If you have rental coverage and want a bigger draw, a cash-out may fit better. Lendmire’s complete DSCR loans guide covers the full structure.

Where the Bank Statement HELOC Does Not Fit

Some properties and borrowers fall outside the line entirely. The network does not offer it on manufactured homes, co-ops, condotels, log homes, commercial or mixed-use property, or agricultural zoning. Single-family, 2-4 unit, PUD, townhome, and condominium properties (including non-warrantable condos) are eligible.

Titling matters. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A home already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Two more limits apply. You can hold at most three lines with the network. A borrower with more than 15 financed properties is not eligible.

Availability is also narrower than the DSCR footprint. The HELOC runs only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR investor loans run across 41 markets, including Washington, D.C.

Credit history carries rules too. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history on an investment file follows a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

What Should You Gather First?

Lenders ask for the same core items. Build the packet before you apply:

  • Your VA loan payoff balance and current mortgage statement.
  • Twelve or 24 months of personal or business bank statements.
  • A credit report that will be no more than 90 days old at closing.
  • Proof of title and vesting, in your name or a revocable trust.
  • Homeowners insurance and any HOA details.
  • A lease, if the property is rented.

Lines of $500,000 or less ordinarily run an automated valuation rather than a traditional appraisal. A higher CLTV may trigger a second look. You can also ask for a full appraisal in any case.

Mind the carry, too. The line’s cost floats and never converts to fixed. HELOCs typically carry variable costs and put your home at risk if you fall behind.

Frequently Asked Questions

Can I get a bank statement HELOC if my first mortgage is a VA loan?

Yes, if the property meets the program’s rules and the combined leverage fits the ceiling. The line goes in second position and the VA loan stays. Your occupancy, credit profile, and income documentation decide the rest.

What is the maximum CLTV on an investment property?

70% CLTV on the network, at a 700 or better credit profile. The maximum line is $500,000. Leverage above 70% is not available on investment lines. A broker can show you which wholesale lender fits your scenario.

Does the VA balance reduce how much I can borrow?

Yes, dollar for dollar against the ceiling. The VA balance counts in full toward CLTV. If it already uses the whole ceiling, there is no room for a new line.

Will bank statement income get me a bigger line than traditional employment income?

No. Bank statements are an income documentation method, not a leverage upgrade. The ceiling, line cap, and DTI limit are the same either way. The method helps self-employed borrowers show income that tax returns understate.

Can I put the line on a property held in an LLC?

No. The line must be in your name or a revocable living trust. A property deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance, which often accommodates entity titling subject to program terms.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
