The Quick Read: A bank and an online lender each offer one product shelf, and a broker places files across several wholesale lenders. For a self-employed buyer, that difference decides whether a bank-statement program is on the table at all. A new build adds a second variable, because the permanent loan has to be lined up well before the home is finished.
- A bank or online lender fits when the traditional personal-income documentation shows enough income and the file is standard.
- A broker fits when write-offs shrink taxable income and deposits tell the real story.
- Bank-statement files use 12 months of statements, with income drawn from deposit averages.
- Occupancy decides the disclosure regime: owner-occupied is a consumer mortgage, a rental is business-purpose.
- Construction draws and the permanent loan are usually two different loans.
The honest answer on who each option is really for: a bank suits the buyer whose returns already show strong income and who wants one familiar institution. An online lender suits the same buyer when they want a digital process. A broker suits the buyer whose paper income understates real cash flow, because the brokerage can send one application to lenders that qualify on deposits. Lendmire is a broker arranging financing through select lenders in its wholesale network, so it sits in the third column. This article refereed all three.
What your deposits qualify you for.
Alt-doc programs read 12 months of business or personal bank deposits instead of tax returns. Enter your average monthly deposits and see the income a lender would credit you.
The expense factor is set by the lender from your business type and profit-and-loss statement; it is not a number you choose. This widget quotes no rate and no payment.

Estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.
Side-by-Side
The columns below show published industry norms for bank and online channels. The broker column reflects how files are placed through a wholesale network. Every program is underwritten individually, subject to lender guidelines.

| Product shelf | One in-house shelf | One shelf, delivered digitally | Several wholesale lenders |
| Review basis | Often traditional personal-income documentation | Often traditional personal-income documentation | Returns, bank statements, or property rent |
| Documentation | W-2s, returns, third-party records | Same, uploaded online | Depends on program chosen |
| Bank-statement option | Varies by institution | Varies by platform | Available through select lenders |
| Entity vesting | Program-specific | Program-specific | Possible on business-purpose rentals, subject to program terms |
| Reserves | Set by that lender | Set by that lender | Commonly around 6 months on alt-doc |
| Timeline | Tied to one lender’s queue | Tied to one lender’s queue | Tied to the lender chosen |
| Construction fit | Some offer construction products | Rarely the interim loan | Permanent take-out placement |
What Each Channel Actually Is
The federal consumer-finance regulator says a lender makes direct loans, a broker does not lend money, and a borrower can use a broker to find different lenders or loans. It also notes some institutions act as both, so ask whether a broker is involved.
A bank or credit union lends its own money under its own guidelines. An online lender is usually the same idea delivered through an app. Neither is a broker, although some online firms operate both ways. A broker takes one application and sends it to wholesale lenders. Working with lenders directly means a separate application for each one.
Why Self-Employment Changes the Math
Self-employed income gets hurt on paper. Write-offs cut taxable income, and depreciation cuts it further. A lender that qualifies borrowers on tax returns sees the smaller number.
Full-doc lending also has a documentation burden. The federal consumer-finance regulator’s repayment-capacity guide says a creditor generally must verify the information it relies on using reasonably reliable third-party records, and cannot rely on what consumers say about income.
A bank-statement program is the alternative. It is reviewed on documented income under the applicable program, subject to lender guidelines. Across the wholesale network, the typical file uses 12 months of business or personal statements. Qualifying income comes from deposit averages with a lender-specific expense factor. Practitioner explainers describe 12 to 24 months of statements as the market range, and the network’s programs center on 12. It is not a no-documentation loan. Transfers come out, and business accounts get an expense ratio.
Leverage depends on the property. On a primary residence, select lenders go up to 90% LTV on purchase and rate-term, and stronger files earn the top of that range. Loan amounts typically run $125,000 to $3,500,000. On an investment purchase, bank-statement leverage varies by lender, so treat it case by case.
Why New Construction Changes the Math
A new build has no lease, no finished collateral, and a moving calendar. Three things follow.
The build loan and the permanent loan are different loans. Ground-up construction usually needs a separate interim loan or cash. A property-based rental loan generally funds after completion, so it does not pay the builder in draws. Construction-to-perm and single-close products exist but are niche.
Rent has to be established without a lease. For a vacant new build, lenders use the appraiser’s market-rent schedule instead of a rent roll. Coverage is monthly rent divided by the full housing obligation: principal, interest, taxes, insurance, and association dues. How gross versus net rent is treated varies by program.
Timing needs planning. The permanent take-out has to be lined up before the certificate of occupancy. Practitioners commonly describe starting the application roughly 90 days before completion, with rent comps, floor plans, and projected rent in hand. Confirm the exit plan before the builder breaks ground.
Occupancy Decides the Rulebook
Pick the occupancy first, because it drives everything after it. A primary residence or second home with bank-statement qualification is a consumer mortgage, so TRID disclosures apply. A bank-statement loan on a non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from TRID.
The exemption is a facts-and-circumstances call, and the lender makes it. Regulation Z exempts credit extended primarily for a business purpose and credit extended to other than a natural person. Its commentary treats credit to acquire a rental property as business-purpose if the property has more than two housing units. Fewer units does not automatically mean consumer credit. Never assume a file is exempt because it sits on an investment property.
When a Bank or Online Lender Is the Better Fit
Choose the bank when your returns already show strong, steady income and the file is standard. One institution, one relationship, one point of contact. If you hold deposits there, the familiarity can help.
Choose an online lender when you want a digital process and your documentation is clean. Uploading returns and statements without branch visits suits some buyers.
Both can fit a buyer whose builder offers a preferred lender with incentives. Weigh the incentive against an independent option before signing. Banks may also provide the construction loan itself, which a brokered permanent product generally does not replace.
The limit is the shelf. If the institution does not run a deposit-based program, a self-employed buyer with heavy write-offs has nowhere to go inside that channel. Treat that as opinion, not data.
When a Broker Is the Better Fit
Choose the broker when paper income understates real cash flow. The brokerage can place a bank-statement file with lenders that average deposits, or a rental file with lenders that review the property.
It also fits when the file has moving parts: an LLC borrower on a business-purpose rental, subject to lender program eligibility, a new build with no lease, or a buyer comparing several structures. One application reaches multiple lenders, which beats reapplying one lender at a time.
On a rental, the DSCR path reviews the property’s rent against its monthly obligation. Credit, assets, and reserves still get reviewed. Select lenders in the network offer programs below 1.00 coverage, but leverage and terms adjust. See Lendmire’s complete DSCR loans guide for how coverage is figured.
Limits exist. A broker does not lend, so the lender sets final guidelines. Compensation structures differ from banks, and a broker cannot fund construction draws. Ask any broker how it is paid.
For related reading, Lendmire’s piece Bank vs Broker DSCR Cash-Out for a Self-Employed Landlord covers the equity side. Owner-occupied cash-out runs to a lower ceiling than purchase, up to 80% LTV with a fixed expense ratio, and investment cash-out tops out around 75% LTV. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Common Mistakes on These Files
- Assuming a bank statement loan skips documentation. It replaces traditional income documentation with statements. It does not remove review.
- Mixing personal and business deposits without removing transfers. Clean statements matter.
- Assuming a rental purchase is automatically business-purpose. Occupancy, purpose, and unit count all matter.
- Waiting too long to line up the permanent loan while the build moves ahead.
- Skipping the appraisal rent schedule on a vacant build. Without it, coverage cannot be figured.
- Giving a lender stale statements because the build ran long. Refresh them before the file is reviewed.
The Verdict
No channel wins for every self-employed new-construction buyer. Strong returns and a standard file point to a bank or online lender. Deposit-driven income, a rental, or a file with several moving parts points to a broker. The deciding questions are how the income reads on paper, what the occupancy is, and who funds the build.
Qualification is subject to lender guidelines and is not a commitment to lend. Tax treatment varies; consult a qualified professional before relying on any deduction.
Frequently Asked Questions
Is a broker better than a bank for a self-employed buyer?
It depends on the income picture. A broker reaches lenders that qualify on deposits, which helps when write-offs shrink taxable income. A bank can be simpler when returns already show strong income.
Are online lenders a good choice for self-employed buyers?
They work when your documentation fits that platform’s one product shelf. Digital convenience does not change which programs the lender runs.
Do I have to use the builder’s lender?
Check your contract, since incentives are usually optional. Compare the incentive against an independent option before committing.
Does using a broker mean more credit pulls or applications?
The broker takes one application and sends it to wholesale lenders. Working directly with lenders means a separate application for each.
Can a bank-statement loan fund the construction itself?
Generally no. Construction usually needs an interim loan or cash, and the permanent loan takes over after completion.
