The Quick Read: Yes, a mortgage broker can place this loan, but the broker does not approve it. A wholesale lender reviews your deposits, equity, credit, reserves, and occupancy, and approval depends on whether the file fits that lender’s program. The broker’s job is to match and package the file before it reaches underwriting.
- Qualifying income comes from 12 months of personal or business bank statements, averaged from deposits, subject to lender guidelines.
- On a primary residence, cash-out typically tops out at 80% LTV with a fixed expense ratio, or 75% with an accountant-prepared ratio.
- On a second home, cash-out tops out around 75% LTV. On an investment property, it also tops out around 75% LTV.
- Equity and income each cap your cash-out, and the tighter limit wins.
What Does “Approved Through a Broker” Actually Mean?
A broker pre-screens and structures the file. A lender makes the credit decision. Those are two different jobs, and a good broker is honest about the line between them.
Lendmire works as a broker. It arranges bank statement loans through select wholesale lenders and does not lend or underwrite. Each lender publishes its own matrix. One may weigh business deposits differently than another. One may allow a higher leverage tier for stronger credit. A broker reads those matrices against your file and sends it where the fit is best.
| Task | Broker | Wholesale lender |
|---|---|---|
| Choose statement type | Recommends | Accepts or rejects |
| Match file to program | Yes | Sets the program |
| Calculate qualifying income | Estimates | Final calculation |
| Credit decision | No | Yes |
| Promise approval | Cannot | Only after underwriting |
The practical gain is choice. A single lender’s page shows you one set of rules. A broker that shops multiple wholesale lenders can compare several. The best program for your situation depends on your property type, credit profile, leverage need, and how clean your deposits are.
How Do Lenders Turn Bank Statements Into Income?
They add up qualifying deposits, remove what isn’t income, and average the result over the statement period. Across our wholesale network, the period is 12 months of complete statements, either personal or business.
Here is the typical sequence:
1. The underwriter totals deposits for the full period.
2. Transfers between your own accounts, loan proceeds, refunds, and one-off deposits come out.
3. On business accounts, an expense factor is applied. The factor reflects the costs of running the business.
4. The remainder is averaged into monthly qualifying income.
5. That income is measured against the new housing payment and your other debts.
Expense factors are lender-specific. Some programs use a fixed ratio. Others allow an accountant-prepared ratio, which can help if your real costs run low. Never assume a universal formula. Two lenders can read the same statements and land on different income figures.
Deposit quality drives the result. A dedicated business account with steady revenue reads cleanly. One account that mixes paychecks, family transfers, and personal spending forces the underwriter to sort through the noise, and income usually comes out lower. If you can, separate the flows well before you apply.
How Much Cash Can You Actually Take Out?
It depends on occupancy, and cash-out ceilings sit below purchase ceilings. Do not use the higher purchase numbers you see advertised.
| Property use | Cash-out ceiling (typical) |
|---|---|
| Primary residence, fixed expense ratio | Up to 80% LTV |
| Primary residence, accountant-prepared ratio | Up to 75% LTV |
| Second home | Up to 75% LTV |
| Investment property | Around 75% LTV |
The accountant-prepared route is the lower ceiling, not the higher one. That surprises some self-employed borrowers who expect a custom ratio to unlock more leverage.
For contrast, a primary residence purchase or rate-and-term refinance can reach up to 90% LTV through select lenders, with the top of that range reserved for stronger files. That figure does not apply to cash-out. A separate asset-depletion path, which is reviewed against liquid assets rather than deposits, runs to about 80% LTV on a primary residence. Whether a given lender allows it on a cash-out is program-dependent.
Think of a scenario in which you own a primary home with a sizable balance left. The LTV ceiling may leave little equity to take, even if your deposits look strong. In the opposite scenario, you have plenty of equity but deposits that support only a modest payment. Then income is the limit. Equity and income each cap your proceeds. The smaller of the two sets your number.
Loan amounts across these programs generally run from roughly $125,000 to $3,500,000. Borrowers at the high end should read Lendmire’s piece on super jumbo bank statement cash-out requirements through a broker, since larger files face tighter overlays.
What Else Do Lenders Review?
Income is only one pillar. Lenders also look at credit, reserves, the property, and your debts. On most files, reserves run about six months of the housing payment. Stronger credit generally earns more leverage and wider program choice. Weaker credit narrows both.
The appraisal sets value, and a low appraisal shrinks your cash-out. Title and seasoning checks apply as with any refinance. You will also sign an occupancy certification. Be accurate here, because occupancy decides which ceiling and which rules apply.
No single federal debt-to-income cap governs these loans. Each program publishes its own limit, and a broker reads it before the file is sent.
Why Do Files Get Declined or Delayed?
Most problems trace back to a handful of causes, and a broker can fix some of them but not all.
| Problem | What a broker can do |
|---|---|
| Commingled accounts | Test personal vs. business statements |
| Large unsourced deposits | Collect documentation to explain them |
| Thin equity | Re-route to a lower-leverage need or wait |
| Low credit | Match to a program with different tiers |
| Missing statement pages | Resubmit a complete set |
| Occupancy mismatch | Re-structure the loan type |
There are limits. A broker cannot create equity that isn’t there, cannot change what the appraisal says, and cannot override a lender’s credit decision. After a decline, a broker can often re-route the file to a different program, adjust the loan amount, or switch the documentation type. It cannot promise approval anywhere.
Cost deserves an honest word. A broker is paid for placing the loan, and borrowers who deal with one lender directly sometimes avoid that layer. The tradeoff is reach. If one lender’s matrix happens to fit your file, going direct can make sense. If you are unsure which matrix fits, a broker’s comparison is often worth more than the added layer.
Bank Statement or DSCR: Which Fits the Investor?
The decision turns on which document shows your stronger number. A bank statement loan is reviewed on documented income under the applicable program, subject to lender guidelines. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
If you are a self-employed investor whose write-offs depress taxable income, deposits can show cash flow that tax returns hide. If the property is a rental and rent comfortably covers its obligation, DSCR may be the cleaner route, because it asks about the property rather than your personal deposits. The two answer different questions, so quotes for each are not interchangeable. For more on how the property-based side works, see Lendmire’s complete DSCR loans guide.
Occupancy also decides the disclosure regime. An owner-occupied file, meaning a primary residence or second home, is a consumer mortgage, and TRID disclosure rules apply. A bank statement loan on a non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from TRID. Federal rules treat credit extended primarily for business purposes differently, as described in Regulation Z’s scope section. Confirm how your own file is classified with counsel.
Entity vesting varies. Whether a loan can close in an LLC name is lender-specific, so ask before you assume it.
For availability, consumer mortgage licensing for this lane covers 16 states, so confirm yours early. Terms for alt-doc loans follow each lender’s program sheet. Don’t expect extended structures such as 40-year or interest-only terms unless a specific program sheet shows them.
Key Terms Defined
Non-QM loan: A mortgage that falls outside the federal Qualified Mortgage definition in 12 CFR 1026.43, usually because it documents income differently.
Expense factor: The percentage of business deposits an underwriter treats as operating costs before counting the rest as income.
Cash-out refinance: A new mortgage larger than the old balance, with the difference paid to the borrower.
Seasoning: The length of time you have owned the property or held the current loan before certain programs allow a refinance.
Asset depletion: A way to qualify using liquid assets in place of deposit-based income.
Frequently Asked Questions
Can a broker guarantee my approval?
No. A broker packages and matches the file, and the wholesale lender decides after underwriting. A broker can tell you early whether your deposits, equity, and credit look like a fit for a given program. That is a read of the file, not a commitment to lend.
Do I need two years of statements?
Across our wholesale network, programs typically look at 12 months of statements, personal or business. Some lenders in the wider market ask for more, so program sheets differ. Complete statements matter more than the count, because missing pages stall a file.
Is a bank statement loan the same as no documentation?
No. It is a different documentation path. You still provide statements, credit, property details, and reserves, and the lender still reviews your ability to carry the loan. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines.
Can I take cash out of a rental with a bank statement loan?
Yes, on an investment property the ceiling is around 75% LTV, subject to lender guidelines. Investors with strong rent may find DSCR fits better, since it looks at the property’s income instead of your deposits. Investment purchase leverage on bank statement documentation varies by lender.
Can I mix business and personal statements?
Some programs allow it, and others require one or the other. A broker tests which statement type produces the stronger income for your file and routes it to a lender that accepts that choice. Commingled accounts tend to weaken the result.
