Can a Couple With One W-2 and One Business Get a Bank Statement HELOC?

Can a Couple With One W-2 and One Business Get a Bank Statement HELOC?

The Quick Read: Usually yes, as long as the lender allows mixed documentation: the business owner’s income is read from personal or business bank statements, the W-2 spouse’s wages are documented with pay stubs and W-2s, and the lender adds the two into one household debt-to-income test, subject to program guidelines.

  • Each spouse is documented the way their income is earned, then the two are combined into one household file.
  • Across Lendmire’s wholesale network, the debt-to-income ceiling is 50%, and it drops to 45% for credit profiles from 600 to 679.
  • Both spouses’ debts and credit come onto the file when both borrow, so adding the business owner can help or hurt.
  • On an investment-property line, the ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum credit profile. On a primary residence, the 90% CLTV tier exists only at 720 or better.
  • If the paycheck alone carries the debt ratio, a simpler wage-only file may beat a statement file.

What a Bank Statement HELOC Is (and Isn’t)

A bank statement HELOC is a home equity line of credit where income is documented from deposit history rather than from traditional personal-income documentation alone. It is not a loan without paperwork. The lender still reviews income, credit, assets, and the property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Traditional personal-income documentation can understate what a business really brings in, because write-offs shrink the bottom line. Statement review reads the deposits instead. A trade-press description of the non-QM lending space says the self-employed borrower supplies personal or business statements. The lender then applies an expense factor or accepts a profit-and-loss statement or expense statement prepared by a third-party tax professional.

A HELOC also differs from a purchase loan. Your couple already owns the home, the line sits in first or second lien position, and the question is how much equity can be tapped, not how much house you can buy.

How Each Spouse’s Income Gets Counted

Lenders split the household into two tracks. The business owner gets the statement track. The W-2 spouse gets the wage track. Then the lender adds both into one qualifying figure and tests it against the household’s debts.

Factor W-2 spouse Business-owner spouse
Typical documents Pay stubs, W-2s Bank statements, CPA letter
Income basis Stated wages Eligible deposits, less expenses
Expense factor None Lender’s factor or a P&L
Extra check Employment verification Proof the business operates

A standard HELOC document checklist from a credit union lists pay stubs and W-2s for employees. It lists profit-and-loss statements, bank statements, and traditional personal-income documentation for the self-employed. Mixed couples simply hand over both stacks.

Some programs do not permit a mixed file at all. The program sheet of the specific lender decides, and a broker who sees many sheets can steer you to one that allows it.

Does the Paycheck Alone Carry the File?

Sometimes, and when it does, skip the statements. A wage-only file has less paperwork, fewer questions about deposits, and no expense factor to argue over. Statements add value only when the traditional employment income cannot clear the debt-to-income test on its own.

Here is the decision in plain terms. Add up the household’s monthly debts, including the new line. The lender reviews the file on the interest-only payment calculated on the maximum draw, which is a stricter test than the amount you plan to use. If the traditional employment income covers that comfortably under the 45% to 50% range, the business income is optional. If it falls short, the business owner’s statement income is what bridges the gap.

What Adding the Business Owner Brings Along

Adding a spouse is not free. Their debts and credit come onto the file when both are borrowers. A strong score and low debts help. A thin score or heavy business-linked obligations can drag the file down.

Credit works in a specific way on this network. The score model is a single-bureau score keyed to the primary wage earner. The credit report can be no more than 90 days old at closing, and there are no rescores. If the W-2 spouse has the better profile, that is worth thinking about before deciding who leads the application.

Debt ratios matter too. The ceiling is 50%, with 45% for credit profiles from 600 to 679. Going above 45% requires at least a 680 score. A spouse with a lower score can pull the household into the tighter band.

Keep Paychecks and Business Deposits Apart

Mixed accounts are where couples get stuck. If the W-2 spouse’s paycheck lands in the same account that receives business deposits, the underwriter has to pull the wages out before counting the business income. That adds explanation letters and delays judgment calls.

Clean it up in the months before you apply:

  • Route the paycheck to a personal account and business receipts to a business account.
  • Stop moving money between your own accounts without a clear paper trail.
  • Document large or unusual deposits with an invoice, a contract, or a short letter.
  • Keep personal expenses out of the business account.

Deposits that generally do not count as income include transfers between your own accounts, refunds, and loan proceeds. The lender totals eligible deposits, divides by the months reviewed, and applies its expense factor or your CPA’s expense statement. That factor is set by each lender, and the trade-press example uses a flat 50% as an illustration only, not a rule.

A Worked Household Example

Run the numbers on a modeled couple. These inputs are illustrative units, not market data and not a quote.

1. Business deposits average 100 units a month after removing transfers between the couple’s own accounts. 2. The lender applies a 50% expense factor, so 50 units count as business income. 3. The W-2 spouse’s gross monthly wages are 60 units. 4. Qualifying household income is 110 units. 5. The monthly obligation on the line, tested at the maximum draw, plus existing debts must land at 50% of income or less. In this case that means no more than 55 units, or 49.5 if the household sits in the 45% band.

A couple like this clears with a little room. Now remove the business income and use the wages alone. Whether 60 units carries the same debts is the “does the paycheck alone work” test from above. If it does not, the statements earn their place.

Title, Vesting, and Business-Purpose Lines

Who holds title decides whether a line is possible at all. On this network the property must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A couple who deeded the rental into an LLC needs a vesting change, or a DSCR cash-out instead.

Property type matters too. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Lines used for rentals add a regulatory wrinkle. Credit extended primarily for a business purpose is exempt from Regulation Z, and the exemption turns on the real purpose of the funds, not a box on a form. Separately, the federal ability-to-repay rule is written for closed-end loans, and the CFPB’s compliance guide lists HELOCs among loans it does not cover. In practice, how income gets documented on a HELOC is set largely by lender and investor guidelines. That is why two lenders can treat the same couple differently.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Leverage to Expect

Leverage depends on occupancy, and the tiers are very different:

Occupancy Max CLTV Credit needed Max line
Investment property 70% 700 minimum $500,000
Second home 90% 720+ for that tier $500,000
Primary residence 90% 720+ for that tier $500,000 at 90%

Primary residences also reach 75% CLTV on lines up to $750,000 at 700 or better, but a line above $500,000 is primary-residence only and needs a full appraisal. Lines at or below $500,000 ordinarily run automated valuation, subject to lender guidelines. Never read the 90% figure without its 720 pairing.

Pricing floats and never converts to fixed. Draws run on an interest-only period followed by a fully amortizing repayment, and investment lines use the 5-year draw with a 25-year repayment. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible.

Availability is narrower than most people expect. Lendmire brokers these lines in 16 full-service states, versus the 41-market footprint for its DSCR investor loans. Every figure here is subject to lender guidelines and full file review, and nothing is a commitment to lend.

When a DSCR Loan Fits Better

If the goal is to buy or refinance a rental, a bank statement HELOC is often the wrong tool. A HELOC taps equity in a home you already own and tests your household income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so neither spouse’s wages or deposits drive the file. That is why many W-2-plus-business couples move to DSCR when the asset is a rental. The complete DSCR loans guide covers the full mechanics.

Here is what DSCR files typically look like across the network:

Factor Typical range
Purchase leverage 75%-80% LTV; 85% at 700+
Cash-out leverage Around 75% LTV, ~6 months seasoning
Coverage 1.00 is where many select programs start
Credit 620 floor in parts of the network; most want ~660; 700+ for top leverage

A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation.

A larger down payment lowers the monthly payment and can lift coverage, but it never erases leverage caps, credit floors, or reserve rules. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA (principal, interest, taxes, insurance, and association dues).

Key Terms Defined

CLTV (combined loan-to-value): All loans secured by the property, divided by its value.

DTI (debt-to-income): Your monthly debts as a share of monthly income.

Expense factor: The share of business deposits a lender subtracts before counting the rest as income.

DSCR: The property’s rent divided by its monthly PITIA, with no personal income in the formula.

Vesting: How title to the property is held, such as individual names or a revocable trust.

Frequently Asked Questions

Can only one spouse be on the loan?

Often yes, but title, state rules, and lender policy decide whether the other spouse must sign or whether their income counts. The credit score model is keyed to the primary wage earner, so the choice of who applies can change the file. Confirm it against the specific program sheet.

Do both spouses need to send bank statements?

No. The W-2 spouse is documented with pay stubs and W-2s. Only the self-employed spouse’s income runs through statements. If both spouses own businesses, both go on the statement track, each with their own expense factor.

Can the business itself be the borrower?

Not on this network’s lines. Title must be held by the individual borrower or a revocable living trust, so LLCs and corporations cannot hold it. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out as an alternative.

What if business income is seasonal or declining?

Averaging smooths seasonal swings, but a downward trend in deposits invites scrutiny. A short explanation letter and a CPA letter confirming the business operates can help. A very new business with a short history may not meet program guidelines.

Is a bank statement HELOC a no-paperwork loan?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. Expect to explain large or unusual deposits and supply credit, asset, and property documentation like any other file.
