Current DSCR HELOC guidelines, updated from one source.
The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every Atlanta file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Georgia.
A line on the rental, behind the mortgage you keep
A DSCR HELOC is revolving credit secured by the rental: you draw what you need during the draw period, pay interest only on what is outstanding, and the balance comes down as you repay. After the draw period the line closes to new draws and the balance repays on an amortizing schedule.
The rent qualifies the line, not your tax returns
The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. An Atlanta investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Atlanta rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
The arithmetic is the same on every Atlanta file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Atlanta’s rental equity in figures — and how a line fits it.
Atlanta’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.
Market context only. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Atlanta rental neighborhoods, distinct equity pictures.
Across Atlanta, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.
Established close-in rentals
The close-in Atlanta neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. The median owner-occupied home value in Atlanta runs near $439,600 on the latest Census estimate.
Entity-held portfolios
An Atlanta investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. About 54% of Atlanta’s households rent — roughly 126,676 renter households on the latest Census estimate.
Condominium rentals
An Atlanta condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Median household income in Atlanta sits near $85,652 on the latest Census estimate.
Two-to-four-unit buildings
Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Atlanta’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. Atlanta is home to about 505K people and sits within the Atlanta-Sandy Springs-Roswell, GA area.
High-value rentals
High-value Atlanta rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. Roughly 109,792 Atlanta households own their homes on the latest Census estimate — 46% of all households, the pool a rental equity line is written for.
Newer infill and recent purchases
An Atlanta rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. On a one-unit rental at Atlanta’s median home value, the second-lien ceiling puts total liens near $307,720 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Atlanta rental is read on its own valuation, its own lease, and its own tier.
Four ways Atlanta landlords put a rental equity line to work.
The uses are the landlord’s, not the lender’s: the program does not restrict what an Atlanta owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.
A standing reserve for the portfolio
Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Atlanta rental behind it keeps its mortgage; the line sits ready through the draw period.
Finish a value-add before the permanent loan
Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.
Bridge a sale, a tax bill, or a buyout
A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. An Atlanta owner draws, closes the gap, and repays when the money arrives.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Atlanta rental behind the line keeps its mortgage and its rate throughout.
Estimate your Atlanta rental’s available credit line before requesting a quote.
Enter your Atlanta rental’s value, the balance on it, your credit tier, and whether the line sits behind a first mortgage or stands first on a paid-off property. The result is the room under the ceiling, capped at the program maximum, with the closing draw and the valuation path beside it. The rent must still cover the line; the lender decides that from the lease.

Value, balance, credit tier, and lien position in; the ceiling, the cap, the available line, the closing draw, and the valuation path out. The rent test is the lender’s.
Illustrative starting assumptions: a $440,000 rental value near Atlanta’s median owner-occupied home value and a $200,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Four routes to the equity in an Atlanta rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Atlanta investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
For the Atlanta self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for an Atlanta scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change an Atlanta line most often.
Use these checks to keep the Atlanta file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. An Atlanta file clears the second group before the first matters.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the exposure: Whether a planned portfolio of lines fits inside the exposure limit.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. An Atlanta rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. An Atlanta investor who closed this spring plans the line for after the window.
How many financed properties the program allows
Exposure is counted per borrower across the program, not per property. The Atlanta landlord with one rental is nowhere near the limit; the one with a portfolio of lines may be, and the scenario review reads the list first.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. An Atlanta owner chooses by what is on the property today.
The credit tier decides the ceiling and the cap
The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Atlanta rental is read for its history and its score, not for the number of accounts on it.
From an Atlanta rental prequalification to a funded line.
Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Atlanta owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. An Atlanta prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. An Atlanta file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
What Lendmire brings to an Atlanta rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on an Atlanta file before recommending the line that solves it.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Atlanta DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
A home equity line of credit on a rental property that qualifies on the property’s rent instead of the owner’s income. The lender divides the gross rent by the qualifying payment on the line, the quotient must reach the program’s coverage minimum, and the owner’s tax returns and debt ratio never enter the file. The line sits behind the first mortgage or stands first on a paid-off rental, and title may stay in an LLC.
Can the rental stay in my LLC?
Yes. Vesting in a limited liability company is allowed on investment property, and the line is recorded in the entity’s name with the members as guarantors. The entity’s articles, operating agreement, and good standing go in the file, and a member on title who is not a borrower signs a non-borrowing owner acknowledgment. The deed does not move.
How is the rent test calculated?
The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. An Atlanta owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
Draw, then repay. Through the draw period an Atlanta landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Does a duplex or fourplex qualify?
Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.
What is the rate on a DSCR HELOC?
The line carries a variable rate, set in writing at the time for the specific Atlanta file. No rate, index, payment, or fee appears on these pages by policy; what the pages carry is the program’s structure and its eligibility parameters.
Is there a minimum line or a minimum draw?
A minimum line applies, and most of the approved line funds at closing by program rule. Later draws are at least the program minimum. Size the line to the amount you will use within the draw period, not to the largest figure the tables allow.
What property types qualify?
Residential rentals of one to four units on the program’s list. Condominiums are eligible, non-warrantable ones at a reduced ceiling; rural, commercial, agricultural, leasehold, land-trust, condotel, and modular properties are not. An Atlanta file confirms the type before anything else.
I just bought the rental. Can I open a line now?
No. Both seasoning clocks have to run: the mortgage-transaction clock from the note date and the ownership clock from the settlement date. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both.
Size the line on the rent, not the tax returns.
In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
