Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Sandy Springs, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Georgia.
A line on the rental, behind the mortgage you keep
Unlike a closed-end loan, the line stays open through the draw period: fund a Sandy Springs rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
The score the lender pulls decides the tier, and the tier decides the ceiling and the cap. On a second-lien line the top tiers share one ceiling and one cap; on a first-lien line the largest lines carry a reduced ceiling. Nothing in the file moves the tier except the report itself.
Valuation, the lease, the LLC, and closing
Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Sandy Springs’ rental equity in figures — and how a line fits it.
The equity picture in Sandy Springs starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.
These are context figures, not underwriting inputs. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Sandy Springs rental neighborhoods, distinct equity pictures.
Sandy Springs is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.
Entity-held portfolios
The entity file is the program’s reason for being in a market like Sandy Springs, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at Sandy Springs’ median home value, the second-lien ceiling puts total liens near $433,860 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Newer infill and recent purchases
A Sandy Springs rental bought in the last year or two is read on two clocks and narrow room: the purchase must season, the refinance if any must season, and the ceiling minus a high balance may leave little or nothing until values move. About 50% of Sandy Springs’ households rent — roughly 25,729 renter households on the latest Census estimate.
Established close-in rentals
In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Sandy Springs owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Sandy Springs sits near $104,340 on the latest Census estimate.
Two-to-four-unit buildings
Two-to-four-unit rentals in Sandy Springs are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. Roughly 25,918 Sandy Springs households own their homes on the latest Census estimate — 50% of all households, the pool a rental equity line is written for.
High-value rentals
Sandy Springs’ high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. Sandy Springs is home to about 107K people and sits within the Atlanta-Sandy Springs-Roswell, GA area.
Condominium rentals
A Sandy Springs condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. The median owner-occupied home value in Sandy Springs runs near $619,800 on the latest Census estimate.
These sketches describe typical Sandy Springs rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.
Four ways Sandy Springs landlords put a rental equity line to work.
From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Sandy Springs landlords bring most often; the line is sized by equity and rent, not by the use.
Finish a value-add before the permanent loan
An investor who bought a Sandy Springs rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.
Consolidate business debt at the property level
A Sandy Springs landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Sandy Springs rental behind the line keeps its mortgage and its rate throughout.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Sandy Springs landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Estimate your Sandy Springs rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Sandy Springs. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Sandy Springs rental available-equity calculator
Value, balance, credit tier, and lien position in; the ceiling, the cap, the available line, the closing draw, and the valuation path out. The rent test is the lender’s.
Illustrative starting assumptions: a $620,000 rental value near Sandy Springs’ median owner-occupied home value and a $280,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Sandy Springs rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.
For the Sandy Springs landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
For the Sandy Springs owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.
For the Sandy Springs self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Sandy Springs scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
Before relying on a figure, read these. They are the places a Sandy Springs rental line differs from the clean example in the calculator, and each carries a check to run first.
Use these checks to keep the Sandy Springs file clean and fundable.
Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Sandy Springs file as a surprise.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the tier: Which tier the lender’s own report lands in, and the ceiling and cap for that tier and lien position.
Title in your name or your LLC
Vesting in a limited liability company is allowed on the program, which is the reason many Sandy Springs landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Sandy Springs file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
The credit tier decides the ceiling and the cap
Leverage steps with the tier. A Sandy Springs owner just under a floor sees the next cell down on a first-lien line and may see no cell at all on a second lien; the owner just above it sees the full ceiling. Every tier on the ladder is at or above the score where the tradeline-depth rules are waived.
The valuation sets the value the ceiling applies to
A declining-market flag on the valuation trims the ceiling, and a rural designation on the appraisal takes the rental off a program that does not write rural property. The value, in short, is settled by the valuation, and the line follows it.
The rent must cover the qualifying payment
Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Sandy Springs rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.
From a Sandy Springs rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In Sandy Springs the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the Sandy Springs line is available through the draw period.
A brokerage that matches the line to the rental.
What Lendmire brings to a Sandy Springs rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Sandy Springs owner sees it.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Sandy Springs line are quoted in writing, never on a web page.

Sandy Springs DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
A line of credit on a rental, qualified by the rental. The program reads the rent against the qualifying payment, the value against the ceiling for the tier, and the deed as it is, including an LLC. It is written behind a first mortgage the owner keeps or as a first lien on a rental that is paid off.
Can the rental stay in my LLC?
Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.
How is the rent test calculated?
Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.
Is an appraisal required?
The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.
How do the draw period and repayment work?
Draw, then repay. Through the draw period a Sandy Springs landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
What credit history does the program expect?
The score sets the tier; the history sets whether the tier counts. Recent mortgage lates and a credit event inside the seasoning period are gates. Tradeline depth is not, because every tier the program offers meets the score at which the depth rules are waived.
Does a duplex or fourplex qualify?
A duplex, triplex, or fourplex carries a DSCR HELOC like a single-family rental, with one difference in the rent test: the program allows one vacant unit, and the leased units’ rent carries the line. A Sandy Springs fourplex with three leases qualifies on those three.
Do I need reserves or cash to close?
No. Reserves are not required and cash to close is not required. The closing costs and the draw are set out in the written closing figures; nothing has to be seasoned in an account to open the line.
I just bought the rental. Can I open a line now?
The line is opened on a seasoned property, not at the purchase. A Sandy Springs owner who buys and plans to borrow against the new rental waits out the window, then opens the line behind the purchase mortgage as a standalone second lien.
Can the line be a first lien on a paid-off rental?
Yes, and the first-lien column is the more generous one: a lower floor, a higher ceiling, a larger maximum line at a reduced ceiling on the biggest lines, a full title policy instead of an ownership report. The line is still standalone; it is not closed together with a purchase.
Size the line on the rent, not the tax returns.
Request a quote and a loan officer sizes the line on the Sandy Springs rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
