DSCR HELOC in San Rafael, California: Rental Property Equity Line

In San Rafael, a DSCR HELOC answers the landlord’s question: how much of a rental’s equity can be put to work without touching the first mortgage and without a tax return? The program sizes a revolving line from the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 behind a first mortgage; lines up to $400,000 use an automated valuation with a property inspection report, and every line above that amount takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

The figures on this page describe a wholesale program, not an offer of credit: they can change without notice, and the lender’s underwriting of the rental, its rent, the owner’s credit, the entity, and the title governs every file. The wholesale lender is not named here, no rate or payment is stated here, and a licensed loan officer discloses the terms, the rate, and the costs in writing. Lendmire, LLC, NMLS #2371349, brokers the line and never lends it, under consumer licences in sixteen states. Nothing here is legal or tax advice. Equal Housing Opportunity.

San Rafael DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In San Rafael, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

The line is a credit limit, not a check: a San Rafael landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

02.

The rent qualifies the line, not your tax returns

Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a San Rafael rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.

03.

Your credit tier sets the ceiling and the cap

Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A San Rafael investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.

04.

Valuation, the lease, the LLC, and closing

Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A San Rafael rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.

The Core Calculation
Value × the ceiling for the credit tier and lien position − the balance already secured = the line, capped at the program maximum, and the rent must cover its qualifying payment

Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.

San Rafael Market Context

San Rafael’s rental equity in figures — and how a line fits it.

The equity picture in San Rafael starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.

These are context figures, not underwriting inputs. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

San Rafael Submarkets

Distinct San Rafael rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, San Rafael’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

Condominium rentals

A San Rafael condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. About 47% of San Rafael’s households rent — roughly 10,770 renter households on the latest Census estimate.

02.

Established close-in rentals

In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A San Rafael owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in San Rafael sits near $119,435 on the latest Census estimate.

03.

Newer infill and recent purchases

Recent purchases in San Rafael’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. The median owner-occupied home value in San Rafael runs near $1,355,600 on the latest Census estimate.

04.

Two-to-four-unit buildings

Two-to-four-unit rentals in San Rafael are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. Roughly 12,140 San Rafael households own their homes on the latest Census estimate — 53% of all households, the pool a rental equity line is written for.

05.

Entity-held portfolios

The entity file is the program’s reason for being in a market like San Rafael, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at San Rafael’s median home value, the second-lien ceiling puts total liens near $948,920 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

06.

High-value rentals

San Rafael’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. San Rafael is home to about 60K people and sits within the San Francisco-Oakland-Fremont, CA area.

Treat the submarket notes as a map of where equity and rent tend to sit across San Rafael, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.

How San Rafael Landlords Use a DSCR HELOC

Four ways San Rafael landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones San Rafael landlords bring most often; the line is sized by equity and rent, not by the use.

Value-add

Finish a value-add before the permanent loan

The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing San Rafael rental supplies that capital from equity already earned, qualified on that rental’s rent.

Reserve

A standing reserve for the portfolio

Some San Rafael investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

Bridge

Bridge a sale, a tax bill, or a buyout

A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. A San Rafael owner draws, closes the gap, and repays when the money arrives.

Consolidation

Consolidate business debt at the property level

A San Rafael landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same San Rafael rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the San Rafael investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A San Rafael landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a San Rafael scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a San Rafael landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

San Rafael File Considerations

Local details that can change the line.

The program is simple on paper and particular in practice. These are the particulars that move San Rafael files: what the lender reads, what it waits on, and what it declines.

Before You Move Forward

Use these checks to keep the San Rafael file clean and fundable.

Three things decide most San Rafael files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: The settlement date the ownership clock started on.
  • Confirm the valuation path: Whether the property could carry a declining-market or rural designation.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A San Rafael rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

Seasoning is one reason a strong San Rafael file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.

iii.

The valuation sets the value the ceiling applies to

The valuation is the lender’s, not the owner’s. On a San Rafael rental the automated model reads comparable sales, the inspection confirms condition, and the result sets the value the ceiling multiplies; an appraisal waiver is never accepted on the program.

iv.

Second lien behind the mortgage, or first lien on a paid-off rental

Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A San Rafael owner chooses by what is on the property today.

v.

The rent must cover the qualifying payment

The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A San Rafael rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.

A Clear Process

From a San Rafael rental prequalification to a funded line.

A DSCR HELOC on a San Rafael rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

A licensed loan officer reads the San Rafael rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.

iii.

Verification and valuation

The automated valuation and inspection, or the full interior appraisal on larger lines, set the value; the title search confirms the vesting, the liens, and any solar agreement; insurance is updated to cover both liens; and the lease and rent schedule are matched. The San Rafael line is re-sized on the verified value.

iv.

Closing and funding

Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the San Rafael line is available through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

What Lendmire brings to a San Rafael rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a San Rafael file before recommending the line that solves it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire arranges a rental line under its consumer licensing even on an investment property: the disclosures and the written terms that attach to a licensed home equity line travel with the file, in every state the program is written.

Questions San Rafael Landlords Ask

San Rafael DSCR HELOC FAQs

Short answers to the questions a DSCR HELOC raises in San Rafael: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.

What is a DSCR HELOC?

Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.

Can the rental stay in my LLC?

The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A San Rafael owner does not deed the property to a personal name to borrow against it.

How is the rent test calculated?

Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.

Is an appraisal required?

Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a San Rafael file.

How do the draw period and repayment work?

Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.

What is the rate on a DSCR HELOC?

A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.

What property types qualify?

One-to-four-unit residential rentals on the program’s eligible list, with condominiums at the condominium ceiling. Rural designation, commercial or agricultural use, condotels, leaseholds, and the modular and log-home classes are excluded; the property list is read before the value.

Do I need reserves or cash to close?

Neither is required. Unlike many rental loans, the DSCR HELOC does not ask a San Rafael landlord to show months of payments in the bank; the rent covers the line, the equity secures it, and the closing draw funds at closing.

What does the closing look like on an LLC-held rental?

The entity signs, the members sign as guarantors, the non-borrowing owners acknowledge. A San Rafael LLC signs the line the way it signed the purchase, with the operating agreement and the good-standing certificate in the file and the deed unchanged.

How much can I borrow against a rental?

The line is the rental’s value times the combined loan-to-value ceiling for your credit tier and lien position, minus the balance already on the property, capped at the program maximum and limited by what the rent will carry. The snapshot shows the ceiling, the floor, and the caps; the calculator on this page runs the arithmetic on your figures.
