DSCR HELOC in Waco, Texas: Rental Property Equity Line

Waco rental owners use a DSCR HELOC to reach equity on their own schedule: a line qualified on the rent rather than the owner’s income, an automated valuation with a property inspection report on most lines and a full interior appraisal on the largest ones, title held personally or in an LLC, and a line sized from the property’s value, the existing balance, and the credit tier.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

Draw for 5 years on interest-only payments, then repay over 25 years on a fully amortizing schedule, a 30-year maturity. At least 80% of the line, and $50,000, funds at closing.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

For informational purposes only. Each DSCR HELOC parameter here is a wholesale program guideline rather than an offer; it can change without notice, and the selected lender underwrites the property, the rent, the credit profile, the vesting, and the title before any line is approved. The calculator is illustrative and names neither a rate nor a payment. Waco DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Waco, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.

01.

A line on the rental, behind the mortgage you keep

The line is a credit limit, not a check: a Waco landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Waco owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
Available line = (rental value × combined loan-to-value ceiling) − current liens, capped at the maximum line for the tier, then tested against the rent

The arithmetic is the same on every Waco file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.

Waco Market Context

Waco’s rental equity in figures — and how a line fits it.

The equity picture in Waco starts with the market: median home value, the balance of owners and renters, and the ownership tenure that usually comes with long-held rentals. These figures describe the market; the program figures are in the snapshot above.

Read the figures as backdrop. Market figures explain the typical file, not yours. A Waco rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Waco Submarkets

Distinct Waco rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, Waco’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

Two-to-four-unit buildings

Two-to-four-unit rentals in Waco are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. Roughly 26,648 Waco households own their homes on the latest Census estimate — 49% of all households, the pool a rental equity line is written for.

02.

Entity-held portfolios

A Waco investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Waco’s median home value, the second-lien ceiling puts total liens near $155,190 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

03.

Condominium rentals

Condominium lines in Waco turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. Median household income in Waco sits near $54,365 on the latest Census estimate.

04.

High-value rentals

At the top of Waco’s rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. About 51% of Waco’s households rent — roughly 27,258 renter households on the latest Census estimate.

05.

Newer infill and recent purchases

Recent purchases in Waco’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Waco is home to about 144K people.

06.

Established close-in rentals

Long-held Waco rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. The median owner-occupied home value in Waco runs near $221,700 on the latest Census estimate.

Treat the submarket notes as a map of where equity and rent tend to sit across Waco, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.

How Waco Landlords Use a DSCR HELOC

Four ways Waco landlords put a rental equity line to work.

A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Waco landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.

Reserve

A standing reserve for the portfolio

Portfolio owners treat a line as the working-capital account for their Waco rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.

Next deal

Fund the next purchase without refinancing

Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Waco owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.

Value-add

Finish a value-add before the permanent loan

Where a hard-money loan would have carried the work, a line on a seasoned rental can carry it instead, drawn as the work bills and repaid when the improved property refinances. The first mortgage on the seasoned rental is untouched.

Bridge

Bridge a sale, a tax bill, or a buyout

A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. A Waco owner draws, closes the gap, and repays when the money arrives.

Rental Available-Equity Calculator

Estimate your Waco rental’s available credit line before requesting a quote.

The calculator below sizes a DSCR HELOC on a Waco rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

A rent-qualified line, an income-qualified line, a cash-out refinance, and a deposit-qualified line are four different files on the same Waco rental. Which fits depends on the owner’s tax returns, the first-mortgage rate, the entity on title, and how the money will be used.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Waco investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Waco landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Waco scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Waco File Considerations

Local details that can change the line.

Before relying on a figure, read these. They are the places a Waco rental line differs from the clean example in the calculator, and each carries a check to run first.

Before You Move Forward

Use these checks to keep the Waco file clean and fundable.

Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Waco file as a surprise.

  • Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
  • Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
  • Confirm the property type: Whether acreage, zoning, or a leasehold puts the property outside the program.
i.

Title in your name or your LLC

Vesting in a limited liability company is allowed on the program, which is the reason many Waco landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.

ii.

The seasoning clock on purchases and refinances

The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Waco file is eligible when both have run.

iii.

The property list and the property type

The list decides before the value does. A Waco rental that is a row home or sits on agricultural land is not a line on this program, however much equity it carries; a different product on a different program sheet may read it differently.

iv.

How many financed properties the program allows

The program limits the loans and the dollars one borrower can carry with it. A Waco investor with a large portfolio already financed through the same program reaches that limit before the equity on the next rental runs out.

v.

The credit tier decides the ceiling and the cap

The tier is read from the lender’s report. The program’s tradeline-depth rules are waived at a score every tier meets, so a thin personal credit file on a strong Waco rental is read for its history and its score, not for the number of accounts on it.

A Clear Process

From a Waco rental prequalification to a funded line.

A DSCR HELOC on a Waco rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

A licensed loan officer reads the Waco rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Waco prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Waco file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.

iv.

Closing and funding

At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.

Why Lendmire

A brokerage that matches the line to the rental.

What Lendmire brings to a Waco rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.

i.

Four routes, the right one quoted

Every Waco rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Waco line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Questions Waco Landlords Ask

Waco DSCR HELOC FAQs

Short answers to the questions a DSCR HELOC raises in Waco: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.

What is a DSCR HELOC?

A home equity line of credit on a rental property that qualifies on the property’s rent instead of the owner’s income. The lender divides the gross rent by the qualifying payment on the line, the quotient must reach the program’s coverage minimum, and the owner’s tax returns and debt ratio never enter the file. The line sits behind the first mortgage or stands first on a paid-off rental, and title may stay in an LLC.

Can the rental stay in my LLC?

Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.

How is the rent test calculated?

The lender takes the gross monthly rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment: a fully amortizing payment on the entire credit limit at a stressed rate above the start rate. The quotient must reach the program’s coverage minimum, shown in the snapshot. A lease in place is required.

Is an appraisal required?

Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a Waco file.

How do the draw period and repayment work?

Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Waco owner plans the line around the shift in payment when the draw period ends.

Can I open a line if the rental was recently listed for sale?

A recent listing blocks the line for a set number of months after the listing came down. A Waco owner who tested the market and withdrew the listing waits out the window before the file is eligible; a listing that is older than the window is not a problem.

What credit history does the program expect?

A recent year without a thirty-day mortgage late and the program’s seasoning on any bankruptcy or foreclosure-family event; tradeline depth is waived at every tier the program offers. None of it involves the owner’s income; all of it is on the report.

Do I need reserves or cash to close?

No reserves and no cash to close. That is part of the program’s appeal to a landlord whose cash is in the properties rather than the bank: the equity and the rent carry the file, and nothing is held back as a reserve requirement.

What does the closing look like on an LLC-held rental?

The entity signs, the members sign as guarantors, the non-borrowing owners acknowledge. A Waco LLC signs the line the way it signed the purchase, with the operating agreement and the good-standing certificate in the file and the deed unchanged.

Does a duplex or fourplex qualify?

It does. Multi-unit rentals are the natural file for a rent-qualified line, since several leases carry the coverage test more easily than one. The valuation uses the multi-unit appraisal form on larger lines, and the leases for the occupied units go in the file.

Get Started

Keep the first mortgage. Reach the equity anyway.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
