Current DSCR HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.
Of the rental’s value, first mortgage included
Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.
Credit score for a second-lien line
A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.
Automated valuation on lines to $400,000
The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.
Interest-only, then 25 years of repayment
A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Nothing on this page is a commitment to lend, an offer, or a quote. The figures are program parameters from a wholesale lender’s guidelines, carried through Lendmire’s guideline source and subject to change; every line depends on the valuation, the lease, the rent, the credit report, the entity, the property, and full underwriting. Lendmire, LLC (NMLS #2371349) is a mortgage broker, never the lender, licensed in sixteen states for consumer mortgages, and the wholesale lender is never named on these pages. Rates, payments, and costs are disclosed in writing by a licensed loan officer. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on a Warner Robins rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Georgia.
A line on the rental, behind the mortgage you keep
The line is a credit limit, not a check: a Warner Robins landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
The rent qualifies the line, not your tax returns
Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Warner Robins rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Warner Robins owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
The file closes on the valuation, the lease, the credit report, title, and insurance that covers both liens. Smaller second-lien lines use an ownership-and-encumbrance report instead of a full title policy; a first-lien line always takes the full policy. No reserves and no cash to close are required.
The arithmetic is the same on every Warner Robins file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Warner Robins’ rental equity in figures — and how a line fits it.
A rental line is sized against a value, and Warner Robins’ values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.
These are context figures, not underwriting inputs. Read the median against the balance on your own rental. Where values have run ahead of the mortgages on them, the room under the ceiling is wide and the rent test is the tighter of the two gates; where purchases are recent, the room is narrow and the ceiling is the tighter gate.

Distinct Warner Robins rental neighborhoods, distinct equity pictures.
The line is sized on the property, and Warner Robins’ properties differ by district: values, tenures, unit counts, and the rent the market supports. Each submarket below carries its own equity picture.
Established close-in rentals
Long-held Warner Robins rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. About 47% of Warner Robins’ households rent — roughly 14,859 renter households on the latest Census estimate.
Condominium rentals
Condominiums are a large share of Warner Robins’ rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Warner Robins is home to about 83K people.
High-value rentals
At the top of Warner Robins’ rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 17,071 Warner Robins households own their homes on the latest Census estimate — 53% of all households, the pool a rental equity line is written for.
Newer infill and recent purchases
Infill purchases in Warner Robins are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. On a one-unit rental at Warner Robins’ median home value, the second-lien ceiling puts total liens near $129,990 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Entity-held portfolios
Portfolio owners in Warner Robins hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Median household income in Warner Robins sits near $66,970 on the latest Census estimate.
Two-to-four-unit buildings
Two-to-four-unit rentals in Warner Robins are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. The median owner-occupied home value in Warner Robins runs near $185,700 on the latest Census estimate.
The patterns above are market observations drawn from the housing stock and the Census figures, not program rules. Every Warner Robins rental is read on its own valuation, its own lease, and its own tier.
Four ways Warner Robins landlords put a rental equity line to work.
The uses are the landlord’s, not the lender’s: the program does not restrict what a Warner Robins owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.
A standing reserve for the portfolio
Portfolio owners treat a line as the working-capital account for their Warner Robins rentals: draw for the surprise, repay from the next month’s rents, draw again. The line is qualified on one property’s rent and available for all of them.
Fund the next purchase without refinancing
The down payment on the next Warner Robins rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Warner Robins landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Finish a value-add before the permanent loan
An investor who bought a Warner Robins rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Illustrative starting assumptions: a $185,000 rental value near Warner Robins’ median owner-occupied home value and a $85,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Warner Robins and what it costs the owner in paperwork and in the first mortgage.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.
For the Warner Robins landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
For the Warner Robins owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Warner Robins landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Warner Robins scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Warner Robins rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Warner Robins file clean and fundable.
Most surprises on a rental line are foreseeable: the tier, the valuation path, the lease, the entity, the seasoning window, and the program’s property list. Run the checks below before the scenario review, and none of them meets the Warner Robins file as a surprise.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
- Confirm the exposure: How many loans and how many dollars the borrower already carries on the program.
Title in your name or your LLC
Vesting in a limited liability company is allowed on the program, which is the reason many Warner Robins landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Warner Robins file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
How many financed properties the program allows
Exposure is counted per borrower across the program, not per property. The Warner Robins landlord with one rental is nowhere near the limit; the one with a portfolio of lines may be, and the scenario review reads the list first.
The rent must cover the qualifying payment
Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Warner Robins rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A Warner Robins owner chooses by what is on the property today.
From a Warner Robins rental prequalification to a funded line.
The steps below are the program’s, in order. A Warner Robins landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.
Scenario review
Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Warner Robins owner leaves the review knowing the line the tables support and the gates the file must clear.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Warner Robins prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Warner Robins file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Warner Robins owner would do better on another route entirely.
Four routes, the right one quoted
The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Warner Robins file before recommending the line that solves it.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Warner Robins review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Warner Robins line are quoted in writing, never on a web page.

Warner Robins DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.
How is the rent test calculated?
Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.
Is an appraisal required?
Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a Warner Robins file.
How do the draw period and repayment work?
Two periods on one line: draw years, when the line is open and payments are interest-only, and repayment years, when the balance amortizes. The snapshot carries both. Plan for the closing draw, which is most of the line, and for the payment change at the end of the draw period.
What is the rate on a DSCR HELOC?
A variable rate through both periods, disclosed in writing for the file. Lendmire does not publish rates or indexes on program pages, and this page does not state a payment; the calculator sizes the line and leaves the rate to the written quote.
Does a duplex or fourplex qualify?
It does. Multi-unit rentals are the natural file for a rent-qualified line, since several leases carry the coverage test more easily than one. The valuation uses the multi-unit appraisal form on larger lines, and the leases for the occupied units go in the file.
How much can I borrow against a rental?
Value times the ceiling, minus the first mortgage, up to the cap, then tested against the rent. A Warner Robins rental with a small first mortgage leaves a wide gap under the ceiling; a recent purchase at high leverage may leave none; and a rental whose rent is thin carries less than its equity would allow.
Is there a minimum line or a minimum draw?
There is a minimum line, a minimum closing draw as a share of the line and as a dollar amount, and a minimum later draw. A Warner Robins owner planning a small reserve should size the line for what will actually be drawn, because interest accrues on the closing draw from day one.
Can I open a line if the rental was recently listed for sale?
A rental listed for sale within the window before the application is ineligible on the program. The window is short, and the rule is read from the listing service; a Warner Robins file with a listing older than that proceeds normally.
