A 580 decision score clears HUD’s full-financing line, 500 is the absolute floor, and 580 is what the wholesale programs expect. Ratios run 31/43 by reference and up to 40/50 with two compensating factors; accounts paid through the closing come out of the ratio.

One new FHA loan, cash at closing
The closing has four payees in practice: the old first lien, any second lien being retired, the parties who are owed closing costs, and the borrower, in that order, with the upfront premium added to the balance rather than paid from it. FHA cash-out or the alternatives
