The Quick Read: No federal rule sets a week count for an FHA cash-out, so the real answer is the sum of your document gathering, the appraisal, the underwriting review, and a mandatory three-business-day cancellation window after signing. Self-employment does not add a legal waiting period. It adds paperwork, and paperwork is where most of the extra calendar time comes from.
- FHA cash-out is for a primary residence you have owned and lived in for a stretch, not a rental.
- Self-employed files typically need two years of full traditional personal-income documentation, plus a year-to-date profit and loss in some cases.
- Falling income can shrink the loan or send the file to manual review.
- Cash does not arrive the day you sign on an owner-occupied refinance.
- Bank statement programs and DSCR loans use different paperwork and can change the calendar.
This article treats weeks qualitatively. Lendmire is a mortgage broker, and it does not promise a closing timeline on any file.
What Is an FHA Cash-Out, and Who Can Use It?
An FHA cash-out refinance replaces your current mortgage with a larger one and hands you the difference in cash. It is an owner-occupant product. Fortune reports that FHA and VA loans are not available for cash-out refinances on investment properties, and that FHA generally expects owner-occupancy for the prior 12 months.
FHA’s published rules, as summarized by FedLaws, cap the loan at 80% of appraised value and expect you to have owned and occupied the home as a principal residence for at least 12 months. That summary is a secondary source, so treat the handbook itself as the final word.
Two practical points follow. First, the clock that matters most is the ownership and occupancy test, and it runs before you ever apply. Second, proceeds are not limited to specific purposes, so what you do with the cash is your call.
How Underwriting Treats a Self-Employed Borrower, Step by Step
Step one is the eligibility gate. Before documents matter, the lender checks ownership, occupancy, payment history, and equity. A borrower coming out of a forbearance plan can be pushed to manual underwriting. HUD’s Handbook 4000.1 update shows that trigger applies when fewer than three consecutive monthly housing payments have been made since the plan ended.
Step two is income documentation. This is where self-employed files slow down. As summarized by lender-side FHA guides, which should be confirmed against the handbook:
- Self-employed generally means a 25% or greater ownership interest in the business.
- Lenders obtain complete individual returns for the most recent two years, with all schedules.
- The waiver of business returns does not apply to cash-out refinances.
- A year-to-date profit and loss and balance sheet are needed when more than a calendar quarter has passed since the last filing period.
- Qualifying income is the lesser of the two-year average and the one-year average.
Step three is the appraisal and underwriting review. These are the variable pieces. Appraisal scheduling, a follow-up request from the underwriter, or a late-stage re-verification can each stretch the file.
Step four is closing, then cancellation. The CFPB confirms a refinance carries a right to cancel within three business days. Cash on an owner-occupied FHA cash-out therefore does not disburse on signing day. Saturdays count as business days; Sundays and federal holidays do not.
Where the Weeks Actually Go
Think of the calendar in four blocks rather than one number.
| Block | What happens | Self-employed pressure |
|---|---|---|
| Prep before applying | Gather returns, P&L, statements | Highest |
| Application to appraisal | Order and complete appraisal | Moderate |
| Underwriting and conditions | Income review, explanations | Highest |
| Closing to funding | Signing, cancellation window | Fixed |
Prep time is the block most borrowers forget. A self-employed owner with returns filed and a clean P&L can move straight to application. One whose accountant is still finishing the prior year’s return has already lost time before any lender starts counting.
Lender marketing pages quote a range of roughly a month to two months for FHA cash-outs generally. Those are market figures, not Lendmire’s, and they describe average files rather than self-employed ones. Plan on the longer end if your income documentation needs explanation.
Why Self-Employed Files Take Longer
Each document triggers a specific review step.
| Document | Why it is requested | How it causes delay |
|---|---|---|
| Two years of full returns | Establish income history | Missing schedules force a re-request |
| Year-to-date P&L | Show current trend | Needs an accountant’s turnaround |
| Balance sheet | Confirm business health | Often not ready when asked |
| Explanation letters | Clarify dips or changes | Can restart an underwriting pass |
The lesser-of-averages rule matters most when income is falling. A two-year average above your current year gets cut to the lower figure, which can mean a smaller loan, a re-scoped request, or manual underwriting. Each of those adds days.
Three Illustrative Paths
These are illustrations, not promises, and none implies a specific timeline.
Clean file. Picture a sole proprietor with two filed returns showing steady income, a current P&L ready, and a long ownership history. Documents go in once, the appraisal returns without surprises, and the underwriter asks few questions. The calendar is dominated by the fixed cancellation window.
Typical file. Say you own an S corporation with a modest income dip in the latest year. The underwriter applies the lower average, asks for an explanation letter, and wants an updated P&L. One loop of questions adds time but does not derail the file.
Complicated file. Consider an owner with two businesses, a recent partner buyout, and income that fell year over year. A minority interest below 25% may not count as self-employment income at all. Manual review, multiple condition loops, and late re-verification can stack up.
Where the General Rule Breaks
- Minority owners. Income from a business where you hold under 25% is not treated as self-employment income.
- Prior forbearance. The manual-underwriting trigger above can add days.
- Inherited homes. Market tracking lists inheritance as the one exception to the occupancy expectation.
- Quitclaim or title changes. In a broker’s working reading, the 12-month test turns on who owned and occupied the home, not on the deed recording date, and removing the only person who met the test can restart the clock. See Lendmire’s piece Does a Quitclaim Delay Your First FHA Cash-Out Refinance? for that scenario.
- Co-borrower income. Income from a non-occupant co-borrower may not be used to qualify on a cash-out.
What the Decision Looks Like in Practice
If you want cash from a home you live in, FHA cash-out is one path among several. Across the wholesale network Lendmire works with, select lenders offer owner-occupied cash-out on 12 months of bank statements instead of traditional personal-income documentation, up to 80% LTV on a cash-out with a fixed expense ratio (75% with an accountant-prepared ratio), depending on loan size and credit. Loan sizes run roughly $125,000 to $3,500,000, and reserves commonly sit around six months. Income is reviewed on documented income under the applicable program, subject to lender guidelines. Lendmire’s article Should a Self-Employed Homeowner Pick Bank Statement Over FHA Cash-Out? walks through that comparison.
Occupancy decides the paperwork regime. An owner-occupied file is a consumer mortgage with its own disclosure process. A non-owner-occupied rental is a business-purpose loan and is exempt from that process.
For investors, the sharper point is that FHA cannot cash out a rental at all. Equity in a leased property needs a different tool. DSCR loans are designed for non-owner-occupied investment properties, and a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, which removes the two-year return and business-return steps that drive FHA timing for self-employed owners. Investment cash-out through select lenders tops out around 75% LTV. The complete DSCR loans guide covers how that file is built. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Planning Backward From Your Deadline
Start from the date you need the money, subtract the cancellation window, then subtract appraisal and underwriting, then add prep. If your accountant needs time to produce a current P&L, that comes first. Respond to underwriter requests the same day, keep business and personal accounts clean, and avoid large unexplained deposits or new credit during the file. A bank statement or DSCR route may fit better when the deadline is tight and the traditional personal-income documentation is the obstacle.
Key Terms Defined
Cash-out refinance: a new, larger mortgage that pays off the old one and returns the difference in cash.
Seasoning: the period you must have owned or occupied the home before a lender will accept the refinance.
Rescission: the three-business-day window in which a borrower can cancel certain refinances before funds are released.
Manual underwriting: a human review of a file that falls outside automated approval standards.
DSCR: debt service coverage ratio, which compares a property’s rent to its monthly debt obligation.
Frequently Asked Questions
How many weeks does an FHA cash-out take for a self-employed borrower?
No rule fixes a number, and no reliable non-lender source publishes one for self-employed files. Expect the total to run longer than a salaried borrower’s because of traditional income documentation, a possible P&L, and explanation requests, plus a fixed three-business-day cancellation window after signing.
Does being self-employed add a mandatory waiting period?
No source shows an extra seasoning period for self-employment. The 12-month ownership and occupancy test applies to everyone. The difference is documentation and how income is calculated.
When do I actually receive the cash?
After the cancellation window ends. On an owner-occupied refinance, funds do not disburse on the day you sign.
Can I use FHA cash-out on a rental property?
No. FHA cash-out is limited to a primary residence. Rental equity usually calls for a DSCR cash-out or another investor-focused structure.
What slows these files most?
Missing return schedules, a stale or late profit and loss, declining income that triggers a lower qualifying figure, and slow responses to underwriter questions.
Consumer mortgage availability covers 16 states, and every file is underwritten individually by the lender, subject to lender guidelines and not a commitment to lend.
