Can You Get a Bank Statement HELOC for an LLC-Titled Rental Portfolio?

Can You Get a Bank Statement HELOC for an LLC-Titled Rental Portfolio?

The Quick Read: Usually no: a bank statement HELOC is a personal line, and the lenders that write one want the property titled in your own name or in a revocable living trust, so a rental deeded to an LLC typically stops at the title check before anyone looks at your deposits. You do have workable routes.

  • An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on an investment-property line in the wholesale network Lendmire works with.
  • Investment lines in that network cap at 70% CLTV (combined loan-to-value, meaning all liens added up against the property’s value), with a 700 minimum credit score.
  • Your routes: retitle a property, borrow against a rental you already hold personally, or use a DSCR cash-out refinance, which can be written to an LLC subject to program terms.
  • A personal guarantee does not move title, so it does not fix the problem.

Why Does Title Get Checked First?

Title comes first because a home equity line is built around a personal borrower. The lender wants a person on the deed, a person on the credit report, and a person whose debts it can count. An LLC is none of those.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is how it plays out. You send in 12 to 24 months of statements, a credit report, and a mortgage statement. Before anyone opens the deposits, the file gets a vesting check. If the deed reads “Smith Rentals LLC,” the file stops there. No amount of strong income changes that.

Plenty of investors deed their rentals to an LLC for liability protection. They find the HELOC problem only when they go shopping for equity. Annoying, but fixable.

Lenders in this space are also few. NerdWallet notes that lines on investment properties are possible, but the lender pool is smaller and the requirements are strict. Add an LLC deed and the pool shrinks again.

What Does a Network Investment Line Actually Require?

On an investment property, the wholesale network behind Lendmire’s HELOC placements tops out at 70% CLTV, with a 700 minimum credit score and line sizes from $25,000 to $500,000. Credit above 700 does not buy more leverage on an investment line. It just clears the floor. All of this is subject to lender guidelines and full file review.

A few more mechanics matter for a portfolio owner:

  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation, so a traditional appraisal is not typical. You can request one.
  • DTI: 50% maximum, calculated on the interest-only payment at the maximum draw.
  • Exposure limits: a borrower can hold up to three lines, and anyone with more than 15 financed properties is not eligible.
  • Availability: the line product is offered in 16 states, narrower than the 41-market DSCR footprint.

Run that list against a typical portfolio. Someone with five or six financed rentals clears the 15-property cap easily. Someone with 20 does not.

Here is the short answer by title type:

How the property is titled Eligible for the investment line?
Individual Yes
Inter vivos revocable living trust Yes
LLC No
Corporation or partnership No
Irrevocable, blind, or land trust No

How Does Bank Statement Income Work for an LLC Owner?

Bank statements replace tax-return income documentation. They do not replace underwriting. Credit, equity, property, and DTI still get reviewed, and the borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

The usual pattern is 12 to 24 months of statements, as Scotsman Guide describes in its coverage of non-QM lending. Non-QM, short for non-qualified mortgage, is simply a loan documented outside the standard agency format. It is a documentation category. It is not a failed test. The same article notes that these lenders must still confirm you can repay the debt, just with more flexibility in how.

Where the deposits land matters:

  • Personal accounts: underwriters strip transfers between your own accounts, loan proceeds, and refunds. The rest is averaged across the statement window.
  • Business accounts: lenders apply an expense factor to the deposits, and each program sets its own. Do not count on a universal figure. A profit-and-loss statement or an expense letter from a third-party tax professional can sometimes substitute.
  • Rent flowing through an LLC account: this is business income. Expect the expense factor to apply to it.

On an investment line, bank statement income is rarely the binding constraint. Business accounts need a 680 minimum for the deposit analysis, and investment lines already floor at 700. Title, CLTV, and DTI decide the outcome.

One more point trips up LLC owners. Moving rentals into an LLC does not take their mortgage payments out of your personal debt ratios on a personal line. If you guarantee the loans, the lender can still count them.

Is the LLC Block a Law or a Lender Choice?

It is lender policy. No federal rule says an LLC cannot receive this kind of credit. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The consumer-lending rules themselves point the other way. CFPB’s Regulation Z, section 1026.3 exempts credit extended primarily for a business purpose. The eCFR text also lists credit to someone other than a natural person as exempt. So the exemption exists. HELOC products simply are not designed around it.

The practical gap is product design. A home equity line runs on personal DTI, personal credit, and automated consumer workflows. Those workflows have no slot for an entity borrower.

What Are Your Four Routes?

You have four ways forward. Which one works depends on your title, your equity, and how much you need.

Route Title stays in the LLC? Income test Tradeoff
Retitle, then HELOC No Bank statements, DTI Deed change risks
HELOC on a personal property Yes, LLC untouched Bank statements, DTI Debt stays personal
Entity-level commercial line Yes Entity financials Personal guarantee, a different product
DSCR cash-out refinance Can be, per program terms Property rent vs. PITIA Closed-end, closing costs

PITIA is principal, interest, taxes, insurance, and association dues, the full monthly housing payment.

Retitle. You deed the property from the LLC to yourself or a revocable trust, then apply. This can trigger lender and insurance issues on the existing mortgage. Get an attorney and a title company involved first. Retitling back to the LLC after closing risks the lender calling or freezing the line. Ask the lender about that before you move anything. It is a risk to price in, not a certainty.

HELOC on a personal property. If you own a rental or a residence in your own name, you can borrow against that one and contribute the funds to the LLC.

Entity-level line. Some community banks will lend to an LLC with a personal guarantee. That is a commercial-style product, not a bank statement HELOC. The guarantee creates recourse beyond the property.

DSCR cash-out. This route is covered below.

What Does a Three-Property Portfolio Look Like Under Each Route?

Say you own three rentals. Two are titled in an LLC. One is in your own name with meaningful equity. You want cash for a down payment on a fourth. The numbers here are modeled assumptions, not market data.

  • Retitle route: you deed one LLC property to yourself. Only after the deed change does the line become possible. The investment-line limit of 70% CLTV applies, counting every lien on that property. Thin equity means a small line or none.
  • Personal-property route: you borrow against the personally titled rental. The same 70% CLTV ceiling applies there. The LLC properties are left alone, but they may still count toward your financed-property limit, so ask the lender how.
  • Entity route: a commercial lender looks at the LLC’s financials and wants your guarantee. Terms are set case by case.
  • DSCR cash-out route: both LLC properties can be refinanced as they sit, subject to program terms. Each is tested on its own rent against its own payment.

Notice what a HELOC cannot do here. It cannot buy the fourth property, because it needs collateral you already own. A separate acquisition loan buys it. The line, or a cash-out, only supplies the down payment.

How Do You Handle a Mixed Portfolio?

Borrow against what you hold personally and leave the LLC properties alone. That is the cleanest path.

Check the property-count rule early. Ask any lender how entity-held loans count toward that tally, because policies differ.

Owner-occupied rentals are a different animal. If you expect to live in a property, business-purpose treatment can change. Lenders will want to know your intent.

When Does a DSCR Cash-Out Make More Sense?

A DSCR cash-out refinance makes more sense when most of your equity sits inside LLCs. DSCR stands for debt service coverage ratio: monthly rent divided by the monthly PITIA. Our complete DSCR loans guide covers the full mechanics.

Here is how the programs in the network generally work, subject to lender guidelines:

  • Cash-out leverage: tops out around 75% LTV on standard rentals across most of the network, and about 6 months of seasoning is the common expectation. On short-term rental collateral the cash-out ceiling is 70%.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest tiers.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves: they vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, conservative files at modest leverage under $1,500,000 can see reserves waived, and larger loans step up to about 9 months.
  • LLC vesting: DSCR loans can be written to an LLC, per lender program requirements. Expect a personal guarantee.

Two cautions. A DSCR above 1.00 is not positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. And a HELOC is revolving, drawn as needed, while a DSCR cash-out is a closed-end lump sum with closing costs. Different tools.

Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, so those properties need another path. For the equity side of the story, Lendmire’s rules for bank statement HELOCs on LLC-titled portfolios walk through the line product in more depth.

Who Should Skip the HELOC Route Entirely?

Skip it if any of these describe you:

  • Almost everything you own sits in LLCs, and you do not want to retitle.
  • Your credit is below 700, which is the hard floor on an investment line.
  • You own more than 15 financed properties.
  • You need more than $500,000 against an investment property.
  • You want to buy a property you do not own.

For those files, a DSCR loan or an entity-level product is the more realistic starting point. A broker that shops several wholesale lenders can match your title, credit, and equity to the right program. The best fit depends on your situation, not on a single lender’s menu.

Key Terms Defined

  • Vesting: the way a deed names the owner of a property, such as an individual, trust, or LLC.
  • CLTV: combined loan-to-value, the total of all liens on a property divided by its value.
  • Bank statement income: a documentation method that estimates income from account deposits instead of tax returns.
  • Non-QM: a loan documented outside the standard agency format, still underwritten for ability to repay.
  • DSCR: monthly rent divided by the full monthly payment on the property.
  • PITIA: principal, interest, taxes, insurance, and association dues combined.

Frequently Asked Questions

Does a personal guarantee make an LLC eligible for a bank statement HELOC?

No. The guarantee is a separate contract, and it does not change who holds title. A standard investment line still requires the deed to name an individual or a revocable living trust. A guarantee matters on entity-level commercial lines and on DSCR loans written to an LLC.

Can I get a HELOC on a personal property and move the money into my LLC?

Often yes, if that property is eligible. The line is secured by the personally titled property, and you contribute the funds to the LLC. The payments stay your personal obligation, and they count in your DTI. The LLC’s rent does not carry that debt.

Does a bank statement HELOC mean no underwriting?

No. Statements replace tax-return income, not the review. Credit, equity, property type, and DTI are all still checked, and lenders must still confirm you can repay.

Can a HELOC finance the purchase of a rental?

No. A HELOC needs existing collateral. You can use one to raise a down payment, but you need a separate acquisition loan to buy the property.

Is it illegal for lenders to refuse an LLC?

No. It is lender product design. Business-purpose credit sits outside the consumer-lending rules, and lenders choose which borrower types a product serves.
