Can You Get a Bank Statement HELOC for BRRRR Investors Recycling Equity?

Can You Get a Bank Statement HELOC for BRRRR Investors Recycling Equity?

The Quick Read: Yes, but only in a narrow lane: a self-employed investor who owns a personally titled home or seasoned rental with real equity, a 700 or better credit profile, and a plan to repay the line with a refinance can borrow against deposits instead of tax returns, though it works as front-end bridge money and not as the recycling exit itself.

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV and $500,000, with a hard 700 credit floor.
  • The line attaches to a property the borrower already owns, never to the BRRRR property mid-rehab.
  • LLC-titled rentals cannot hold the line; title must sit with the individual or a revocable living trust.
  • The usual exit is a DSCR cash-out refinance on the stabilized rental, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Availability is limited to Lendmire’s 16 full-service states, narrower than its 41-market DSCR footprint.

Most investors searching this question are really asking two things at once. Can deposits stand in for tax returns, and can the resulting cash be recycled deal after deal? The first answer is yes under narrow conditions. The second depends on how you sequence the line and the refinance, and that sequencing is where most BRRRR plans either work or stall.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a real home equity line that documents income through 12 to 24 months of deposits rather than tax returns. The lender applies an expense factor to business deposits, or accepts a CPA-prepared profit-and-loss statement, and arrives at a qualifying income figure. It suits self-employed investors whose write-offs make taxable income look smaller than actual cash flow.

It is not a no-document loan. Across the wholesale network, files still need a year-to-date P&L, a mortgage statement, an insurance declaration, a property tax bill, and proof of roughly two years of self-employment. Separate asset statements cover reserves. Credit, debt-to-income, and combined loan-to-value get reviewed like any other line.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and does not lend itself, so the figures below describe what those lenders’ programs typically allow, subject to lender guidelines and full file review.

Where Does the Line Fit in the BRRRR Cycle?

The line is bridge money, and the refinance is the exit. A bank statement HELOC draws on equity in a property you already hold. That cash funds the down payment or rehab on the next deal, and a later refinance pays the line down.

The sequence runs like this:

1. Pick the collateral. Use a primary residence or a seasoned rental you already own, not the property under rehab.

2. Document income with deposits. Statements replace the tax return, and the lender applies its expense factor.

3. Draw the cash. Interest runs only on the drawn balance, though the program expects at least 75% of the line drawn at closing.

4. Buy and rehab the BRRRR asset.

5. Refinance the stabilized rental. A DSCR cash-out is the typical exit, since it looks at rent instead of personal income.

6. Repay the line and repeat. Because the line revolves, repaid principal becomes available again during the draw period.

That last step is the real recycling advantage. It is also the step most investors overestimate, because the draw period has an end date and the line can be restricted along the way.

The Network Numbers for an Investment Line

Investment-property lines on this network have tighter rules than primary-residence lines. Here is the full picture for an investment property:

  • Leverage: 70% CLTV is the ceiling. A 720 score and a 700 score both reach it, so credit above 700 buys eligibility, not extra leverage.
  • Credit: 700 is a hard floor with no tier below it.
  • Line size: $25,000 to $500,000. Lines above $500,000 are primary-residence only.
  • Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment lines do not offer the shorter structure.
  • Valuation: because the line caps at $500,000, it typically runs on an automated valuation instead of a full appraisal.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment at the maximum draw.
  • Exposure: a borrower is limited to three lines, and owning more than 15 financed properties is disqualifying.

Primary-residence lines can reach 90% CLTV, but only at a 720-or-better credit profile. That figure never applies to an investment line, so the property you pledge changes the math considerably. Pledging your home gives you more room than pledging a rental, and some investors weigh that tradeoff carefully before deciding which property secures the line.

NerdWallet describes a HELOC on an investment property as possible but harder to find, with a smaller lender pool, lower borrowing limits than on a primary home, and strict requirements. A bank statement version narrows the pool further.

Which Property Secures the Line?

The collateral choice decides how much cash you can pull, and the answer depends on your portfolio.

Collateral What it gives you The catch
Primary residence Higher leverage tiers at 720+ Your home backs the BRRRR risk
Seasoned rental, personal title Keeps your home clear 70% CLTV, $500,000 cap, 700 floor
BRRRR property mid-rehab Nothing practical Not the intended collateral
LLC-titled rental Nothing on this network Entity cannot hold title

The LLC row matters most for working investors. Many BRRRR operators hold rentals in an entity, and a property already deeded to an LLC needs a vesting change or a different tool. In that situation a DSCR cash-out is usually the cleaner route, since DSCR loans can close to an LLC, subject to program terms.

HELOC Versus DSCR Cash-Out: The Real Comparison

For recycling equity out of a stabilized rental, a DSCR cash-out refinance usually carries more room than the line. The two tools also answer different questions: one is underwritten on you, the other on the property.

Factor Bank statement HELOC DSCR cash-out refinance
Underwritten on Personal income, DTI, credit Property rent vs. PITIA
Max leverage (investment) 70% CLTV About 75% LTV, standard rental
Size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC allowed per program terms
Seasoning None on the line itself About 6 months typical
Credit 700 minimum 620 floor in parts of the network; most want about 660

A few notes on that table. DSCR measures monthly rent against the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. Many select programs start at 1.00 coverage, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. For short-term rentals, cash-out tops out around 70% LTV, with about 12 months of hosting history expected. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. For a deeper walkthrough of the program, Lendmire’s complete DSCR loans guide covers qualification end to end.

The practical split: investors with thin seasoning and no entity often like the line because it can be opened right away, while a cash-out refinance needs the property to season first. Investors with entity-held rentals and heavy leverage needs usually go straight to the DSCR cash-out.

What Breaks the Loop

Three failure points show up repeatedly in BRRRR files.

The refinance comes in short. If the appraisal or rent lands below plan, the cash-out proceeds may not clear the line. The line stays outstanding while the new mortgage sits in front of it, and on a rental pledged as collateral, both liens count against the 70% CLTV ceiling. Budget closer to the 75% cash-out ceiling than to anything higher, and carry reserves. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

The line gets restricted. A creditor can suspend or reduce a HELOC only on defined grounds, such as a significant decline in property value or a material change in the borrower’s finances, as Beacon Law Partners explains. A frozen line mid-rehab is a real risk, so avoid building a plan where one missing draw stops the project.

Debt-to-income tightens on the next deal. A drawn balance counts against your personal debt ratio. Stack two or three cycles and the next qualification gets harder, even if the underlying rentals cover themselves. This is the quiet capacity limit that no rental-income metric will show you.

Payment structure matters too. The draw-period payment differs from the amortizing payment in the repayment period, so plan for both, especially with seasonal cash flow. Pricing floats across both periods and never converts to fixed.

What Reserves and Seasoning Look Like on the DSCR Exit

Reserves vary by lender, leverage, loan size, and transaction type. They commonly run around six months of PITIA, conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about nine months. Cash-out seasoning of about six months is the usual expectation across most of the network.

That timeline shapes how long the HELOC sits drawn. If you borrow for the down payment and rehab, the line stays open until the property is stabilized, seasoned, and refinanced. Plan the full holding period before you draw.

Property Types and Programs That Do Not Fit

Both tools exclude certain collateral. The HELOC does not accept manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning. It does accept single-family, 2-4 unit, PUD, townhome, and condominium properties, including non-warrantable condos. DSCR loans in the network do not offer manufactured homes (single- or double-wide), log homes, or barndominiums. If your BRRRR target falls into one of those categories, neither tool applies.

In a few states, a property listed for sale within the past 60 days is ineligible for the line. That is a program rule on this network, not a national one, and it matters for investors who pull equity from a rental right after listing it.

Does Federal Law Set the Standard?

Not for income documentation on a HELOC. Home equity lines fall under the open-end provisions of Regulation Z, and the closed-end ability-to-repay framework does not apply to them in the same way. The practical result is that income standards come from the lender and its investors, which is why bank statement lines can exist at all. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who Should Skip the Line

The line is a poor fit in several situations:

  • Entity-held portfolio. If your rentals sit in LLCs, the line cannot attach to them. Go straight to DSCR.
  • Credit under 700. There is no investment-line path below that floor, and a borrower at 660 with a rental has no route on this network. A DSCR cash-out may still work, depending on the program.
  • Heavy rehab on thin equity. A 70% CLTV ceiling and a $500,000 cap limit how much you can draw, and a failed refinance leaves you carrying both balances.
  • Strong traditional employment income. If full documentation shows clean income, a standard line may be simpler than a bank statement version.
  • Many financed properties. More than 15 is disqualifying for the line.

The line works best for self-employed investors with one or two seasoned properties, personal title, and a defined exit. Many investors use both tools on different deals: the line for speed of access and the DSCR cash-out for the stabilized exit.

Key Terms Defined

Bank statement HELOC: a home equity line that qualifies a borrower on 12 to 24 months of deposits instead of tax returns.

CLTV (combined loan-to-value): all liens on the property added together, divided by its value.

Seasoning: the period you must own a property before a cash-out refinance can use its current value.

Draw period: the stretch when you can borrow from the line and pay interest only, before repayment amortizes the balance.

DSCR: monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues.

Recycling equity: pulling cash out of a stabilized property to fund the next purchase.

Frequently Asked Questions

Can I use a bank statement HELOC on the rental I am still renovating?

Not in the usual BRRRR sequence. The line attaches to a property you already own, such as your home or a seasoned rental, and the cash funds the rehab elsewhere. The renovation property typically gets its own financing later through a cash-out refinance.

Can an LLC hold the line?

No. Title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already in an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.

Does the line stay open after the refinance?

It can, as long as the draw period has not ended and the lender has not restricted the line. Repaid principal becomes available again, which is the revolving advantage. Investment lines run a 5-year draw followed by a 25-year repayment, so the clock keeps ticking regardless of your deal flow.

Will a DSCR lender accept the draw for a down payment?

Often yes, but expect a source-of-funds paper trail showing where the cash came from. Reserves usually need to be separately documented, and requirements vary by lender and loan size, so confirm the details before you commit.

Is a bank statement HELOC the same as a no-document loan?

No. The file still needs credit, debt-to-income, equity, property, and income documentation. Bank statements simply replace tax returns as the income evidence, and the borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote to talk through whether the line, a DSCR cash-out, or a combination fits your next deal.

The recycling loop rewards investors who plan the exit before they draw, because the line only helps if the refinance clears it.
