Can You Get a Bank Statement HELOC for Investors Who Own Several Rentals?

Can You Get a Bank Statement HELOC for Investors Who Own Several Rentals?

The Quick Read: Yes, but only on narrow terms: the line must sit on a property held in your own name or a personal revocable trust, and the rental count, equity, and credit all have to fit one lender’s limits. On an investment property, the wholesale programs Lendmire works with cap combined leverage at 70% CLTV and the line at $500,000. Owning several rentals does not rule you out by itself. Title, equity, and total debt load decide it. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

  • Investment lines are subject to lender guidelines and carry a 700 minimum credit score.
  • LLC-titled rentals cannot hold the line; a vesting change or a DSCR cash-out is the alternative.
  • Income is read from deposits, but every rental mortgage still counts in your debt-to-income ratio.
  • Availability is limited to 16 full-service states, narrower than the DSCR footprint.

What a Bank Statement HELOC Actually Does

A bank statement HELOC is reviewed around deposits, not on rent. The lender reads 12 to 24 months of personal or business statements, strips out transfers and loan proceeds, and applies an expense factor to business accounts. What remains is your qualifying income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is the opposite of how a DSCR loan works. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The line here is built on you: your deposits, your credit, your equity, and your total debts.

The line itself is a standalone first or second lien. On investment property, the wholesale partners Lendmire brokers through run one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and the pricing floats rather than converting to fixed.

The Five Gates an Investor Has to Clear

Think of the file as five gates. Miss one and the others don’t matter.

1. Title. Fee simple or leasehold, held by you individually or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

2. Property type. Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

3. Equity. Combined loan-to-value is your first mortgage plus the new line, divided by the property value.

4. Credit. Scores of 700 and 720 both reach the same CLTV ceiling, so a higher score adds eligibility cushion, not leverage.

5. Debt load. Maximum DTI is 50%, and it counts the payment on every financed rental. The line is qualified on the interest-only payment calculated on the maximum draw.

Gate five is where portfolios get squeezed. The income side is deposit-based, so rent from the other properties does not offset the mortgages attached to them.

Why Several Rentals Make This Harder

Rental count matters in two ways. First, a borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. Second, an investor with more than 15 financed properties is not eligible at all.

Between those limits sits the DTI problem. Each rental mortgage adds to the debt side of the ratio. Deposits may be strong, but a stack of financed properties can still push the ratio past 50%. A ratio above 45% also requires a 680 minimum credit score.

Housing history applies across all financed properties too. On the longer-runway program, that means 0x30x6 and 1x30x12 at scores of 640 and above, measured across every mortgage you carry. One late payment on any rental shows up in the file.

Picking Which Rental Secures the Line

Choose the property with the most equity under the 70% CLTV ceiling, held in your personal name, in an eligible property type.

Run a quick comparison across a five-rental portfolio. Say one duplex is titled personally with a first mortgage near 50% of value. Combined with a line, it sits under 70% CLTV with room to spare. A second single-family sits at 65% leverage already, so it has almost no room. Three more are in LLCs, so they are out on title alone. Only the first one fits. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A line on investment property is structurally in the automated-valuation lane. Because it caps at $500,000, and full appraisals begin only above $500,000, it ordinarily runs with no traditional appraisal, though a higher CLTV may call for a secondary valuation. A borrower can also request a full appraisal.

What About LLC-Titled Rentals?

The sharpest structural difference from a DSCR loan is how entity-titled properties are handled. A property already deeded to an LLC needs a vesting change before it can secure this kind of line. The other route is a DSCR cash-out refinance, which can lend to entity-titled properties subject to program terms.

Moving title has its own consequences for existing mortgages and insurance, so sequence that step with your lender and advisors before you commit to it.

When the Line Isn’t the Right Tool

If your rentals sit in LLCs, your total DTI is high, or you hold many financed properties, a DSCR cash-out refinance is usually the cleaner fit. It is reviewed on the rental’s income against its own payment rather than your personal ratio. Cash-out on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning commonly expected, and about 70% on short-term-rental collateral.

DSCR compares rent to principal, interest, taxes, insurance, and any HOA dues. Clearing 1.00 is where select programs start, and sub-1.00 coverage is available through select lenders in the network with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, because repairs, vacancy, and management sit outside it. The complete DSCR loans guide walks through the full qualification picture.

Using the Line to Buy the Next Rental

The line supplies cash. It does not buy the property.

Two cautions apply. The lender may stop further draws if the property value drops significantly, according to the CFPB’s HELOC overview, so don’t build a purchase that depends on a draw you can’t be sure of. The same page notes that falling behind can cost you the property securing the line. And because pricing floats through both the draw and repayment periods, the cost of carrying a balance can change.

Business Purpose and Rentals

Credit used to acquire, improve, or maintain a non-owner-occupied rental is generally treated as business-purpose, and the Regulation Z official interpretations say there is no precise test for primary purpose, so creditors decide case by case. That is why disclosures and treatment can differ from a consumer line on your home. The lender’s compliance team makes the final call.

Key Terms Defined

CLTV: your first mortgage balance plus the new line, divided by the property’s value.

DTI: your total monthly debt payments divided by your monthly qualifying income.

Bank statement income: qualifying income calculated from 12 to 24 months of actual deposits, after removing non-income deposits and applying an expense factor where it applies.

Draw period: the stretch in which you can borrow from the line before repayment begins.

Vesting: how title to the property is held, whether personally, in a trust, or in an entity.

Frequently Asked Questions

Can I put a bank statement HELOC on a rental held in an LLC?

Not directly. Title must be held by you individually or in a revocable living trust. A property already deeded to an LLC needs a vesting change first, or you can look at a DSCR cash-out refinance instead, subject to program terms.

How much can I borrow against a rental?

On an investment property, the ceiling is 70% CLTV, up to a $500,000 line, with a 700 minimum credit score. Lines above $500,000 are primary-residence only. All figures are subject to lender guidelines and full file review.

Do my other rental mortgages hurt my chances?

Yes, through DTI. Every financed property’s payment counts against the 50% maximum, and a ratio above 45% requires at least a 680 score. Deposit-based income doesn’t give credit for the rents those properties collect.

Is there a limit on how many properties I can own?

A borrower owning more than 15 financed properties is not eligible, and you are limited to three lines in total. Exposure caps differ by program.

Will the property need a traditional appraisal?

Usually not. You can request a full appraisal if you want one.
