Can You Get a Bank Statement HELOC for Investors Who Read the Fine Print?

Can You Get a Bank Statement HELOC for Investors Who Read the Fine Print?

The Quick Read: Yes, but only in a narrow lane. On an investment property, a home equity line that is reviewed on bank deposits is available through select wholesale lenders in Lendmire’s network. The property must be titled to you personally or to a revocable living trust, your credit profile must reach 700, and combined leverage must stay within 70% CLTV.

  • Leverage: an investment-property line tops out at 70% combined loan-to-value (CLTV, your first mortgage plus the new line, divided by the property’s value).
  • Size: an investment line runs up to $500,000. Larger lines are reserved for primary residences.
  • Title: an LLC cannot hold title on this product. A property already deeded to an LLC needs a vesting change, or a different loan.
  • Structure: the line floats, with a five-year interest-only draw and a 25-year repayment period. At least 75% must be drawn at closing.
  • Availability: it is offered only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint.

Every figure is subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Really?

A bank statement HELOC is a home equity line of credit where the lender measures your income from deposits in your bank accounts instead of from tax returns. It is a market label, not an official product category. Each lender writes its own rules.

The loan is built for self-employed owners whose tax returns understate what they earn. Heavy write-offs and depreciation can push taxable income far below actual cash flow. Deposits tell a different story.

It is not a loan without paperwork. You still hand over statements, proof that your business exists, and a first-mortgage statement so the lender can compute combined leverage. Credit, debt load, equity, and property type all get reviewed.

The line is also borrower-qualified. The lender asks whether you can carry the payment. It does not ask whether the rent covers it. That single fact decides most of what follows.

How Do Deposits Turn Into Qualifying Income?

Lenders turn deposits into income in five steps. They pick the account type, remove deposits that are not income, apply an expense factor if the account is a business account, divide by the months reviewed, and then test debt-to-income.

Step one: account type. Business-account programs treat deposits as gross revenue. Personal-account programs look for deposits that trace back to real professional or business sources.

Step two: strip out what isn’t income. Transfers between your own accounts, loan proceeds, refunds, and one-time asset sales come out before anyone averages anything.

Step three: the expense factor. On business accounts, the lender treats a percentage of deposits as operating cost and counts only the rest as income. The lender sets that percentage, not you. Some programs allow a CPA-documented ratio to replace the default, so ask.

Step four: ownership and months. The lender adjusts for your ownership share. It then divides by the number of months reviewed. The program sets how many consecutive months of statements it wants.

Step five: debt-to-income. Your income is measured against existing obligations plus the new line. Across the network, debt-to-income tops out at 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The line is tested on the interest-only payment calculated on the maximum draw, not on a partial draw.

Here is a plain illustration. Picture a consultant whose business account shows steady deposits, but whose tax return shows heavy write-offs. If the lender’s expense factor is generous to the borrower, the deposits can support the line. If the factor takes a large share, the same deposits may fall short. Same bank account, different outcome.

One more point on investment lines. Business bank accounts require a 680 minimum for the deposit analysis. Investment lines already floor at 700. So the deposit analysis is never the binding constraint on an investment line. Credit and title are.

Can You Get One on a Rental Property?

Yes, through select wholesale lenders, and with tighter rules than a primary-residence line. Many large retail lenders no longer write lines on investment property at all. Some offer a cash-out refinance instead. That is why a broker shopping a network of wholesale lenders matters here.

Across Lendmire’s network, an investment-property line looks like this:

  • Credit: a 700 minimum, with no tier beneath it. Scores of 720 and 700 both reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage.
  • Leverage: 70% CLTV, with no tier above it.
  • Line size: up to $500,000 on an investment property.
  • Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal. A full appraisal is only required above $500,000. You can still ask for one.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos.
  • Not offered: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property.

Structure matters as much as the percentages. Lendmire’s network has two line structures. One has a three-year interest-only draw with a 17-year repayment period. Investment lines run only the five-year structure. In both cases, the rate floats through the draw and repayment periods and never converts to fixed.

Here is a quick sizing example. Say your first mortgage is at 50% of the property’s value and the ceiling is 70% CLTV. The new line can use at most the remaining 20% of value, and it still has to stay under the $500,000 cap. Whichever limit binds first wins.

The Fine Print, One Item at a Time

Most of the trouble with this product hides in six places: title, draw rules, lien position, exposure limits, credit history, and availability. Read each before you apply.

Title and vesting. The property must be held by you as an individual or by your inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from DSCR loans, where LLC titling is often workable depending on program guidelines.

Draws. At least 75% of the line must be drawn at closing. That undercuts the picture of a flexible line you draw only when needed. After closing, the minimum subsequent draw is $1,000 on the five-year structure. Once the interest-only draw period ends, the balance amortizes over the repayment period, and the payment steps up.

Lien position. The line can sit in first or second lien position. In second position, your first mortgage stays in place. That matters if your first loan has an old low payment you would rather keep.

Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible. Portfolio investors should count properties before they count equity.

Credit history. One score, from a single bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four.

Availability. This line is offered in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Lendmire’s DSCR investor loans cover a wider footprint of 41 markets, including Washington, D.C., so a property outside those 16 states points toward other tools.

Open-end lines also carry general features worth asking about. The lender may be able to freeze or reduce the line under its agreement terms. Ask exactly when.

Why the Same Line Can Be Treated Differently

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A home equity line is different. It is secured by a home, and a lender can treat it as consumer credit or business credit, depending on its purpose.

The federal ability-to-repay rule does not cover HELOCs. The CFPB’s compliance guide for that rule lists HELOCs among the mortgage types outside it. So no federal formula tells a lender how to count bank deposits on a line. Each lender’s guidelines decide.

For rentals, the purpose of the credit drives the classification. Compliance Alliance explains the deeming rules: credit to acquire, improve, or maintain a non-owner-occupied rental is deemed business purpose. Owner-occupied small multifamily properties follow different unit-count tests. How your own loan is classified is the lender’s call, so do not assume it.

Bank Statement Line, DSCR Cash-Out, or Bank Statement Cash-Out?

A bank statement line qualifies you. A DSCR cash-out refinance qualifies the property’s rent. A bank statement cash-out qualifies you but replaces your first mortgage. Pick the product whose underwriting tells the best story about your file.

Factor Bank statement HELOC DSCR cash-out Bank statement cash-out
What is underwritten Your deposits Property rent vs. payment Your deposits
Title Individual or revocable trust LLC often workable Varies by lender
First mortgage Can stay in place Replaced Replaced
Best fit Strong deposits, good title Rent covers the payment Strong deposits, new first loan

A rent-qualified cash-out looks different on paper. Lendmire’s DSCR cash-out refinances top out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Subject to lender guidelines, credit approval, and property review, these terms depend on the file.

Clearing 1.00 is not the same as positive cash flow. Coverage compares rent to the full housing payment. Repairs, vacancy, management, and utilities sit outside it.

When to Skip This Product

Skip the bank statement line when one of these is true:

1. The property is deeded to an LLC and you do not want to move title. 2. Your credit profile is below 700. 3. You need more than $500,000 against an investment property. 4. You own more than 15 financed properties, or already hold three lines. 5. The property type is on the not-offered list. 6. You would rather not have 75% of the line drawn at closing.

When the property carries the story, a DSCR cash-out is usually the better fit. That is true when the rent cleanly covers the payment, or when the file would otherwise be hurt by heavy write-offs. The cost is that it replaces your first mortgage. The best program for your situation depends on the property, your credit, title, and what you want the cash to do. A broker that shops multiple wholesale lenders can match the scenario to the program. Key Terms Defined

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Expense factor: the share of business deposits a lender treats as operating cost before counting the rest as income.

Interest-only draw period: the early years when you pay only interest on what you have drawn.

Vesting: how title to the property is held, such as in your name, a revocable trust, or an LLC.

Automated valuation: a computer-based value estimate used instead of a traditional appraisal.

DSCR: debt service coverage ratio. Monthly rent divided by the full monthly housing payment.

Questions to Ask Before You Apply

  • Does the program allow my current title, or will I need a vesting change?
  • How many consecutive months of statements does it want, and are the deposits personal or business?
  • What expense factor will you apply, and can a CPA ratio replace it?
  • What is the CLTV ceiling for my occupancy type, and the line cap?
  • How much must be drawn at closing, and what is the minimum draw afterward?
  • When does the draw period end, and how does the payment change?
  • Can the lender freeze or reduce the line, and under what terms?
  • Will the next lender treat drawn funds as a down payment or as reserves? Ask before you plan the sequence.

Frequently Asked Questions

Is a bank statement HELOC a loan without paperwork?

No. The paper trail is different, not smaller. Deposits are screened and averaged, business existence is documented, and credit, debt-to-income, equity, and property type are all reviewed. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Can I get one if my rental is in an LLC?

Not on this product. LLCs cannot hold title on Lendmire’s network lines. You can deed the property to yourself or a revocable living trust first, subject to the lender’s vesting rules. Or you can look at a DSCR cash-out, where LLC titling is often workable per lender program requirements.

Will a big bank do this?

Usually not on an investment property. The lenders that write this depend on the program, the property, and your profile.

Does the line replace my first mortgage?

No. A line in second position leaves your first mortgage in place. Your first-mortgage balance still counts toward combined leverage and your debt-to-income ratio.

Can rent qualify me instead of my deposits?

Not on a borrower-qualified line. Rent is the qualifier on a DSCR loan, which is a separate product. Lendmire’s network treats the two as different tools. Which one fits depends on whether your income or the property’s rent makes the stronger case.
