Can You Get a Bank Statement HELOC for Investors Who Want a Line of Credit?

Can You Get a Bank Statement HELOC for Investors Who Want a Line of Credit?

The Quick Read: Yes, a bank statement HELOC exists for investors, but only in a narrow form: a revolving line on a rental held in your own name or a revocable living trust, qualified on documented bank deposits instead of tax returns, capped at 70% CLTV on an investment property, and limited to $500,000, all subject to lender guidelines.

  • Investment lines require a 700 minimum credit score, and 720 does not buy more leverage than 700.
  • LLC-held rentals cannot hold title on this product, so those investors usually need a vesting change or a DSCR cash-out refinance.
  • At least 75% of the line is drawn at closing, so it works more like a second mortgage with a revolving feature than a standby credit card.

What Is a Bank Statement HELOC, and Is It Really Undocumented?

A bank statement HELOC is a revolving line secured by real estate, qualified on 12 to 24 months of personal or business deposits instead of two years of tax returns. It is alternative documentation, not missing documentation. The lender still reads every deposit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The usual buyer is a self-employed investor whose tax returns understate cash flow because of write-offs. The deposits tell a stronger story than the 1040 does. That is the whole reason the product exists.

It helps to separate three ideas that get blended together:

  • Revolving versus lump sum. A HELOC lets you borrow, repay, and borrow again up to a limit. A home equity loan pays out once.
  • Borrower versus property. A bank statement HELOC qualifies the person: deposits, credit, and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Second lien versus first lien. The line can sit behind an existing mortgage or stand alone in first position on a free-and-clear rental.

Can Investors Get One on a Rental Property?

Yes, on a narrow set of rentals. Through the wholesale network Lendmire works with, an investment-property line tops out at 70% CLTV, requires a 700 minimum credit score, and caps at $500,000. Lines up to $750,000 exist, but anything above $500,000 is primary-residence only.

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

The credit table for an investment line has only two tiers: 720 and 700 both reach 70% CLTV. A higher score buys eligibility rather than extra leverage, and 700 is a hard floor with nothing beneath it. Business bank accounts need a 680 minimum for the deposit analysis, but because investment already floors at 700, bank statement income is never the binding constraint on an investment line. Credit is.

Structure matters just as much. Investment lines run a 5-year draw period followed by a 25-year repayment period. Pricing floats through both periods and never converts to fixed. A borrower is limited to three lines in total, and anyone with more than 15 financed properties is not eligible.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals begin only above $500,000, these files commonly run on an automated valuation with no traditional appraisal, though a borrower can request a full appraisal.

Does Title Decide Eligibility Before Income Is Read?

Fee simple or leasehold title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan, which can lend to entity-owned rentals subject to lender program eligibility. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Re-deeding a property can carry consequences with the existing first mortgage and with insurance, so investors should sort those out with their lender and attorney before moving title.

Investors on BiggerPockets describe the same pattern at community lenders, where lines on non-owner-occupied property were declined once an LLC held the deed. The posts are years old, but the title problem they describe has not gone away.

Borrower situation Fits a bank statement HELOC?
Rental titled personally Yes, if credit and equity clear
Rental in a revocable living trust Yes
Rental in an LLC No, unless title is changed
Credit below 700 on a rental No
Manufactured home or log home Not offered

How Do Bank Statements Become Qualifying Income?

Lenders average adjusted deposits over the statement period into a monthly income figure, then compare it to your obligations. Business deposits are typically reduced by an expense factor, and transfers between your own accounts or one-time deposits that do not look recurring are usually excluded. The exact factor and exclusions vary by lender and program.

Debt-to-income has real limits. The maximum is 50%, a ratio above 45% requires at least a 680 score, and the line is qualified on the interest-only payment calculated on the maximum draw, not on the amount you plan to use. Your existing first mortgage payment and the new line both count in that ratio.

That last point surprises borrowers. Taking a $500,000 line and drawing only a fraction still means qualifying as if the full line were drawn. A smaller line can pass where a larger one would not.

For a landlord, the document set typically includes:

  • 12 to 24 months of personal or business bank statements
  • A current mortgage statement showing the first lien balance
  • Leases and a schedule of other financed properties
  • Reserve statements, kept separate from the deposits used for income
  • Proof of title and vesting, and a credit report that is no more than 90 days old at closing

Credit is pulled on a single-bureau score model keyed to the primary wage earner, with no rescores. Derogatory history matters as well: a bankruptcy needs 4 years of seasoning from discharge or dismissal, and investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

How Is the Line Size Calculated?

Line size is the room between your existing debt and the CLTV cap, limited by the $500,000 ceiling on an investment line. CLTV equals the first mortgage balance plus the new line, divided by the property’s value.

Run the logic in percentages. Suppose a rental’s first mortgage sits at 55% of value. With a 70% CLTV cap, the line can reach about 15% of value, and that is the whole amount available, however strong the deposits look. A free-and-clear rental can support a line up to 70% of value, but the $500,000 cap stops it first on higher-value properties.

This is why equity is a separate test from income. A larger down payment on the original purchase builds equity, but it never erases the CLTV cap, the credit floor, or property eligibility. The strongest files clear both tests: enough equity and enough documented income.

Bank Statement HELOC vs. DSCR Cash-Out Refinance

The two products answer different questions. A HELOC asks whether you can carry the line. A DSCR cash-out refinance asks whether the property’s rent covers its own payment. Which wins depends on title, the existing first mortgage, and how much leverage you need.

Factor Bank statement HELOC DSCR cash-out refinance
Qualifies primarily on Borrower deposits and DTI Property rental coverage
Investment leverage 70% CLTV Around 75% LTV on standard rentals
Credit 700 minimum Most programs want around 660
Entity title Not allowed Available, subject to program terms
Existing first mortgage Stays in place Replaced
Size $25,000 to $500,000 Up to $3,000,000 on standard programs

On the DSCR side, 1.00 coverage is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A cash-out typically expects about 6 months of seasoning, and reserves commonly run around 6 months of PITIA, varying by lender, leverage, and loan size. Short-term rental collateral is treated differently, with cash-out leverage at 70% rather than the 75% available on standard rentals.

Clearing 1.00 does not mean the property is cash-flowing. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the ratio.

The HELOC wins in one clear case: you hold a low-balance first mortgage on a personally titled rental and want a modest, flexible amount without replacing the first lien. The cash-out wins when the property sits in an LLC, when you need more than a 70% CLTV allows, when your credit is below 700, or when the rental income is a stronger story than your deposits. For a fuller look at program mechanics, the complete DSCR loans guide covers the entity-owned side in detail.

What Happens After Closing?

After closing, you can draw up to your limit during the draw period, and then you enter repayment. The CFPB’s HELOC explainer describes that same pattern of a draw period followed by a repayment period, often over ten or 20 years.

A minimum subsequent draw applies afterward, typically $1,000. Because pricing floats and never converts to fixed, your payment moves with the balance and the index.

Selling the property changes things. The CFPB’s HELOC booklet notes that a sale generally requires paying off the line in full. The same booklet recommends gathering three estimates before choosing a lender, which is sound advice for any investor comparing options.

One caution about lines on your own home. The booklet warns that renting out a home may be prohibited under the terms of a line secured by it. An investor planning to pull equity from a primary residence to fund rentals should read those terms before signing.

Why a Statement Line Is Not an Underwriting Shortcut

Bank statements replace tax returns, not underwriting. Credit, equity, debt-to-income, title, and the property are all reviewed.

Open-end lines sit outside the ability-to-repay rules that apply to ordinary closed-end mortgages. In practice, each lender sets its own underwriting depth, and the programs reviewed here are stricter than that outside floor.

Which Route Fits Your File?

Start with title, then credit, then equity, then the job the money has to do.

Your file Likely fit
Rental in an LLC, strong rent DSCR cash-out
Personal title, 700+ credit, modest equity need Bank statement HELOC
Personal title, credit under 700 DSCR cash-out, where credit tiers allow
Need above 70% CLTV DSCR cash-out
Multi-property portfolio, over 15 financed DSCR
Self-employed with heavy write-offs, personal title Compare both

Availability also narrows the field. The bank statement HELOC is offered through Lendmire in 16 full-service states, which is narrower than the 41-market DSCR footprint (40 states plus Washington, D.C.) Confirm your state before building a plan around it.

Key Terms Defined

HELOC: a revolving line of credit secured by real estate that you can draw on, repay, and draw on again up to a limit.

CLTV: combined loan-to-value, meaning all liens on the property divided by its value.

Bank statement income: qualifying income calculated from 12 to 24 months of deposits, adjusted for expenses and exclusions.

Draw period: the stretch of time when you can borrow against the line, which is 5 years on these investment lines.

Repayment period: the stretch after the draw ends when the balance is paid down, which is 25 years on these investment lines.

DSCR: the ratio of a property’s rent to its monthly PITIA, used to judge whether the property covers its own payment.

Frequently Asked Questions

Can I get a bank statement HELOC on a rental owned by an LLC?

Not on this product. Title must be held by an individual or a revocable living trust, so an LLC cannot hold it. Investors with entity-owned rentals either change vesting or use a DSCR cash-out refinance, which can lend to entities subject to program terms.

What credit score do I need for an investment-property line?

A 700 minimum applies, and it is a hard floor. Scores of 720 and 700 both reach the same 70% CLTV on an investment property, so a higher score does not increase leverage here. Lower-credit investors usually look at DSCR programs instead, where floors run lower in parts of the network.

Will I get the full line available to draw whenever I want?

Not entirely. At least 75% of the line is drawn at closing, and after that a minimum subsequent draw applies.

Does a bank statement HELOC work on a 2-4 unit rental?

Eligible collateral includes 2-4 unit properties, and some lenders add a higher credit minimum for them. Lenders in the broader market vary widely on multi-unit lines, so a broker that shops several wholesale lenders can help match the property to a program that writes it.

Is the best program for an investor always a HELOC?

No. The best program for your situation depends on title, credit, equity, and what the money is for. A DSCR cash-out usually wins for entity-owned rentals or higher leverage, while a HELOC fits a personally titled rental with a low first mortgage and a modest, flexible need.
