Can You Get a Bank Statement HELOC for Lincoln County MO Investors?

Can You Get a Bank Statement HELOC for Lincoln County MO Investors?

The Quick Read: Not directly through Lendmire’s network, because its bank statement HELOC programs are available only in 16 full-service states and Missouri is not one of them, even though the product itself is real and works on rentals elsewhere. Here is what matters.

  • A bank statement HELOC is reviewed around documented deposits instead of tax returns, but it still tests credit, debt-to-income, equity, and the property.
  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • The property must be titled in your own name or a revocable living trust. An LLC cannot hold title on these lines.
  • For a Missouri rental, a DSCR cash-out refinance is the more practical way to pull equity, subject to lender program eligibility on the property.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a revolving credit line secured by property, where the lender reads your bank deposits to figure out your income. It exists for self-employed owners whose tax returns show thin income after write-offs and depreciation. The deposits tell a different story than Schedule C does.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

It is not a no-paperwork product. The lender still checks credit, existing debts, the property, and how much equity sits in it. Only the proof of income changes.

It also is not a DSCR loan. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Can a Lincoln County Investor Get a Bank Statement HELOC?

Two questions are tangled here: can you get one on a rental at all, and can you get one on a Lincoln County, Missouri rental through Lendmire.

On the first, yes, the product exists. NerdWallet reports that a HELOC on an investment property is possible, but the lender pool is smaller and the borrowing limits are lower than on a primary home. Lenders see more default risk on rentals. Lofty adds that most major banks do not offer them at all.

On the second, Lendmire brokers these lines in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Missouri is not on that list. A Lincoln County rental therefore cannot be placed on a bank statement HELOC through this network. That is narrower than the 41-market DSCR footprint, which is a separate platform.

If you own rentals in several states, the HELOC answer can differ by property. A line on a property in one of the 16 states is a different question from a Missouri parcel.

What the Network Looks For on an Investment Line

These are the ranges that apply to investment properties on the select wholesale lenders Lendmire works with. They are guidelines, not commitments, and every file is reviewed individually.

  • Leverage: 70% CLTV on an investment property. That ceiling covers your first mortgage plus the new line combined. Credit above 700 does not raise it.
  • Credit: 700 minimum. There is no tier beneath it for investment collateral.
  • Line size: up to $500,000 on an investment property. Larger lines are limited to primary residences.
  • Debt-to-income: 50% maximum. The lender reviews your file on the interest-only payment calculated as if you had drawn the full line.
  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing, and the payment floats rather than converting to fixed.
  • Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal, though a full appraisal can be requested.
  • Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Taxstra cites 70% to 80% maximum loan-to-value, credit around 700 or better, and 6 to 12 months of reserves across the broader market. The network figure for an investment line is 70% CLTV, and nothing above that is available here.

How Deposits Become Qualifying Income

The lender converts your bank statements into a monthly income number in a few steps. The pattern is standard for alternative-documentation lending. Scotsman Guide describes it for first mortgages: a self-employed borrower provides 12 to 24 months of personal or business statements, and the lender applies an expense factor to estimate real income.

In practice, the review runs like this:

1. Gather the statements. You provide a full run of consecutive months, every page, for each account you want counted.

2. Strip the noise. Transfers between your own accounts, loan proceeds, and refunds come out of the deposit total.

3. Apply the expense factor. Business-account deposits are reduced to reflect operating costs. The lender or program sets the factor, not you. A third-party profit-and-loss statement may support a different figure where the program allows it.

4. Average and prorate. Income is averaged across the window and cut to your ownership share if you co-own the business.

5. Test the ratios. The resulting income goes against your debts, including the new line, for the 50% debt-to-income check, and your credit report gets reviewed.

Business bank accounts need at least a 680 score for the deposit analysis. An investment line already floors at 700, so the deposit analysis is never the tightest constraint on a rental.

Commingled accounts slow things down. If rent, personal spending, and business receipts all land in one account, the lender has to sort them out. Separating them before you apply makes the file cleaner.

The Title Problem: Why LLC Investors Get Stuck

This is where many investors hit the wall. Title on these lines must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan, which can lend to an LLC borrower subject to lender program eligibility. If your rental is already deeded to an LLC for asset protection, you have two options. You can change the vesting, which has its own legal and insurance consequences worth discussing with an attorney. Or you can pull equity with a DSCR cash-out instead.

Property type is the next check. Single-family, 2-4 units, townhomes, planned unit developments, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property, and agricultural zoning are not offered. That matters in rural counties, where a parcel with agricultural zoning is outside these programs no matter how much equity it has.

Sizing a Line: A Worked Example in Percentages

CLTV is the combined loan-to-value, meaning your first mortgage balance plus the new line, divided by the property’s value. The line has to fit under the 70% ceiling.

Run the numbers on a rental with an existing first mortgage equal to 50% of its value. The 70% ceiling leaves roughly 20% of value for the new line. If the first mortgage sits at 60%, only about 10% of value remains. If it sits at 70% or more, there is no room at all.

The $500,000 cap sits on top of that. A high-value rental with little debt hits the dollar cap before the percentage cap. A modest rental with a larger mortgage hits the percentage first.

A new purchase is the weakest candidate. Equity is thin right after closing, and a recent purchase leaves little room under a 70% ceiling. Sometimes a cash-out refinance, which tops out around 75% LTV on standard rentals across most of the network, gives you more room. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Bank Statement HELOC or DSCR Cash-Out?

The two products solve different problems. A HELOC keeps your first mortgage in place and adds a second lien. A cash-out refinance replaces the first mortgage with a larger one and pays you the difference. If your existing first mortgage is one you want to keep, the line preserves it, at the cost of a smaller lender pool and a floating payment.

Factor Bank Statement HELOC (Investment) DSCR Cash-Out
Reviewed on Your deposits and DTI Property rent vs. payment
Max leverage 70% CLTV Around 75% LTV on standard rentals
Credit 700 minimum 620 in parts of network; most want 660
Loan size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, per program terms
Structure Revolving, floating payment Fixed-rate spine, 30-year
Missouri property Not available via this network Check property-level eligibility

DSCR stands for debt service coverage ratio: monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and any association dues. Many select programs start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation. Treat the ratio as a lending test, not a profit forecast. Lendmire’s complete DSCR loans guide walks through how the ratio works and where the programs differ.

Self-employed investors whose personal DTI is the constraint often find DSCR cleaner. Rent drives the qualification rather than your tax returns or your other debts. The reverse also holds: if the rent does not cover the payment but your personal income is strong, a line may work where a DSCR loan will not.

What Stalls an Investor File

Most stalls come from the same handful of issues, all fixable before you apply.

  • Vesting. The property sits in an LLC, so title cannot be held as required.
  • Thin equity. The first mortgage already uses most of the 70% CLTV room.
  • Credit below 700. On an investment line, 700 is a hard floor.
  • Mixed deposits. Personal and business money flow through one account, so the lender has to untangle them.
  • High existing debts. The payment is qualified as if the whole line were drawn.
  • Property type. Agricultural zoning, a manufactured home, a log home, or a barndominium takes the property out of these programs entirely.

Before applying, pull your statements, check how title is held, and total up the mortgage balance against a realistic value. That takes an afternoon and saves a declined application.

Using Home Equity From a Primary Residence

A different route is a line on your own home to fund a rental purchase. The CFPB’s HELOC booklet warns that renting out the home that secures a line may be prohibited under its terms, so check that before planning to rent the property that carries the line.

Primary-residence lines follow different tiers than investment lines, including a higher CLTV ceiling at a 720-or-better credit profile. A line you draw on also adds to your debt-to-income when you qualify for the next purchase.

How a HELOC Behaves After Closing

A HELOC is a revolving line you can borrow against repeatedly. The CFPB explains that after the draw period ends, you enter a repayment period and can no longer borrow, and that repayment schedules often run ten or 20 years. On the investment lines in this network, the repayment period is 25 years after a 5-year interest-only draw.

Payments float and never convert to fixed, so your cost can rise. A DSCR cash-out gives you a fixed spine instead. If predictable debt service matters to your reserves, that difference deserves weight.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where Lendmire Fits

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale lenders, shops the scenario across them, and matches it to the program that fits the property, the equity, the credit profile, and the documentation you can supply. The right program depends on those facts. For a property in one of the 16 HELOC states, the broker can show you where the line works. Lendmire’s requirements breakdown lists the documents and thresholds.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.

Key Terms Defined

Bank statement HELOC: a revolving home equity line that is reviewed around 12 to 24 months of documented deposits instead of tax returns.

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the property’s value.

Expense factor: the percentage the lender subtracts from business deposits to estimate what you actually keep.

Vesting: the legal way title to the property is held, such as an individual, a trust, or an LLC.

DSCR: monthly rent divided by the full monthly property payment, used to qualify rentals on the property’s income.

Draw period: the stretch when you can borrow from the line, followed by repayment, when you can’t.

Frequently Asked Questions

Can I get a bank statement HELOC on a Lincoln County, Missouri rental?

Not through Lendmire’s network. Its bank statement HELOC programs are limited to 16 full-service states, and Missouri is not among them. A DSCR cash-out refinance is the more practical way to pull equity from a Missouri rental, subject to lender guidelines and property review.

Can I use an LLC-owned rental?

Not on a HELOC through this network. Title must be held individually or in a revocable living trust. A property already deeded to an LLC needs a vesting change first, or you can pull equity through a DSCR cash-out, subject to program terms.

What credit score and leverage apply on a rental line?

On an investment property, the network requires a 700 minimum and caps leverage at 70% CLTV, with a maximum line of $500,000. These are guidelines, and every file is underwritten individually. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Is a bank statement HELOC the same as a no-documentation loan?

No. It is reviewed on documented income under the applicable program. You still provide 12 to 24 months of statements, and the lender still reviews credit, debts, the property, and equity.

Should I choose a HELOC or a DSCR cash-out?

A HELOC suits you if your first mortgage is worth keeping and your personal income carries the file. A DSCR cash-out suits you if rent is stronger than your personal income, the property is in an LLC, or you need more leverage. The right choice depends on your property, equity, credit, and goals.
