The Quick Read: Yes, but only in a narrow lane: through select wholesale lenders, a line can sit on an investment property and qualify on 12 to 24 months of deposits instead of tax returns, and it stays an income-and-credit loan, not a rent-based one.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
- Rent does not size the line. Your deposits, debt load, and equity do.
- If the property is in an LLC or you want rent-based sizing, a DSCR (debt service coverage ratio, meaning rent compared with the full monthly payment) cash-out refinance is the usual alternative.
Key Terms Defined
HELOC: a home equity line of credit, a revolving loan secured by property you already own.
CLTV: combined loan-to-value, which is all liens on the property added together and divided by its value.
DTI: debt-to-income ratio, your monthly debts compared with your monthly qualifying income.
Expense factor: the percentage a lender subtracts from business-account deposits to account for the cost of running the business.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Does a Bank Statement HELOC Work on a Rental?
Bank statements are a way to document income, not a separate loan. The lender still checks credit, DTI, equity, and the property. What changes is how your income gets measured.
Here is the usual path. The lender adds up eligible deposits over 12 or 24 months and strips out transfers, refunds, and loan proceeds. On business accounts, it applies an expense factor. Then it divides by the number of months and runs the result through a DTI test. The lender sets that factor, not you. Personal-statement files can be treated differently from business-account files, so the account you use matters.
Why would an investor bother? Deductions can make taxable income look small next to real cash flow. Deposit-based income tells a truer story for many self-employed borrowers. And a line sits behind your existing first mortgage, so a low-cost first lien stays untouched.
It is not a shortcut, though. Deposits are reviewed, adjusted, and tested. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.
Where the Limits Sit on an Investment Property
Investment lines are the most restricted version of this product. Across the wholesale network Lendmire places files with, the numbers on an investment property look like this, subject to lender guidelines and full file review:
- Leverage: 70% CLTV maximum, at 700 or better credit. There is no higher tier for investment collateral.
- Line size: $25,000 to a $500,000 maximum. Lines above $500,000 are for primary residences only.
- Credit: 700 minimum. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
- DTI: 50% maximum, tested on the interest-only payment calculated on the maximum draw.
- Structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The price floats through both phases and never converts to fixed.
- Draw at closing: at least 75% of the line is drawn up front.
- Exposure: up to three lines per borrower, and borrowers with more than 15 financed properties are not eligible.
- Availability: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s 41-market DSCR footprint.
Sizing is simple arithmetic. Picture a rental whose first mortgage is 50% of its value. At a 70% CLTV ceiling, you have room for a line of up to roughly 20 points of value. Carry a first lien at 65%, and almost nothing remains. Lines at or below $500,000 ordinarily use an automated valuation, though you can request a full appraisal.
Does Rent Count Toward the Line?
No. A bank statement line is sized from your personal file and your equity. A tenant paying strong rent does not raise the limit. Your deposits and DTI do.
That is the dividing line from a DSCR loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal regulators treat credit used to acquire or improve non-owner-occupied rental property as business-purpose, and Regulation Z exempts business-purpose credit from its consumer rules. The practical effect is that lenders set their own documentation standards. That is why programs differ so much from one to the next.
Title and Property Type: Where Files Get Stuck
Title is the sharpest structural limit. The borrower must hold title individually or through an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. Many investors hold rentals in an LLC for liability reasons. If that is you, the property needs a vesting change before the line can work, or you need a DSCR cash-out instead.
Property type matters as well. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable condos) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. A condo also gets its own project review.
Bank Statement HELOC vs. DSCR Cash-Out
These are two tools for two jobs. Many self-employed investors use both, on different deals.
| Factor | Bank Statement HELOC | DSCR Cash-Out |
|---|---|---|
| Income test | Deposits and DTI | Rent vs. full payment |
| Lien | First or second | New first mortgage |
| Max leverage | 70% CLTV (investment) | 75% LTV; 70% for short-term rentals |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Replaces your first loan? | No | Yes |
| Best fit | Short-term cash, low first lien | Rent-driven sizing, LLC-held rentals |
A DSCR cash-out replaces your existing first mortgage, so it only makes sense if keeping that loan is not a priority. It generally expects about six months of seasoning. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors of 620 exist in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and reserves vary by lender, leverage, and loan size. Our complete DSCR loans guide walks through each of those levers.
One caution on DSCR math. Clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only (principal, interest, taxes, insurance, and association dues). Repairs, vacancy, management, utilities, and capital expenses sit outside it.
When the HELOC Fits and When It Doesn’t
A bank statement line tends to fit investors who:
- keep a low-cost first mortgage they would rather not disturb,
- need flexible access to cash for a down payment or rehab,
- hold the property personally or in a revocable trust, and
- have equity beyond the 70% CLTV ceiling.
Look elsewhere if your property is in an LLC, your equity is thin, your credit is under 700, or you want rent to carry the file. Skip the HELOC too if the collateral is a manufactured or log home.
Availability is the other issue. Investor forum threads on BiggerPockets describe investment-property lines as thinner than primary-residence ones. Some credit unions and regional banks still write them, and the usual fallback is a closed-end second or a rent-based second. A broker shops several wholesale lenders, which helps when one lender’s overlay says no.
The Risks Investors Underestimate
Variable pricing is the first. BiggerPockets practitioners also note that a line can cost more than the first lien it sits behind.
Draw requirements come next. With at least 75% of the line drawn at closing, this is closer to a second loan than a standby reserve. (Treat it as borrowed money from day one.) After the 5-year draw, the line steps into 25 years of full amortization, and the payment changes accordingly.
Automated valuations are a poor fit after a rehab. When the value is based on a model rather than an appraisal, recent improvements may not show.
Finally, a second lien sits behind your first. If the rental underperforms, you owe both. Size the line to what the property can carry through a vacancy, not to what the ceiling allows.
How to Apply Without Surprises
1. Pick the account. Decide which accounts carry the income, and keep business and personal deposits clean and separate.
2. Run CLTV first. Add all liens, divide by value, and compare with the 70% ceiling.
3. Check title. Confirm the deed shows you or a revocable trust.
4. Gather documents. Expect 12 to 24 months of statements, proof of self-employment, a profit-and-loss statement, the mortgage statement, insurance, the tax bill, a schedule of real estate owned, and leases or a rent roll on investment lines.
5. Confirm credit. The report must be no more than 90 days old at closing, and the score is keyed to the primary wage earner.
6. Match the program. Lendmire’s team can compare the line against a DSCR cash-out for the same property. Reach Lendmire at 828-256-2183 or request a quote.

Frequently Asked Questions
Can I use a bank statement HELOC to buy more rentals?
The collateral and the use of funds are separate questions. Many investors use line proceeds for down payments or rehab money, then repay the line after a refinance. Buying at market usually means leaving some cash in the deal. Whether a particular lender restricts use depends on its program terms.
Can I put the line on a rental held in an LLC?
Not through this network. Title must be held individually or in a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms.
How much equity can I borrow against on a rental?
On an investment property, the network ceiling is 70% CLTV, and that is the limit across all liens combined. Your existing first mortgage uses up part of it first. Higher CLTV ceilings exist only on primary residences and second homes, and the top ceiling needs a 720 credit profile.
Does a bank statement HELOC mean no documents?
No. Deposits are reviewed, adjusted by an expense factor on business accounts, and tested against DTI. You also supply proof of self-employment, property documents, and credit. It is an alternative way to document income, not an absence of documentation.
What if my credit is under 700?
An investment-property line needs 700 or better. Below that, a DSCR cash-out is the usual alternative, where select programs in the network start around a 620 floor, though most want about 660. Terms tighten as scores drop, and every file is underwritten individually.
