Can You Get a Bank Statement HELOC for Santa Rosa Florida Landlords?

Can You Get a Bank Statement HELOC for Santa Rosa Florida Landlords?

The Quick Read: Yes, a bank statement HELOC exists for rentals, but only when the rental is held in your personal name or a revocable living trust, you carry a credit profile of 700 or better, and you need no more than a $500,000 line at up to 70% combined loan-to-value on an investment property. Combined loan-to-value (CLTV) adds your first mortgage and the new line together, then divides by the property’s value. All figures are subject to lender guidelines and full file review.

  • Bank statements change how your income is measured. Credit, equity, title, and property type still decide the outcome.
  • An LLC cannot hold title on this product. A rental already deeded to an LLC points toward a DSCR cash-out refinance instead.
  • Florida is among the states where Lendmire arranges these lines, a narrower list than its DSCR investor footprint.
  • This product tests you, not the rent. A DSCR loan tests the property’s rent against its payment.

A landlord in Santa Rosa County, Pensacola, Navarre, or anywhere else in Florida runs into the same few questions. Does the product exist? Will it work on a rental? What if the rental sits in an LLC? The rest of this article answers those in order.

Editable Equity Scenario

How large a line the equity supports in Florida.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Exactly?

A bank statement HELOC is a revolving line of credit secured by your property. The lender reads your deposits instead of your tax returns to measure income. It suits self-employed owners whose returns show far less income than actually flows through their accounts.

Non-QM means a loan that uses a documentation method outside the standard agency mold. It does not mean you failed a test. Scotsman Guide describes the standard scenario this way: a self-employed borrower without a W-2 provides 12 to 24 months of personal or business bank statements, with a profit-and-loss statement from a third-party tax professional as an alternative.

Across Lendmire’s wholesale network, the lines for investment properties are standalone products. They sit in first lien position when the property has no mortgage and in second position behind an existing mortgage. Equity in one rental never pools with equity in another, because each line is secured by a single property.

Will a Lender Actually Write One on a Rental?

Some will, but fewer than on a primary home. NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders, that qualification is strict, and that lenders see default risk as higher than on a primary residence.

What the Network’s Investment-Property Lines Look Like

On an investment property, the line works inside a tight box. These are typical guideline ranges across select wholesale lenders, not promises.

Feature Investment-property line
Max CLTV 70%
Minimum credit 700
Line size $25,000 to $500,000
Draw / repayment 5-year draw, 25-year repayment
Drawn at closing At least 75% of the line
Max DTI 50%

A few details matter more than the table suggests.

Credit above 700 buys eligibility, not leverage. A 720 score and a 700 score both reach 70% CLTV on an investment property. Seven hundred is a hard floor with no tier beneath it.

Most of the line is drawn on day one. At least 75% of the line is drawn at closing. This is a funded second mortgage more than a dormant safety net. A landlord hoping to open a large line and leave it untouched should read that rule closely.

The payment changes. Pricing floats through both the draw and repayment periods and never converts to a fixed structure. Qualification uses the interest-only payment calculated on the maximum draw. After the draw period ends, the CFPB explains, you can no longer borrow and the repayment period begins.

Valuation is usually automated. Because an investment line caps at $500,000, and full appraisals start only above that size, these lines commonly close without a traditional appraisal. A higher CLTV can trigger a secondary valuation, and a borrower may always request a full appraisal.

How Your Bank Statements Become Qualifying Income

The lender converts deposits into a monthly income figure in four steps. The goal is to measure what you can actually repay.

1. Choose the lookback. The lender reviews 12 or 24 months of personal or business statements.

2. Clean the deposits. Underwriters remove transfers between your own accounts, loan proceeds, and one-off credits. Adding up every deposit would overstate income.

3. Apply an expense factor to business accounts. Scotsman Guide gives a standard factor of 50% as an example. Each program sets its own factor, so treat 50% as an illustration.

4. Divide by the lookback. The result is monthly qualifying income, which then feeds the debt-to-income test.

The debt-to-income ratio (DTI) compares your monthly debts to your monthly income. These lines cap it at 50%, and it is measured on the interest-only payment at the maximum draw. Business accounts need a 680 score for the deposit analysis, but investment lines already floor at 700. For a landlord, bank statement income is therefore never the binding constraint. Credit, leverage, and title are.

Rent deposits can sit in the same account as business income. A lender will want to see clearly what each deposit represents, so many landlords keep rental income and operating income in separate accounts well before they apply.

Which Rentals and Borrowers Fit

The line works on single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. A planned unit development (PUD) is a community with a homeowners association that owns shared areas. Non-warrantable means the condo project falls outside standard agency project rules.

Several property types are not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties, and anything under agricultural zoning.

Two exposure limits apply to the borrower:

  • You can hold no more than three of these lines at once.
  • A borrower who owns more than 15 financed properties is not eligible.

Credit history carries seasoning rules as well. A bankruptcy needs four years from discharge or dismissal. On investment files, a foreclosure is seasoned seven years, while a deed-in-lieu, pre-foreclosure sale, or short sale is seasoned four.

Short-term rental owners along the Gulf Coast should note that short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The LLC Problem (and the Santa Rosa Florida Wrinkle)

This is the sharpest edge for landlords. Title on these lines must be held by the individual borrower or an inter vivos revocable living trust, which is a trust you can change during your lifetime. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Many Florida investors hold rentals in an LLC for liability reasons. If that is you, you have two honest paths. One is a vesting change into your personal name or a revocable trust, which you should weigh with your attorney and insurance agent first. The other is a DSCR cash-out refinance, which can lend to an LLC, subject to lender program eligibility.

Location matters in one way only. Lendmire arranges these lines in 16 full-service states, and Florida is one of them. Availability depends on the lender footprint, not on a local regulation.

One more edge case applies if you are converting a former residence into a rental. Renting your home out to other people may be prohibited under the terms of your line of credit. Read the line agreement before you change occupancy.

When a DSCR Cash-Out Beats a Bank Statement Line

A DSCR cash-out refinance fits when the rent is strong, the deal is large, or the title sits in an LLC. DSCR stands for debt service coverage ratio, which compares the property’s rent to its full monthly payment (principal, interest, taxes, insurance, and any HOA dues, together called PITIA). This is why a DSCR loan tests the property, not the person.

Here is how the two products compare in practice.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Your deposits and DTI Property rent vs. payment
Existing first mortgage Stays in place Replaced
LLC title Not allowed Subject to program terms
Leverage Up to 70% CLTV (investment) Around 75% LTV on standard rentals
Seasoning Not a stated requirement About 6 months common

On the DSCR side, across the network the cash-out ceiling is around 75% loan-to-value on a standard rental, and short-term-rental collateral caps lower, at 70%. Loans generally reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Credit floors start at 620 in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage tiers. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.

Coverage of 1.00 is where many select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. No-ratio qualification exists only through select lenders, generally for borrowers who already own a primary residence.

Clearing 1.00 does not mean the property cash-flows. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. NerdWallet points the same way for primarily rented properties, saying a DSCR second mortgage may be your best option. Lendmire’s complete DSCR loans guide walks through the full mechanics.

The two products also fit different situations:

  • Self-employed landlord with heavy write-offs, a personal-name title, and modest cash needs. The bank statement line can show real cash flow without leaning on the tax return.
  • Landlord with an LLC portfolio and strong rents. DSCR usually fits better because the property carries the file.
  • Investor who wants to keep a favorable first mortgage. The line leaves the first mortgage untouched, while a cash-out refinance replaces it.

Many self-employed investors use both products on different properties.

Common Mistakes Before You Apply

Assuming bank statements make approval easier. They change only the income proof. Equity, credit, title, and property rules apply in full.

Counting every deposit as income. Underwriters strip out transfers and one-off credits, so your coverage figure will usually be lower than your total deposits.

Forgetting the 75% draw. Borrowers sometimes plan around a line they will barely touch. Most of it is funded at closing.

Ignoring how the payment behaves. The CFPB notes that if you already have a mortgage, these new loans would be considered second mortgages that you’d pay in addition to your first mortgage. The payment also moves as pricing and balance change.

Overlooking the collateral. If you fall behind, the rental is what you could lose. Borrow only what the property and your income can carry through a vacancy.

For a deeper look at the process, Lendmire’s guide to bank statement HELOC requirements for Santa Rosa landlords covers the document checklist.

Frequently Asked Questions

Do I need tax returns or W-2s for a bank statement HELOC?

The file is reviewed on documented income under the applicable program, subject to lender guidelines. That means 12 to 24 months of statements, with a profit-and-loss statement from a tax professional as an alternative path in some cases. You are still fully underwritten on credit, DTI, equity, title, and property.

Can my LLC borrow against a rental?

Not on this product. Title must be held by the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance, which can lend to an LLC subject to program terms.

How much can I borrow against a rental?

On an investment property the ceiling is 70% CLTV, with a maximum line of $500,000 and a 700 minimum credit score. Lines above $500,000 are available only on primary residences.

Does a bank statement HELOC work for a short-term rental?

It can, if the property type is eligible and the title is in your name or a revocable trust. The lender still measures income through your deposits, not through the rental’s booking history. Confirm local short-term rental rules before you count on that income.

Is Florida covered?

Yes. Florida is one of the 16 full-service states where Lendmire arranges these lines. The DSCR investor footprint is wider, covering 41 markets including Washington, D.C.
