Can You Get a Bank Statement HELOC for Single-Family Rental Borrowing Power?

Can You Get a Bank Statement HELOC for Single-Family Rental Borrowing Power?

The Quick Read: Yes, but only in a narrow form: on Lendmire’s wholesale network, a bank statement HELOC can be secured by a single-family rental when the borrower is self-employed, holds title personally or in a revocable trust, and has a 700 or better credit score, with the line limited to 70% combined loan-to-value on an investment property and $500,000.

  • The line is reviewed on documented deposits under the applicable program, subject to lender guidelines. The rent is supporting evidence, not the qualifier.
  • Title must sit in an individual name or a revocable trust. An LLC cannot hold title on this product.
  • Borrowing power is lower than a DSCR cash-out on a standard rental: 70% CLTV on an investment property line, against roughly 75% LTV on a cash-out of a standard rental.
  • Investment lines run a 5-year interest-only draw, then 25 years of fully amortizing repayment, with pricing that floats throughout.
  • The program is offered in 16 states, which is narrower than the 41-market DSCR footprint.

What Does “Borrowing Power” Mean on a Single-Family Rental?

Borrowing power on a rental line is the room left between your existing first mortgage and the combined ceiling, capped by the maximum line size. On an investment property, the ceiling is 70% CLTV and the line tops out at $500,000. Whichever limit hits first sets your number.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

CLTV means combined loan-to-value. You add the first mortgage balance and the new line, then divide by the property value. The lender measures value, not your purchase price.

Run the numbers on a modeled assumption. Say a single-family rental carries a first mortgage equal to 45% of its value. A 70% ceiling leaves up to 25 points of value for the line, before the $500,000 cap and the valuation result. Now say the first mortgage already sits at 65% of value. Only 5 points remain, and the line may not be worth setting up.

Credit score does not stretch this ceiling. On an investment property, 720 and 700 both reach 70% CLTV. A higher score buys nothing more, and 700 is a hard floor with no tier beneath it.

This is not a dormant reserve line you open and leave untouched. How the money gets used matters, so plan the use of funds before you apply, not after.

How Does a Bank Statement HELOC Qualify a Self-Employed Landlord?

The lender totals your deposits instead of reading net income off a tax return. That helps landlords and business owners whose returns show heavy deductions and depreciation. Underwriting still reviews credit, equity, debt load, and the property.

HousingWire lists the bank statement HELOC as its own non-QM product and reports that bank statement loans were about 34% of non-QM volume in a recent year. That makes the method common. It does not make it lax.

Here is how the income side typically works:

1. Statements. The borrower supplies 12 or 24 months of personal or business bank statements, depending on the program.

2. Deposit analysis. The underwriter totals qualifying deposits and usually applies an expense factor to business-account deposits.

3. P&L alternative. A CPA-prepared profit-and-loss statement is a common alternate method on some programs.

4. Debt test. Debt-to-income tops out at 50%. The lender calculates it on the interest-only payment at the maximum draw, not on the amount you plan to use.

5. Rent evidence. A lease or rent roll supports the file. It does not replace the income test.

That fourth step is where thin files fail. A lender that reviews debt service against the maximum draw is testing the full line, even if you plan a partial one.

Business accounts need a 680 minimum score for the deposit analysis. Investment lines already floor at 700, so the deposit analysis is never the binding constraint on a rental line. Credit is.

Expect to document about two years of self-employment. The usual package includes bank statements, a year-to-date P&L, a mortgage statement, an insurance declaration, a tax bill, a vesting deed, and a lease or rent roll.

Which Single-Family Rentals Clear the Gate?

A single-family rental is reviewed on property type.

Eligible property types on this product include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Title must be held in fee simple or leasehold by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan.

A rental already deeded to an LLC has two paths. Move the vesting into your name or a revocable trust first, or use a DSCR cash-out instead. Many investors keep rentals in entities for liability reasons, so check the vesting deed before you spend time on documents.

Other gates on the file:

  • Credit. The investment floor is 700, with a single-bureau score model keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not available.
  • Exposure. A borrower is limited to three lines. Combined exposure caps vary by program.
  • Portfolio size. A borrower who owns more than 15 financed properties is not eligible.
  • Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years and a deed-in-lieu, pre-foreclosure, or short sale for 4.
  • Availability. The product is offered in 16 full-service states only.

All of this is subject to lender guidelines and full file review. It is not a commitment to lend.

How Do Valuation and Structure Work on a Rental Line?

An investment line is structurally an automated-valuation file. Because the line caps at $500,000 and full appraisals begin only above that size, an investment HELOC commonly closes with no traditional appraisal. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.

NerdWallet says few lenders offer a HELOC on an investment property, qualification is strict, and multiple appraisals may be required. That describes the broader market. On Lendmire’s network, the valuation lane for lines at or below $500,000 ordinarily runs on automated valuation.

The structure is a standalone line in first or second lien position. Pricing floats across both periods and never converts to fixed. The step from the interest-only draw period to amortizing repayment is a payment jump, and a rental budget should absorb it before the draw period ends.

Bank Statement HELOC vs. DSCR Cash-Out: Which Gives More Borrowing Power?

For most single-family rentals, a DSCR cash-out gives more proceeds and more flexibility on title. The bank statement HELOC wins when you want to keep the existing first mortgage and your income documents well.

Factor Bank Statement HELOC DSCR Cash-Out
What is judged Borrower deposits and debts Property rent vs. full monthly obligation
Title Individual or revocable trust Entity vesting commonly allowed
Leverage ceiling 70% CLTV, investment property Around 75% LTV, standard rental
Size Up to $500,000 line Up to $3,000,000 on standard programs
Structure 5-year draw, 25-year repayment, floating 30-year fixed is the spine
First mortgage Stays in place Replaced

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide walks through that mechanic in full.

Some DSCR numbers help frame the comparison. On a cash-out refinance of a standard rental, the network tops out around 75% LTV, and about 6 months of seasoning is the common expectation. A 1.00 coverage ratio is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Most programs want a score around 660, and 700 or better unlocks the strongest leverage tiers. Loans reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Reserves vary by lender, leverage, loan size, and transaction type, and are commonly around 6 months of PITIA.

Coverage is not cash flow. A DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex all sit outside the ratio. A rental that clears 1.00 can still lose money after real operating costs.

The two products often sit side by side in one portfolio. A self-employed investor may hold one rental personally for a statement line and keep the others in entities for DSCR cash-outs. Matching each property to the right product is most of the work.

When Is the Statement HELOC the Wrong Tool?

It is the wrong tool whenever the file depends on something the product does not accept. The common cases are easy to spot before an application goes in.

The rental sits in an LLC. The product cannot proceed until the vesting changes. A DSCR cash-out is usually the cleaner route here, depending on program guidelines.

You need more than the line cap. A $500,000 ceiling and 70% CLTV limit the proceeds on an investment property. A DSCR cash-out at around 75% LTV on a standard rental may produce more, and it is judged on rent rather than your deposits. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

You want a fixed payment. A line floats through the draw and the repayment period. If a stable payment matters more than keeping the first mortgage, a fixed DSCR structure fits better.

The property is not eligible. Manufactured homes, log homes, and condotels are not offered on the line. DSCR programs also do not offer manufactured homes, log homes, or barndominiums.

Your deposits are thin or commingled. Unsourced transfers and personal spending inside business accounts reduce what the lender will count. Clean separation between business and personal accounts is the fix, and it takes months, not days of preparation.

The home is a short-term rental. NerdWallet notes that some lenders restrict lines by location or by whether the home rents year-round. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Think of it as a one-way door. If the property fails one gate, no amount of strength elsewhere reopens it. The better move is a different product, not a bigger file.

Key Terms Defined

HELOC: A revolving line secured by a property, with a draw period followed by a repayment period.

CLTV: The first mortgage plus the new line, divided by the property value.

Bank statement income: Qualifying income built from the deposits in personal or business accounts rather than from tax-return net income.

DSCR: The monthly rent divided by the monthly PITIA, which is principal, interest, taxes, insurance, and any HOA dues.

Draw period: The interest-only stretch when you can borrow against the line before repayment amortizes the balance.

Vesting: The legal form in which title to the property is held, such as an individual, a revocable trust, or an LLC.

How Is a HELOC Treated Differently From a Mortgage?

A HELOC is open-end credit, and the rules for it differ from those for a closed-end mortgage. The CFPB’s exam procedures classify HELOCs as open-end credit and state that the ability-to-repay rule does not apply to them. HELN News adds that bona fide lines fall under the home-equity-plan provisions of Regulation Z and that a loan cannot be labeled a HELOC just to evade the rule.

The practical result is that no federal formula dictates how a lender documents self-employed income on a line. Those standards come from lender and investor policy, which is why a bank statement method exists at all.

What Should You Prepare Before Asking?

Start with the gates, then the documents. A file that fails a gate stalls no matter how clean the paperwork is.

1. Confirm vesting. Pull the vesting deed. If an LLC holds title, decide whether to change it or move to a DSCR cash-out.

2. Check your credit. An investment line needs 700 or better. Confirm that before spending time on anything else.

3. Estimate your CLTV. Take the first mortgage balance and a realistic value, then see how many points remain below 70%.

4. Count your lines and properties. Confirm you have no more than three existing lines and no more than 15 financed properties.

5. Gather the package. Collect 12 or 24 months of statements, a year-to-date P&L, a mortgage statement, an insurance declaration, a tax bill, the vesting deed, and a lease or rent roll.

6. Plan the draw. At least 75% of the line is drawn at closing, so know what you will do with the money.

Frequently Asked Questions

Does the rent on my single-family rental count as income for a bank statement HELOC?

Only as supporting evidence. The line is judged on your documented deposits, credit, and debt load, and the lease or rent roll sits in the file to confirm the property is rented. A DSCR loan works the other way, qualifying primarily on property-level rental income covering the payment.

Can I use a bank statement HELOC on a rental held in an LLC?

No. Title must be held by an individual borrower or an inter vivos revocable living trust. Irrevocable, blind, and land trusts are also excluded. If the rental is already deeded to an LLC, the options are a vesting change or a DSCR cash-out, which commonly allows entity vesting depending on program guidelines.

How much can I borrow against a single-family rental?

Up to 70% combined loan-to-value on an investment property, with a maximum line of $500,000, subject to lender guidelines. Your existing first mortgage counts against that ceiling. A borrower may hold up to three lines, though combined exposure caps vary by program.

Will the lender order a full appraisal?

Usually not on an investment line. Lines at or below $500,000 ordinarily run automated valuation, and an investment line cannot exceed that size. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal at any point.

Why do so few lenders offer this?

The investment-property line is a specialty product. NerdWallet says relatively few lenders offer a HELOC on an investment property. Lendmire works with select wholesale lenders in 16 states for this product, so the right match depends on the property, the vesting, and your documentation.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Call 828-256-2183 or request a quote.

The vesting deed and the credit report are the first two documents worth pulling.
