How to Get a Bank Statement HELOC on a 2-4 Unit Rental You Already Own

How to Get a Bank Statement HELOC on a 2-4 Unit Rental You Already Own

The Quick Read: A bank statement HELOC is a home equity line that is reviewed around twelve to twenty-four months of deposits instead of traditional personal-income documentation, and you get one on a 2-4 unit rental when three gates clear: the property sits in your name or a revocable trust, enough equity remains above your liens, and your credit and debt load fit. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines.

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV), up to $500,000, with a 700 minimum credit score.
  • Duplexes, triplexes, and fourplexes are eligible. Buildings with five or more units, mixed-use buildings, and commercial buildings are not offered.
  • Title must be held by you or a revocable living trust. An LLC cannot hold title on these lines.
  • The structure is a 5-year interest-only draw followed by a 25-year repayment, with pricing that floats and never converts to fixed.
  • Lendmire arranges these lines only in its 16 full-service states, which is a smaller footprint than its DSCR loan platform.

What a Bank Statement HELOC Actually Is

A HELOC (home equity line of credit) is a revolving line secured by a property you already own. You borrow against the equity, draw what you need, and repay on a schedule set by the lender. A bank statement version changes only how your income is proved. The lender reads your deposits instead of your traditional personal-income documentation.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is alternative documentation, not less documentation. Credit, debt load, combined leverage, title, and valuation are all still reviewed. A bank statement line also remains personally underwritten, which means the lender is judging you, not the building.

This product is narrow for investors. NerdWallet reports that a HELOC on an investment property is possible but comes with a smaller lender pool and lower borrowing limits than a primary home, because lenders see higher default risk. The same article puts typical market expectations at a 720 credit score and loan-to-value of up to 80%, with many lenders going lower. Those are market-wide figures. On Lendmire’s network, an investment line caps at 70% CLTV with a 700 minimum, and a 720 score buys no extra leverage.

Key Terms Defined

CLTV (combined loan-to-value): All the liens on the property added together, divided by its value.

Draw period: The stretch when you can borrow from the line and pay interest only. On investment lines here, it runs five years.

Lien position: Where your claim sits in line behind others. A line can sit in first or second position.

Expense factor: A percentage the underwriter subtracts from business-account deposits to estimate real income. It depends on the type of business and similar factors.

PITIA: Principal, interest, taxes, insurance, and any association dues on a loan.

DSCR (debt service coverage ratio): Monthly rent divided by the monthly PITIA. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Can Your 2-4 Unit Building Qualify?

Check the building and the title before anything else. Most failed files fail on one of these gates, not on income.

Gate What the network looks for Where it breaks
Units 2-4 units on one title 5+ units, mixed-use
Title You or a revocable living trust LLC, corporation, land trust
Credit 700 minimum on investment lines A score of 680-699
Debt load 50% DTI maximum Heavy personal debt
Exposure Up to three lines, 15 financed properties Large portfolios
Listing status Not listed for sale Recent listings in some states

A few notes on that table:

  • A single-family home with a rented basement or accessory unit is not a duplex. It is a single-family property with extra income.
  • Condotels, manufactured homes, co-ops, and agricultural-zoned properties are not offered.
  • DTI (debt-to-income) is your monthly debts divided by your qualifying income. The ceiling is 50%, and anything above 45% requires a 680 score. Investment lines already floor at 700, so that step never becomes your binding limit.
  • The lender reviews your file on the interest-only payment calculated at the maximum draw, not on what you plan to borrow.

A bankruptcy needs four years of seasoning from discharge or dismissal. For investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure, or short sale needs four. The credit report must be no more than 90 days old at closing, and the score model keys to the primary wage earner.

How Much Line Does Your Equity Support?

The line equals the property’s value times the 70% CLTV ceiling, minus every lien already on it, capped at $500,000. The lines run from $25,000 to $500,000. Strong rent does not enlarge that number, and neither does a score above 700.

Picture a fourplex with a first mortgage equal to 55% of its value. At a 70% ceiling on an investment line, the remaining room is 15% of value. If that works out above $500,000, the cap applies instead. If it works out small, the line may not be worth the closing effort.

The freshly purchased rental problem. A rental bought with 20% to 25% down typically starts at 75% to 80% leverage. That already sits above the 70% ceiling, so there is no headroom to borrow against. The equity has to come from principal paydown or genuine value growth first.

The renovation problem. Lines at or below $500,000 ordinarily rely on an automated valuation instead of a full appraisal. Investment lines cap at $500,000, so they live in that lane. An automated model will not capture a renovation that is still underway. A seasoned property with documented value usually fits better. You can request a full appraisal in any case, and a higher CLTV may require a secondary valuation. A completed improvement may support a higher appraised value, depending on comps and underwriter review.

How Deposits Become Qualifying Income

The lender totals eligible deposits across twelve to twenty-four months, removes what is not income, applies an expense factor to business accounts, and averages the result. The method is mechanical, so cleaning up the accounts before you apply matters more than any explanation you write afterward.

On a rental, the removal step is where files get sloppy. This is how deposits are typically treated:

Deposit type Typical treatment
Tenant rent paid into your account Counts toward income
Transfers between your own accounts Removed
Security deposits Usually removed, since they are tenant money
Property manager payouts Counts, net of what the manager keeps
Large unexplained deposits Flagged; need a paper trail

Rent counts once. If tenants pay a property manager and the manager pays you, the payout is the deposit that counts, not the original rent.

Underwriters also flag overdrafts, returned-payment fees, and accounts that mix personal and business money. On 24-month programs, a declining trend can lead the lender to shorten the review to twelve months. The lender also reviews business-account deposits at a 680 minimum credit score, but investment lines already require 700.

This income is for qualifying only. It does not change the 70% ceiling, the credit floor, or the property rules. A thick set of bank statements can fix an income problem, but it cannot fix a title or equity problem.

Step by Step: From First Look to Closing

1. Screen the building. Confirm 2-4 units on one title, no mixed-use or commercial space, and an eligible property type.

2. Screen the title. Confirm it is held by you or a revocable living trust. If it is in an LLC, stop here and read the edge cases below.

3. Run the equity math. Value times 70%, minus all liens, capped at $500,000.

4. Pick the statement window. Choose twelve or twenty-four months of the strongest, cleanest accounts, and clean up any commingling.

5. Assemble the file. Typically that means statements, ID, proof of ownership, credit authorization, a profit-and-loss statement if the lender asks for one, and lease or rent documents.

6. Underwriting. The lender reviews credit, DTI at the maximum draw, deposits, and title.

7. Valuation. Most investment lines close on an automated valuation, and you can ask for a full appraisal.

8. Closing. At least 75% of the line is drawn at closing, and the line can sit in first or second lien position.

A common reason these files stall is title, not income. Investors who bought their rentals in an LLC years ago often discover the problem only when the lender asks for vesting. Checking the deed first saves a lot of work on the other items.

Where Files Break: The Edge Cases

You live in one of the units. If you occupy one unit of a 2-4 unit building, the file can be treated as a primary residence. That uses a different ceiling table with higher leverage at higher credit tiers. If every unit is rented, the file is an investment line.

The property is in an LLC. An LLC, corporation, partnership, or land trust cannot hold title on these lines. That is lender policy on this network, not a universal rule. Your options are re-titling the property, which has costs and should be reviewed with an attorney, or a DSCR cash-out refinance, where an LLC can be the borrower, subject to lender program eligibility.

Closed-end second, not a line. Many non-QM seconds are lump-sum loans, not revolving lines. Confirm which one you are being offered, because the draw behavior differs.

Short-term rental or condotel. Condotels are not offered. For other short-term rentals, short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The first lender’s reaction. Federal law generally limits a first lender’s ability to demand full repayment because you added a junior lien on a small residential property. Ask an attorney to confirm how that applies to your loan documents.

State differences. Tennessee shortens the draw and repayment periods. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. Lendmire places these lines only in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Alston & Bird notes that state second-lien licensing can apply to HELOCs, which is one reason availability varies.

Portfolio limits. A borrower is limited to three lines, with combined-exposure caps by program. An investor with more than 15 financed properties is not eligible. A fourplex counts as one property, but each financed building counts toward that limit.

HELOC or DSCR Cash-Out Refinance?

The right choice depends on who is being underwritten. A bank statement HELOC reads your personal income and keeps your first mortgage in place. A DSCR cash-out refinance reads the rent and replaces the first mortgage.

Factor Bank statement HELOC DSCR cash-out refinance
Who is underwritten You, on deposits The property’s rent against its payment
Your first mortgage Stays in place Replaced
Title You or a revocable trust LLC possible, subject to program terms
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Leverage 70% CLTV on an investment line Around 75% LTV on standard rentals; around 70% on short-term rentals
Credit 700 minimum 620 floor in parts of the network; most want about 660

On the DSCR side, about six months of seasoning is the common expectation. A coverage ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean the property has positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Lendmire’s complete DSCR loans guide walks through those numbers in detail.

If your first mortgage is one you would not want to give up, the line keeps it intact. If your equity is large, the title is in an LLC, or personal debt is heavy, the DSCR route often fits better. For a side-by-side look at bank lines and broker-arranged lines on the same building, see Lendmire’s piece Bank HELOC vs Broker Rental Line on a 2–4 Unit Property.

Self-employed investors often prefer deposits to traditional personal-income documentation because returns can understate cash flow after deductions. If your returns already show the income, a standard-documentation line asks for the same title and equity tests. The bank statement path only changes how income is proved. Lendmire’s piece on how rental income is counted on a bank statement HELOC covers that part in more detail.

What the Line Costs You Later

The draw period feels cheap, and the repayment period is where the line shows its real cost. The CFPB’s HELOC booklet explains that payments on a variable-rate line can change even if you borrow nothing more. It also warns that after the draw period, the lender may set a repayment schedule or require the whole balance at once, and that a balloon payment you cannot make can put the home at risk. The booklet is written for owner-occupied homes, so use it for the general mechanics only.

On the investment lines described here, the draw runs five years interest-only, followed by 25 years of fully amortizing repayment. Pricing floats the whole way and never converts to fixed. Run three stress tests before you close:

  • The payment at full draw.
  • The payment once the interest-only period ends.
  • The payment if the floating index rises.

The line sits behind the first mortgage, which Alston describes as a way to extract equity without giving up the first lien. The tradeoff is added debt, a second claim on the property, and friction later: a second lien must be paid off or subordinated before the first mortgage is refinanced. Each new loan also lands on your credit report and can shrink the next line you apply for.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I live in one unit and still use this?

Yes, but the file is then treated as a primary residence, with a different ceiling table than the investment table. The 70% CLTV ceiling applies when every unit is rented. Say how you actually use the building, because occupancy misstatements are a common reason files unravel.

Can my LLC be the borrower?

No. These lines require title in your name or a revocable living trust. If the property is already in an LLC, you either change the vesting or look at a DSCR cash-out refinance, subject to lender program eligibility.

Does strong rent raise my line size?

No. The line is set by value, the CLTV ceiling, existing liens, and the dollar cap. Rent helps only as deposits that support your personal income. A DSCR loan is where rent drives qualification.

Can I keep my first mortgage?

Yes. A HELOC sits in first or second lien position as a standalone line, so an existing first mortgage can stay in place. The tradeoff is a second claim on the property that must be paid off or subordinated before a later first-mortgage refinance.

How far back do the bank statements go?

Typically twelve to twenty-four months. On 24-month programs, a declining trend can lead the lender to use twelve months instead. Overdrafts, returned-payment fees, and unexplained large deposits are the usual flags.

Your Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. As a broker, Lendmire arranges these lines through select lenders in its wholesale network, and every figure here is subject to lender guidelines and full file review.

A 2-4 unit building is one of the few assets where the same equity can be reached two ways, and the better route usually follows from the title.
