Can You Get a Bank Statement HELOC on a Vacation Home With High DTI?

Can You Get a Bank Statement HELOC on a Vacation Home With High DTI?

The Quick Read: Yes, but only up to a ceiling, because bank statements change how income is documented, not whether debt-to-income is tested. Across Lendmire’s wholesale network, a vacation home you personally use is a second home, and select lenders will test DTI up to 50%, with tighter limits at lower credit scores.

  • Second-home lines reach 90% CLTV only at a 720+ credit profile, with a $500,000 maximum line.
  • DTI tops out at 50%, drops to 45% for scores from 600 to 679, and anything above 45% needs a 680 minimum.
  • DTI is qualified on the interest-only payment calculated on the maximum draw, not the amount you plan to use.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • A vacation home rented out as an investment follows a different, tighter table.

Lendmire is a mortgage broker, not a lender. It matches the file to a wholesale program, and every figure below is subject to lender guidelines and full file review. Not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What “High DTI” Means Here

DTI is your monthly debts divided by your qualifying income. For a vacation home, the debts include the first mortgage on the vacation home, the new line payment, and the mortgage on your primary home. Rental-property debt counts too unless documented rent offsets it.

NerdWallet reports that lenders generally want a DTI of 40% or less on a standard HELOC. That is the broader market. Across Lendmire’s network, the ceiling is 50% on the right credit profile. A bank statement file lives in that gap between 40% and 50%.

Past 50%, the file is done. No documentation method fixes it. The fix is changing the numerator or the denominator: pay down debt, shrink the line, or raise documented income.

How Deposits Become Income

1. The lender reviews a window of personal or business statements. Twelve to 24 months is the usual range, and it varies by program.

2. Transfers between your own accounts and loan proceeds come out.

3. Business deposits are typically reduced by an expense factor, since not every dollar deposited is profit.

4. What remains, averaged over the window, is qualifying income.

Large unexplained deposits shrink or stall a file. Clean them up before applying: keep business and personal funds separate, and be ready to explain any deposit well above your normal pattern.

Why the Line Size Matters More Than the Amount You Draw

Many borrowers assume DTI is tested on what they actually plan to borrow. It isn’t. A $400,000 line you plan to use $50,000 of is tested as if fully drawn.

That is why a smaller line is the first lever on a high-DTI file. Requesting less line lowers the tested payment directly. A borrower at 52% on a large line may land under the ceiling on a smaller one, with no change in income or credit.

Second Home or Rental? Occupancy Decides the Table

Classify the property first. It drives leverage, credit floors, and what the lender will accept.

Factor Second home Investment property
Top CLTV 90% (720+ credit only) 70%
Minimum credit 640 700
Maximum line $500,000 $500,000
Draw structure 3-year or 5-year interest-only 5-year draw, 25-year repayment only

A vacation home you use part-time but also rent may be treated as an investment property. If it is, you move to the 70% CLTV table and the 700 credit floor. Do not describe it as a second home to a lender if the rental use is regular. Misclassified occupancy is a file problem, not a clever workaround.

On a true second home, rent generally does not offset DTI. NerdWallet’s investment-property explainer notes that rental treatment applies to investment-classified properties, and even there only part of the income may count.

Credit Tier and Leverage on a Second Home

Second-home lines in the network scale with the credit profile:

Credit score Max CLTV (second home)
720+ 90%
680 to 719 85%
660+ 80%
640+ 75%

All tiers cap at a $500,000 line. Market surveys report that many HELOC lenders cap combined leverage around 85%, per NerdWallet. Across Lendmire’s network, 90% exists only at 720 or better. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

High DTI and thin credit compound each other. A 640 score pairs with a lower CLTV and a 45% DTI limit, so a borrower in the low 600s has little room for a heavy debt load. A 680+ score is what lets a ratio above 45% stay in play.

The Regulatory Frame, Briefly

A common belief is that a federal 43% DTI rule governs this. It doesn’t. The old 43% limit applied to closed-end qualified mortgages, and the CFPB’s General QM final rule removed it in favor of price-based thresholds. The ability-to-repay rule in Regulation Z § 1026.43 excludes home equity lines of credit from its scope.

So no federal DTI cap applies to the line. Each lender sets its own documentation method and DTI limit, and that is why program shopping matters.

Property and Title Issues That Derail Files

Eligible collateral on a second home includes single-family, 2-4 unit, PUD, townhome, and condominium, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning. A vacation cabin built as a log home is out. A condotel unit is out.

Title is the sharper issue. It must be held by you as an individual or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your vacation home sits in an LLC, you need a vesting change first, or a different product altogether.

Other file friction points:

  • Properties listed for sale, or listed in the past 60 days, are ineligible in NC, PA, TN, TX, and WA.
  • Texas properties are limited to 10 acres.
  • A borrower owning more than 15 financed properties is not eligible.
  • Exposure is limited to three lines at once.

A borrower may request a full appraisal in any case.

A Worked DTI Example

Consider a self-employed owner with a primary-home mortgage, a vacation-home mortgage, and a car loan. Statement income comes out at a level where existing debts alone sit near 38% DTI. A full-size line on the vacation home, tested at the maximum draw, pushes the ratio to roughly 53%. Over the 50% ceiling.

Now cut the requested line by about half. The tested payment falls, and the ratio lands near 46%. At a 680 or better credit profile, that is workable under the 45%-plus rule. At a 650 score, it is not, because the limit there is 45%.

Three moves change the outcome in that example: a smaller line, paying off the car loan, or lifting the score. Those are the levers, in the order most borrowers can use them.

Decision Table: What to Do at Each DTI Level

Your DTI at max draw Likely move
Under 45% Proceed; credit tier sets leverage
45% to 50% Needs a 680+ score; trim the line if close
Above 50% Reduce line size or pay down debt, then retest

When DSCR Is the Better Route (and When It Isn’t)

If the vacation home is truly a rental, personal DTI may not be the right test at all. DSCR loans are designed for non-owner-occupied investment properties, and they qualify primarily on property-level rental income covering the payment, subject to lender guidelines. For investors with many financed properties, rent-based financing is usually where the room is, because each new personal loan tightens DTI.

Lendmire’s complete DSCR loans guide covers how those programs work.

DSCR is not a fix for a personally used second home. It requires investment occupancy. Clearing 1.00 coverage on a DSCR file also is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.

Pre-Application Checklist

  • Pull 12 to 24 months of statements and flag every large or unusual deposit.
  • Confirm title is in your personal name or a revocable trust.
  • Confirm the property type is eligible and is not listed for sale.
  • Check your credit report age: reports must be no more than 90 days old at closing, with no rescores.
  • Total every debt on the personal file, including the vacation-home mortgage.
  • Decide the smallest line that does the job.

Reserves and documentation requirements vary by lender and file, so confirm them early.

If You’re Declined

A decline on DTI is information, not a dead end. Rerun the file with a smaller line. Pay down revolving balances and retest. If credit is the limiter, a higher score can move you into a tier with more room. If the real problem is title in an LLC, a vesting change or a DSCR cash-out on a rental is the structural answer. Also remember that a bankruptcy needs four years of seasoning from discharge or dismissal, and foreclosure history is handled differently by different programs in the network.

Draw structure matters too. Pricing on these lines floats across the draw and repayment periods and never converts to fixed, and at least 75% of the line is drawn at closing. A borrower who wants a small, flexible line should plan around that. Availability is limited to Lendmire’s 16 full-service states, narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Frequently Asked Questions

Can a bank statement HELOC be used on a vacation home I also rent out?

It depends on how the lender classifies it. Regular rental use can move the property into investment treatment, where the ceiling is 70% CLTV and the credit floor is 700. Be accurate about use, because occupancy drives the whole table.

Is the maximum DTI really 50%?

On this network’s lines, yes. Lenders in the market set their own limits.

Do I need a full appraisal?

Not always. Lines at or below $500,000 ordinarily use automated valuation, though higher CLTV may require a secondary valuation. Every line above $500,000 needs a full appraisal, and you can request one at any size.

Can an LLC own the vacation home and still get the line?

No. Title must be held by an individual or a revocable living trust. A property in an LLC needs a vesting change first, or a DSCR cash-out if it is a rental.

Does a bigger down payment on the original purchase help my DTI?

Only indirectly, by lowering the first mortgage payment. It does not change leverage caps, credit floors, or property eligibility on the new line.
