The Quick Read: Generally no. A bank statement HELOC documents income through months of deposit history, and a signed offer letter has no deposits behind it, so the product doesn’t fit a borrower who hasn’t started the job. Some lenders will accept an offer letter on a full-documentation line instead, which is a different track.
- A bank statement line is built for self-employed borrowers with 12 to 24 months of deposits.
- An offer letter belongs on the full-doc track, and acceptance varies by lender.
- Many lenders wait for a first pay stub before relying on new employment income.
- On an investment property, the network ceiling is 70% CLTV, subject to lender guidelines.
- If the property already rents, a DSCR cash-out may sidestep the income question.
What a Bank Statement HELOC Actually Measures
The “bank statement” label describes how income is documented, not what the loan is for. The lender averages 12 to 24 months of deposits, applies an expense factor to business-account deposits, and arrives at a monthly qualifying income. The formula is simple: eligible deposits divided by months, reduced by the expense factor.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That math needs history. A new-job offer letter has zero deposit months to average. Nothing in the file can be divided by twelve.
Reviewers also flag large or irregular deposits and ask for written explanations. The product exists for the borrower whose tax returns understate real cash flow, such as a business owner with heavy write-offs. It is not a shortcut for income that hasn’t started.
Does an Offer Letter Count as Income at All?
Sometimes, on a different documentation track. An offer letter works as employee-style verification: a signed letter on employer letterhead showing salary, start date and any contingencies, which the lender then confirms with the employer. Whether a particular lender accepts it before the first paycheck is that lender’s own policy.
The federal framework is not the obstacle. Under Regulation Z’s ability-to-repay rule, a creditor may base its decision on current or reasonably expected income, and it need verify only the income it relies on. The CFPB’s small-entity compliance guide adds that future income can count when the employer confirms the job offer and salary in writing. That rule is written for closed-end mortgages, so HELOC lenders mostly set their own policy. The practical limits come from the lender, not from a ban.
Program guidelines differ on probation periods, start-date windows and whether a contingent offer is acceptable. Some lenders want the first pay stub no matter what. A broker that shops several lenders can match the file to the one whose policy fits.
Which Documentation Track Fits Which Borrower?
The right track depends on what income you can actually prove today. Here is how the common situations sort out.
| Situation | Likely track | Main catch |
|---|---|---|
| Signed offer, not started | Full-doc, offer letter | Lender-by-lender; many wait |
| Started, no pay stub yet | Full-doc, employer verification | Often waits for first stub |
| Self-employed 12+ months | Bank statement | Clean deposits needed |
| 1099 or contract offer | Deposits or P&L | Weaker than a salaried offer |
| Salaried offer plus existing business | Combined documentation | Lender must allow pairing |
A few of these deserve more detail.
Self-employed with a new venture. A bank statement program may still work on 12 months of statements. The offer letter isn’t what carries the file. The deposits are.
Contractor offers. A contract offer is weaker evidence than a salaried one. Lenders typically want deposit history or a profit-and-loss statement instead.
Salaried offer plus existing income. Lenders can sometimes pair W-2-style documentation with self-employment documentation. That is a lender decision, not a given.
Income from assets. A creditor may rely on assets alone. Under the ability-to-repay rule, if a creditor relies wholly on investment income, it need not verify employment status.
What the Equity Line Still Has to Clear
Passing the income test is only step one. The rest of the file still applies: credit, debt-to-income, combined loan-to-value, title and the property itself. On this network, the occupancy of the property sets the ceiling.
For an investment property, the ceiling is 70% CLTV with a 700 minimum credit profile, and the line tops out at $500,000. A primary residence reaches higher: 90% CLTV exists only at a 720-or-better profile on lines up to $500,000, and lines above $500,000 are primary-residence only at a 75% cap. Second homes follow their own table, also reaching 90% only at 720 and above.
Debt-to-income tops out at 50%, and a ratio above 45% requires a 680 minimum. Lines are qualified on the interest-only payment calculated on the maximum draw. That matters for a new hire, because the offer salary must support the debt load while the line is sized.
Two structural points catch investors off guard. Title must be held by the individual borrower or a revocable living trust. LLCs cannot hold title on a home equity line, subject to program terms. And these lines are brokered only in Lendmire’s 16 full-service states, a narrower footprint than the DSCR platform.
When Waiting Beats Forcing It
Picture a borrower who signed an offer last week and starts in a month. The equity line would fund a down payment on a rental. Three paths exist.
1. Wait for the first pay stub. It is the simplest route and works on the widest range of lenders.
2. Ask a broker which lenders accept a signed offer plus employer verification. Fewer options, but it may remove the wait.
3. Skip the income question. If the existing property is a rental, a different product may fit better.
The tradeoff is time against flexibility. If the purchase window is fixed, option two or three matters. If it isn’t, option one costs nothing.
The Investor Alternative: Let the Property Qualify
A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It is a first-lien purchase or refinance product, not a HELOC, but for an investor between jobs it solves the same problem without an offer letter.
Here is how it differs. Coverage compares monthly rent to the full monthly obligation, meaning principal, interest, taxes, insurance and any HOA dues. Across the network, 1.00 is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
On a cash-out refinance, leverage tops out around 75% LTV on most programs, with about six months of seasoning commonly expected. Credit floors begin at 620 in parts of the network, most programs want around 660, and 700 or better opens the strongest tiers. Reserves vary by lender, leverage and loan size, commonly around six months of PITIA. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), subject to lender guidelines.
One caution. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management and capex sit outside the calculation. The property still has to be a good rental. Lendmire’s complete DSCR loans guide walks through the mechanics in full.
Neither route suits everyone. A borrower with a strong salary offer, a primary residence and ample equity may do better on a standard line. A borrower with a rental that covers its debt and no documentable income may do better on DSCR. The better product depends on the property, the equity and the documentation you can produce.
Common Misconceptions
“A bank statement HELOC is no-doc.” It isn’t. Income is still documented, through statements and often a profit-and-loss statement.
“An offer letter equals income.” It counts only if the lender accepts it and verifies it.
“Federal rules ban offer letters.” They don’t. The limits are lender policy.
“Stated-income lines still exist.” Products with no verification are effectively gone. What remains is alternative documentation.
Preparing the File Either Way
Good prep helps on every track. Keep business and personal funds separate, and avoid overdrafts. Explain large deposits in writing before the lender asks. If you’re changing jobs, write a short note covering the gap and the new role. For offer letters, make sure the letter shows salary, start date and any contingencies, and that the employer will confirm it.
For a deeper look at the mechanics, Lendmire’s bank statement HELOC requirements on an offer letter article lists the documents.
Key Terms Defined
Bank statement HELOC: a home equity line qualified on 12 to 24 months of deposits instead of tax returns.
Expense factor: the percentage of business deposits treated as costs and removed from qualifying income.
Verification of employment (VOE): the lender’s confirmation of a job and salary directly with the employer.
Contingent offer: a job offer that depends on conditions like a background check or probation.
CLTV: combined loan-to-value, meaning all liens on the property against its value.
Frequently Asked Questions
Can I combine an offer letter with old-job bank statements?
It depends on the lender. Some will pair documentation types, while others pick one income method. Old-job statements show past income, not the new salary, so the lender decides which one it relies on.
A contingent offer is more likely to be declined.
Is a bank statement line realistic for a salaried new hire?
Rarely. The product is built around self-employed deposit history, so a salaried borrower usually fits the full-documentation track instead.
What if my start date moves?
The lender may need updated verification, and some files wait for the first pay stub. Tell your broker early so the file can be matched to a lender whose policy tolerates a shift.
What if the property is held in an LLC?
A home equity line needs title held by the individual or a revocable living trust. An LLC-held rental generally needs a vesting change or a DSCR cash-out instead, depending on program guidelines.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.
A new employer’s letterhead may open the door, but the lender still decides who walks through it.
