Can You Get a Bank Statement HELOC With a $700,000 to $1 Million Credit Line?

Can You Get a Bank Statement HELOC With a $700,000 to $1 Million Credit Line?

The Quick Read: Rarely, and not on a rental. On the wholesale network Lendmire works with, an investment-property line tops out at $500,000. A line from $700,000 up to $750,000 is available only on an owner-occupied primary residence, and lines between $750,000 and $1 million are not offered at all. Bank statements change how your income is documented. They do not change the size ceiling.

  • Bigger cash from a rental: a DSCR cash-out refinance is the usual route, because it is sized on the property’s rent instead of your deposits.
  • Terms: CLTV (combined loan-to-value) means your first mortgage plus the new line, divided by the property’s value.

If you need seven figures from rental equity, the structure matters more than the paperwork. The sections below show where each ceiling comes from and which loan fits instead.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Doesn’t a Bank Statement Raise the Ceiling?

A bank statement program only changes how the lender measures your income. It converts 12 to 24 months of deposits into qualifying income, which helps if heavy write-offs shrink your taxable income. Line size is set by something else: equity, occupancy, credit, debt ratio, and then the program maximum.

Scotsman Guide, a mortgage trade outlet, describes non-QM lenders reviewing 12 or 24 months of bank statements, along with one-year profit-and-loss statements and 1099s, in place of W-2s. It also notes that self-employed investors can qualify for a non-QM second lien on deposits. That matches what the wholesale network does. What it does not do is turn deposits into a bigger line.

Across the lenders Lendmire places files with, the ceiling depends on how the property is used. The line is a standalone loan, in first or second lien position. A line above $500,000 is primary-residence only.

Where Does the Line Stop for Each Property Type?

On this network, the ceiling is tied to occupancy. Each use of the property has its own maximum line and its own leverage cap, and a better credit score does not move you into a different tier.

Property use Max line CLTV ceiling Valuation
Investment property $500,000 70% Usually automated
Second home $500,000 Up to 90% at 720+ Usually automated
Primary residence, up to $500,000 $500,000 Up to 90% at 720+ Usually automated
Primary residence, above $500,000 $750,000 75% Full appraisal

Two details deserve attention. First, an investment property has no higher tier. The ceiling is 70% CLTV with a 700 minimum credit score, and investment lines use only the 5-year interest-only draw followed by a 25-year repayment period. Second, anything above $500,000 requires a full appraisal, while smaller lines ordinarily run on automated valuation.

The large primary-residence tier requires a credit profile of 700 or better, and 720 on the longer-runway program, the one with the 5-year draw and 25-year repayment. The investment minimum of 700 applies to that same program’s investment lines and is a separate floor from the primary-residence tier. The other wholesale option is the higher-leverage program, with a 3-year draw and 17-year repayment. Where the two differ, each figure applies only within its own program.

Availability is also narrower than most investors expect. These equity lines are offered in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is smaller than the 41-market footprint for DSCR investor loans, which includes Washington, D.C.

How Do Deposits Become Qualifying Income?

The lender totals your deposits from personal or business statements and removes an expense factor to estimate what you actually keep. No single factor applies everywhere. Each program sets its own, and a CPA letter or third-party profit-and-loss statement may support a different one where the program allows it.

Statements replace tax returns. They do not replace underwriting. The lender still reviews:

  • your credit report, which must be no more than 90 days old at closing, with a single-bureau score keyed to the primary wage earner;
  • your debt-to-income ratio (DTI, meaning monthly debts divided by monthly income), capped at 50%;
  • your assets, equity, and property type.

Here is the part that surprises big-line borrowers. Lenders test DTI on the interest-only payment calculated on the maximum draw. A line sized at $750,000 is qualified as if fully drawn, even if you plan to borrow little. And at least 75% of the line must be drawn at closing, so you cannot treat a large line as unused backup capital.

Pricing on these lines floats through both the draw period and the repayment period and never converts to fixed. A larger drawn balance means a larger payment that moves with the market.

What Actually Limits the Line First?

For most investors, equity and debt ratio bind before the dollar cap does. The math is simple to describe: property value times the CLTV cap, minus every lien already on the property, then trimmed to the program maximum. On an investment property that multiplier is 70%.

That 70% ceiling has a practical effect. A line on rental collateral cannot fund an entire purchase or a large renovation unless the property already carries substantial equity. A property with a sizable existing mortgage may leave little room at all.

Other file-level limits matter too:

  • Exposure: a borrower may hold up to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program, and that cap is separate from the single-line size limits for each property type.
  • Portfolio size: a borrower with more than 15 financed properties is not eligible.
  • Credit history: a bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

The order of limits depends on the file. A borrower with deep equity, modest leverage, and a clean debt ratio reaches the $500,000 investment line ceiling first, which is where the $700,000 to $1 million question usually begins. Everyone else runs out of equity or debt-ratio room before the dollar cap matters.

Edge Cases That Change the Answer

Primary residence. This is the only route above $500,000. It stops at $750,000, it caps at 75% CLTV, and it needs the full appraisal. It also puts your home behind the debt, which is a very different risk than borrowing against a rental.

Title held in an LLC. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on these lines. Only an individual or an inter vivos revocable living trust can. A property already deeded to an entity needs a vesting change, or a DSCR cash-out refinance instead. DSCR loans can close in an LLC, subject to lender program eligibility.

Property type. Eligible: single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable). Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning.

Big banks versus non-bank lenders. Large depository lenders generally want traditional income documents. Bank statement lines come mainly from non-bank wholesale lenders, which brokers can shop in parallel. Some large retail lenders advertise big lines too, but those are full-documentation products, not bank statement programs, and they are not what this network offers.

One lender’s yes, another’s no. No federal standard defines a bank statement HELOC. The federal ability-to-repay rule excludes open-end credit like HELOCs, according to the CFPB’s compliance guide, which also says a loan may not be structured as open-end credit to evade that rule. So each lender writes its own documentation and size limits. A creditor must also hand you a HELOC booklet or a suitable substitute at application, per a Federal Register notice. That is why identical files get different answers at different lenders.

Need $700,000 to $1 Million Against a Rental?

Plan around a DSCR cash-out refinance, or a mix of financing on your primary home and the rental. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

DSCR (debt service coverage ratio) compares the property’s monthly rent to its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your deposits and tax returns are not the test.

Factor Bank statement HELOC on a rental DSCR cash-out refinance
Largest size $500,000 line Up to $3,000,000 on standard programs
Reviewed on Deposits, DTI, credit Rent versus payment
Leverage ceiling 70% CLTV Around 75% LTV on standard rentals
Structure Floating, 5-year draw, 25-year repay 30-year fixed spine
Seasoning Per program About 6 months common

Cash-out leverage tops out around 75% LTV across most of the network on a standard rental. For short-term rentals, cash-out runs at 70%. Above $2,500,000, the network generally holds to 30-year fixed structures. Extended 40-year terms and interest-only periods are available through select lenders in the network.

  • Coverage: 1.00 is where many select programs start, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Credit: most programs want around 660, a 620 floor exists in parts of the network, and 700+ unlocks the strongest leverage tiers.
  • Reserves: these commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and HOA dues). Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months. They vary by lender, leverage, loan size, and transaction type.

One caution on the math. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

The strongest files clear both tests: enough equity and enough rental coverage. Lendmire’s complete DSCR loans guide walks through the full qualification picture. Three Ways This Plays Out

Picture an investor with a paid-down duplex who wants $800,000 in cash. A rental line stops at $500,000, so the deal works to a DSCR cash-out refinance. It is sized on rent covering the payment and leverage up to roughly 75% LTV on a standard rental, with about six months of seasoning typical. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Say you own a primary home with deep equity and want $700,000 for a down payment on rentals. A primary-residence line in the $700,000 to $750,000 band is the only HELOC route. It requires the full appraisal and the 75% CLTV cap. It also puts your home behind the debt.

A rental held in an LLC is a different case, since the HELOC cannot close until title moves to you or a revocable trust. A DSCR cash-out refinance avoids that step.

What Trips Up These Files?

A short list of problems causes the most friction:

  • Commingled accounts. Personal and business deposits mixed together make income hard to separate.
  • One-time deposits. Large transfers or asset sales do not count as recurring income, and lenders may exclude them.
  • Incomplete statements. Missing pages, or accounts that do not cover the full 12 to 24 months, stall the analysis.
  • Thin tradelines. On the longer-runway program, two tradelines seasoned 12 months, or one seasoned 24 months, are expected.
  • Stale reports. A credit report older than 90 days at closing has to be refreshed, and no rescores are allowed.
  • Housing history. Late payments on any financed property count against the file.

The lender with the right fit depends on your property type, credit profile, leverage need, and documentation. A broker that shops several wholesale lenders can match your scenario to the program instead of sending you to one set of guidelines.

Key Terms Defined

Bank statement program: a loan that is reviewed around deposits in personal or business bank statements instead of tax returns, subject to lender guidelines.

CLTV (combined loan-to-value): your existing mortgage balance plus the new line, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and typically pay interest only, before full repayment begins.

DTI (debt-to-income): your monthly debt payments divided by your monthly qualifying income.

DSCR (debt service coverage ratio): monthly rent divided by the property’s full monthly payment, used to qualify investor loans on the property instead of the borrower.

Open-end credit: a revolving line you can borrow against repeatedly, as opposed to a closed-end loan paid out once as a lump sum.

Frequently Asked Questions

Can I get a $1 million bank statement HELOC through Lendmire’s network?

No. The maximum line on the network is $750,000, and only on a primary residence. Investment properties and second homes cap at $500,000. If you need $1 million from a rental, a DSCR cash-out refinance is the usual alternative, subject to lender guidelines and full file review.

Is an appraisal required on a large line?

A full appraisal is required on every line above $500,000. Lines at or below $500,000 ordinarily run on automated valuation, though a higher CLTV may call for a secondary valuation. You can also request a full appraisal on any line.

Can I borrow against a rental owned by my LLC?

Not on this product. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. The property would need to be vested in you or a revocable living trust first. A DSCR cash-out refinance can work with entity title, subject to program terms.

How is the payment tested on a large line?

The lender reviews your file on the interest-only payment calculated on the maximum draw, as if the full line were borrowed. At least 75% of the line is drawn at closing anyway. Your DTI must stay within 50%.

What if my line gets capped below what I need?

You have three main options: a smaller line, a DSCR cash-out refinance on the rental, or a combination of a primary-residence line and a DSCR cash-out refinance on the rental. Which one fits depends on equity, credit, and how the property is held.

Next Steps

Where a rental needs more than a $500,000 line can deliver, Lendmire can also arrange a DSCR cash-out refinance as a mortgage broker through select lenders in its wholesale network. Every figure above is subject to lender guidelines. This is not a commitment to lend.

The investors who get the most from rental equity usually pick the product that matches the collateral before they chase the loan amount.
