Can You Get a Bank Statement HELOC With No Minimum Draw Requirement?

Can You Get a Bank Statement HELOC With No Minimum Draw Requirement?

The Quick Read: Rarely, and only on a few specific lines, because the draw rule belongs to the lender’s product and not to the income-documentation method. Lines qualified on bank statements usually come from non-bank lenders, and those lenders commonly fund most of the line at closing.

  • A zero-draw line is a feature of a particular plan, not of bank statement underwriting.
  • Three separate minimums can apply: initial draw, per-draw, and minimum balance.
  • On the wholesale network Lendmire brokers through, at least 75% of the line is drawn at closing.
  • Investment-property lines on that network cap at 70% CLTV, with a 700 minimum credit profile.
  • If you want an undrawn standby line, a full-documentation bank or credit-union line is the usual place to look.

Why Zero-Draw Lines Are Rare in Bank Statement Programs

Zero-draw lines are an older bank and credit-union habit. Per Kiplinger, banks and credit unions have historically let homeowners open a line without borrowing right away, while non-bank lenders, including institutional investors and fintechs, are bringing in stricter terms. Some now require an upfront draw of a set share of the line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Bank statement lines sit mostly with that second group. They are non-QM products, and Finder notes in its explainer on no-doc and bank statement HELOCs that they come almost exclusively from non-bank lenders and mortgage brokers. The funding model is what drives the draw rule. Reading deposits instead of tax returns changes how income is verified. It does not change how the line is funded.

What “No Minimum Draw” Actually Means

Three different minimums get lumped together under one phrase, and a line can have any combination of them. The CFPB’s HELOC explainer describes plans that require a minimum each time you borrow (it uses $300 as an example), a minimum balance kept outstanding, or an initial amount at setup.

Minimum What it controls Why it matters
Initial draw Amount funded at closing Sets your day-one balance
Per-draw Smallest later withdrawal Limits small top-ups
Minimum balance Amount kept outstanding Can block a full paydown

A line can carry a small per-draw floor and still have no initial draw. “No minimum draw” has to be checked against all three, in writing, before you apply.

How the Network’s Bank Statement-Qualified Lines Handle It

Lendmire is a mortgage broker, not a lender. It places home equity lines through select wholesale partners, and the structure below applies to the lines in that network, subject to lender guidelines and full file review.

Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw with a 17-year fully amortizing repayment. The other runs a 5-year interest-only draw with a 25-year repayment. Investment lines use the 5-year structure only. On both, at least 75% of the line is drawn at closing. Pricing floats through the draw and repayment periods and never converts to fixed.

That 75% is the direct answer to the title for this network. No minimum draw is not available here. After closing, the minimum subsequent draw is $1,000 on the longer-runway structure, except Texas at $4,000. The higher-leverage structure does not state subsequent-draw minimums.

So a borrower who wants to open a line and leave it idle will not find that fit on this network. A borrower who wants a funded line against equity, qualified on documented income under the applicable program, will.

Ceilings, Credit, and Line Size by Occupancy

Occupancy sets the leverage ceiling, so state it before quoting any number. These are typical network figures, not guarantees.

  • Investment property: 70% CLTV, 700 minimum credit profile, lines up to $500,000.
  • Second home: up to 90% CLTV, but only at a 720-or-better credit profile. Minimum credit is 640, and lines go up to $500,000.
  • Primary residence: up to 90% CLTV, again only at 720 or better. Minimum credit is 600, and lines go up to $750,000.

A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may need a secondary valuation. A Texas primary residence caps at 80% combined loan-to-value.

DTI tops out at 50%, and 45% for credit profiles from 600 to 679. The line is qualified on the interest-only payment calculated on the maximum draw. That matters for the draw question. Even if you never intend to use the full line, the qualifying math assumes you will.

The Investor Problem: Interest on Money You Don’t Need

Kiplinger flags the cost of a forced draw: you pay interest on money you aren’t using yet, and your monthly obligation is higher from day one. For an investor, that changes what the line is for.

Many investors want standby capital for a down payment, a rehab, or a bridge. A required draw turns the line into something closer to a lump-sum loan. If the funds will sit in an account earning less than the line costs, the carry works against you. Run that comparison before choosing a structure.

Payment behavior also changes later. The CFPB booklet explains that the draw period can be interest-only, and that the borrower enters repayment when it ends no matter what was paid during the draw. Plan the exit before the draw period ends.

Two Structural Limits Investors Miss

Title. These lines require the individual borrower or an inter vivos revocable living trust to hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already deeded to an LLC needs a vesting change, or a different product.

Eligibility. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible. Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

When a DSCR Cash-Out Is the Better Tool

A HELOC and a DSCR loan are different products. The HELOC discussed here is a line against equity, qualified on borrower income or deposits. A DSCR cash-out refinance on a rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it funds in full at closing.

If the property sits in an LLC, the DSCR route avoids the vesting problem, subject to program eligibility. On a standard rental, cash-out tops out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. Credit minimums start around 620 in parts of the network, with most programs wanting about 660.

DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the ratio. The complete DSCR loans guide covers the mechanics.

Key Terms Defined

  • Initial draw: the amount funded when the line is opened.
  • Per-draw minimum: the smallest amount allowed on each later withdrawal.
  • Minimum balance: an amount the plan requires you to keep outstanding.
  • CLTV: combined loan-to-value, meaning all liens on the property divided by its value.
  • Non-QM: a loan that qualifies outside standard agency income rules, such as deposit-based income.

Questions to Ask Before You Apply

1. What is the minimum initial draw, as a percentage of the line?

2. Is there a per-draw minimum, and what is it?

3. Is there a minimum balance, and can I pay the line to zero?

4. Does the line stay variable through both the draw and repayment periods?

5. How is the qualifying payment calculated: on the drawn amount, or the full line?

6. Can title be held in my entity, or must it be in my name or a revocable trust?

Get the answers on the quote, not in a phone call. The CFPB explainer notes that these terms live in each plan’s credit agreement.

Frequently Asked Questions

Does bank statement documentation cause a draw requirement?

No. The documentation method only changes how income is verified. The draw rule comes from the lender’s funding model, and non-bank lenders are the ones most likely to require a funded balance at closing.

Is there a federal rule on minimum draws?

No federal rule sets one. The CFPB materials describe minimum draws and balances as plan-specific terms in the credit agreement, so each line has to be read on its own.

How much of the line is drawn at closing on Lendmire’s network?

At least 75% on both draw structures. After closing, the minimum subsequent draw is $1,000 on the longer-runway structure, with Texas at $4,000.

Can I use an LLC on a bank statement HELOC?

No. The individual borrower or a revocable living trust must hold title. LLC-held properties need a vesting change or a DSCR cash-out, subject to program terms.

What if I want a line I can leave untouched?

Look at a full-documentation line from a bank or credit union, and ask about all three minimums in writing. A fixed lump-sum product or a DSCR cash-out avoids the idle-balance question altogether.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183, or use the quote form. Whether the line sits idle or funds in full, the draw terms in the credit agreement decide how it behaves.
