The Quick Read: Rarely. Bank statement documentation changes only how your income is proven. Consumer-style rewards such as autopay discounts, cash back, and introductory pricing belong to a separate layer of the product that mostly sits on standard-documentation lines at retail banks. What you do find on wholesale equity lines are structural features: an interest-only draw period, a first- or second-lien position, and higher leverage for stronger credit. Those are product design, not rewards, and they are worth comparing term by term.
- A bank statement HELOC is a revolving line secured by property equity, with income read from deposits instead of tax returns.
- Relationship discounts and cash-back offers are retail-bank marketing tools and rarely carry over to a broker-placed line.
- On Lendmire’s network, an investment-property line tops out at 70% CLTV (combined loan-to-value) and $500,000, with a 700 credit minimum.
- Fixed-rate conversion is not part of these lines: pricing floats through the draw and repayment periods.
- If your goal is buying or refinancing rentals, a DSCR loan is usually the cleaner tool, because it qualifies the property instead of your deposits.
What Does a Bank Statement HELOC Actually Change?
It changes one thing: the paperwork that proves you can repay. Instead of W-2s and tax returns, the lender reviews 12 to 24 months of personal or business bank statements, which is the typical setup for self-employed borrowers in the non-QM market. On business accounts, lenders commonly apply an expense factor, with 50% cited as one example, or accept a profit-and-loss statement prepared by a third-party tax professional.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Everything else stays in place. Credit, equity, the property, and how title is held are all still reviewed. Documentation style does not touch pricing, leverage caps, or perks.
Across the wholesale lenders Lendmire works with, whether a given program accepts bank statement income depends on that program. Ask before you assume, and ask for the program’s documentation rules in writing.
Where Do HELOC Perks Come From?
Perks come from a lender’s marketing budget and its appetite for your deposits. A retail bank wants your checking account, so it may discount pricing for autopay or for holding eligible accounts. It may also offer a low introductory period, cover some closing costs, or add a fixed-rate option on part of the balance.
Those offers depend on a relationship. A wholesale line placed by a broker has no checking account to attach a discount to, and the lender is pricing the loan on the file alone.
That is why the consumer-style perks rarely show up on alternative-documentation lines. The two ideas live in different parts of the market, and the network’s program guidelines do not tie a reward to bank statement documentation. Any promotion you see advertised elsewhere should be read in full for its conditions, because introductory offers expire and discounts usually require autopay or an existing account.
Perks vs. Features: A Side-by-Side
The useful distinction is between a perk, which is a discount or bonus, and a feature, which is how the line is built. Features are real and worth comparing. The table shows how they typically differ between retail bank lines and the lines Lendmire’s network places.
| Item | Retail bank HELOC | Network equity line |
|---|---|---|
| Autopay or relationship discount | Common | Not a feature |
| Introductory pricing period | Common | Not a feature |
| Cash back or rewards | Rare | Not a feature |
| Fixed-rate conversion | Varies | Not offered; pricing floats |
| Interest-only draw period | Usually | Yes: 3- or 5-year draw |
| First- or second-lien position | Usually second | Either |
The retail column is a general market pattern, not a promise from any one institution. The network column comes from program guidelines, which change and are applied file by file.
What Do the Network’s Equity Lines Actually Offer?
They offer a standalone line in first or second lien position, with a draw period of interest-only payments followed by full repayment. Two draw structures exist on primary residences and second homes: a 3-year draw followed by 17 years of repayment, and a 5-year draw followed by 25 years. Investment-property lines use the 5-year draw and 25-year repayment structure only.
Four more mechanics shape the experience:
- Draw at closing. At least 75% of the line is drawn at closing. You cannot open a large line and leave it untouched.
- Floating pricing. It moves through both the draw and repayment periods and never converts to fixed.
- Subsequent draws. After closing, the minimum draw is $1,000 (Texas is $4,000) on the longer-runway program, the 5-year draw structure, which states a minimum. The higher-leverage program does not state one.
- Line size. Lines run from $25,000 to $750,000, but anything above $500,000 is primary-residence only, requires at least a 700 credit profile (720 on the longer-runway structure), is capped at 75% CLTV, and requires a full appraisal. That cap is lower than the 90% CLTV ceiling described below, which applies only at a 720 or better credit profile and up to $500,000.
Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal, and you can request a full appraisal in any case. The automated valuation is a convenience feature, though not a reward.
How Much Leverage Does the Occupancy Type Allow?
Occupancy sets the ceiling, and it varies a lot. On an investment property, the network ceiling is 70% CLTV, up to $500,000, with a 700 minimum credit profile. On a primary residence, the ceiling reaches 90% CLTV only at a 720 or better credit profile and up to $500,000. Second homes follow a similar tier, reaching 90% CLTV at 720 or better, also up to $500,000.
Here is the practical read. Picture a self-employed investor with heavy write-offs, a 720 score, and a rental property. The rental ceiling stays at 70% CLTV. The same investor’s primary residence can carry a higher ceiling, because occupancy sets the tier. That is a leverage fact, and it should be weighed against the risk of putting your home behind investment money.
Debt-to-income (DTI) is capped at 50%, or 45% for credit profiles from 600 to 679, and the lender reviews your file on the interest-only payment calculated on the maximum draw. Credit scoring uses a single-bureau model keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Every figure is subject to lender guidelines and full file review.
The Rental-Property Catch
Many banks will not write a line on a rental at all. Those that do often require the line in your personal name and decline LLC ownership, and terms on investment collateral tend to be tighter than on a primary residence.
The network works the same way. Title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a different product altogether.
Other file limits matter for portfolio investors. A borrower can hold at most three lines, and an owner of more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.
What Should You Check Instead of Chasing a Perk?
Compare the term sheet, not the brochure. A perk is only worth chasing if it survives the arithmetic of a floating-price line you must draw mostly at closing.
Ask these questions of any lender or broker:
1. Does this program accept bank statement income, and over what window, with what expense factor?
2. What is the maximum CLTV for my occupancy type and credit tier?
3. Which draw and repayment structure applies, and what happens when the draw ends?
4. How much must I draw at closing, and what is the minimum draw afterward?
5. Can pricing convert to fixed, and does anything float?
6. Can the line sit in my LLC, or must it sit in my name?
7. Is a full appraisal required, or does an automated valuation apply?
8. What are the exit terms, including payoff if I sell?
The consumer HELOC booklet from the CFPB says a line generally must be paid in full when you sell the home, and it advises collecting three estimates to compare features and costs. Both points hold for any line, whatever the documentation style.
When Perks Shouldn’t Drive the Decision
Skip the perk hunt when the underlying structure does not fit. A discount that depends on moving your deposits can cost more in lost flexibility than it saves. An introductory period that expires leaves you with the permanent terms. And a line drawn mostly at closing is a loan from day one, so perks that reward an unused balance do not apply.
Here is the honest tradeoff. A line gives you revolving access and interest-only payments during the draw. The cost is floating pricing, a leverage ceiling on investment collateral, and personal-name ownership. Using a line as the down payment on a buy-and-hold property means paying interest on the full investment amount, so the property’s income must carry that cost. The line is a tool, and whether it saves money depends on what it replaces.
When a DSCR Loan Fits Better
If you are buying or refinancing rentals, a DSCR loan is usually the stronger fit. DSCR (debt service coverage ratio) compares a property’s monthly rent to its full monthly payment of principal, interest, taxes, insurance, and any HOA dues, abbreviated PITIA. A bank statement line asks whether your deposits can repay a debt. A DSCR loan asks whether the property’s rent can. Each answers a different question, and the same file might suit one or the other.
Here is how DSCR terms typically run across the network, subject to lender guidelines:
- Purchase leverage: most files land at 75%-80% LTV, and select programs reach 85% LTV with roughly a 700+ score.
- Cash-out refinance: tops out around 75% LTV, and about 6 months of seasoning is the common expectation.
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
- Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders), with reserves commonly around 6 months of PITIA.
Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and capex sit outside the calculation. For the full picture, see Lendmire’s complete DSCR loans guide.
Key Terms Defined
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.
Draw period: the stretch when you can borrow from the line and typically pay interest only.
Non-QM: loans that use a documentation route outside standard personal-income review, such as bank statements.
Expense factor: the percentage of business deposits treated as costs when calculating usable income.
Lien position: whether the line sits first or second in line to be repaid if the property is sold or foreclosed.
DSCR: the ratio of a property’s rent to its full monthly payment of principal, interest, taxes, insurance, and dues.
Frequently Asked Questions
Does a bank statement HELOC come with cash back or rewards?
Rarely. Cash-back offers are a retail marketing feature tied to specific products, and nothing in the network’s equity line guidelines attaches a reward to bank statement documentation. Treat any advertised reward as a condition to read, and compare the leverage, draw structure, and pricing mechanics instead.
Can I get a relationship or autopay discount on a broker-placed line?
Not as a standard feature. Those discounts depend on holding deposit accounts or enrolling in autopay with the same institution, which is a retail-bank arrangement. A wholesale line is priced on the file, and the borrower’s other accounts do not enter into it.
Can a bank statement line sit in my LLC?
No, not on the network’s equity lines. Title must be held by the individual borrower or a revocable living trust. If your rental is already deeded to an LLC, you would need a vesting change first, or a DSCR cash-out refinance, which can be structured around an entity subject to lender program eligibility.
What leverage can I expect on a rental property?
On an investment property, the network ceiling is 70% CLTV, up to $500,000, with a 700 credit minimum. A primary residence can reach 90% CLTV only at a 720 or better credit profile, up to $500,000. Wider market surveys may show other figures, but those describe the broader market, not this network.
Is a bank statement HELOC or a DSCR cash-out better for funding the next rental?
It depends on your property, credit, and goal. A line draws against equity and qualifies you, while a DSCR cash-out refinance qualifies the property on rental coverage and tops out around 75% LTV on a cash-out refinance. Lendmire’s piece How to Qualify for an Investment Property HELOC With Special Programs, Rewards, or Perks covers the line side in more depth. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
