Can You Get a Bank Statement Only Loan With No Tax Returns?

Can You Get a Bank Statement Only Loan With No Tax Returns?

The Quick Read: Yes, a borrower can qualify with bank statements in place of traditional personal-income documentation, but only under a program built for it, and the income is still verified through deposit history, proof of the business and assets. Bank statements replace the tax return, not the documentation. An investor buying a rental has a second route that leaves personal income out of the file.

  • Twelve months of personal or business statements is the typical documentation window, subject to lender guidelines.
  • Qualifying income comes from deposit averages after screening and an expense factor, which varies by lender.
  • Primary residence purchase and rate-term files can reach up to 90% LTV through select lenders.
  • Investment-property cash-out tops out around 75% LTV.
  • A DSCR loan on a rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What Does “No Tax Returns” Actually Mean?

It means the lender reads a different set of evidence. It does not mean nobody looks at your income. Most programs still want proof the business exists, a clean credit profile, reserves, an appraisal and a verified source for your down payment.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.

Here is the catch. Self-employed borrowers often write off heavy expenses and depreciation, so the tax return shows far less than the business actually collects. Standard underwriting reads the return. Bank statement underwriting reads the cash that moved through the account. That is the whole reason the product exists.

The wholesale network behind Lendmire sees this pattern constantly. A borrower with strong deposits and a thin return gets declined on conventional paper, then is reviewed on statements. The same borrower with sloppy statements gets declined on both.

Is a Bank Statement Loan Allowed Without Tax Returns?

Yes. Federal ability-to-repay rules require a lender to verify the income and assets it relies on using reasonably reliable third-party records. They do not name traditional personal-income documentation as the only acceptable proof. The CFPB’s small entity compliance guide lists W-2s and payroll statements as examples and says the list is not exhaustive. The Federal Register final rule describes the verification provision as a set of example records, with tax-return transcripts among them rather than required.

Bank statement loans sit in the non-QM category. Non-QM does not mean unregulated. It means the loan falls outside the standard qualified-mortgage definitions, and the lender still has to document a reasonable ability to repay on owner-occupied files.

How Does a Lender Turn Deposits Into Income?

The lender averages deposits over the statement window, screens out what is not revenue, and applies an expense factor. The result is the qualifying income. Exact methods vary by lender, so no single formula applies to every file.

The usual sequence looks like this:

1. Pick the account type. Personal or business statements, 12 months on most programs in the network.

2. Screen the deposits. Transfers between your own accounts, refunds, loan proceeds and one-off lump sums generally come out.

3. Apply the expense factor. Business accounts typically get an expense factor applied to gross deposits. Personal-account programs may count deposits more directly.

4. Prove the business. A business license, CPA letter or incorporation documents are common evidence of self-employment history.

5. Add the standard file items. Credit, reserves, ID and the appraisal.

Some programs in the network use a fixed expense ratio. Others allow a ratio prepared by your accountant, which can improve the number for businesses with lean costs. Never assume a specific factor before the lender states it in writing.

Personal or Business Statements?

Choose the account where your business income actually lands. If you run everything through a business account, use it. If you mix personal and business money in one account, expect more questions, because the underwriter has to separate the two.

Factor Business statements Personal statements
Expense factor Usually applied Method varies by program
Best for Clean business account Sole proprietors, mixed funds
Main friction Deposit screening Commingled personal spending
Proof of business Required Required

What Gets a File Kicked Back?

Most denials trace to the statements themselves, not the borrower’s credit. The common causes:

  • Large unexplained deposits. Every big credit needs a source. If it is a transfer or a loan, it comes out of income.
  • Commingled funds. Personal and business activity in one account slows the review and shrinks countable income.
  • Overdrafts and returned items. These signal cash-flow stress and often trigger a letter of explanation.
  • Gaps between statements. Missing pages or missing months stall the file.
  • Short self-employment history. Two years in the business is a common benchmark. Some programs make exceptions when the borrower has prior years in the same line of work, set by each program sheet.

A tight statement package prevents most of this. Pull every page, label large deposits before the lender asks, and keep the business account separate going forward.

How Much Can You Borrow on Bank Statements Alone?

Leverage depends on occupancy and transaction type, and each has its own ceiling. Loan amounts run roughly $125,000 to $3,500,000, and reserves commonly sit around six months of the housing payment, subject to lender guidelines.

Scenario Typical ceiling
Primary residence, purchase or rate-term Up to 90% LTV
Primary residence, cash-out Up to 80% LTV (75% with an accountant-prepared ratio)
Second home, cash-out Up to 75% LTV
Investment property, cash-out Around 75% LTV

Stronger files earn the top of each range. Investment-property purchases on bank statement documentation vary by lender, so treat any single number with suspicion. Investors buying rentals are usually better served on the DSCR side.

A separate route exists for borrowers whose strength is savings rather than deposits. Asset depletion qualifies a primary residence from liquid assets instead of deposit history, and it runs up to 80% LTV on a primary residence. It is a different documentation path, not a bank statement variation. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Occupancy also decides the disclosure regime. A bank statement loan on an owner-occupied home is a consumer mortgage. A loan on a non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from TRID. The two are not interchangeable, and a good broker tells you which one your property falls under before you apply.

What If You Only Want to Buy a Rental?

Then a DSCR loan is usually the cleaner path. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so your personal income documents are generally not the center of the file. The lender divides monthly rent by the full monthly obligation: principal, interest, taxes, insurance and any HOA dues. A ratio of 1.00x means rent equals the payment. Higher ratios give more cushion.

DSCR is not paperwork-free. Expect a lease or a rent analysis from the appraiser, credit review, entity documents if the property sits in an LLC (subject to lender program eligibility), and verified assets. Select lenders in the network also offer programs below 1.00x coverage, though leverage and terms adjust when coverage runs thin.

Lendmire’s complete DSCR loans guide covers the full mechanics. Pick the product by the property and the goal:

Situation Better fit
Rental that cash-flows DSCR loan
Primary home, self-employed Bank statement loan
Rental that will not cover its own payment Bank statement loan, if income supports it
Cash-out on a primary residence Bank statement loan

Should You Trade Write-Offs for Higher Cost?

This is the real decision. Keeping your deductions lowers your tax bill, but it can shrink the income a conventional lender will count. Alt-doc programs preserve both, and the trade-off is usually a different pricing and structure than conventional paper, often with larger reserves and sometimes prepayment terms. The extra cost is worth it when conventional underwriting would decline the file or cap the loan well below what the deposits support.

Tax treatment varies; consult a qualified professional.

Key Terms Defined

Non-QM loan: A mortgage that falls outside the standard qualified-mortgage definitions, often used when income is documented in a non-traditional way.

Expense factor: The percentage a lender subtracts from business deposits to estimate what the owner can actually use as income.

DSCR: Debt service coverage ratio, meaning monthly rent divided by the full monthly property obligation.

Asset depletion: A method that qualifies a borrower from liquid assets instead of earned income.

Commingled funds: Personal and business money mixed in one account.

Frequently Asked Questions

Do I need a CPA letter?

Often, but not always. Many programs accept a CPA letter, business license or incorporation documents as proof the business exists. Some programs also let an accountant prepare the expense ratio, which can improve qualifying income. Requirements vary by lender.

Can I use a business that is less than two years old?

Sometimes. Two years of self-employment is the common benchmark, and a few programs allow one year when you have prior years in the same line of work. Each program sheet sets the exception.

What if my traditional personal-income documentation shows low income?

The lender underwrites the statements, not the return, so low taxable income does not automatically sink the file. Still, a big gap between deposits and reported income invites questions, and a clear explanation helps.

Can I use bank statements for a cash-out refinance?

Yes, with lower ceilings than a purchase. On a primary residence the cash-out cap is up to 80% LTV, and on a second home up to 75%. Investment-property cash-out tops out around 75%. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Will the lender still pull my credit?

Yes. Credit, reserves and the appraisal remain part of the file under every program, subject to lender guidelines.
