How a High Net Worth Bank Statement Mortgage Works in North Carolina

How a High Net Worth Bank Statement Mortgage Works in North Carolina

The Quick Read: This loan is reviewed for a self-employed or asset-rich borrower on twelve or twenty-four months of deposits, or on liquid assets, instead of traditional personal-income documentation. Qualification runs on documented income under the applicable program, subject to lender guidelines. Loan sizes run from $300,000 to $30,000,000 through select wholesale programs, and leverage steps down as the balance rises.

  • Not a product name. “High net worth” describes the borrower. The loan is built on bank statements, liquid assets, or both.
  • Deposits become income after an expense ratio. Fixed ratios of 20%, 40% or 50% apply on business statements, or an accountant supplies one.
  • Leverage shrinks with size. On a primary-residence purchase, the maximum loan-to-value steps down as the loan amount rises. Above $4,000,000, every file is reviewed case by case before submission.
  • Alt-doc is still underwriting. Credit, debt-to-income, reserves, appraisal and title all still apply.
  • North Carolina does not change the documentation method. It changes the property, not the math.

Key Terms Defined

Non-QM: a mortgage that sits outside the standard Qualified Mortgage box and is underwritten file by file. Bank statement loans live here.

Expense ratio: the share of business deposits an underwriter subtracts to account for business costs. What remains is counted as income.

Qualifying income: the monthly income figure the lender uses after cleaning up deposits and applying the expense ratio.

Debt-to-income (DTI): your monthly debts divided by your qualifying income. These programs allow it up to 50%.

LTV (loan-to-value): the loan amount as a percentage of the property’s value or price.

Asset allowance: a method that divides your eligible liquid assets by a set number of months to create monthly income.

Reserves: liquid money you hold after closing, measured in months of the housing payment.

Seasoning: the waiting period after a credit event before a lender will treat your credit as recovered.

What “High Net Worth” Means for This Loan

Start here, because no program sells a loan with that exact name. A high net worth borrower is a founder, physician, attorney, entertainer, athlete or investor whose traditional personal-income documentation shows far less income than the money actually moving through the accounts.

A broker then picks the documentation path that fits. Some files qualify on deposits. Some qualify on liquid assets. Some combine the two. Across our wholesale network, the label matters less than the answer to one question: which evidence of repayment is strongest and cleanest for this borrower?

Lendmire is licensed for consumer mortgage lending in North Carolina and 15 other states. It arranges these loans as a broker. Lenders in the network review eligibility and make the decisions.

Why Tax Returns Understate Your Income

Write-offs, depreciation and money reinvested in the business all shrink taxable income. That is good tax planning. It is bad for a loan application built on a return.

Consider a surgeon who owns her practice, or a founder who pays himself modestly and leaves cash in the company. Their deposits may tell a very different story from line 1 of their returns. Bank statement programs exist to read the deposits instead.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Underwriting Turns Deposits Into Income, Step by Step

Here is how the deposit path works on most files we place:

1. Pick the lookback. The statements cover 12 or 24 consecutive months, personal or business. The bank portfolio program uses 12. Statements must be consecutive, and a transaction history never substitutes for a statement.

2. Strip what isn’t income. Loan proceeds and moves between your own accounts come out. Large, unusual deposits need a documented source or they come out too.

3. Apply the expense ratio on business statements. Businesses need at least 25% ownership for their statements to be usable.

4. Divide by the statement months. The result is one monthly qualifying income figure.

5. Run the DTI. Your housing payment and other debts are tested against that income, with a ceiling of 50%.

The expense ratio is the biggest lever in the whole file. Through select wholesale programs, the fixed options look like this:

Business profile Fixed expense ratio
Service business, no employees 20%
Service business, 1-5 employees 40%
6+ employees, or any product business 50%

An accountant can also provide a ratio specific to your business. A profit-and-loss method is another option, capped at 80%. Personal-account statements work differently. Transfers from your own business into your personal account count at 100%, because the business expenses were already paid before the money moved.

A worked example, in ratios

Say twelve months of business deposits remain after you remove transfers between your accounts and one unsourced lump sum. Call that total E. The business has three employees, so the 40% ratio applies. Sixty percent of E survives.

Divide 0.60 × E by 12. That monthly figure is your qualifying income, and the underwriter tests your debts against it. If your accountant documents a lower ratio, more of E survives. That is why a CPA letter is often the best use of an afternoon.

What underwriters do with messy deposits

  • Round trips. Money that leaves and returns is not income.
  • Commingled accounts. When personal and business money mix, the underwriter cannot tell revenue from everything else. Separate accounts make for a cleaner file.
  • Spiky or declining history. Expect a more conservative read, and possibly a letter of explanation.
  • Big one-time deposits. Source them or lose them.

When Assets, Not Deposits, Do the Work

Sometimes the wealth sits in brokerage and bank accounts, not in the business. The network offers two asset paths, and they differ in an important way.

Asset allowance divides your eligible liquid assets by a number of months to create income. The divisor depends on the file:

  • 36 months when the asset income is supplemental and your DTI before the asset income is at or below 60%.
  • 60 months when it is supplemental and that pre-asset ratio is above 60%.
  • 84 months when the assets stand alone, or on any loan above $3,500,000.

The 60% test only picks the divisor. It is not a ceiling. The final ratio, with the asset income counted, still has to fit under 50%. Asset allowance works on primary and second homes only, up to 80% LTV, through select wholesale programs and subject to full underwriting. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Assets-only skips the DTI entirely. You qualify when your U.S. liquid assets equal the loan amount plus closing costs, plus sixty months of any net loss on your other residential property.

Not everything counts. Retirement accounts count at 70%, or 80% once you are 59½ or older. Business funds, gifts, most trusts (a revocable living trust is fine), unvested stock and cryptocurrency never count. And the money you use for the down payment cannot be counted a second time as a depletion asset. (Underwriters look for exactly that kind of double-dip.)

Choosing a path

Your situation Likely fit
Strong deposits, thin tax-return income Bank statements
Large liquid wealth, thin documented income Asset allowance
Liquid assets exceed the loan plus costs Assets-only
Rental property with strong rent DSCR

The split is clean in practice: DSCR uses rental income, asset-based loans use liquid assets, and bank statement loans use deposits. A bank statement loan is not a looser DSCR loan. One tests you. The other tests the property.

How Big, and How Much Leverage?

Two wholesale programs split the size range. A portfolio non-QM bank-statement program carries files to $6,000,000.

Here is the primary-residence purchase ladder. Every figure is a ceiling through select wholesale programs, subject to full underwriting. The credit column shows the score that band’s top leverage needs. It is not a program floor.

Loan size Purchase LTV (primary) Credit for this leverage
$300K-$1M 90% 680+
$1M-$1.5M 85% 700+
$1.5M-$2M 85% 720+
$2M-$3M 80% 720+
$3M-$3.5M 75% 720+
$3.5M-$4M (portfolio program) 75% 760+
$4M-$5M (bank program, on review) 65% 680+
$5M-$10M (bank program, on review) 60% 680+
$10M-$30M (bank program, on review) 55% 680+

A lower score takes a lower-leverage cell in the same band. And on the bank program, the best cell can step up again at a larger size, so the ladder is not a straight downhill slide.

Other occupancies run on their own ladders. On an investment-property purchase, the ceiling is 85% to $1,000,000 and 80% from $1,000,000 to $2,500,000. It drops to 75% from $2,500,000 to $3,000,000, then 60% on the bank program from $3,000,000 to $4,000,000. Above $4,000,000, investment-property leverage is reviewed case by case. Second homes have their own ladder as well. Cash-out on a primary residence tops out at 80%.

Cash-out has its own rules. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000, and the bank program publishes no cap. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Interest-only is a separate structure. On purchase and no-cash-out refinance files, the portfolio program allows it to 85% LTV with a 700 score, on a 40-year term with a 10-year interest-only period. The bank program stops at 60%, on 5- and 7-year fixed-period adjustables. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Credit, DTI and reserves

The credit floor is 660 on the portfolio program up to the super-jumbo line, and 700 above it on that same program. The bank portfolio program keeps its own 680 floor at every size. The super-jumbo line sits at $3,500,000 on a primary residence and $3,000,000 on a second home or investment property.

DTI can reach 50%. Reserves run 3 months up to $500,000, 6 months up to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, to a maximum of 12. First-time investors carry 12 months.

Past the super-jumbo line, overlays tighten on the portfolio program. Expect 0x30x24 housing history, 48-month seasoning on any credit event, U.S. citizen or permanent resident status, no non-occupant co-borrowers, no rural property and a ten-acre maximum. Cash-out proceeds also cannot satisfy reserves.

Where Does the General Rule Break?

Owner-occupied versus rental. This split matters more than any other. A primary-residence loan is a consumer loan, so the lender must make a reasonable, good-faith determination that you can repay it, as the CFPB ATR/QM Compliance Guide explains. Loans on non-owner-occupied investment property are designed as business-purpose loans, and Regulation Z’s business-purpose exemption turns on whether the credit is primarily for that purpose. The creditor decides in each case, so calling a property an investment does not settle it.

Owning less than 25%. Business statements generally will not work for you, and another path is needed.

New businesses. Twelve statements need twelve months of history. A new company may be better served by a profit-and-loss method or an asset path.

Rural mountain property. Rural property is eligible up to 80% LTV on ten acres or less, and never above $3,000,000. On the portfolio program, rural is out entirely past the super-jumbo line. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Condominiums. Warrantable condos reach 85% and non-warrantable condos reach 80%. Condotels sit lower: 75% on purchase and 65% on cash-out through select wholesale programs. The bank program takes condotel cash-out to 50%.

Second homes. They must be one-unit properties. Asset allowance also works on second homes, which suits many vacation-property buyers.

Above $4,000,000. Everything is reviewed case by case before submission. Treat every leverage figure at that size as a starting point for a conversation, not a promise.

What Changes in North Carolina

Less than most people expect. The deposit math, the asset divisors and the leverage ladders are the same here as in any state where the programs are offered. North Carolina changes the property, not the method.

Property-level details are where the state shows up. Coastal houses raise insurance and flood-zone questions that belong on your checklist early. Mountain homes raise the rural question above. Vesting, title and closing logistics run through local counsel and title professionals.

What the Investor Decision Looks Like

Many high net worth buyers use two tools, not one. A bank statement or asset file works for the home you live in. A DSCR loan works for each rental.

The reason is stacking. On a bank statement or asset file, every new mortgage lands on your personal DTI. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so each rental stands on its own numbers. Select lenders in the network offer programs below 1.00 coverage, though leverage and terms adjust. Your bank and asset statements still matter on a DSCR file, but only to prove the down payment and reserves. The complete DSCR loans guide covers that path in detail.

Run the choice this way. If deposits are strong and rent is weak, use the deposit path. If rent is strong, use DSCR. If wealth is liquid and documented income is thin, look at assets. And weigh the trade-off honestly. Non-QM terms and cost can differ from agency-style jumbo paths, and the larger-down-payment question is real. You are paying for documentation that fits how you actually earn.

The process, in order

1. Gather 12 or 24 months of statements, plus entity documents if business accounts are involved. 2. Collect a CPA letter or profit-and-loss statement if you want a lower expense ratio. 3. Document the down payment and reserves. 4. Have a broker run your numbers against several programs. 5. Submit the file for full underwriting, with appraisal and title.

Frequently Asked Questions

Is a bank statement mortgage a no-doc loan?

No. It changes how income is measured, not whether it is measured. Credit, DTI, reserves, appraisal and title all still apply.

Does North Carolina have its own bank statement rules?

Not for the documentation method. Deposit averaging, expense ratios and asset divisors work the same here as elsewhere. The state-specific questions are about the property, such as coastal flood exposure, rural mountain land and local closing practice.

How many months of statements do I need?

Twelve or twenty-four consecutive months, personal or business. The bank portfolio program uses 12. Missing months break the chain, and transaction histories do not stand in for statements.

Can I use this for a rental property?

Yes, through select wholesale programs. Investment-property purchases have their own leverage ladder: 85% up to $1,000,000, 80% from $1,000,000 to $2,500,000, and 75% to $3,000,000. For a growing portfolio, DSCR is often the cleaner tool.

Can I combine assets and deposits?

Yes. Asset allowance can supplement deposit income, using a 36-month divisor when your DTI before the asset income is at or below 60%, or a 60-month divisor above that. The combined ratio still has to fit under 50%.
